Design Guidelines for the Housing for the Elderly -Based on the POE of Assisted Living Facilities in USA- (반의존 노인을 위한 시설주거의 계획방향 -미국 반의존형 노인시설주거의 노인거주자와 근무자의 거주후 평가결과를 기초로-)

  • The purpose of this study was to carry out POE of assisted living housing and suggest the design guidelines for the housing complex for the elderly. The subjects were residents(old persons) and staff who lived or worked in three assisted living housing in Cincinnati, Ohio. Interview and survey method using questionnaire were used. The design guidelines for the housing for the elderly were suggested as follows: 1) the location of the housing for the elderly should be in or near the existing housing area, 2) the arrangement of spaces of the housing for the elderly should consist of small groupings rather than large and long corridor pattern, 3) the number of the housing units for the elderly should be small, under 100 units, 4) the housing units should be used by one older persons so that she/he could have the chance of privacy and personalization, 5) various common spaces such as art and craft room or game room should be provided, 6) accessibility should be considered, 7) the color and patterns of interior finishes should be differentiated according to floors or spaces and familiar ones should be used to make a homelike environment.

  • Recently most Elderly in 2050 Our country is becoming an "aging society" at a speed far more rapidly than expected, the interests of silver industry is also increasing. Many researches about the elderly are already presented in academic world, especially in the field of housing environment, the housing plans on the basis of physical, social and emotional characteristics for the elderly are proposed. As the number of elderly participating in economy activities is getting higher, we selected on "active aging" generation which given a definition by OECD. In this research, we examine the present situation related to the needs for leisure time with the elderly who want to have their comfortable life. This purpose of this study is to survey the residential facilities for elderly, and how that facilities are reflected to their needs for the leisure. This study will indicate to the direction of plans in elderly housing.

Planning for the Outdoor Space of Senior Housing Complex in Kimje (김제 노인주거단지 외부공간 계획에 관한 연구)

  • The purpose of this study is to present a design proposal of the senior housing in the city of Kimje and design guidelines for making outdoor spaces for Korean elderly. To do this, this study examined previous research papers and scholastic writings, related to elderly housing, and analyzed study cases of elderly housing. As a result, design guidelines of outdoor spaces for elderly were classified 5 types. Entrance area of housing complex is subdivided into the condition of location, the entrance of housing complex, an access road, and a direction mark. Building entrance area is subdivided into an access and waiting area, a canopy facility, and the pattern and color of boundary. In & outdoor neutral area is subdivided into a spatial standard, a patio, and a terrace. Parking lots is subdivided into a spatial standard and an entrance access. Outdoor living area is subdivided into a spatial and social standard, the usage of movable chairs, a garden, a pocket park, a lawn area, a sports area, an active and passive sports area, a promenade, a lookout area and so on. In these study cases, outdoor living area is commonly located into a community space, a nature friendly space, a health & sports space, and an outlook space and it plays positive role to the elderly. However, versatile outdoor spaces such as horticultural therapy garden is needed, which can be able to stimulate the physical senses of the elderly. This proposal is meant to create new outdoor spaces of a senior housing and to enhance the way of life of elderly.

  • The purpose of this study is to analyze the characteristics of exterior spaces used by the elderly of housing complex. The exterior spaces are used for going out in everyday life with the view point that the elderly have to go out from the inside home in order to prevent isolating the elderly from local community. For that Toyoshikidai housing complex in Kashiwa city of Chiba prefecture, Japan is selected and carried out questionnaire survey and field survey targeting residents. The results are following as. For spatial characteristics, the location installed benches, location occupied in one part by roof, wall, or plants, place connecting to moving flow of the aged, and an open expanse getting safety from vehicle are taken advantages for the elderly. For using benches, the elderly of 70.1% do not have experience using benches installed in all those places. The the biggest reason is that they are not tired. However, 36.8% of the elderly are using benches in order to take a rest and 20.8% of them are using benches in order to talk with the other people. Bench is ibasho of the elderly.

  • The increasing population of the elderly is a serious problem in our communities, and a large supply of an apartment house are to accelerate rise of elderly population in apartment house massed areas. The living Pattern of the aged is different from other generations. Accordingly, the living arrangements are induces many problems in the housing life of elderly, sometimes it lower in quality of life. The purpose of this study was to search for the actual family life and needs of the elderly in apartment house. And it was to seize discrepancy between three-generation family and elderly living alone. Also by a user of housing for the elderly, it was to search for an acknowledged and an preference degree about that.

