Impact Assessment of Remodeling Works on Indoor Air Quality in a University Library Building (대학 도서관 건물 리모델링에 따른 실내공기질 영향 평가)

  • Recently, there have been a large number of remodeling (or renovation) works in old buildings in urban areas. Compared to new buildings, environmental risk might be more significant in such buildings where remodeling works are going on, since some parts of the building may still be in service for people. This study was carried out to investigate the impacts of remodeling works on the indoor air quality (IAQ) of a large building (a 22 stories university library). Indoor air monitoring was conducted during and after the remodeling works every two weeks for a one year period, and target compounds included BTEX, styrene, TVOC, carbonyl compounds such as formaldehyde and acetaldehyde. $CO,\;CO_2,\;PM_{10}$, and $PM_{2.5}$. Overall, the IAQ appeared to be recovered within two months after the remodeling works. However, in some places, concentrations of formaldehyde, toluene, xylene. and ethylbenzene showed higher levels even after works than those during the works. The results indicate that painting, glues and office furnitures are major sources of aromatic VOCs and formaldehyde. Therefore, in order to decrease the concentrations of toxic VOCs, the use of environmental-friendly building materials is strongly recommended during the remodeling works. In addition, IAQ control and management scheme (for example, baking the inside of the building) should be taken into consideration before reopening the buildings.

A Comparative Analysis on the Work Importance of Customized and Expansion Remodeling Project (맞춤형 및 증축형 리모델링 공사의 업무중요도 비교·분석)

  • This study compared and analyzed the job importance that site managers perceived by dividing the study scope into customized and expansion remodeling projects and deriving the job descriptions from previous studies. As a result, a total of 7 construction stages and 53 job descriptions were derived. As job importance in customized remodeling projects, removal and demolition works were the most important, followed by preliminary survey, and repair and reinforcement works. In addition, as job importance in expansion remodeling projects, preliminary survey is the most important, followed by civil engineering work, and repair and reinforcement works. It is considered that the job importance of the remodeling projects derived in this study will contribute to improving their job efficiency in the future.

  • As a governmental plan for real estate revitalization, remodeling vertical extension has been permitted. Thus, the Ministry of Land, Infrastructure and Transport preannounced proclaiming the revised Housing Act and establishing the remodeling basic plan, and it is anticipated that the remodeling market will be revitalized in earnest after the enforcement of remodeling vertical extension(April 25th. 2014). As vertical extension is applicable up to 3 stories, the safety of building for remodeling is becoming important, so most remodeling construction works use various methods for structural reinforcement. In this process, the selection of structural reinforcement method has depended on structural engineer's experience and knowledge and there has been a limitation in selecting the optimum structural reinforcement method which considers remodeling project characteristics. Therefore, this study analyzed the factors to determine the kinds of structural reinforcement method in a remodeling project and suggested a process to select the best structural reinforcement method of remodeling construction.

  • Markets for the apartment remodeling projects will be a major portion of the construction industry in near future. However, only partial remodeling works in the apartment were done so far. This situation caused bad impact to expand the remodeling markets and less profits of the remodeling projects. In order to solve this problem, many other researches were done previously to Improve profits of the apartment remodeling projects. However, the results are too theoretical to implement them and Improve profits. In this research, profitability influence factors that are possible to improve effect of the remodeling works are selected and analyzed through several studies. Then, correlation analysis is performed between the improvement level in the remodeling projects and the numerical profitability based on actual cases. The result clearly shows that some improved remodeling items are strongly related to the profit. These results lead us to the strategy to follow for the purpose of increasing profits of the remodeling projects.

  • As people pays more attention to remodeling as a method to effectively improve, maintain, and manage building properties, it is important to ensure the economic feasibility of remodeling compared to reconstruction, instead of focusing on systematic regulations. In order to identify core technologies, the study set criteria to survey cost of a remodeling project by analyzing current status of remodeling projects. Based on the criteria, the study calculated average construction cost for five remodeling projects that were conducted recently, compared the cost with new construction projects, and examined major level works that are essential in a remodeling project. Based on the major level works, the study conducted interviews with construction experts to draw core technologies in design, structure and construction of a remodeling project.

  • Remodeling of multi-family house (MFH) has emerged as a major issue in the construction industry. Many decision-makers are struggling to determine whether to conduct a remodeling because of insufficient information including standard or method for projecting the price of their facilities after remodeling works. In this context, this research has conducted for analyzing how the price of the MFH is shifted by remodeling works. To achieve this research goal, (i) fourteen MFH remodeling cases were collected and (ii) price variation for the collected cases was analyzed in order to figure out how remodeling work affects the price of MFH cases. Finally, this research suggested the factors determining price of the MFH, wherein remodeling work has been conducted. From the results of this research, it is expected that the decision-makers can understand what is the crucial factors for determining the price of their MFH when they plans remodeling, and further this research can be a corner stone for developing a model for predicting the price of MFH if remodeling would be performed.

  • Due to the increase of aged housing demolition in preparation for the rapid growth of the market, Eco-friendly remodeling demolition work which can minimize environmental destruction have been studied. However, the owner or contractor to apply for eco-friendly remodeling demolition work does not reflect the characteristics of the site can not have a potential for many variables. In addition, There is no standard which can find effective part and catch a problem by performing eco-friendly remodeling demolition. Therefore, the project owner and construction company executives in the Pre-construction stage to the implementation of eco-friendly remodeling demolition construction by providing a model for the pre-evaluating the project. In this paper, the performance of eco-friendly remodeling of demolitions is proposed for the pre-evaluating model. After the eight items were drawn affecting the performances which are influence to accomplishment of the eco-friendly remodeling demolition, evaluation criteria was suggested for each item. Also By classifying and assessing the evaluation items, It will be able to identify the problems and supplements for eco-friendly remodeling demolition. Through the final evaluation sheet, The works of the appropriacy and supplement will be checked for the eco-friendly remodeling demolition. Finally The preinvestigation model is helpful for making the plan of systematic demolition, futhermore It is contribute to the expansion of the eco-friendly remodeling demolition.

  • This study analyzed the remodeling cases of 53 public primary schools located in Seoul to grasp the trends and set the direction in remodeling public primary schools. As a result of the analysis, before the sixth Education Process major remodeling of schools was focused on increasing the number of classrooms and after the sixth Education Process public space was increased. According to development of education, frequency of remodeling is increased. But myopic remodeling works were not a surprise. It means the schools simply focused on increasing space. Therefore, the study aims to set the direction for a comprehensive and systemic remodeling plan which will serve as an opportunity to not only improve physical life of schools but also extend functional life and enhance the quality of educational environment.
