Purpose - The purpose of this study was to examine the main determinants of the gap between housing demand and house affordability. Design/methodology/approach - This study used the micro-level data of 60,043 households from Korea Housing-Finance Corporation by covering the period 2011 to 2022. Findings - First, the trend of general housing demand showed a higher figure in the future demand than in current demand. And such a tendency showed in all types of households, a relative young, low income, and single households. In the case of current housing demand, it has increased by 2022 from the beginning of 2013, while the future demand has rapidly increased from 2020. Second, although the house affordability showed a higher figure in current housing demand by 2019, its trend changed to be higher in future housing demand from 2020 by a rapid decreasing affordbility in current demand. In the case of young householders, the current house affordability was higher than that of future. The figure of low income householders was below 1 point in both periods, and house affordability of single householders showed a similar level in both periods. which showed over 1 point. Third, financial regulation on housing markets induced th widening of the gap between housing demand and house affordability, and such a trend is much atronger in the future(potential) gap of demand and affordability. More specifically, the strengthen financial regulation leaded to the widening of the gap in all types of households, a relative young, low income, and single households. Research implications or Originality - The effect of financial regulation is necessary to consider under the features of each households.
Purpose - Considering the importance of housing needs to real estate market, domestic studies on real estate prices from the perspective of demand are basically based on macro-data, but relatively few are associated with micro-data of urban real estate demand. We try to find a reliable relation of elasticity of demand and commercial housing market. Research design, data, and methodology - In this paper, we have derived housing demand theoretic method and have utilized micro-data of residential family housing survey of downtown area in Kunming City in October, 2015 to estimate income elasticity and price elasticity of housing demand respectively and make a comparative analysis. Results - The results indicate that income elasticity and price elasticity of families with owner-occupied housing are both larger than those of families with rental housing. Income elasticity of housing demand of urban residential families in Kunming is far below the foreign average and eastern coastal cities level, however, the corresponding price elasticity is far higher. Conclusions - We suggest that housing affordability of urban families in western China are constrained by the level of economic development, and the current housing price level has exceeded the economic affordability and psychological expectation of ordinary residents. Furthermore, noticing the great rigidity of housing demand, the expansion space of housing market for improvement and for commodity is limited.

This study examined housing costs and housing affordability of young college graduate renters in the Capital Region of Korea using microdata of the 2012 Korea Housing Survey (KHS). A licensed microdata set of 2012 KHS was obtained on September 29, 2012 from the official KHS Website and analyzed statistically. I selected 93,795 young college graduate renters between 20 and 29 years of age in the Capital Region and compared their housing costs across income levels and tenure type. Major findings were as follows: (1) Jeon-se deposit was on average 3.1 times the annual household income and monthly renters' deposit was 7.1 times the monthly household income; (2) households in higher income groups tended to pay a larger deposit and/or monthly rent; however, households with a lower income were found to pay a greater proportion of income to housing costs than households with a relatively higher income; (3) a total of 64% of all young college graduate renters had housing cost burdens to pay 30% or more of their income for housing, and more than 78% of the low-income households were found burdened; and (4) after housing cost payments, low-income households had less than one million KRW left to spend on other needs and savings; in addition, some low-to mid-income households had zero or even minus income left after housing cost payments.
The purpose of this study was to investigate housing cost burden of U.S. households according to current and previous tenure types and explore influences on their housing affordability. The public-use microdata of the 2009 American Housing Survey was analyzed in the following two stages: In the first stage, households were classified into eight groups by combining their current and previous tenure types, year moved into current housing units and mortgage status of current owners and their characteristics were compared. In the second stage, the factors that influenced the housing cost burden by each combined tenure group were explored using multiple regression analyses. The findings are as follows: (1) The mortgage status was more influential than the previous housing experiences of owner households to distinguish one owner household from another. (2) Renter households who had been owners of previous housing units showed significantly different characteristics compared to continuing and new renter households in terms of income, educational attainment, and householder's marital status as well as housing costs and housing cost burdens. (3) To see the multiple regression analysis results, households with different current and previous tenure types were found to have different factors that influenced the housing cost burdens. In addition, household characteristics were found to have significant influences on housing cost burdens as strong as cost-related variables such as annual mortgage payments and rent per square footage.
