The purpose of this study was to identify the universal design characteristics in residential environments. The subjects were 135 physically disabled persons who lived in the rental multi-family housing apartments in Pusan. Interview method was used for this study. They were an average age of 51 years and 63% were male. They were low income families and lived in 12 pyung ($39.75\textrm{m}^2$) apartments. They were asked about what housing characteristics were constraints in their daily living. They pointed out that the constraints in their apartments were as follows: 1) the small amount of space in the bathroom, kitchen, bedroom, and the entrance area of housing unit, 2) the unflat floor level between the bathroom and the hallway, or the balcony and the bedroom, 3) the slippery floor finish in the bathroom, 4) lack of grab bars or handrails in the bathroom and the ramp, 5) the kitchen work centers and the electric switches at improper height, and 6) the steep ramp. Therefore, the universal design characteristics in residential environments were the adequate amount of space, flat floor level, non-slippery floor finish, grab bars or handrails, accessible height, and ramp.

The present state of possesion of durable consumer's goods in on family in Korean is could be similar with that of about 25 years ago in Japan. Korea meet a period of high rate of economic growth, Japan had already experienced this 25 years ago. It would be important to predict and plan the storage space in the planning house since purchase of durable consummers' goods increase greatly as the rapid economic growth. In order to grasp the dweller's way of thinking and an attitude of living in small size house in Japan, questionaire owe prepared focusing on the "small space", possession of excess living goods and dweller's state of living. From the analysis of the answers for questionaire, the result is as follows. (1) Most of dweller's conclude that the reason of the disorder in their house is that their house in too small, so that they think the part of thier living goods must be disposed. This concept is also available even when they buy new living goods. (2) Disposal of living goods not in use, restraint of buying those are considered inevitable. In addition, changing of place of furnitures is also introduced. (3) The dweller living under 50m2 area dosen's not consider the disorder the house by the living goods. they have interest in how the tradition could be kept their home.
The Ministry of Construction & Transportation revised the full text of 'The Act for Promoting Housing Construction' that concentrated to the quantitative supply of houses into 'Housing Act' in order to improve the quantity as well as quality of housing construction and management, such as housing welfare, management or improvement of previous houses, in October 2002. Accordingly, local authority need to play more critical roles in the area of multi-family housing management and remodeling. The desirable roles of local authority called for the need are like followings: 1. Local authority should provide professional knowledge for education, direction and consultation of multi-family housing management rather keeping the previous role to control, manage and regulate it. 2. The multi-family housing management should be changed from administration and punishment to incentive-centered institutions. 3. It is necessary to consider neglected people, such as occupants of rental apartment or of a small-sized multi-family housing, who have been excepted from the subject of obligatory management under the current law. 4. For harmonious and professional housing management, local authority need to support the establishment or special companies for housing management and to strengthen the audit on trust management companies. 5. It calls for the studies on management guideline of multi-family housing, standardization of management specifics, reasonable standard for special mending appropriation amount, etc. 6. They should lead the composition of a community by residents harmoniously and support the encouragement of community consciousness to live together.
According to "The regulations regarding the residential construction standards", residents' common spaces are restricted by the standards on building facilities. In a typical apartment complex, residents' communal facilities are represented by a children's playground, a elderly social station, and a management office. However, these residents' communal facilities do not reflect residents' composition characteristics. Multidisciplinary research and experimentation to enable the community of housing complex are being actively conducted. In these situation, we observed institutional improvement about installing standard of community space, and analysed the tendency. The purpose of this study is to propose practical institutions to review the institutional improvement. We conducted a case study where was renovated the community space according to the new standard. As a results, the installing standard of the community space has changed in the direction to increase the autonomy of resident. These results raise the practical performance of the community space, and it has the effect of increasing the satisfaction of the residential environment. The results of this study suggest an alternative to the institutional aspects and planning aspects for community activation in housing complex.

