도심 노후산업지구 도시재생사업 사례연구 (A Case Study on Urban Regeneration Projects for Declined Industrial Districts in Downtown Area)

  • 도심의 노후 쇠퇴한 산업지구는 삶의 질과 지역경제 활성화 측면에서 새로운 산업의 유치와 도시환경개선 등의 도시재생을 필요로 한다. 본 연구는 국외 선진사례의 분석을 통하여 도심 노후산업지구 도시재생사업의 방법론적 시사점을 도출하고자 하였다. 이를 위하여 공공과 민간이 협력하여 첨단산업과 문화산업을 유치 도입함으로써 도시재생에 성공한 대표적인 사례인 미국 시애틀의 '사우스 레이크 유니언'과 포틀랜드의 '펄 디스트릭트'를 사례로 문헌고찰과 사례분석을 진행하였다. 사례분석의 결과는 다음과 같다. 첫째, 토지용도는 업무 상업 주거의 복합용도로, 건축물 용도는 업무시설 상업시설 위락시설 주거시설 등으로 변화되었다. 둘째, 보행 친화적 가로환경, 공원 및 오픈스페이스, 대중교통시설, 생활지원시설 등 이용자 중심의 기반시설이 확충되었다. 셋째, 기존 도시구조 및 조직 유지, 건축물 리노베이션, 산업유산의 보전 등을 통한 장소정체성 제고가 이루어졌다.

주거시설에 대한 CPTED 평가인증 기준 개선방안 연구 (Improvement of the Checklist for Residential Housing's Crime Prevention Accreditation Assessment)

  • 경찰청이 발간하는 범죄통계에 따르면 주거시설은 노상에 이어 범죄발생이 두 번째로 많은 장소이다. 또한 1인 가구 증가 등 사회적, 환경적 취약점으로 인해 생활의 기본요소이면서 동시에 안전함과 편안함이 핵심이어야 할 주거공간이 침입절도 등 범죄에 빈번하게 노출되고 위협에 시달리고 있다. 그리하여 본 연구에서는 주거시설 중 상대적으로 취약한 원룸, 다세대, 연립, 도시형생활주택에 대하여 환경설계를 통한 범죄예방(CPTED) 관점에서 안전을 평가하고 인증하는데 적합한 요소 및 항목을 추출하여 인증평가 지표와 점검항목을 도출하였다. 도출된 평가지표와 점검항목을 기반으로 서울 서초구, 경기 용인시, 충남 아산시에 소재한 원룸, 다세대, 연립, 도시형생활주택을 대상으로 현장조사를 실시하고 조사결과를 반영한 체크리스트 최종안을 도출하였다. 체크리스트 최종안에 포함된 평가분야는 총 7개 분야 43개 항목이며, 다양한 가점항목을 추가하여 관리자가 취한 특별한 안전조치에 대하여 점수를 획득할 수 있도록 설정하였다. 개발된 체크리스트는 다양한 규모와 유형의 주거시설을 평가할 때 시설별 특성을 고려하여 적절하게 변형하여 활용될 수 있다. 인증평가의 기본원칙과 관련하여, 범죄예방을 위해 중요한 항목들의 배점은 높게 부여하였고, 정성평가를 통해 차등 배점을 부여하는 방식을 선택하였다. 본 연구에서 개발한 체크리스트는 범죄예방전담경찰관(CPO)들이 관할지역 내 주거시설을 평가하고 범죄안전 수준이 높은 우수시설을 인증하는데 활용되고 있다.

  • The purpose of this study was to determine the incomplete aspects of the government pilot project 'Livable City Making' Also, the study was conducted to consider a plan that residents will satisfy for the realization of the project. The study used a case study and a survey method in research process. For the case study, two projects in Busan that have similar planning were chosen. The contents of the survey included the residents' interest in their housing area, their recognition and opinions of the pilot project, their satisfaction about the environmental alterations, and their thought about conditions of sustainable housing. The main results of this study were as follows. First, the residents were satisfied with the alteration of the street space and the provision of green and open spaces. Meanwhile they revealed that the preservation of the natural environment and the vitalization of community are insufficient. Second, they also believed that the construction of the pedestrian streets, the provision of parking lots, and the remodeling of the deteriorated buildings are incomplete. Third, the residents believed that the following provisions need to be made for successful sustainable housing waste discharge needs to be minimized, facilities need to be used for saving energy, opportunities for employment need to be provided within their housing areas, and safe street spaces and comfortable traffic systems need to be provided.

