  • Apartment Building remodeling market is now growing centering around non housing building. Unlike non housing building remodeling business, understanding of remodeling demanders accustomed to profit of reconstruction, deficiency of experience performing remodeling project and construction, shortage of will performing remodeling policy and detailed action method are difficulties in performing apartment building remodeling business. Understanding change of remodeling demanders, strong economic incentive by government, construction management paradigm shift from new construction into building life cycle, application of construction method using existing building condition before remodeling and remodeling related industry infrastructure are required to improve this remodeling business circumstances.

Risk Factors Influencing the Delays on the Remodeling Construction Works - Focused on Office Building Projects - (리모델링 공사의 공기지연을 야기하는 리스크 요인 - 오피스 건축물을 중심으로 -)

  • There have been frequent reports of schedule delays due to various risks of remodeling projects, which are different from new construction. Therefore, this study was carried out to analyze the risk factors inherent in the remodeling project and the likelihood of schedule delay occurrence in the remodeling construction work. To analyze the relationship between the risk factors and the likelihood of schedule delays of remodeling projects, (1) a prototype of the office building remodeling work was developed through the analysis of existing case and literature, (2) a questionnaire survey was conducted on 29 construction managers who have been or are currently conducting remodeling projects, and (3) after evaluating the reliability of the collected questionnaire results, the relationship between the two elements, which denotes (i) likelihood of schedule delays per each work, (ii) importance of risk factors, and (iii) risk factors affecting schedule delay in remodeling work, was suggested. Using the results of this study, it is expected to develop a plan for preventing the schedule delay of the office building remodeling work through control the risk factors that may cause schedule delays.

  • The economic appraisal of a port remodeling project must be transparent and persuasive to the public over the entire stage of the project. A project evaluator need to be familiar with the guidelines on evaluation, and to do his best to follow the guidelines to evaluate the given project. To make the right decision on investment, the evaluator must take into consideration not only economic efficiency, but also equity issues such as income redistribution and balanced development between regions. Port remodeling projects tend to produce externalities to the environment. However, these externalities are of qualitative nature, and hard to measure in monetary terms, so these are liable to be ignored in the process of project evaluation. Two different approaches - RP(revealed preference) and SP(stated preference) have been tried to assess the value of these non-market goods. Government authorities need to set minimum guidelines which project evaluators must follow in order to make the evaluation more reliable.

  • This paper introduces the result of performing research analysis on awareness and demand on economic aspect of dwellers toward remodeling by aiming at the fact that there are existing dwellers which is the biggest feature of remodeling. Providing services that are suitable for economic conditions and demands of owners or dwellers of Apartment House could be seen as something that must be considered first above all things in remodeling in which consumers have to pay for expenses are specified.

  • If a brief direction and plan for a remodeling project are decided, it may moves to a concrete design step of which to select the most suitable alternative out of applicable compounding devices to reveal dynamic drifting performance. However, the volume of knowledge baseed utility which can refer to systematic evaluation regarding remodeling element technology and the accumulation of realistic cases are not only sufficient, but also short including its system for expression and consistency. Therefore, it may necessary to deliver the main frame which make enables the Owner, designer and builder to get performance technology for applying advanced remodeling element and knowledge based utility. There is a necessity to provide an information with latest made by virtue of modeling in the 3D/4D based on construction-based knowledge etc. which we can use for life cycle of a project, as a prominent way of knowledge based utility. Then, it is sure that remodeling can become more activative by sharing of knowledge based utility formed in electronic 3D/4D which is a systematic and expressed consistently to a performance and applicability in preservation of savings. It is expected for modeling of the 3D/4D in knowledge based utility enables to verify the practicability of each technology on effective application, and the use of technology might be spread widely due its obvious and oriented expressions. Further, this knowledge based utility formed in electronic 3D/4D may applicable for VE process in addition to remodeling design fields.

