일본의 임대주택제도 및 농촌주택사업에 관한 연구 (A Study on Public Rental Housing Policies and Rural Housing Projects in Japan)

  • To ensure the revitalization of rural communities with viable levels of population, various agricultural policies are needed. Attaining this goal demands a comprehensive plan to improve rural housing conditions in general, along with more proactive policies dealing with existing rural housing problems by providing public housing options. The purpose of this paper is to suggest a set of base data which can provide direction when proposing prospective housing policies which comply the peculiar and changing needs of rural communities. To establish the base data, the study reviewed all the relevant issues, requirements and resources in the course of developing rural housing regulations and policies. Some municipal organizations have implemented independent housing programs for returning farmers. They provide one-stop service corners to provide returning farmers comprehensive counseling and information about employment, child-rearing and education, housing, and etc. in their municipals. Agricultural housing projects nowadays focus on promoting voluntary establishments of local communities by providing comprehensive plans for public housing, idyllic housing and other interchange facilities. Recent trends on housing project take into consideration both residential areas and their surrounding landscapes at minimum investment possible. The efficient investment of regional housing development lies in the simultaneous consideration on both the construction and operation and management of housing development from beginning to end.

  • 현재 코로나 19로 인한 비대면 상황이 지속되면서 온라인 쇼핑의 수요가 증가함에 따라 불필요한 의류자원 낭비 증가와 온라인 거래에서의 배송문제가 제기되고 있다. 본 논문은, 위치기반 서비스 기술을 활용한 의류를 공유할 수 있는 의류대여 서비스를 제안하고, 시스템을 구축해 봄으로써 앞에서 제기된 문제점을 해결하고자 한다. 의류대여 플랫폼을 제공하고 이용자와 대여자가 직접만나 직거래를 한다. 이로써 새로운 거래문화 형성 및 사회적 자원낭비 감소효과에 도움을 줄 수 있는 의류대여 플랫폼을 제안한다.

Research on Development of Housing Welfare Program Satisfaction Evaluation Tool -Focusing on housing welfare programs for residents of long-term public rental housing in Seoul-

  • Purpose: The purpose of this study is to develop a satisfaction evaluation survey tool that reflects the characteristics of the program for housing welfare supported in long-term public rental housing in Seoul. Research design, data and methodology: The main research methods of the study were review of previous studies, literature review, and expert consultation. Results: First, the characteristics of each housing welfare program being promoted by Seoul City were summarized, and the characteristics were reflected in the evaluation survey tool. Second, the SERVOUAL model, a service quality model, was used to measure satisfaction with the housing welfare program and modified to suit the characteristics of the program. Third, an evaluation survey tool was constructed by dividing the evaluation tool into common questions and individual questions, and for the operation and sustainability of the housing welfare program, rather than just evaluating satisfaction, program loyalty was used as a survey item. Fourth, through expert advice, more than 10 evaluation questions for each housing welfare program were revised. Conclusions: The results of future research are expected to be used to prepare practical operation plans through annual monitoring of housing welfare programs and comparative analysis between programs.

K-FARM 프레임워크 구축을 위한 국내외 사례 분석 및 유형분류 (Analysis on Cases and Classification of Types for the Construction of K-FARM Framework)

  • As the measures for solving problems of modern city and farming & fishing villages through mutual cooperation and complementation, this study aims to present an integrated rural area development model by changing the farming & fishing villages from a food production-focused space to a service space for the whole nation including urban residents, into the direction of creating new vitality and jobs in farming & fishing villages. In order to establish a service space that could increase the life quality and happiness of the people, this study presented the K-FARM framework types that would integrate and arrange total four themes such as rental farm, experience farm, stay farm, and management farm. In case when this K-FARM framework is applied to rural areas adjacent to cities, especially farming & fishing villages around innovative cities, there would be great effects such as expansion of exchanges between public institutions and local residents of innovative cities. Especially, the theme model classified into four types could be applied suitable for the characteristics of farming & fishing village development project district that is currently operated. Meanwhile, to realize the construction of K-FARM framework, on top of demand analysis of rental farm, it would be also necessary to additionally analyze the urban residents' demand for experience farm and management farm.

