Evaluating Importance of Defects through Defect Dispute Case Study in Apartment Buildings (하자분쟁사례를 통한 공동주택 하자 중요도 평가에 관한 연구)

  • Various defects that occur in the maintenance stage are connected to all kinds of wasted resources and economic losses as additional investments are made. Residents are harmed temporally, materially, and psychologically, and businesses suffer not only monetary losses but also reduced credit ratings. The aim of this study was to increase the efficiency of quality management and minimize defect disputes by estimating the importance of the defect type considering the defect frequency and severity in apartment buildings. For this, 7,548 defect items for 48 apartment buildings were examined. The analysis confirmed that defects are concentrated on RC, finishing and MEP work. In addition, defects with high importance are identified as broken, incorrect installation, missing tasks, and water problems. In addition, the exterior wall/roof, the Internal wall, ceiling, and floor, which are constructed in the field, are more important than the furniture and MEP equipment installed in the field.

  • Environmental pollution becomes a serious problem in urban areas. Moreover, densely constructed strictures can be problematic to cities due to the rising temperature they cause as well as the increasing accumulation of air pollutants they generate by interrupting airflow. In order to improve residential amenity, it is necessary to improve the thermal environment by preserving wind corridors. To do so requires consideration to important aspects such as building arrangement, scale, vegetation, and land cover, which all have an effect on wind corridors. In this study, a typical arrangement-complex, which is the primary form of housing in Korea, was selected as a case ENVI-met. As a result of empirical analysis, the optimal apartment-complex arrangement that is most suitable for mitigating urban heat-islands phenomenon was determined, The outcome of this study can be utilized as a planning technique for apartment-complex construction in consideration to type of buildings, scale of buildings, and land cover.

Heat Consumption Pattern Analysis by the Component Ratio of District Heating Users (지역난방 사용자 구성비에 따른 열소비 패턴 분석)

  • To run an optimal operation of Integrated energy supply facilities, we need to analyze heat consumption patterns of District heating users and derive optimum and maximum load ratio of heat production facilities unit. This study selects three District heat production facilities. It also classifies District heating users into residential apartment buildings and eight non-residential buildings and analyzes heat consumption results for an year. Finally it carries out the analysis of how the ratio change of each type affects maximum load ratio, facility utilization ratio, heat supply range. According to this study, three different District heat facilities of residential apartment building show similar daily and annual heat consumption patterns. Annual average load ratio, maximum load ratio and annual heat demand increase as outdoor temperatures decrease. Non-residential buildings in urban District focused on apartment buildings display similar by the daily and annual heat consumption patterns. Yet their daily and annual maximum load ratio differ according to outdoor temperature, District, building types and their composition ratio. In the case of urban District focused on apartment buildings reach optimum and maximum load ratio when apartment buildings reaches 60-70% of the total. At that point heat supply range becomes maximized and the most economic efficiency is obtained.

  • The number of disputes over defects after completion of construction work in apartment buildings is increasing every year. In this situation, the prediction of reasonable defect repair costs is very important. In this paper, we are going to collect basic data for predicting defect repair costs through the correlation analysis of the construction period and defect repair cost of apartment houses. For this purpose, first of all, the construction period and defect repair cost of apartment houses were analyzed to analyze the construction period for each type of work, the construction period for each project type, and the construction period for each standard calculation. Next, the correlation between defect repair cost and the independent variables of the candidate was conducted. According to the analysis, the ratio of framing air, the ratio of finishing air, and the number of delay days showed strong correlation.

  • This study aims to investigate planning characteristics of common and living space in the dormitory buildings on campus in Chungcheong province. A document research method was used to analyze and classified into floor-plan, zoning and area. Also site visits were conducted at 8 dormitory buildings of 4 universities, and drawings were collected and compared for this research. The results of this study were as follows; 1)Most floor plans of public spaces had corridor types and integrated public space types. The typical floorplan of living space was 2person-1bedroom and apartment type which shared livingroom, bathroom, restroom and shower between bedrooms. The living space type of dormitory buildings was more complex and growth in size. Unit community combined 2-4person per 1bedroom in floor plan can help student with identity and affiliated formation. 2)The types of the spatial composition in public spaces were devided into three zones; study, living and administrative zones such as seminar room, public bathroom and storage, etc. This results shows that various types of public space for the improvement of community of small group has recently become more important than basic sanitary space in public space of dormitory buildings on campus.

