A Comparative Study on the Residential Satisfaction and Environment-Friendly Awareness depending on the Environment-Friendly Level on the Outdoor Space of the Apartment Complex - In Case of Apartment Complex in Gwangju Metropolitan City - (공동주택단지 외부공간의 친환경 수준에 따른 주민의 거주만족도와 친환경 의식 비교 연구 - 광주광역시 아파트 단지를 대상으로 -)

  • This study focused on the analysis of residential satisfaction and environment awareness depending on the environment-friendly level on the outdoor space of the housing complexes. The purpose of this study is to present basic materials of the environment-friendly outdoor space planning of housing complexes. The major findings of the study are as follows. First, the results of the comparative analysis of the satisfaction of the outdoor space of apartment complexes show that the complexes with the most application of environment-friendly elements had higher residential satisfaction. But there was no meaningful statistical difference between the complexes with the higher level of application of the environment-friendly elements and the complexes with medium level of application. Secondly, according to a comparative analysis, the overall residential satisfaction of the apartment complexes was the same as the residential satisfaction of the outdoor space. Thirdly, the results of the correlative analysis of residential satisfaction and environmental awareness showed that the satisfaction of the apartment complexes decreases as the awareness of the environment-friendly apartment complex increases. The results of this study can be used as basic materials for environment-friendly outdoor space planning of apartment complexes.

A Study on the Correlation of Residential Satisfaction of Dwellers and the Size of Housing Unit in Apartment Housing (공동주택규모와 옥내외 물리적 주거환경만족도의 상관관계 연구)

  • The purpose of this research was to analyze the correlation of residential satisfaction and the size of housing unit in apartment housing through the case study of 1,619 samples of 36 housing estates. The contents of this research consisted of two main parts. The first part was to identify the differences of residential satisfaction of dwellers, based on the size of housing unit, in apartment housing. The second part was to analyze the characteristics of residential environment, which might have an influence on the differences of residential satisfaction. the findings of this study were that the residential satisfaction of dwellers was proportional to the size of housing unit except $39m^2$ under housing unit, and the size of housing unit was not proportional to the residential satisfaction of outdoor openness exactly, but the size of housing unit was proportional to increase of the distance between building and building, and decrease of the building surface coverage ratio to outdoor area. This research will contribute to the establishment of the site planning methods which increase residential satisfaction in apartment housing, while promoting the quality of residential environment in Korea.

  • The purpose of this study is to identify the cognitive measurement scale of residential life management of apartment residents. The questionaires were distributed to 550 housewives and 392 questionaires were analyzed in this study. For the construct validity of this residential life management, the methods of factor analysis was used. As the results, 5 factors of residential life management of apartment residents were extracted. They are 1) Residential life covenience service, 2) Residential life support service, 3) Resident's activity support and announcement of managerial works. 4) Safety and order sustaining, 5) Precaution to accident.

  • The purpose of this research is to analyze the residential environment based on the physical quality indicators in apartment housing through the case study of 36 housing estate samples which were built in 1994-1998. The contents of this research consists of two main parts. The first part is to select the quality indicators based on the residential satisfaction of dwellers. The second part is to analyze the residential environment based on the selected quality indicators in apartment housing. This research will contribute to the establishment of the site planning methods which increase the quality of residential environment in apartment housing.

  • This study focused on the analysis of residential satisfaction depending on the extent of the application of environmental-friendly elements on the outdoor space of the apartment complexes. The purpose of this study is to present the basic materials of the environmental-friendly outdoor space planning of residential complexes. The major findings of the study are as follows. First, the results of the comparative analysis of the satisfaction of the outdoor space of apartment complexes show that the complexes with the most application of environmental-friendly elements had higher residential satisfaction. But, there was no meaningful statistical difference between the complexes with the highest level of application of the environmental-friendly elements and the complexes with medium level of application. Secondly, according to a comparative analysis, the overall residential satisfaction of the apartment complex was the same as the residential satisfaction of the outdoor space. Therefore, the overall satisfaction of the apartment complex seems to be influenced by the satisfaction of the outdoor space. Thirdly, the results of the correlative analysis of the satisfaction of the apartment complex showed that the satisfaction of the apartment complex increases as the satisfaction of the outdoor space of the apartment complex increases. The results of this study can be used as the basic materials for environmental-friendly outdoor space planning of apartment complexes.

