Most of the construction works in domestic are not direct undertaking work, but by a contract method including subcontracting. Therefore, a general contractor for each project jointly carry out construction work with a specialty contractor for each engineering type. However, in terms of contract, this method is not a joint venture contract, but a subcontract. Accordingly, this system can cause various problems between the prime contractor and the subcontractor. Therefore, this study aims to extract and present the actual obstacle factors in terms of specialty contract company performing specialty construction work for construction project. The presented contents are expected to present the standard for the cooperation system that the prime contractor and the subcontractor can win-win.

This study suggests architect specialty contractors' strategies by interaction analysis between construction business indicators and business performance indicators. To do this, a database was compiled for construction orders and business performance indicators of specialty contractors with KRW 7 bil. or more of assets of 1997 through 2010. The causal relationship verification and actual proof-oriented analysis were performed for architect specialty contractors. The result is analyzed that their turnover ratio of total liabilities and net worth are affecting obtention of construction orders, ultimately increasing the operating profits. Therefore, this type of specialty contractors is determined to be able to secure corporate stability by establishing a specific operation plan for the total assets.

This study is to suggest specialty contractors with countermeasures to construction orders falling off, one of the construction business indicators for the construction industry, by analyzing the impact of dwindling construction orders to business performance indicators of specialty contractors as well as identifying inter-relationships between those performance indicators. To do this study, a data was analyze for construction business indicators and business performance indicators of specialty contractors providing heavy equipment. For specialty contractors that provide and utilize heavy equipment, the amount of construction orders is imposing a lasting impact to the turnover ratio of current assets. Therefore, it is determined that a business strategy needs to be established in order to secure current assets to respond to decrease in construction orders.

This study analyzed the efficiency by using the DEA model to evaluate the competitiveness of specialty construction firms. The target of the analysis is 300 firms with continuous data from 2010 to 2017 as listed and externally listed firms. Significant analysis results are as follows. First, the efficiency of specialty construction firms is lower than that of general construction industry. Second, efficiency by type was highest in facilities construction and dismantling work. This shows that the relevant industries such as reinforced concrete works and scaffolding and demolition work are relatively efficient in specialty construction industry. Third, the efficiency of specialty construction industry is affected by economic fluctuations. When the construction industry is in the expansion phase, the efficiency value is high and the efficiency value is low in the down phase. Finally, in the scale profitability analysis, specialty construction industry was most analyzed by DRS. This means that it is effective to scale down for the efficiency of the firm.

The purpose of this study is to forecast future changes in the construction market following the reorganization of the construction production system by analyzing the possible market size in which general contractors and specialty contractors may participate in each other, and by carrying out a survey. The ratio of correlation between general construction and specialty construction industries was derived by analyzing the relevance of work area of general contractors and specialty contractors, the similarity of registration standards, and the market in which general contractors and specialty contractors may be able to mutually participate. In order to overcome the limitation of previous studies which analyze the changes in construction market based on the statistical data, and to analyze in more detail the impact of reorganization of construction production system from market participants' view, a survey targeting general contractors and specialty contractors for their willingness and method of participating in the mutual market was conducted. As a result of the survey, it was found that 52% of general contractors were willing to participate in the specialized construction market and 55.1% of specialty contractors were willing to participate in the general construction market. It was found that there was a high willingness to participate in the earthworks, reinforced concrete works, facility maintenance and management, water and sewage facility works, and interior works, and high competition is expected for projects with a scale of 500 million to less than 3 billion won. Through this study, it will be possible for general and specialty contractors to understand the changes in the construction market due to the reorganization of the construction industry production system, and to respond effectively to these changes.

It seems that the amount of construction orders has a direct relationship with the corporate stability. Therefore, this type of specialty contractors are determined to be able to obtain more orders for construction by improving current ratio.

Recently, the construction policy is rapidly changing and construction project becomes larger and more complex. Specialty contractors are in charge of the actual construction work, but they are considered to have low competence level. To strengthen competence of specialty contractors' employees, above all, it is essential to evaluate and to analyze the competence factors level for specialty contractors' employees. However, there is no in-depth research on competence factors level for specialty contractors. Therefore, the purpose of this study is to analyze the competence factor in order to find the high priority factor. The result of this study can be utilized for development of effective educational program for enhance specialty contractors' competence.

It is required to be enhancement of competitiveness for specialty contractors' employees due to specialty contractors are in charge of the actual construction work. The effective educational program for specialty contractors' employees is essential to improve the work performance of them. Therefore, the purpose of this study is to analyze level of work performance and find factors of core competence for specialty contractors' employees that can be utilized for development of effective educational program. The survey is based on CEO, Engineer and Manager in specialty contractors, and a questionnaire survey was performed to investigate the importance of job task, work load and degree of work difficulty as well as their core competence needs. The analysis result of this study can be utilized for development of effective educational program which is reflected the characteristics of specialty contractor's employees.

Recently, the restriction of contracting business between general and specialty contractors are deregulated, which means the elimination of the traditional market entry block in the Korean construction industry. It could be a threat and/or an opportunity to construction firms, and requires establishing new business strategies in order to obtain relative competitiveness between the general and the specialty. Under this change in the industry, this research performed to provide some suggestions for specialty firms in setting up their new business strategies by analyzing various changes of their competitiveness elements. This study extracted 20 core competitiveness elements from major 6 competitive categories required in doing specialty contracting business, and their relative importance between the 20 elements were measured. It was found that the specialty's relative competitiveness has been greatly changed and affected by the deregulation of the protective business restriction.

This study suggests strategies business strategies of specialty contractors by interaction analysis between business performance indicators and construction business indicators depending on operation types. To analyzing this research, a database was analyze for construction orders and business performance indicators for specialty contractors with KRW 7 billion from 1997 to 2010 yr. For organized management oriented specialty contractors, the amount of construction orders is directly affecting the corporate stability and therefore decreasing orders can negatively affect the owner's equity ratio. However, considering that the turnover ratio of total liabilities and net worth is affecting the owner's equity, an asset management plan needs to be established in a way to increase sales to the owner's equity secured with increase in construction orders. For a single leader oriented specialty contractors, the owner's equity ratio is also significantly affected by change in the amount of construction orders and some countermeasure is required. But, as liability ratio is affecting the amount of construction orders, some sort of countermeasures to decrease liability ratio is required.
