The Characteristics of Population and Family Composition by the Unit Type in Apartment Houses (아파트단지의 단위세대별 인구 및 가족형구성에 관한 분석)

  • The purpose of this study is to understand changes of the population and family composition in apartment houses. The main contents of this study is to find the way of housing planning through the analysis of the population and family composition by the unit types. The population and family composition were studied by computer data base program to 11,000 residents of selection 4 apartments houses. The structure of the family types proved to be constant by the result of analyzing the 10 family types. If the family types of certain resident's groups are given, this study will be able to estimate population structure to them. The transition of the population and the family composition changes to the unit types proved to be constant by the time. The distribution of manhood and matured children is tend to change according to how large the size of house is, and to change the structure of family composition.

  • Rapidly aging society extends the span of aged life of the elderly people longer than before and this trend raises the issue of holistic health of the aged including their physical, psychological and social health making it necessary to study for environmental development to support this trend. This study intends to explore the direction of residential planning to support the deterioration phenomenon of social networks due to aging. Social networks here are treated as basic conditions for social health. This study researched the diverse types of elderly housings in preparation for the aged society and their spatial characteristics, social affordance characteristics and their potentials for social interactions from the viewpoint of their social relations. literature studies with contents analysis method was used. The results of this study were arranged primarily according to the characteristics of social relations by types of housings. Socially integrated types of housings can be found as inclusive housing type as they have both social characteristics that can be found in houses in general and the elderly housings, they should be considered as desirable types in Korea where collective houses are most popular. Form the existing housing plans housing plan direction should move toward socially integrated housing plans that can protect the elderly people collectively and the direction of housing plans here means the direction from more macro-perspective viewpoint. Therefore, the results of this study are meaningful in adding interpretation from the viewpoint of social relations respective housings and promoting housings for the elderly people more desirably.

A Study on the Preference of Apartment Housing According to X-generations Life style Type (신세대 생활양식유형에 따른 공동주택 선호에 관한 연구)

  • The objectives of this study are to identify life style of X-generations in seoul, and to examine housing preference of X-generations. Data was collected through self-administered questionnaires for this study and the cases of four hundred and sixty one were analyzed. The major findings are as follows:There were four major types of X-generations want to reside in 102-135㎡ (30-40pyung) housing size. They want the specific space for leisure, working, interest, computer, sports, dressing, etc. They prefer L-DK type, kitchen furniture of a island shaped work center. X-generations consider facilities of apartment very important. They want to have automatic and high quality facilities. Housing preference differed significantly according to the socio-demographic variables and the types of life style of X-generations.

Preference for Urban Residence of People working in the CBD Area (도심 근무자의 도심주거 선호성향)

  • The purpose of this study is to analyze the preferences for urban residence. Data was collected from the people who are working in the CBD area. The results of this study are as following; 1) The 40.3% of people working in CBD area prefer living in the CBD area. It contains 5.6% of people who are working in the CBD area. It can be interpreted that there are some potential residential preference in the CBA area. 2) People who prefer living in the CBD area are shown that they have been working in the CBD area for a long time with their living status of the middle class and their ages over 50. 3) The favorable area for CBD workers is located within 10 minutes by bus or within working distance. 4) Their favorable housing types are respectively apartments, mixed, and single housing. It means that they prefer the mixed functioning type of housing to the apartment. It tells that it is necessary to develop the new types of housing.

  • The purpose of this study is to find out the effective planning guidelines of elderly housing fur the aged people living with their sons or daughters. To investigate the actual conditions and the problems of housing environments, two hundred and six old people in Gwangiu city, aged over sixty and living with their sons and daughters, were interviewed individually and they provided the useful answers to the questions. The houses for three generations need to have the proper degree of privacy fur each family member, by arranging rooms for their own independent living space while securing the sufficient common space. Therefore, independent and safe living environments are to be made for the elderly and the choice of various types be made according to their own demands. It is also necessary to guarantee the continuation of inhabitation by establishing health care systems and life support services.

  • This research was conducted toward the types and kinds of repairing the randomly chosen apartment buildings. The conclusions are : There are eleven types of repairing executions, re - analyzed into thirty \ulcorner one kinds. For the public spaces, in and outside the buildings, there are five types and fifty - one kinds. The management of the buildings are all self - governed with the plannings to continually repair. The claims are most frequently answered by re - equipping the facilities of kitchen work. the bathroom facilities, etc. And for the public facilities there are claims against the bad conditions of electricity, noises tem other fleers, upper and lower, and moistures on the walls. The suggestions for the improvement of the apartment housing conditions may well contribute to the plannings for repairing the facilities, private and public, of the apartment buildings.

