도시거점내 제2종 일반주거지역 상업화 확산과 원인 분석 (A study on the commercialization cause of 2nd class residential area in urban center)

  • The purpose of this study is to find out the commercialization cause of 2nd class residential area in urban center as basic research to protect urban residential area against the pressure of commercialization. Through the research that are based on literature, field survey and urban planning map, it analysed the commercialization cause of selected two sites under similar urban condition ; to be a nearby subway station and to be a famous commercial street in site, etc. The consequences of this study are summarized as follows ; First the distance between subway station and residential block and residential commercialization are in inverse proportion each other. Second, the corner lot of a block and the access street directly connected collector street are very important factors to spread commercialization to residential area. Finally, nevertheless first and second results, there is square zone which is very high rate of commercialization within one regardless the distance between subway and residential block. the maximum range of square zone is assumed about 250 meter based on case study.

  • The purpose of this study is to find out the commercialization characteristics of 2nd class residential district in innercity railway station area as basic research to protect urban residential area against the pressure of commercialization. Through the research that are based on literature, field survey and urban planning map, it analysed the commercialization characteristic of selected three sites under similar urban condition; to be a nearby subway station and to be a famous commercial street in site, etc. The consequences of this study are summarized as follows; First it finds the commercialized lots in all blocks that adjoin blocks of upper class zoning. Second it is in inverse proportion between the commercialization of lots and the distance from subway station to residential block. Third, the corner lot of a block and the access road directly connected collector road are very important factors to spread commercialization to residential area. Finally, it finds the difference of the commercialization degree of 2nd class residential zone according to arrange main commercial street and the 2nd class residential block; vertical arrangement and horizontal arrangement.

  • The purpose of this study is to analyze a Characteristics of block formation and commercialization of residential books commercial area along urban arteries on Teheran-ro in Seoul.   • Low-rise Residential neighborhoods of Hongdae area, Garosu-gil, Samchung-dong, Itawon etc. are currently emerging new spaces for cultural consumption in the city. Nonetheless undiscerning excessive commercialization often results in monotonous urban space and deportation of residents and leaders of change; Due to commercialization and popularization recently this phenomenon is influencing surrounding low-rise residential neighborhoods. The main objective of this study is to examine how surrounding low-rise residential neighborhood transforms according to the expansion of culture-commerce spaces. Hongdae area's culture-commerce spaces and its expansion into Yeonnam-dong is investigated in specific. Especially attributes and main causes of transformation in physical and experiential space of neighborhood living facilities and residential buildings, when changed into culture-commerce related use is examined in detail. The expansion of culture-commerce space of Hongdae to Yeonnam-dong area has positive meaning in aspects of everyday experience. First, physical alteration of street-building relation increases direct and indirect contact of people. Contact opportunity carries important meaning in sense that it is prerequisite for next stage contact of network and exchange. Second, culture-commerce related programs provide the third place, where various leisure activities can take place. Attributes of transformation and positive meaning of culture-commerce spaces expanding its territory presents the need of management.

The Correlation Research between Lifestyle Changes and Evolution of Residential Communities - Based on a Survey of Shanghai, China

  • From 1990s to the present, in China, residential communities has developed rapidly in terms of government policies and living environments. With economic development, dwelling commercialization and socialization gradually reshaped the housing distribution system and local government management in Chinese urban area. After this process, dwellings were endowed with commodity attributes, which were planned and designed depending on residents' requirements of life. During the 30 years of social transformation, Chinese citizens' lifestyle also had huge changes. In this period, the forms of residential area improved constantly to keep pace with social development. This study aims to research the features of contemporary communities and survey citizens' lifestyle changes to find the reasons of the evolution of communities. Moreover, in this paper, there is a clear explanation of the reasons why gated communities are popular in Chinese urban area. In addition, comprehensive data analysis is derived from a questionnaire administered in Shanghai, China. In this part, the questionnaire surveys what factors about lifestyle influence the transformation of living environments and residential buildings. The results of survey show that residents have housing preferences dependent on their lifestyles, and their daily needs related with environmental features.

