An Economic Evaluation Method for Remodeling Project - focusing on the rental apartment - (리모델링 사업의 경제성 평가 방안 -임대 아파트를 중심으로- .)

  • Most old apartment housing have been replaced with new ones by means of the reconstruction. But with the change of the construction environment, remodeling is introduced as a new alternative for the replacement. Remodeling is expected to reduce national loss owing to the early reconstruction of old apartments resulted from economical and functional deterioration. But there still remains a lot of problems to be first solved for Remodeling. One of those is to figure out how to perform an economic feasibility analysis effectively. The researches of remodeling done under the rally stage are not sufficient in economic feasibility for apartment housing. Therefore, this paper suggests an effective method for the economic evaluation of remodeling projects focusing on a rental high-rise apartment.

A Study on Preference of Apartments Remodeling Items for Reducing Construction Waste (건설폐기물 발생저감을 위한 공동주택 리모델링 항목의 선호도에 대한 연구)

  • Since the Enforcement Decree of the Housing Act was changed in 2007, remodeling demands have increased. For this reason, many research studies are actively discussed for vitalizing remodeling, but countermeasure plan for generated construction waste is not enough. This study aims to provide basic data for the reduction plan of construction waste caused by the remodeling project through the investigation of apartments residents' priorities about remodeling elements for reducing construction waste. In this study, remodeling elements have been drawn through the literature investigation. As a result, subordinates were classified into 21 elements and superordinate were classified into 6 elements. Expert interviews were conducted to check the reliability about subordinate and superordinate elements of remodeling and the questionnaire survey were conducted to determine the residents preference of apartments remodeling elements. As a result of the questionnaire survey, we found out the characteristic of preference for apartments remodeling elements such as the period of apartment, the location and the financial condition respectively. This study presents a basic data for considering the remodeling as well as the apartment plans for the resident's preference. Further, many studies about the reduction plan of construction waste caused by the remodeling project will have to be discussed.

  • This article deals the investigations how to solve the social deficiencies of deteriorate apartments, which is a half cycle of a building and it goes slum clearance and redevelopment. And this proposes an active remodeling and design strategy, management, and housing policies for extending the usage of the resource. Most of apartment housing in Korea is built by the panel wall and slab structure system fur economic price. To remake is possible, even though not designed in flexibility and variation. The remodeling strategies are dwelling unification, transformation of two units to one or three units, addition of a room, changing into commercial and community required spaces, and reshaping of a envelop and facade by addition of a dwelling or dwellings, roof floors, change of materials and colors, and so on. And, all activities in structural aspect are proposed removal in upper part and addition in lower part of an apartment housing. Active remodeling cost a great deal compare to new construction, so any remodeling activities should be based on a minimal interfere and budgets to enhancing the quality in existing building. The final aim of an active remodeling is to enhance the quality in economic values, and to keep original state and to put on the new one in a small part. To promote the active and careful management and rehabilitation, it is necessary to give the positive incentive in terms of architectural law, bank loan, and any redevelopment project should get the remodeling record in national resources.

A Model for Evaluating Eco-friendly Demolition Works for Remodeling in the Pre-construction Stage (친환경 리모델링 철거공사 수행을 위한 사전검토 모델 개발)

  • Due to the increase of aged housing demolition in preparation for the rapid growth of the market, Eco-friendly remodeling demolition work which can minimize environmental destruction have been studied. However, the owner or contractor to apply for eco-friendly remodeling demolition work does not reflect the characteristics of the site can not have a potential for many variables. In addition, There is no standard which can find effective part and catch a problem by performing eco-friendly remodeling demolition. Therefore, the project owner and construction company executives in the Pre-construction stage to the implementation of eco-friendly remodeling demolition construction by providing a model for the pre-evaluating the project. In this paper, the performance of eco-friendly remodeling of demolitions is proposed for the pre-evaluating model. After the eight items were drawn affecting the performances which are influence to accomplishment of the eco-friendly remodeling demolition, evaluation criteria was suggested for each item. Also By classifying and assessing the evaluation items, It will be able to identify the problems and supplements for eco-friendly remodeling demolition. Through the final evaluation sheet, The works of the appropriacy and supplement will be checked for the eco-friendly remodeling demolition. Finally The preinvestigation model is helpful for making the plan of systematic demolition, futhermore It is contribute to the expansion of the eco-friendly remodeling demolition.