  • Considering the present development situation of public rental apartment since 1982, the supply of homeless housing for low-income dwellers has contributed a amount of quantities, but has been deficient qualities in housing policy. To reflect the architect the properties of dwellers in rental apartment, this study is aimed at investigating the residential character and the consciousness of housing movement through questionaries in permanent rental apartment and fifty years period rental apartment complexes. The results of this study were as follows; The permanent rental apartment is dissatisfied with site location, site shape and building layout in housing environment view, the fifty years period rental apartment is dissatisfied with building area, rental bond, rental fee and maintenance cost in economics view. Housing type of movement preference hereafter is showed “rental apartment” as priority. Therefore, it is necessary to construct public rental apartment for low-income dwellers increasingly.

  • Residential Buildings should provide high-quality, comfortable environments to support the activities of their occupants. The indoor environment of residential buildings, which includes thermal, lighting, acoustic, and indoor air quality, has a significant impact on health and quality of life. The comfortable living environment in residential buildings result from appropriately combining these environmental quality factors, and the performance of building systems must be compatible with the activities of the occupants. The objective of this research is to investigate and analyze the relationship between physical environmental conditions and occupant responses for improving environmental quality (EQ) in apartment buildings with four different building orientations (i.e. E, W, S, N) in two different seasons (i.e. winter and summer). The occupant survey was conducted in actual apartment buildings. The Physical environmental conditions in apartment buildings differed substantially depending on space, outdoor weather conditions and building orientations. Each space within the same apartment building had different environmental conditions. Combinations of unbalanced physical environmental conditions in apartment building decrease occupants' satisfactions and their perceptions of overall residential quality. Occupants' satisfaction and their responses to physical characteristics of their residential environment is related to thermal, lighting, acoustic, and indoor air conditions in their buildings. The result from this research will help designers and researchers to identify problems and develop solutions for improving environmental quality from the occupants' point of view.

  • The purpose of this study was to analyze the factors of residential life management of apartment house, and to examine the tendency of demands and satisfaction according to the resident's characteristics. As the result, 5 factors of residential life management of apartment house were extracted. They are I. Residential life accommodation service, II. Residential life support service, III.   • The primary purpose of this study is to provide the managerial guidelines for the comprehensive apartment improvement planning. This plan will consider the time-serial apartment management plan. Through a questionnaire survey, residential satisfactions and demands on apartment units, apartment building and site amenities were investigated. Based on the statistical analysis, residents' demands were assessed. The resident groups were categorized into the three groups considering the apartments' life span where they were living. The results from the statistical analysis were finally compared with the long-term apartment management plan demonstrated in the Housing Code of the Ministry of Construction and Transportation. The major findings of this study were as follows. First, residential satisfaction on the equipments in apartment units was higher than that on the unit plans. Residents' satisfaction on the communal facilities in apartment sites was lower than that on the other factors. Thus, apartment unit plans and communal facilities in sites need to be improved. Second, though we had the three residents' groups, for the results of the residential satisfaction, the groups were divided into two groups: 'less than 10 years group'and 'over than 10 years group'. Considering the residents' demands for the apartment improvement according to the life span of apartment complexes, the habitability factor was demanded by 'the less than 10 years group' and the safety factor by 'the over than 10 years group'. Compared the residents' demands for apartment improvements with the long-term apartment management plan demonstrated in the Housing Code, the improvement cycles demanded by residents were shorter than those in the code. Thus, the management plan in the code should be reconsidered.