농어촌 취약지역 접근성 변화에 따른 생활서비스와 공간구조 변화에 관한 연구 - 고흥군 사양도 사양마을 중심으로 - (A Study on the Change of Living Service and Spatial Structure according to the Change of Accessibility in Vulnerable Areas in Rural Areas - Focusing on Sayang Village, Goheung-gun -)

  • This study investigated changes in the spatial structure of rural villages in Sayang Village, where accessibility restrictions to island areas were improved, and analyzed the spatial composition of houses according to changes in the living environment. First, despite the island's vulnerable transportation requirements being resolved by the completion of the land and bridge in 2018, the local economy continues to stagnate due to a vicious cycle of local living services and job losses. Second, when a survey of residents' changed living services was conducted through the continuation of the specification map, the scope of living areas was expanded by analyzing the frequency and place of visit of fresh food purchases, use of convenience facilities, and medical visits. Third, it is judged that the naturally formed village is composed of small roads to the inside of the village due to the disorganized street system and the form of walking instead of vehicles. Finally, as a result of analyzing the residential space of houses in fishing villages, the aging rate of houses over 30 years old was 62 (91.2%), and the average area of the first house space built was 65.2m2 to 14.1m2, an increase of 17.8% of the total area.

자연형 사운드스케이프 요소인 분수의 인지범위에 관한 실험적 연구 (An Experimental Study on the Recognition Region of Passive Soundscape Facilities Especially in Fountains)

  • The interaction between people and sound and the way how people consciously perceive their environment are central approach to soundscape research. In this respect, this paper aims to clarify the relationship between water-sound level and recognition region in urban area. As a passive soundscape facility, fountain is a useful way to give place such as public square, park identity and vitality. In this study, to know the optimistic distance and sound level range from fountain, sound levels due to distance were measured and subject responses were checked by questionnaire. As a result, levels from 63 dB to 67 dB were recommended by subjects and moving forward to fountain less satisfactory than backward. Moving forward 5 m and backward 5 m(total range 10 m): there was a difference in satisfaction ratio by 2,5 out of 10. The results of this study could be used for street furniture location design and P.A. system output level.

테마파크 형 쇼핑센터의 공간구성에 관한 연구 - 저드파트너쉽의 설계 작품을 중심으로 - (An study on the Space Composition of the Theme Park-style Shopping Center - Focused on Designed Projects by Jerde Partnership -)

  • The idea of shopping is changed from a purchase of merchandise to an experience of pleasure. This study is a space composition analysis for the introduction of theme in multi-plex shopping center design to reflect variable consumer trend and company marketing strategy, The study progressed through theoretical consideration and substance analysis about the shopping centers which had been designed by Jerd Partnership In Japan since 2000. The following is result. The path is a sole main street that is made of curve form, parallel and vertical circulating rout and movement of human being. It leads continuity. The node and landmarks have a circular court with typifier as powerful center, character of transition space and event for experience. It makes locational quality. The districts are composed of retail shops, restaurants and culture facilities and the edge is represented by closed vertical wall and parapet. It induces a domain. The characteristic of Jerde shopping center is an experience of theme environment through the path as betweenness with a story based on a main theme. It is mostly related nature or exotic element and is obviously represented at path and node. The node takes a round shape and bring about event as a court. The application of theme to the shopping center by Jerde has a significant meaning for place marketing.