1인 거주 쉐어하우스 연구에서 만족도 조사항목 추출에 관한 연구 (A Study on the Deduction of Satisfaction Survey Factors in the Study of One-person Living Sharehouse)

  • Sharehouse has been supplied as an alternative to solving the steadily increasing one-room housing problem of single-person households every year, and it is necessary to investigate the satisfaction of residents who actually live in sharehouse through P.O.E. Therefore, this study analyzed priror researches related to the existing one-person households, sharehouses, and satisfaction surveys, and summarized indicators with high relevance and frequency to derive satisfaction survey factors that can clearly evaluate the improvement architectural plan of sharehouses. As a result, it was classified into 4 items in the 'general information' category to investigate the status, housing rental type, and housing cost of the sharehouse, 15 factors in the 'peripheral environment' category to evaluate the safety, 3 factors in the 'community' category, and 17 factors in the space (facility) and service category. In the "General Information" section, the overall one-person housing satisfaction, desired sharehouse type, housing rental type, housing cost, and living expenses were reduced. In the "Surrounding Environment", accessibility to public office, accessibility to cultural facilities, accessibility to medical facilities, accessibility to work and school, convenience stores, noise pollution and safety. In addition, in the "community" section, it consists of interactions with various people, relationships with housemates and in the "space (facilities) and service" section, heating, waterproof, soundproof, ventilation, moisture and condensation blocking, facility management, interior, room size, built-in furniture, storage space, laundry, parking. Most of the scales for each factor were 5-point Likert scales, allowing evaluation of the degree of satisfaction, and some factors presented criteria to induce structured answers. Therfore, it is expected that the survey will be conducted on residents who actually live by deriving factors for the satisfaction survey of one-person households living in the sharehouse, and the current status of the sharehouse will be identified, and the degree of satisfaction will be analyzed to be used for research.

  • Cloud computing evolve as a cost effective business model for IT companies to focus on their core business without perturbing on infrastructure related issues. Hence, major IT firms and Small & Medium Enterprises (SME) are adopting cloud services on rental basis from cloud providers. Cloud Service level agreements (SLA) act as a key liaison between consumers and providers on renting Anything as a Service (AaaS). Design of such an agreement must aim for greater profit to providers as well as assured availability of services to consumers. However in reality, cloud SLA is not satisfying the parties involved because of its inherent complex nature and issues. Also currently most of the agreements are unilateral to favour the provider. This study focuses on comprehensive, 360-degree survey on different aspects of the cloud service agreements. We detailed the life cycle of SLA based on negotiation, different types of SLA, current standards, languages & characteristics, metrics and issues involved in it. This study will help the cloud actors to understand and evaluate the agreements and to make firm decision on negotiation. The need for standardized, bilateral, semantic SLA has also been proposed.

건물 외벽청소 로봇의 비즈니스 모델 개발 (Business Model Development of Facade Cleaning Robot)

  • We develop a business model for facade cleaning service robot system that provides service by meeting the market needs and environments. The size of the facade cleaning market is growing rapidly in recent years due to the increasing importance of indoor space and the modern trend of building construction methods. Also, maintenance of exterior appearance of buildings has become an important factor in residential and commercial facilities. Though demand for facade cleaning services is rising, the current facade cleaning services are performed dangerously in a human labor-dependent way. It is desirable that the existing human resource service should be replaced with robot-based services. In addition, quantitative analysis of rental pricing model was conducted to propose effective launch of products to the market. The robot system is economically attractive from the consumer's point of view. When the actual facade cleaning robot service is released, it is expected that verification of the business models and more accurate analysis with specific figures can be performed.

