That draw many scholars' attention to studying Yanbian District and Korean Chinese as a research theme for area studies. Unfortunately they neglect the study of the commerce and service industry in Yanbian city, which has indicated its rapid growth by the market economic policy of China, and an inter-exchange between Korean Chinese and Korean. The purpose of this study is to provide an information to many Korean potential investors for an investment strategy of the commerce and service industry in Yanji city. In order to do so, this study consists of three major steps. First of all. we analyzed the regional structure and locational characteristics of the commerce and service industry in Yanji City. Secondly, we investigated the characteristics of consumers behavior toward purchasing goods and service facilities. Finally, we supplied the proper businesses and location information for investment to Korean firms according to the results that identified above. In conclusion, we suggest that the proper businesses to invest are department store, retail clothing store, shoes store, cosmetics store, electronics and home appliances store, oversea branch offices of trading companies, Korean-style restaurant, hotel, nightclubs, Korean-style music room(Noraebang), travel agencies, beauty parlors, video rooms, electronic games, and so on. We also suggest that the proper locational areas to invest those businesses are the core area of the commerce and service industry in Yanji, where are Xinxing(新興) 3-zone and Jinxue(進學) 2-zone expressed in the Yanji city figure.

  • The purpose of this study is to analyze characteristics of literature on the residential environments of Korean-Chinese people residing in China. The number of such studies on residential environment is a total of 123, of which 86 (69.9%) are Korean studies and 37 (30.1%) are Chinese studies. Research has been conducted in China since the 1980s, but from 1990s onward, research was conducted in Korea following the establishment of diplomatic ties between the two nations. More studies related to history, society, and tradition have been conducted in China than Korea because China is a multiracial nation and Korean-Chinese people comprise an ethnic minority. In terms of residential environment, the majority of studies are related to architecture and space and are typically focused on villages and housing. Studies on traditional housing of the Korean-Chinese focus on general characteristics of traditional housing, targeting China's three northeast provinces and the Yanbian Korean Autonomous Prefecture of China. Studies on modern housing of the Korean-Chinese have mainly been conducted in Yanji City in China. The reason for this is that 41% of Yanji City's population is Korean-Chinese, a distinct difference can be seen between Yanji City and other areas regarding changes of modern housing, and ondol (the traditional Korean floor heating system) is commonly found in modern housing there.

There has greatly increased in residential, commercial and industrial areas. Such as the capitalist and market economic city the highest point of city land price emerged in downtown of the old city center. In addition spatial pattern of land price is unusually quite different from the western city in its pattern of land price surface declining tendency between the highest land price and the lowest land price. The land price surface shows irregular patterns with increase of distance from downtown due to various urban developments. According to the land price distribution map, it is possible to guess spatial development of the city that the north-eastern part of Yanji was developed prior to south-western area. The center of the city, or downtown expanded to eastward, and the city expanded to south-westward out skirt. Along the main road, Xin-xing areas developed toward east and west ward.