Jeonse is a unique property rental system in Korea in which a tenant pays a part of the price of a leased property as a fixed amount security deposit and gets back the entire deposit when the tenant moves out at the end of the tenancy. Jeonse deposit is very important in the Korean real estate market since it is directly related to the residential property sales price and it is a key indicator to predict future real estate market trend. Jeonse deposit data shows a skewed and heteroscedastic distribution and the commonly used mean regression model may be inappropriate for the analysis of Jeonse deposit data. In this paper, we apply a Bayesian quantile regression model to analyze Jeonse deposit data, which is non-parametric and does not require any distributional assumptions. Analysis results show that the quantile regression coefficients of most explanatory variables change dramatically for different quantiles. The regression coefficients of some variables have different signs for different quantiles, implying that even the same variable may affect the Jeonse deposit in the opposite direction depending on the amount of deposit.
The purpose of this study was to figure out the urban establishing families' economic structures(income, expenditure, assets, first-present-future housing cost etc.), the states of first-present housing, the future housing plans, and the housing preferences. For this purpose 274 establishing families in Seoul and its metro-politan area were interviewed through the standardized questionnares. Finally 264 questionnares were analyzed. The major findings were as follows; 1. The important source of their monthly incomes was the labor income. But there was often the transfer income from their parents. And the important items of monthly expenditures were savings and foods. In higher income classes, the traffic cost was important relatively. 2. It was found that the urban establishing families were very dependent on their parents for their first-present housing costs. The dependency was stronger in high education classes compared to the low. This was the case in future housing costs. 3. The states and changes of first-present housing showed the demands for an apartment, homeowership, and privacy. These tendencies were higher in high education classes compared to low education classes, but the demands for future housing were according to the monthly income. The present locations were determined majorly by the distance from office and parents. 4. Their housing preferences were different from the present housing states. Furnished rental housing, open living space, large common spaces, and common using of unusual appliances etc. were more preferred by high education classes compared to low education classes.
The purpose of this study was to identify the effect of living cost reduction through social welfare services and programs and to suggest the further ways of saving living cost for low-income households. For the research purpose, low-income household type was divided into three representative groups such as senior household, household with school-aged children, and household with the disabled based on the literature review. Four case households which live in permanent rental apartment in Seoul were selected as research subjects. During March 14~April 10, 2010, each household was interviewed to examine the details of monthly income and expenditure structure and types of welfare services receiving. Although some differences exist among cases, there was a definite living cost reduction effect through welfare services and programs from 12% to 150%. Household with school-aged children required diversified education programs corresponding to the children's age. Meanwhile, households including senior and the disabled indicated the necessity of convenient transportation system.

This study investigated and analyzed the rise and fall trend of enrolled students during the recent 30 years with the subject of 607 elementary schools in 11 Education Support Centers (25 Gu-districts) in Seoul to provide the basic data related to establishing the school accommodation plan of the Seoul Education Office. In particular, the study focuses on the 53 small schools in Seoul and examines whether a correlation exists between the 8 factors of the school accommodation plan and the increasing and decreasing of enrolled student numbers. First, 'school establishment policy' should not be a short-term therapy but a long-term and predictable sustainable policy. Second, among the eight factors, there seems to be a very high correlation between the 'aged low-rise house districts' and 'spatially isolated areas'. Third, 'close-packed apartment complexes' and 'rental apartment complexes' are also highly correlated. Fourth, the planning factors such as 'joint school districts, the reconstruction of apartment complexes and the connection to commercial districts' seem to be correlated to some degree. Therefore, further studies are needed to overcome these problems.

This study intends to compare the factors influencing the location of international schools on apartment sales and monthly rent prices for Songdo International School in Incheon, which has a history of more than 10 years. At the latest point, 10 years after the opening of the school, apartments in areas near international schools are divided into sales and monthly rent markets and analyzed. Songdo International City, designed as a planned city, was set as a spatial scope, and 2018-19, which is a relatively stable real estate period, was set as a temporal analysis period to avoid the overheating period of real estate after COVID-19. Considering the urban image of the "New Special Education Zone," such as the opening of Songdo Campus by private academies formed around international schools and domestic and foreign universities, the multiple regression model was applied based on the traditional Hedonic price model. As a result of the empirical analysis, first, differences in the price determinants of sales and monthly rent were confirmed. Second, the price influence of international schools was much higher than that of the variables. Third, the influence of international schools was more pronounced in the monthly rent market than in the sales market.

MaaS, which provides all-in-one service for comfort mobility for customers, has been popularly researched and developed mainly in Europe. Even in Korea, the research on MaaS is also carried out which is fit to the mobility environment and needs of Korea. Korea Land & Housing Corporation(LH) also carries out research on MaaS called 'Integrated Mobility' for the residents living in LH public apartments. This study categorised the around 800 public apartments into 12 groups based on 3 key characteristics, then analysed the preference on shared-transport services by the residents of representing apartments for the each group using C&RT method. The results show that the preference on shared-transport services such as car-sharing and ride-sharing (carpool) were higher in the apartments which are located in medium or small cities or lived by the more handicapped resident groups in mobility such as the elderly. The study suggests the method to analysis the relationship between residents' preference on shared transport services and bounded ertain areas such as apartments or districts and then to introduce shared transport service fit to target areas.