Propane-DME 혼합비율에 따른 가정용 가스레인지의 열효율 특성에 관한 실험적 연구 (An Experimental Study on Thermal Efficiency Characteristics with Propane-DME Mixture Ratio for Residential Gas Range)

  • 본 연구는 현재 상용화를 추진중인 Propane-DME(dimethyl ether) 혼합가스를 가정용 가스레인지에 적용하였을 경우 각 버너에서의 열효율 특성이 KS 기준에 부합되는지를 알아보기 위하여 국내 4개사의 가정용 가스레인지를 대상으로 Propane 100%인 가스와 Propane-DME 혼합비율이 $80%{\sim}20%$(wt.%)인 혼합 가스에 대하여 실험을 수행하였다. 실험결과, DME의 발열량이 낮아 DME 혼합비율이 높아질수록 열효율은 감소하는 것을 알 수 있었다. 또한, 4개사 중 1개사의 제품은 Propane-DME 혼합비율이 $80%{\sim}20%$(wt.%)인 혼합가스를 사용하였을 경우 열효율이 KS 기준인 40%에 미치지 못하는 것으로 나타났다. 이에, Propane-DME 혼합비율이 $80%{\sim}20%$(wt.%)인 혼합가스를 가정용 가스레인지에 적용하기 위해서는 적정한 기준개발이 요구된다.

  • In this paper a new kind of unit-prefabricated building is shown. The unit-prefabricated buildings are made up living unit, energy unit, water unit. The design trend implemented the energy insulation, solar PV panels, energy storage system which are maintained for zero energy buildings. We made a prototype for zero energy flexible residential unit. The first step, we was evaluated the physical performance, insulation, airtightness. The second step, we was evaluated energy performance building to design heating and cooling system to combined PV system. As a results, the insulation performance wall was $0.18W/(m^2{\cdot}K)$. The results of air-tightness was 12.13 ACH@50 (1/h). The building energy demand ratings and solar energy generation has the possible to be ballanced.

  • The development of bipolar plate having high efficiency and chemical properties has a major impact on fuel cell applications commercialization. Even though graphite bipolar plate has high electric conductivity and chemical resistance, it has demerits about mass production and brittle property for commercialization. Hence, metallic bipolar plate can be substitute for fuel cell bipolar plate. Although its inadequate corrosion behavior under PEMFC environment lead to a deterioration of membrane by dissolved metal ions, metallic bipolar plate for PEMFC is more suitable for automotive and residential power generation system because of its high mechanical strength, low gas permeability and applicability to mass production. Therefore, several types of coating has been applied to prevent corrosion and oxide film growth and to achieve more high durability. This work presents durability of coated metal bipolar plate for low temperature PEMFC which made for fuel cell vehicle. This results showed surface treatment increase long-term durability, even electric conductivity and corrosion resistance.

Flexible Zoning and Mixed Use in Seoul, Korea Planning Implications of Seoul's Zoning Model

  • Zoning has long been criticized for its negative effects and has been taken for granted that zoning works as a hurdle to urban diversity. Responses in the US have emphasized more fine-grained zoning approaches that plan mixed use. This paper introduces and evaluates Seoul's zoning system as a possible alternative. While US zoning regulations have relied on distinguishing ever larger numbers of land use zoning categories, Seoul has opted to integrate new land uses into existing classifications, allowing for greater flexibility of use in each zone. Using municipal building records to evaluate land use in three mid-density residential districts, this paper demonstrates that Seoul's flexible zoning is capable of producing diverse mixed use neighborhoods. It then highlights the potential downside of this approach, showing that flexibility allows for the commercialization and sectoral gentrification of residential districts. It concludes by suggesting that a combination of flexible zones and more fine-grained plans would capture the advantages of both US and Korean planning.

시뮬레이션 기반 가정용 연료전지 시스템의 경제적 운전전략에 관한 연구 (A Simulation based Study on the Economical Operating Strategies for a Residential Fuel Cell System)

  • In case of residential fuel cell system, it is significant to stably supply heat and power to a house with high efficiency and low cost for the successful commercialization. In this paper, the control strategy analysis has been performed to minimize the total cost including capital and operating cost of the residential fuel cell system. The proposed analysis methodology is based on the simulator including the efficiency models as well as the cost data for fuel cell components. The load control strategy is the key factor to decide the system efficiency and thus the cost analysis is performed when the fuel cell system is operated for several different load control logics. Additionally, annual efficiency of the system based on the seasonal load data is calculated since system efficiency is changeable according to the electric and heat demand change. As a result, the hybrid load control combined electricity oriented control and heat oriented control has the most economical operation.