  • 카셰어링이란 공유경제의 대표적인 모델로 자동차를 소유하지 않고 필요한 시간만큼 대여 또는 이용하는 서비스이다. 이 산업은 기술의 발전, 환경 보호에 대한 인식 증가, 도시 내 교통 혼잡 문제 해결을 위한 수요 증가 등 다양한 요인에 의해 성장하고 있다. 이에 따라, 카셰어링 서비스를 제공하는 기업들은 시장 점유율 확대 및 서비스 차별화를 위해 시장 변화에 신속하게 대응할 수 있는 전략적 접근의 필요성이 대두되고 있다. 이에 따라 본 연구는 '카셰어링 기업과 기존 렌터카 업체간 개방형 혁신 활동은 어떤 효과를 야기하는가?'라는 연구문제에 천착하여 카셰어링 기업과 기존 렌터카 업체 간의 개방형 혁신을 통한 협력을 수행하는 (주)공카와 기존 렌터카 업체 간의 개방형 혁신 활동에 대한 사례 연구를 수행하였다. 연구 결과, (주)공카는 (1)수요 기반의 유연한 차량 공급체인을 구축함으로써 시장 변동에 능동적으로 대응하는 능력을 갖추고, (2)성장 자본적 지출(Growth Capex)을 현저히 절감하는 효과를 야기했으며, 공카와 렌터카 업체 양사 모두 (3)핵심 KPI 지표 향상과 재무적 성과를 기록하며 성공적인 개방형 혁신을 수행해 왔음을 확인하였다. 본 연구는 카셰어링 산업에서 본 연구는 카셰어링 산업에서 개방형 혁신이 어떻게 핵심적인 비즈니스 성장 동력으로 작용하는지를 밝히며, 자원의존 이론을 바탕으로 개방형 혁신의 성공적인 실행 조건을 실증적으로 확인하였다는 점에서 그 의의를 찾을 수 있다.

제품-서비스 시스템을 위한 서비스블루프린트 수정모형의 제안 (Suggestion on Modified Models of Service Blueprint for Product-Service System)

  • 서비스 블루프린트(Service blueprint)는 새로운 서비스 시스템을 제안하는 단계에서 고객을 중심으로 각 서비스 요소 간의 상호작용을 한 눈에 보여 주고 서비스 전체의 흐름을 파악하기 위해 사용되는 것으로서 온라인 비즈니스가 개발되기 전인 1980년대에 제안된 것이다. 그러나 오늘날의 서비스는 제품 서비스 시스템(PSS)으로 확장되거나, 온라인과 오프라인으로 채널이 다양해져, 기존의 서비스 블루프린트는 이를 표현하기에 불충분하다. 이에 본 연구는 각 비즈니스에 최적화된 서비스 블루프린트 유형을 제안하고자 하였다. 이를 위해 연구에 활용될 PSS사례 137개를 수집한 후 비즈니스 매트릭스를 제작하여 사례를 분류하고, 대표사례를 선정하여 총 두 차례의 실험을 진행하였다. 그 결과 매트릭스에 대응하는 6가지의 서비스 블루프린트 유형인 온라인 서비스형, 온라인 원격지원형, 셀프렌탈형, 온라인 주문형, 전통적 유형, 오프라인 지원형을 도출할 수 있었다. 이후 해당 유형의 적합성을 판단하기 위하여 검증을 진행하여 제안한 서비스 블루프린트의 6가지 유형이 적합함을 확인하였다. 이를 통하여 PSS디자인 또는 개발 시 비즈니스의 특성에 맞게 선택적으로 사용할 수 있음을 입증하였고, 향후 본 연구에서 제안하는 서비스 블루프린트의 유형이 클라이언트에게 효과적으로 전달될 수 있는 템플릿이 되길 바라며 서비스 디자이너나 개발자, 기획자와의 커뮤니케이션에도 효과적으로 사용되길 기대한다.

  • Some problems such as scale is small, lacking fund and talent are exist in SMEs. How to improve the management & e-business level of SMEs become a world problem. To solve this problem, Yunnan SME Bureau request Yunnan Information & Telecom network (YNINFO Co,. Ltd.) to develop a ASP platform-- "Interior management for Yunnan SMEs and e-business service", the platform which is convenient in use and reasonable in price has been offered to SMEs by rental way.
