주민참여형 주거지 재생사업에 대한 고령거주자의 사업 만족도 결정요소 연구 - 연남동 사업지구를 대상으로 - (A Study on Determinants of Elderly Residental Satisfaction on the Planned Elements of the Participatory Residential Environment Improving Projects - Focused on the Project of Yonnam-dong -)

  • The purpose of this study is to estimate the determinants of Elderly Residental Satisfaction on the residential environment improving projects and suggest the political implications. The survey include questionnaires about the satisfaction level on the project physical and non-physical maintenance factors. The results were statistically analyzed by Correlation Analysis and Regression Analysis. As the result of the study, firstly, it shows that 'traffic and improve pedestrian environment' and 'improved parking environment' factors that are important to the satisfaction of the elderly residents of a high impact on the business component a physical maintenance. Secondly, it shows that 'home improvement and management support' and 'economic foundation' factors that are important to the satisfaction of the elderly residents of a high impact on the business component a non-physical maintenance. The results of analysis on the determinants of Elderly Residental Satisfaction on the residential environment improving projects of Yonnam project may be important foundation for future strategies for improvement.

아동의 외부활동을 고려한 택지개발지구 주거지 외부공간 계획에 관한 연구 (A Study on the Planning of the Housing Outdoor Space of the Residential Land Development District for Children's Outdoor Activities)

  • The purpose of this study is to provide the guideline of the outdoor space of residential land development district for children's outdoor activites. This study was accomplished by the valuation of the physical environment of 5 residential land development districts, the analyzation of behavioral mapping about children's outdoor activities, and the analyzation of satisfaction and the consciousness of 190 residents(parents) & 230 children. Especially, outdoor spaces were divided into 6 parts (play space, education facility, commercial facility, green space, and empty space & parking lot). And than, 6 outdoor spaces were valuated about the physical characters such as accessibility, network, safety, variety, functional, natural elements. Also, the survey for residents and children's consciousness were used the Likert scale. According to the result of this study, many parts of the housing area were not good for children's activities, and resident's satisfaction was low. In the sample areas, negative factors were car and motorcycle. And many residents were pointed out the lack of natural elements, variety, and safety of outdoor space in dwelling area. Finally, this study suggested the guideline children's activities based on the result of analyzation of valuation, behavioral mapping, and survey.

  • The improvement of perspectives on dark and limited underground space could be an important factor in successful underground space development. Current trend in the apartment underground parking lot requires not only quantitatively energy efficient design and operation, but also qualitative improvement of the space. For this, we need to consider two factors: Firstly, to understand the characteristics of the fluorescent lamp. Secondly, to improve the uniformity ratio of illuminance. In winter season, a way to keep the uniformity and a method not to lower the indoor illuminance level by cold ambient air. Therefore, a change in interval and arrangement of the lighting fixtures is required. Also, in their operation, current time-fixed control method needs to be changed into the control that method considers the use pattern.

  • Because the construction type SFRB is completely different in comparison with that of RC apartment the construction and work process, which are currently used, have to be changed. The main purpose of study is to analyze the difficulties of this construction and to apply the technology for other construction area. In this study, it is investigated to the problems of construction for SFRB and the construction method of PC panel fabricated on SFRB in Yongin goosng. Later, it is estimated prefabricated method had an great effect on PC panel System as lower cost and shorter schedule in SFRB. The Precast concrete framed System has many merit than the reinforced concrete structures system at constructability, structural safety and quality, therefore, it will be widely applied at parking structure in the future.

복합주택의 외부공간 형성요인과 활용방안에 관한 연구 -대구광역시 시지택지개발지구를 대상으로- (A Study on the Application and the Forming Factors of the Outdoor-Space of the Mixed-Use Dwellings -Focused on Si-Ji Housing Development District in Daegu-)

  • It seems that outdoor-space has been properly neither planned nor used in the Mixed-Use Dwellings. The purpose of this research is to analyze the present condition and problems of outdoor-space utilization in the Mixed-Use Dwellings to find the application and the correlativity between outdoor-space types and forming factors. The results are as follows; 1) Entire samples of outdoor-space are classified into 6 groups by the road and site jointing type and the building layout type. 2) There are 5 prime factors forming and utilizing outdoor-space, which are the hierarchy of the road, the way of parking area utilization, the types of business in the commercial part, combining type of two uses which are residential and commercial, and the type of access to each part of them. 3) Amongst the factors, the way of parking area utilization, combining type, and the type of access are greatly related to the type of outdoor-space in the Mixed-Use Dwellings.

