With the recent global trends in environmental preservation, the importance of sustainable construction is being highlighted in Korea. In particular, the trend is being discussed about life cycle of the apartment houses in various aspects. However the Korean construction market and housing policy have been increasingly focusing on supplier. Structures become progressively obsolete after a certain period, but their durability can be extended with proper maintenance management. Accordingly, if maintenance management on the structures is made efficiently, waste of construction energy and damage to the environment and economic loss due to early demolition and reconstruction can be effectively prevented. Therefore, this study aims to suggest the user manual design for the efficient maintenance in apartment housing

This study aims at providing necessary resources in developing the sustainable project of the exchanges between cities and rural areas in Korea. And so I investigated and analyzed the model of the Setagaya Ward and the Gawaba Village in Japan, which has successively continued the exchanges between city and rural areas for thirty years, with the documentation, field work, interviews and field investigation. The two local autonomous entities have promoted the project of the exchanges between cities and rural areas by keeping in touch with a making the second home and linking agriculture with sightseeing. They passed an agreement of mutual help and established regulations to push forward the agreement in order to carry out the agreement. And they have operated a section which will do nothing but focus on this, established a management company which takes charge of the stronghold facilities of the exchange between city and rural areas, operated a caucus to examine the project steadily and to develop new programs, and made a publicity work continually for thirty years. In conclusion, I think we should promote the joint capital stronghold facilities of the exchange between city and rural areas which is based upon the agreements. And we should promote the infrastructure like a management company which takes charge of the facilities and build the proper foundation which can develop the various programs for the exchange between city and rural areas and operate them.

In addressing the goal for sustainability in the construction industry, the very materials used for construction and the methods utilized to implement said materials must be analyzed. Specifically, some traditional residential construction materials consist of wood, steel, and concrete. Because these materials vary in their levels of sustainability, there is a need to develop and explore new or other materials that can be used for residential construction. The primary purpose of this paper is to provide a review of interlocking earthen masonry units (IEMU) as an alternative option for residential building construction. This is in an effort to explore the variables impacting their existing and potential applications as sustainable materials and a method for residential building construction. IEMU's are then examined under the triple bottom line (TBL) sustainability framework which includes analyzing the environmental, economic, and social sustainability of IEMU's. The findings of this review may lead to further progression in the development of a framework for evaluating U.S. stakeholder adoption of IEMU's and potential implementation in U.S. residential construction.

This study sheds light on the role of corporate social responsibility in firms' growth by investigating how and what corporate social activities may flow down china auto industry market. This study results based on in-depth case studies from 5 international auto corporations suggest that positive diverse corporate social responsibility amplified that the influence of commitment to the customer on firm's brand loyalty and sustainable growth. The most important thing is that strategic corporate social responsibility activities including new venture creation support and national project program will have a positive influence on the firm's growth and brand reputation. We build on advanced solutions to examine the unique and joint activities of auto corporations based on china auto industry market and important factors affecting sustainable growth in auto corporations. Contributions and implication of this study for current and future corporate social responsibility research are discussed.

This study intends to find a solution through the activation of community business as a business as a business model of the creation of real satisfaction for the region's residence. In this study focuses on finding out how community building project, which is recently emerging as a new paradigm of regional development. In the past, we have lived community units, but nowadays many communities have been destroyed by the capitalization and the urbanization even in the rural area. This report studies essential elements needed for successful 'Rural Community Business' through case studies of 'Dandelion Village' in Gyoengsangnamdo. In order to do so, we analyzed this villages according to a theoretical 'Sustainable Community Business Model.' We constructed successful business model of 'Rural Community Business' based on six groups - 'Community Leader,' 'Teamwork,' 'Sustainable Population Influx,' 'Sustainable Voluntary Participations of Community Members,' and 'Sustainable Networking.

Previous research on super high rise buildings focused mostly on the use of public space from building plan perspective, survey of residents' satisfaction evaluation, construction technology and structural technology. But little research is done on the economic analysis of landmark factors. The purpose of this study is to find landmark factors that can be quantitatively measured, collect data on super high rise residential buildings in Seoul. Find the intrinsic values of the landmarks, and analyze how these values differ in areas with different densities, i.e. in 3 Gangnam-gus & Yeongdeungpo-gu and in other areas. It is expected that the results of this study can be used to set an appropriate price of super high rise building in consideration of its landmark value in different area

Along with the growing interest in greenhouse gas reduction, the effect of energy reduction from green buildings is gaining interest as well. However, green buildings may have difficulties in financing due to their high initial construction costs. With this in mind, the objective of this study is to suggest a financing model for green building projects with a governmental guarantee based on CER (Certified Emission Reduction). In other words, in the financing model, the government provides a guarantee for the increased costs of a green building project in return for CER. The suggested financing model was tested and found feasible for implementing green building projects. In addition, the model in this study is applicable to private projects because guarantee has its return. To utilize CER as a return for a financial guarantee, however, certification of CDMs (Clean Development Mechanism) for green buildings must be vitalized.

The Purpose of this paper is to suggest sustainable strategies of the project for developing large-scale environment-friendly agricultural districts (LSEAD). This study used assessment 3 indicators, efficiency, impact and sustainability of environment-friendly agricultural certification area and farmers, management situations of crop-livestock circulation center, educations for environment-friendly farming, changes of farmer's income and so on. This project has contributed to develop environment- friendly agriculture and model of LSEAD. And for sustainable development of LSEAD, it is necessary to renovate crop-livestock circulation centers, promote organic farming of resource-circulation type, converse to non-pesticide or organic farming of low pesticide one, do active marketing activities, establish a governance system of business projects and so forth.

Building Information Modeling (BIM) is an effective decision-making platform that helps to save project cost and enhance quality of construction. By generating and linking a wide variety of objects data, BIM can be effectively utilized, and it should be ensured that object properties maintain consistency throughout the project period of design, estimates, construction, maintenance and repair. This study examined how to utilize BIM data in a construction project, by linking cost and schedule data in web environment, to better utilize the information and maintain consistency of the BIM information. To do so, the model integrated WBS data and CBS data, linked them with BIM model to realize 5D simulation in web environment. As a result, cost and schedule data could be simultaneously acquired, and object properties-cost, schedule, location-as well. These are expected to contribute to developing a BIM-based automatic data-processing system in web environment.

The Construction Industry Institute (CII) developed the Project Definition Rating Index (PDRI), as a part of their Front End Planning best practices, which helps project managers assess and measure project scope definition risk elements. U.S. Green Building Council are seeing the benefits of sustainable building and Leadership in Energy and Environmental Design certification by positively impacting life cycle costs, building marketability, and organizational productivity. However, there have been no efforts to integrate these two planning tools in construction industry. By applying a supplemental tool which combines the PDRI with the LEED rating system, construction industry can develop and implement a tailored instrument that leads to total project success in sustainability. The objective of this research is to assemble a new front end planning mechanism for green buildings by incorporating the current PDRI and LEED systems.
