A Study of the Remodeling Techniques for Old Apartment Blocks (아파트단지 내부의 리모델링 수법에 관한 연구)

  • The rebuilding method for old apartment housing blocks has merits of providing new buildings and larger private living spaces. However, it causes many serious urban problems, such as shortage of infrastructure capacity, traffic congestion, reduction of building life, and deterioration of open space quality. Nowadays, remodeling is accepted as a way of overcoming such negative effects of the rebuilding method. This study focuses on the various techniques of remodeling. The results of this research are as follows; First, old apartment blocks provide poor level of service in general, so they have problems of bad accessibility, deterioration of facilities, and degraded landscape. In many cases, there is a hindrance from walking freely and security problem due to illegal privatization of public spaces. Second, various remodeling techniques are required to meet residents' different needs. The residents of apartment housing value private space above public space, and show low level of willingness to pay cost for remodeling. Third, based on these findings, some remodeling techniques are suggested - integration of a space to another, expansion of spaces, connection of spaces, reuses of roofs and walls, relocation and renovation of paths between buildings, and so on.

Remodeling Techniques for Reducing Greenhouse Gases Emissions in Existing Buildings (기존 건축물의 온실가스 감축을 위한 리모델링 기술 개발)

  • There are only 10 projects of the domestic greenhouse gas(GHG) emissions trading scheme in building sector (i.e., 1.5% of 652 registered projects) because the certified methodologies to reduce GHG emissions can not be applied to building sector. This study presents remodeling techniques to reduce GHG emissions in existing buildings. First of all, preconditions and related regulations were reviewed. And then, a pool of factors for GHG reduction are selected and evaluated with respect to factors for reducing energy consumption. This study also investigates the criteria and the decision making process for remodeling techniques to reduce GHG emissions. Finally, the remodeling techniques using the decision making process were grouped based on redundancy of each effect. If reducing methodologies for GHG offset program can be developed using the analyzed remodeling techniques in this study, registered projects in building sector would be increase.

  • Recently, remodeling construction project has been prevalently conducted in major city areas in Korea. However, remodeling construction project has a difficulty in conducting a construction because of non-existing drawing or lack of drawing information. To solve these problems, modeling techniques by using reverse engineering have been widely studied in other industries such as aerospace and automobile industry. But reverse engineering techniques have not been used in remodeling construction projects because those technology haven't supplied less accuracy during required time for surveying. So, this study suggests optimal method of acquiring accurate 3D laser scanner information for reverse engineering at interior remodeling project.

  • The purpose of this study is to examine the exterior remodeling examples of urban houses which have been changed to be mixed-use buildings with commercial use, and to guide the future exterior remodeling. Some of the research results are as follows: 1) Exterior remodeling of commercialized urban detached houses is focused on two-dimensional changes of exterior surface, rather than on three-dimensional changes of mass or shape. 2) Unlike commercial buildings generally relying on signboards to express their commercial nature, the exterior-renovated houses with commercial uses mainly rely on the image of whole building shape based on exterior materials and colors. 3) Installations of free-standing walls and double skins are preferred as exterior remodeling techniques, due to the structural limitation of exterior walls.

  • The purpose of this project is to greatly elevate the image of a high-technology wireless communication company by improving its office space environment through remodeling techniques. In order to accomplish this goal, the design concept was established in the direction of harmonious beauty with maximized functionality and aesthetics. Specifically, an efficient traffic line was planned in consideration of the connectivity between mutual spaces, and smooth yet strong formal aesthetics was given to such things as planes, frontal surfaces, and ceiling design, so as to do away with the existing authoritarian atmosphere and create an image of a futuristic company.

A Study on Green Remodeling Methods of Apartment Houses (공동주택의 환경친화적 리모델링 계획 방법에 관한 연구)

  • This study aims to propose Green Remodelling methods of apartment houses in Korea. Through the literature review and case studies various 'Green' Remodelling elements including environmental friendly technologies were identified and classified. Design strategies and remodeling techniques which could increase energy efficiency, reduce water and resource use, improve air qualify, improve landscape management, and improve maintenance were also investigated. Then, 'Green remodelling' methods of apartment houses are proposed as the des19n methodology of remodeling for sustainable development. The green Remodeling design methods and elements proposed by this study are proved to be simple, easy and flexible ways to enhance the environmental sustainability of the existing building.

  • Apartments amount to 58.3%, the highest proportion of domestic housing types. These apartments' lifespan (approximately 27 years) are one-third of the developed countries' housing lifespan due to the property developers and mass production. It is significantly short-cycle period considering the original physical lifespan of the apartment housing are 60 years. It has caused economic loss and environmental degradation. In recent years, research and development for the long life of the apartment housing has been actively performed, but it is limited on reconstruction and new construction. Reconstruction of existing a number of high-rise apartments is difficult owing to restrictions on the floor area ratio allowing for 40 years limit of decay resistance after the completion. Improving lifespan of the building has recently begun to receive attention as an alternative to remodeling. However, These sort of remodeling techniques tend to be focused on technology developed for the physical life extension. That means developing the techniques about dwelling-unit environment for residents satisfaction are required as well as improving physical construction. The purpose of this study is to propose and verify the Participatory Design Technique which can help the residents as the active participation in the design decision-making process.

A Study on the Improvement of Interest Support Program for Activating Green Remodeling Business (그린리모델링 사업 활성화를 위한 민간 이자지원사업 개선연구)

  • The purpose of this study is to derive priority improvement items through business expansion and efficient implementation for green remodeling business operator in order to enhance the activating of green remodeling business in a long-term perspective. For this purpose, survey of 128 business operator respondent is conducted based on 13 items. Also, priority improvements items were derived based on the results of the survey by using IPA(Importance Performance Analysis) techniques. As a result, In order to revitalize the green remodeling, it is necessary to induce market participation motivation through monetary profit. Additionally, The management of green remodeling business operator and the opinions of owners should be reviewed. In the future, the items that reflect the views of business operator and owners will be investigated and further research on improvements for expanding green remodeling 'interest subsidies on existing private buildings will be conducted.

A Case Study of Rural House Remodelling with Traditional Residence Factors (전통주거공간요소를 활용한 농촌주택 리모델링 현장적용 사례연구)

  • The purpose of this study was to prepare for developing rural house remodeling techniques utilizing the traditional residence factor. The study was carried out through both literature research and on-site research. The traditional residence space factors were identified through literature research and on-site research was carried out through analysis of the rural house remodeling cases. The results of this study was as follows ; 1) Traditional space factors were derived by literature research i. e. space arrangement (topography, direction, plane arrangement), exterior factors; walls, madang, interior factors; roofs, ondol, floors, colours. 2) The traditional residence factor utilizations of remodeling were applied a result through investigation case and analysis. Five rural houses in Namsa village, Danseong-myeon, Sangcheong-gun, Gyeongsangnam-Do were analyzed as remodeling cases including traditional residence factors. There were limitation of budget problems and material selection in the traditional residence factor utilizations of remodeling. The researchers have chosen target rural houses which applied for traditional residence factors to remodel the rural houses, and the most important factor to consider was harmony with rural unique characteristics. The researchers suggested considerations should be placed on development with energy savings and convenience in rural house remodelling.

  • This paper illustrates a comparative analysis on the economic efficiency of remodeling method that is one of major factors in totting more desirable standards and proposes to utilize LCC calculation techniques in generating a required budget for more effective quantity-based analysis that is both objective and effect. Rather than comparing only the initial lost of two different methods, it seems through to compare their entire life cycle cost that includes any repair and reconstruction/ remodeling expenses, thus generate overall quantitative analysis in objective perspective