  • Remodeling the existing building structure by recycling has great advantages compared with reconstruction in terms of environmentally contributions and reduced use of national resources. And no matter the existing floor area ratio, extension up to 30% of the exclusive using area and short project period have made remodeling a good alternative to reconstruction. However, the residents of aged housings that were being remodeled are either abandoning the remodeling project and turning to reconstruction. The main reason is remodeling project cannot increase the number of householders. In principal, it is prohibited to increase the number of floors during remodeling due to matters of safety. That is, all remodeling construction costs are borne by the residents, which leads to great financial pressure. Therefore, in order to improve these conditions, the residents' burden of remodeling charges should be reduced, and one of the ways to do so is to increase the number of householders. In this study, there will be suggestions of alternatives, including the story increase during remodeling, and compare the burden of remodeling charges on each of the residents, between proposed alternatives and the current remodeling plans by calculating the construction costs in order to prepare a foundation for a system that will promote remodeling.

  • Protein glycosylation is a common post-translational modification found in all living organisms. This modification in bacterial pathogens plays a pivotal role in their infectious processes including pathogenicity, immune evasion, and host-pathogen interactions. Importantly, many key proteins of host immune systems are also glycosylated and bacterial pathogens can notably modulate glycosylation of these host proteins to facilitate pathogenesis through the induction of abnormal host protein activity and abundance. In recent years, interest in studying the regulation of host protein glycosylation caused by bacterial pathogens is increasing to fully understand bacterial pathogenesis. In this review, we focus on how bacterial pathogens regulate remodeling of host glycoproteins during infections to promote the pathogenesis.

  • The domestic construction industry in the last 30 to 40 years has accumulated a large stock of buildings that are quickly and there physical age is quickly becoming apparent. Contemporary changes in architecture are fueling changes driven by the increased demand for these new services and facilities. The cost of energy and raw materials are on the rise, and dealing with the waist generated from the creation of new buildings is an emerging problem in the industry today. Thus, building remodeling has emerged as an alternative do to its increased efficiency regarding material usage. The participation of users in the development stages of a remodeling project is essential to its effective implementation in projects. The BIM model used for the design process of building remodeling is the most effective way, due to the increased efficiency gained in many areas. This study will examine a pilot project where a BIM based process was used in the remodeling of an apartment.

A Study on the Remodeling Plans of Rural Villages for a Pleasant Settlement Environment (쾌적한 정주환경 조성을 위한 농촌마을 리모델링 추진 방안 연구)

  • This study, presents the details of a propulsion system for a systematic approach to the remodeling of rural villages as part of the pilot project that will be implemented in 2013. Studies on remodeling rural villages have focused mainly on various concepts of remodeling purposes and functions, and on the size and allocation standards of the facilities, such as rural houses, village rest areas, or public facilities. Thus, research is required on the establishment of a plan to restructure rural spaces and suggestions regarding the standards applicable at the local sites. This study employed an upward access system to prepare for the remodeling project and encourage the local residents' participation. As a result, the local residents voluntarily participated in drawing up a comprehensive plan for the village maintenance settings and forms, and for making the arrangements, by discussing the pros and cons of the plan, or through the forum. Based on this result, the local government examined the project in terms of its specifics, size, timing, budgetary appropriation, and anticipated results in order to implement the project, and also provided aid from the field experts to review the plan for the space and facility plans, and the legal system to establish the remodeling plan for the rural villages. Thus, this study attempts to contribute toward improving the quality of the rural villager's lives through a comprehensive remodeling of the whole rural village, not through an individual remodeling method.

Variations in Multi-family House Prices Following Remodeling Work

  • The remodeling of multi-family houses (MFH) has emerged as a significant issue in the construction industry. Many decision makers struggle with the decision to remodel because of insufficient information including standards or methods for projecting the price of their structure after remodeling. In this context, this research analyzed the change in price of MFHs after remodeling. To achieve this research goal, (i) the price data from 14 groups (i.e., MFH renovation cases and equivalent MFH cases without remodeling) were collected, and (ii) the trend of price variation among each group was analyzed. Finally, this research suggests price variations of each group in terms of three different time points (i.e., before remodeling, after remodeling, and the present), which shows the effects of remodeling on the price of MFHs. This research offers a framework for the development of a model that will predict the price of an MFH after remodeling.