주상복합건축물의 심의평가에 관한 연구 -서울시 건축(1)심의를 중심으로 - (A Study on the Architectural Evaluation for the Commercial-Residential Complex - Focused on the Seoul Building Design Review -)

  • In this Study, it was investigated what the critical elements of the Architectural Review by the Seoul Building Design Committee were. The critical elements selected by the members of committee were systematically analyzed. They were based on the 169 cases reviewed by the Building Design Committee. The committee consists of Professors, famous architects, architectural experts and official members. Thus, the critical elements selected by the committee can be regarded as the important criteria for the forthcoming architectural reviewing process. The critical elements selected by 960 members of the committee were classified by the frequency. The results in this study showed that the critical elements were ordered as follows: (1)floor plan, (2)landscape gardening, (3)form, (4)open space, (5)structure, (6)plan for preventing disasters, (7)circulation for men and cars, (8)facilities, (9)parking, (10)revision of drawings and documents. These criteria of the architectural evaluation established by the Seoul Building Design Committee can be applied to the fundamental preparation of the architectural review.

재한외국인의 주거실태 및 주거만족도에 관한 연구 -서울, 경기 지역을 중심으로- (A Study on Housing Situation and Residential Satisfaction of Foreigners in Korea -Focusing on Seoul and Kyonggi Province-)

  • 본 연구는 재한외국인의 주거실태와 주거만족도를 조사하고 이들의 주거만족도에 영향을 미치는 요인을 파악하는 것을 목적으로 한다. 이를 위해 서울 및 경기도에 거주하는 재한외국인을 대상으로 설문조사를 실시하였으며 총 132부의 설문을 최종 분석에 사용하였다. 분석 결과 응답자들은 대부분 중국국적으로 평균연령은 45.7세였다. 주택소유형태는 90% 이상이 차가였으며, 주택유형은 단독주택이 가장 많았다. 전반적인 주거만족도 점수는 3.43점으로 보통 이상이었으나 주차공간과 노후도, 공간구성에 대한 만족도가 가장 낮았다. 주거만족도 변수에 대한 요인분석 결과 '공간계획 및 구성,' '시설설비,' '생활편의시설,' '생활환경,' '주거비부담'과 관련된 5개 요인이 도출되었다. 이들 5개 요인이 주거만족도에 미치는 영향을 파악하기 위한 중회귀분석 결과 '공간계획 및 구성'과 관련된 요인의 영향이 가장 큰 것으로 나타났다.

주거환경개선사업이후 주거 환경 변화에 관한 연구 - 대구광역시 주거환경개선사업의 물리적 환경 분석을 중심으로 - (A Study on the Changes in Residential Environments after Residential Environments Improvement Projects)

  • This research aims at analyzing the changes in residential environment after a residential environment improvement project focusing on the analysis into the physical environment of a residential environment improvement project, and examining in what direction the changes by residents' own efforts occurred after public support, such as infrastructure. The present residence development method has become different from the previous pulling down method and is focused on regeneration. By examining in what direction the target residence is being changed because of the development by residents' own efforts after the government's public investment at this time, this study also aims at investigating the direction to develop a guideline for residential improvement for later improvement of deteriorated residence. As for the contents of the analysis, changes in public support, such as infrastructure, and other areas after the residential environment improvement project were compared and analyzed from the land use, street system, and condition of buildings before the residential environment improvement project through field survey, geographic information system(GIS), registered land and building data and so on. The biggest change since the support from the government was that at the beginning of the project, the application of special provision of building laws and different financial supports led to lots of newly built buildings. Since then, their number has decreased rapidly, and in most cases, there have been some changes in part, such as changes in the use of land or repair of disposal tanks. Most newly built buildings were multi-household houses, and it has caused road capacity and parking lot capacity, etc., to be exceeded, which has worsened the pleasantness of the living environment. In addition, other problems have also appeared, for example, the lack of residence supporting facilities yet with a higher level of residential density. Regarding the changes in the residential environment after the residential environment improvement project, maintenance of houses were conducted in some degree as diverse alleviation policies to improve poor residence, yet the absence of the guideline for the direction of developing the whole district has made the residence environment more dense and deteriorated. To solve these problems, in advance to a residential improvement project, specific management methods based on short-, mid- and long-term plans for the direction of development by residents' own efforts and a sustainable guideline seem to be necessary.