North Korean Housing Planning Trend through Analysis on North Korean Architectural Media (북한 건축 전문매체 분석을 통한 살림집 계획 동향)

  • The purpose of this study is to identify the supply status and planning trend of North Korean housing through analysis on the North Korean architecture specialized media data. The flat composition is changing and the living room is becoming the center of the houses. Also, in the urban areas, the standard apartment type is four apartments in a row and the plan form is getting diversified into circle type, Y type, and irregular type. On the other hand, in the rural areas, two houses in a row and single house are typical and the change in planning scale and space structure are not substantial. Since the 2000s, design changes have been made to emphasize the third dimensional structure of buildings such as the elliptical houses and L-shaped houses. Furthermore, 8~10 households are located on one floor which leads to the tendency of the building enlargement. In terms of house size, a square concept was introduced to replace the initial 2~3 room concept and the basic module of the room planning the 3 room house based on $3m{\times}3m$. However, there seems to be no standard house size, and the house size may differ depending on the social classandregion. In the early 1980s, when there was focus on the apartment complex construction, the high-rise apartment buildings of 30~40 floors was planned. However, during the Pyongyang redevelopment project, apartments of more or less than 10 floors were built and row-houses of more or less than 4 floors were built. In terms of the complex scale, a lot of small complexes of around 300 households are emerging after 2010. The construction projects are mainly limited to specific regions such as Pyongyang and Samjiyeon, and also limited to specific classes such as the workers and soldiers initially and the scientists lately. In addition, living boundary composition and ancillary facilities for sufficient green area ratio securement and the people of North Korea are maintained consistently. In recent years, the specialized floor planning such as solar house and the house for the disabled people, framework houses for redevelopment business, and multi-storied house construction technology are also emerging.

  • The apartment houses which were constructed in a large quantity are currently being deteriorated and the reuse of them is directly related to the economic and environmental problem of the nation. Therefore, this research approaches to structural planning other than to the materials and/or the repair for the reuse of these deteriorated buildings. The research suggests the structural planning technique which includes the idea for the reinforcement of the structure in a part to improve the structural efficiency by investigating the current condition which includes the structural type of the buildings, examining the plan for the improvement of the structural efficiency, establishing the model of the space reorganization associated to the capability changes for the scale, the use, and the facilities, and checking of the structural efficiency through the structural analysis for the building structure suggested to be replaced.

The Field Measurement of Airtightness in the Apartment Buildings (신축공동주택의 기밀성능 실측에 관한 연구)

  • Nowdays the apartment is a main type of modernized residential buildings. According to the improvement of construction techniques and functions of windows and doors, recent apartments are enhanced air tightness of windows, doors and building envelopes. As Infiltration is decreased and natural ventilation is reduced, energy could be saved in winter. However, indoor air quality is bad. The air Infiltration of a building could be enlarged by physical actions, such as building designs, constructions and reduction of air tightness which is caused by aging. This research analyzes and measures with KNS-4000P (Sapporo air tightness measurement) the air tightness of the high rise apartments which is recently constructed and not occupied yet. With depressurization method, the KNS-4000 installed on the window and the indoor air-leakage was measured. At that time, Air come out from the edge of the windows and doors because of the pressure differences between indoor and outdoor. We measure the amount of the air as effective air leakage areas. This method of depressurization takes less time to measure than other methods and is less affected from other conditions. We measured infiltration of total 56 household, 29 households S apartment (total floor area : $64.42m^2$) in Balan and 29 households D apartment(total floor area : $78.21m^2$) in Chonan. As a result of the field measurements at October 2003, normalized leakage area of D apartment in Cheonan was $2.05cm^2/m^2{\sim}3.49cm^2/m^2$ (average: $2.77cm^2/m^2$) and normalized leakage area of S apartment in Balan is $1.23cm^2/m^2{\sim}1.68cm^2/m^2$ (average: $1.5cm^2/m^2$).

  • This study aims to develop a model that can automatically identify the rooftop shape of apartment buildings using GIS and machine learning algorithms, and apply it to analyze the relationship between rooftop shape and characteristics of apartment complexes. A database of rooftop data for each building in an apartment complex was constructed using geospatial data, and individual buildings within each complex were classified into flat type, tower type, and mixed types using the random forest algorithm. In addition, the relationship between the proportion of rooftop shapes, development density, height, and other characteristics of apartment complexes was analyzed to propose the potential application of geospatial information in the real estate field. This study is expected to serve as a basic research on AI-based building type classification and to be utilized in various spatial and real estate analyses.