  • China has already entered the aging society and is predicted to become a super-aged society in 2020. The recent studies identified that the elderly has more interest in 'Aging-in-Place' which emphasizes deinstitutionalization since welfare facilities such as care homes and silver towns have separated the elderly from their local communities where they used to live in. The aim of this research is to propose a promising way for smart housing services who support the elderly's living in their homes, China. This research is to investigate the elderly's life and to identify their demands on housings for implementing such smart services. The elderly's living in apartments in Luoyang city, China, were investigated through interviews using a questionnaire survey. The results show that smart housing services should be provided to support the elderly's health, safety, leisure activities, comfortable living, and social relationships sustainably. In addition, such smart housing services should be intuitive since the elderly need to use easily smart services for their autonomous life in their homes. The smart housing services should be developed in the direction of enhancing the elderly's healthy and desirable life, and lessening their discomforts due to aging.

  • Despite the substantial increase of the elderly population in Korea, welfare policies such as housing programs have not been developed enough to meet the diverse needs of the aging people. Particularly, caring for elderly dementia patients is becoming a serious social problem in Korean society. Families are still primarily responsible for taking care of the elderly dementia patients, and thus are suffering from tremendous caregiving burdens. In many Western countries, group homes, which are small-scale care facilities with home-like atmosphere, have become common housing alternatives for elderly dementia patients. Group homes effectively create a therapeutic environment while helping reduce the elder care burdens for the families. This article proposes to review group homes as a housing option for the elderly with dementia in Korea. The purpose of this article is to make suggestions for housing policies, separately or as a part of more general welfare policies. Based on the questionnaire survey conducted on 912 persons currently residing in Seoul and five different provinces, various possible policies and suggestions to promote establishing group homes and other facilities for elderly dementia patients are discussed in this article.

  • Housing is the most important factor for the elderly and the disabled to live safely and independently. If they want to stay in their familiar community as long as possible, to support their stay in their house must be needed. The purpose of this study was to investigate the housing alterations for the elderly and the disabled. To accomplish the purpose of this study, three cases that had altered housing to fit their needs in three countries, were selected. In Korean case of alterations for the disabled, bathroom and kitchen were the altered spaces in the house. But active alterations were not done, because of the limited expense for the alterations and housing ownership, rented. In one case of housing construction for the elderly in Japan, there was no level difference in the interior. Two bedrooms were provided for the husband and the wife, because of the difference of time to bed. The sunroom for enjoying the outside of the nature was provided. In swedish case, due to the supports of the government and local authority, the house was altered at many spaces such as bathroom, kitchen, ramp at the entrance, elevator and so forth. In conclusion, sufficient supports of government and community services can increase the housing quality of people. The ultimate goal of housing alterations must be done not for the elderly and disabled but for all people.

  • This study aims to draw a Housing development scheme of elderly housing, including the urban, suburban and resort type according to location type, which is based on a Demanding Characteristics of preliminary elderly for elderly housing. In addition, The comprehensive implication tells that the preliminary elderly who wants the urban elderly housing type have a more personal characteristics than other types. So it should be considered according to personal characteristics. Next, when we choose the suburban elderly housing type and predict the demand for housing development, it should not only considers factors such as the Unmarried children, Health status, Current housing size and Plans for economic activity in old age but also considers factors such as the Accessibility, Convenience, Investment and Environment characteristics of elderly housing preference. Next, when we choose the resort elderly housing type which based on the fact that a few detailed parameters of current housing characteristics exist, it should be based on the current housing characteristics of preliminary elderly. In addition, it should consider a pre-investigation for elderly housing preference in order to select the housing type. Because a comprehensive preference such as the comfort, convenience, safety, investment, environmental characteristics is considered as major determinants factors.

A Study on the Types and Supply of Elderly Housing in Japan (일본 노인주거시설의 종류와 공급특성에 관한 연구)

  • In Japan, a lot of elderly housing types have been developed in order to meet various needs of the older person and the change of social situations. Elderly housings can be divided into three categories elderly housings for healthy older persons, elderly care homes for the healthy and elderly care facilities for the unhealthy. Elderly housings include public and private rental housings. Sometimes they can be designated only for the elderly. Elderly care homes for the healthy elderly include full fee charging elderly housing, elderly homes, low fee charging elderly homes and care houses. Elderly care facilities for the unhealthy elderly consist of full fee charging elderly care homes, group homes for the dementia, elderly health facilities, nursing homes, elderly hospitals, and so on. However "elderly care facilities" have been proved not to be efficient for the delivery of elderly welfare services nor satisfactory to the frail older person. Therefore, based on the concept of the "Normalization", daily services have been provided for the elderly in order that they can live at their own home in the community for themselves. As a result, Japan aims not only to reduce elderly welfare expenses but also to increase elderly users' satisfaction. Emphasis on non-institutionalization and in-home services, regional characterization, harmony between Hard and Soft, user oriented services, substantiality, universal design and so on are sought for the sake of those goals.