The purpose of this study was to examine students' reasons and standards for purchasing their casual upper garments through online shoppin. A questionnaire composed of 26 items in five-point Likert type (14 items for measuring reasons, and 12 items for measuring standards for their purchase) was administered. The subjects were 422 male and female students attending middle schools, high schools and colleges located in the metropolitan region of Daegu. For a statistical analysis, a $3{\times}2$ two way ANOVA design (3 levels of schools: middle school, high school and college and 2 sexes: male and female) was involved, and Turkey's HFD multiple comparisons were made. The results showed that the reasons for students' purchasing casual upper garments through online shopping malls were as follows: quality, availability of discount coupons and points, other benefits such as special promotions, gifts, the easy return of goods and refunds, and also no trial of wearing shirts even at off-line stores. Significant differences in purchasing reasons through online shopping were found among middle schoo, high school and college students. There were also significant differences between male and female students mostly found in three variations of purchasing reasons: ease of availability of garments in contemporary fashion, convenient shopping without any restriction on time, and the decision to purchase with help from consumers' recommendations. Significant differences among middle school, high school and college students were found in the following standards for the students' decision to purchase their casual upper garments through online shopping: affordability, color, design, style, payment safety, and ease of maintenance (cleaning and ironing). Differences between male and female students were found to be significant in the following categories: affordability, fashionable, brand name, free delivery, product quality, coordination with other clothes, and consumers' recommendations on the products concerned.
To lay a solid basis for prosperity and competitiveness, countries should achieve balance in the three fundamental aspects: energy availability, energy affordability and ecological balance. Nuclear energy has attracted international interest as one of the most crucial environmental quality strategies. The objective of this study is to analyze the non-linear link between nuclear energy and environmental quality in the top-10 nuclear energy consumer countries (USA, China, Russia, France, Canada, Spain, Sweden, South Korea, Ukraine, and Germany). Earlier research employed panel data methodologies to examine the linkage between nuclear energy and the environment, despite the fact that many nations did not independently demonstrate such a correlation. On the alternative, this study uses a novel approach known as 'Quantile-on-Quantile,' which allows for the analysis of time-series dependence in each country by giving universal yet country-specific insights into the relationship between the variables. Estimates show that the consumption of nuclear energy improves environmental quality by lowering ecological footprint in the majority of the nations studied at certain quantiles of data. Moreover, the data demonstrate that the degree of asymmetries between our variables changes by nation, emphasizing the importance of policymakers exercising caution when adopting nuclear energy and environmental quality regulations.

Studies focusing on the constantly changing buying behavior and product preferences of a booming teen market are rare and this is particularly true in the Philippines. To address this gap in the literature, this study focused on the supermarket brands of cologne preferred by teens in the Philippines such as Lewis & Pearl (L&P), Johnson's Baby Cologne, Juicy, Bench, Ellips, Fiona, Bambini and Baby Flo which are manufactured by various competing companies. Essentially, this study presented and described the profile and buying behavior of cologne users and non-cologne users and determined whether preferential differences existed between these brands. The respondents consisted of 473 teens all over the Philippines stratified in terms of general location via the three major groups of islands in the Philippines: Luzon, Visayas and Mindanao. Respondents came from selected schools in Quezon City in Metro Manila, Sariaya in Quezon Province, Cebu City, and Digos City to represent the Greater Metro Manila Area, Luzon, Visayas and Mindanao, respectively. Findings showed that almost all of the respondents used cologne at varying degrees. In general, teens use several scents and brands of cologne and continually shift from one scent/brand to another scent/brand. This made it difficult for any company to capture loyal consumers. The most popular brands used by teenagers were Bench (61.7%), Lewis and Pearl (59%), Juicy (42%), Afficionado (32%), Fiona (19.3%), Penshoppe (18%), Bambini (12.6%), Ellips (11.3%) and Zen Zest (7.5%). Fragrance or scent is the top priority of teenagers in choosing a cologne brand, followed by brand name, affordability, bottle design and endorser. The spray bottle type of colognes is preferred even if cologne spray bottles are priced higher than the splash cologne bottle type. Managerial implications of these findings for market players, marketing scholars and prospective investors are presented.
Purpose: Although numerous research has covered content on trends in the adoption and use of wearable devices, their uses across several sectors such as healthcare, gaming, and fashion, there seems to be a considerable paucity with regard to empirical research focusing on the solutions for factors that undermine the effectiveness of wearable devices in healthcare. The present research aims to highlight what has been covered on wearable devices in healthcare while highlighting the limitations for future research. Research design, data, and methodology -The present authors conducted one of the most famous qualitative literature approach which has been called as PRISMA (Preferred Reporting Items for Systematic Reviews and Meta-Analysis) statement. The selecting criteria for eligible prior studies was estimated by whether studies are suitable for the current research, identifying they are peer-reviewed and issued by notable publishers between 2017 and 2022. Result - Our results indicated that (1) Increasing the Affordability and User Education on Wearable Devices in Healthcare (2) Tackling the Technological Issues in Wearable Devices to Promote Healthcare Delivery (3) Solving Security and Privacy Issues Associated with Wearable Devices (4) Promoting Standards and Appropriate Regulations for Wearable Devices. Conclusion - To add, resolving the technological issues associated with wearable devices in healthcare will ensure that the new devices in the market will have longer battery life, multiple functions, and enhanced accuracy, thus ensuring that patients receive better care. Necessary interventions are taken on time to avoid any deleterious consequences such as proliferating mortality rates among the different patient groups.