도시유역의 침투시설 설치위치와 종류에 따른 유출저감효과 분석 (Analysis of Runoff Reduction Effect of Infiltration Facility Installation Position and Kinds of Infiltration in Urban Basin)

  • 본 연구는 침투시설의 설치위치와 종류에 따른 유출저감효과를 WinSLAMM 모형을 이용하여 분석한 것이다. 본 연구의 대상유역은 Driveway 38%, Residential Area 8%, Parking Storage 8%, Sidewalk 8%, Playground 8%, 투수유역(Landscaped Area) 30%와 같이 토지이용별로 구획된 총면적 $0.25km^2$의 전형적으로 도시화된 가상유역으로 설정하였다. 침투시설 설치에서 중요한 요소 중 하나인 시설의 포화를 고려하기 위하여 10mm/hr~30mm/hr범위의 강우를 적용하였으며, 설치위치와 종류별 침투시설의 정량적인 유출저감효과를 비교하기 위하여 Residential Area, Parking Storage, Playground와 같은 유역내 불투수유역과 유출구에 해당하는 Outfall에 일정한 규모의 침투트렌치와 침투통을 설치하였다. 침투시설은 강우의 크기에 따라 시설의 포화가 진행되며 일정 규모 이상의 강우 발생시 침투기능을 상실하므로 강우의 크기에 맞는 포화시점을 찾아 적절한 규모로 설치해야하고, 경호우에서 유역내의 침투시설의 가용면적을 증가시키면 유출저감효과도 증가하였으나, 강우가 커질수록 상대적으로 가용면적이 큰 유출구와 차이가 없거나 오히려 더 낮은 유출저감효과가 나타나기도 하였다. 또한 설치위치에 침투시설을 비교한 결과, 경호우의 경우 동일한 유출저감효과가 나타났으나, 침투트렌치가 포화에 이루어지기 전까지는 유출저감효과가 더 높았으며, 유출구에서는 침투트렌치가 침투통보다 더 높은 유출저감효과가 나타났다. 침투시설의 병행설치시 경호우에서는 병행설치의 효과가 없었으나 강우강도가 증가할수록 효과가 뚜렷하게 나타났고, 유역내 침투시설의 병행설치시 가용면적을 증가시킬수록 유출저감효과도 증가하여 경호우 이상의 강우에서 병행설치를 고려되어야한다는 결론을 얻었다.

어린이공원 주변공간의 환경계획요인에 관한 연구 - 전문가 의식조사를 중심으로 - (A Study on the Environmental Design Factors of Children's Park Access Area - A Survey Focusing on the Perceptions of Professional Groups -)

  • This study seeks to identify elements of spatial planning for areas surrounding children's parks in order to improve child safety. It will identify different aspects of child safety and extract elements of safety planning for the areas surrounding children's parks from a literature review of both domestic and international research. The study classifies the space between one's residence and the children's park as either a "means of access", such as pedestrian walkways and streets, or a "boundary", which consists of the entrance, exit, and fences; then, the derived safety planning elements were categorized in accordance with this classification. In order to ensure the validity of the planning elements, an expert survey was conducted of environment planners who specialize in the palnning and designing of residential area as well as government employees who are in direct charge of managing children's parks. The survey findings were as follow. First, the pedestrian walkway(means of access) near the park is the most crucial factor in regards to the safety of children, followed by the entrance and exit(boundary), fency(boundary), and streets (means of access), in descending order of importance. Thus, improving the safety of the pedestrian walkway should be considered first and foremost, and it should precede improving the surrounding streets. Second, an investigation of the need for safety devices near the children's park showed that securing visibility, through the installation of an illegal parking prevention device, is imperative. Illegal parking near children's parks poses a grave risk to pedestrian safety and demands immediate action. Furthermore, a section of streets within 300m of the park entrance should be designated as a children protection zone, in addition to the designation of school zones near elementary schools.