An Empirical Study on Classification of the Housing Lifestyle in Urban (현대 도시의 주거생활양식 유형 분류에 관한 연구)

  • The purpose of this study was to classify the types of housing life style. Housing life style was measured using four variables : furniture usage pattern, space usage pattern, family living pattern and heating system. A final Instrument was developed through the two stage pilot surveys. The respondents were 1,292 home-makers of the middle and high economic classes In Seoul and Daejeon, selected through stratified random sampling technique. Data were analyzed using SAS computer packages. The statistics used were frequency, percentage, Pear-3on`s correlation coefficient, Multiple Linear Regression, X2, and cluster analysis.The major findings were as follows : Five representative types of housing life style were found through cluster analysis. They were conventional minimum level life style, conventional optimum famiIy-centered life style, eclectic family-centered life style, contemporary optimum family - centered and contemporary so-cial, leasure-oriented life style.

Study on Users' Housing and Interior Design Needs Affected by Personality Types (사용자 성격유형에 따른 주거공간 실내디자인 요구에 관한 연구)

  • This study aims to find out various users' diverse interior design needs for their housing and interior design through the personality, which is intrinsic and consistent traits of the individual. The survey research followed the literature reviews including personality studies and interior design assessments. 176 undergraduate and graduate students as controlled by age, sex, and major answered the questionnaire. Their housing and interior design attitudes, the semiotic assessment of interior design styles, and interior design preference were compared in accordance with four pairs of preference dichotomy of MBTI (Myers-Briggs Type Indicator): Extraversion -Introversion, Sensing-iNtuition, Thinking-Feeling, Judging-Perceiving. As a result, the framework of housing and interior design needs by the users' personality types are proposed. It shows specific needs for 16 types of personality based on eight preference dichotomy: extroversion-open, introversion-closed, sensing-functional, intuition-emotional, thinking-restricted, feeling-receptive, judging-simple, and perceiving-creative.

A Study on Characteristic Factors of Demanders Influencing the Intention to Move in Public Rental Housing of Seoul Citizens (서울시민 공공임대주택 입주의사에 영향을 미치는 수요자 특성 요소에 관한 연구)

  • The research study conducted logistics regression analysis through HLM (Hierarchical Linear Modeling) and presented the value of the outcome in order to investigate characteristic factors of demanders which influence the intention to move into public rental housing. (1) The results of the regression analysis of characteristic factors of household and housing were analyzed as having the significant effect on the intention to move in public rental housing, according to residents moving in monthly rent housing, residents' occupations, rental housing, the number of household, the location of surrounding public rental housing, monthly average income, children's educational level, the number of children, the types of housing and one's own house, in order, out of the types of housing tenure. (2) The results of the regression analysis of characteristic factors of the conditions of location were analyzed that out of the conditions of location of the top five areas in public rental rates, what influences significant effects on the intention to move in public rental housing is the location of surrounding rental housing, income, the number of household and children, children's educational level, job state, housing types, ones' own house, rent housing, monthly rent housing, in order. (3) In case of Seoul, Expanding public rental housing is inevitable in order to stabilize ordinary people's housing stability, owing to the high and rental prices of private housing. Nevertheless, an accurate analysis of the intention to move in public rental housing has not been conducted. Eventually, the research was, thus, conducted, based on the fact that the preference on public housing is low. According to the analytic results of the study, it is required for the government institutions and agencies should consider individual and local characteristics and provide an alternative that meets the real situation, in order to help ordinary citizens with low incomes stabilize housing.

A Study on the Spatial Characteristics of the Multi-housing Units in Seoul and Kyung-gi Area - Focused on the Unit Size of over $165m^2$- (최근 분양된 수도권 공동주택 단위세대의 공간계획 특성에 관한 연구 - 전용면적 $165m^2$ 이상의 대형규모를 중심으로 -)

  • The purpose of this study is to find out the spatial characteristics of the multi-housing units in Seoul and Kyung-gi area since 2006. Literature review and content analysis were used for this study and 82units of the big size over $165m^2$ were analyzed to review such design characteristics as spatial composition, layout and linkage. Through this study, the following conclusions have been reached; 1) Most unit plans had 4LDK and 3bath types including family room as a public space. This results shows that family-room and bathroom has recently become more important than number of rooms in multi-housing units planning. 2) Diversity of plan figures such as mass-mixing, mass-separation and polygons(L, V-type)was showed in most unit plan, breaking from the standardized forms of box types. 3) Intermediated spaces such as foyers and halls in entrance zone were planned and sub-entrance into kitchen were planned for the various types of circulation and work-efficiency. Cases had private space separated from public space, the dispersion of rooms with the increase of connection by corridors, L-DK meaning the living room isolated from the dining and kitchen, partially located living room for a view in area distribution. The spatial planning of master-zone mostly consists of the types of two-rooms and an entry into a foyer(library, dress-powder room, bathroom and master bedroom). This study has a significant meaning on grasping current trend in Korean multi-housing and to provide information for future direction on housing-unit design.