GIS based Water-pollutant Buffering Zone Management

  • S. Korean Government has accelerating its efforts to enhance the quality of the drinking water. The Ministry of Environment has declared the law of securing water-pollutant buffering zone to minimize the inflow of the point and nonpoint sources into the drinking water sources. As a first phase of installing nationa-wide water-pollutant buffering zone, approximately 300km buffering zone has been delineated along the South and North Han river, the major drinking water sources for the capital area of S. Korea, which has the population of more than 12 millions. The buffering zone has the width of 1,000 meter for the special protection area, and 500 meter for the remaining area from both ends of the river. The major works have been done in three stages. Firstly, the boundaries lines of the buffering zone was delineated on the digital topographic maps. Secondly, the maps were overlayed with the cadastral maps to identify individual land parcels, the street address of the major pollutant discharging facilities, and all different types of pollutants including livestocks. Thirdly, the field work has been done as a verification. Once the buffering zone was generated, all the information for the buffering gone were created or imported from other government agencies including official land price, details of the major manufacturing facilities discharging considerable amount of pollutants, major motels and resorts, not to mention of restaurants, etc. Also, major livestock houses were located to identify the path of the pollutant inflow to the drinking water source. Further works need to be continued such as purchasing private lands within the buffering zone and change the land use in the efforts to decrease the pollutant amount and to provide more environmentally friendly space. Also, high resolution satellite imagery should be utilized in the near future as a cost-effective data source to update all the landuse activities within buffering zone.

인천 송도4공구 공동주택 외부공간 조성계획 (Landscape Design for the Song-Do Apartment Complex Development)

  • In 2004, the Incheon Urban Development Corporation held a design competition for the Song-Do apartment complex development. Several projects that won the prize in the recent design competitions were reviewed to look around the current design tendency, and current conditions of the site were surveyed. The authors tried to combine digital and environment-friendly factors, considering the site condition. Because the site is on reclaimed land and is located at the center of the information-technology industrial area, these two factors inform the main concept of this project. The site was divided into two different zones : the Ocean Zone and the Digital Zone. The 'community spaces'(community street, community plaza and so on) were designed for the various activities of the residents. The Patios, 'private' community spaces, included many facilities for play, appreciation, rest, exercise, refreshment and gathering. To avoid common landscape styles in the patios, simple and minimal forms were designed. The environmental sculptures were carefully planned, allocated and shaped with digital technology, based on the 'Present and Future of Song-Do'. The authors also tried to introduce environment-friendly factors, such as the green roof system, wall planting, and the water recycling system. This project is following the M.A. (Master Architect) process, and is still being modified to make the hi-tech and environment-friendly apartment complex.

Traffic Calming 기법의 국내적용 위한 기초적 연구 (Basic Study of Applying Traffic Calming Method in Korea)

  • 자동차의 교통흐름은 도시에서는 필수 불가결한 존재로서 도시민의 활동을 위한 생활의 일부분이다. 특히 도시민의 생활공간인 주거지 주변 도로의 위협에 대한 적절한 대책이 제시되어야 하겠다. 우리나라의 경우 승용차에 대한 극단적 생활 공간의 침해로 각종 문제를 야기되고 있음은 잘 알려진 사실이다. 본 연구의 기본 목표는 이 같은 문제의 경감 혹은 방지를 위해 시행할 수 있는 Traffic Calming 의 여러 가지 기법을 좀 더 효과적으로 적용하기 위한 우리나라의 생활도로에 관한 연구이다. 본 연구에서는 Traffic Calming 기법을 국내에 도입 및 적용함에 있어서 외국과는 다른 국내의 교통환경요인들이 어떠한 영향을 미치는지에 대한 사항을 현장조사 및 실험과 SPSS를 통한 요인분석을 실시하여 고찰하였다. 평가실험과 요인분석을 통한 결과로 Traffic Calming의 적용시 교통환경에 영향을 끼치는 보행자 안전시설, 속도를 낮추는 물리적요인, 가로경관에 관한 요인, 보행자 통행여건에 관한 요인, 보행자 편의 및 환경적 요인, 차량감속의 시각적요인의 여섯가지 요인들에 의해 크게 영향을 받고 있음을 알 수 있었다. 새롭게 Traffic Calming을 계획하고 시행하려는 지역에는 국내의 현실적인 생활도로의 환경요인을 고찰 및 분석하였기 때문에 Traffic Calming 기법의 효과와 영향력을 극대화 할 수 있을 것으로 기대된다.