  • Building remodeling concept includes maintenance & repair and renovation. We have long-term repair plan and special repair fund system for the apartment maintenance & repair, but they do not operate well. And laws and ordinances are being revised in relation with renovation. However, more policy improvement and assistance are needed in order to activate the apartment remodeling project. Especially preferential loan and tax reduction policy and deregulation of building provisions are the main tasks for the apartment remodeling.

  • As Remodeling is proceed in the limited condition that is utilization of existing resource, the selection of remodeling objects and scope are affected by the correlation of building systems. Unexpected problems have occurred in construction phase by lack of the consideration about correlation of building systems; increasing of cost, delaying of schedule etc. Therefore, this research suggests the Building System Correlation Diagram Model and the method for selecting the alternative reasonably in remodeling project.

  • The study is based on a two-year research study titled 'A study on the Development of the Programs for Housing Policy to support Multi-family Housing Remodeling in Korea'. The primary purpose of this two-year study was to recommend governmental program initiatives for supporting multi-family housing remodeling activities in Korea. As a part of this research study, this article was written based on the results from the two surveys regarding multi-family housing remodeling in the United States and Korea, and a focus group with housing researchers affiliated to the Joint Center for Housing Studies. Major research findings are presented as follows: First, there have been various types of supportive programs for single- and multi-family housing remodeling in the United States. Those have focused on lower income families than middle income families. Compared with the programs in the United States, the apartment remodeling in Korea has been focusing on small population of the multi-family housing owners. Apartment remodeling in Korea needs supportive programs for rental housing remodeling and the housing remodeling for low-incomes. Second, there have been various types of remodeling activities made in multi-family housing properties in the United States. Size of remodeling project also varied. Their remodeling activities were based on the long-term repairing plans initiated by professional apartment management groups. For making our multi-family housing properties more sustainable, we also need to have the long-term repairing plans. Third, the apartment property remodeling has been regarded as a substitute of reconstruction of apartment properties. However, remodeling should be regarded as one of the most efficient ways to extend the life-cycle of apartment buildings. Thus, benefits and executive plans of apartment remodeling should be studied by a professional research center under our governmental responsibilities as done in the United States.

  • After 1980's, as economy was rapidly grown and real estate market was active, greatly increased in population has been supplied to the city. Accordingly, national apartment house market is located in the form of Urban Housing Culture. However, as time goes by the apartment houses where the supply of mass became superannuated and residential environment became poor. So, the environment of old apartment houses has been changed to improve with reconstruction. It has been changed in response to the demands of the times. It is one of essential part in a remodeling field for the future although it has some problems in the way that uses existing buildings.

Improvement of Construction Management for Building Remodeling Projects (건축물 리모델링 프로젝트 사례적용에 의한 시공관리 개선방안)

  • The purpose of this study is to propose a way that improves the construction management for remodeling of building. The study attempts to deal with the case study for application and suggests some positive and negative lessons. The main contents and results of the study are as follows. (1) Through the repetitive joint meetings among the various participants, decision making for the remodeling process can be speeded up. (2) Clear work order and communication for work scope can be accomplished by using perspective drawing in design phase. (3) Reliable construction planning and scheduling for remodeling of building can be proposed through case study. (4) By a sound survey, conflict elements can be resolved in advance. Also reasonable procurement plan of equipments and multi-skilled labor can be important factors to keep a construction schedule in time. (5) Through the comparison a case project with other sites having a similar work scope, improvement effect in a time and cost aspect was analyzed quantitatively. The study also recommends that, as a future research, the remodeling process model be developed for more general applications in remodeling of building.
