  • Method of remodeling builder selection for remodeling is competitive bidding. also metropolitan city, megalopolis city, city more than 50million have to do basic plan for remodeling before establishment of a housing cooperative. Purpose of basic plan is improvement of living conditions & the Quality of Life for resident. Technical Proposal Tendering in spite of being the a reasonable bidding system, institutional part, appraisal standard and the item part, consider procedure pard is performed in a similar way to the existing bidding system. so, technical proposal tendering is appropriate for future Method of builder selection of remodeling. therefore, the study purpose is a evaluation element of technical proposal tendering for apartment remodeling business The methods of study is understanding concept through review of precedent literature.   • Compared with other industries, the construction Industry has many parties(A/E/C) as well as many types of construction activities. Especially, as for the remodeling project, the owner group the remodeling union consists of various stakeholders union and requiring the additional activities of demolition except for the existing new building construction project. Like this, the remodeling project has its own characteristics different from a new building construction project. As for the remodeling project, the Owner's decision making for a remodeling alternative has to be preceded, and other parties are required to propose a remodeling alternative which satisfies the Owner's requirements. However, because of time constraints, many types of problems occur during the decision-making process. In consideration of this, in this research, the authors would like to suggest a decision-making support system to help the Owner's decision-making in the early stage of a remodeling project. For this paper purpose of a remodeling decision-making framework based on Building Information Modeling(BIM) was suggested to help with the Owner's decision-making for each remodeling item and the decision-making support system was evaluated through Case Study.

  • The present remodeling makes almost no difference from rebuilding as all the building materials are removed remaining frame structure only. And, in case of vertical extension of building, higher construction cost and safety problem occur. The Ministry of Land, Transport and Maritime Affairs, therefore, recommends customized remodeling that can be made in light of the resident' needs such as parking lot, elevator, bathroom, and room for the alternative of remodeling of vertical extension of building. The purpose of this study is to present real data that can be referred to the constructor's decision making before starting the remodeling, by investigating and analyzing the weight and importance between evaluation factors for customized remodeling at the completed time of remodeling. Accordingly, the factors were divided into environmental factor, social factor, and economical factor, and the survey was performed for the residents living in remodeling houses. In addition, for the professionals, AHP (Analytic Hierarchy Process) has been carried out for the priority in the customized remodeling. For environmental factor, the level of importance made difference from that before remodeling, except parking level. For social factor, every item, including psychological satisfaction and community satisfaction, made difference. For economical factor, the recognition level of importance in rent made difference, except sale price of the factor for price satisfaction. In case of the factor for cost satisfaction, it was checked that construction cost and administration cost both could be considered important. As a result of AHP, the most importantly emphasized item was construction cost, and sale price, administration cost, residence structure, and parking lot were followed by priority in order. This study could contribute to reliably settle down customized remodeling by giving reasonable and substantial help from the analysis of the differences in the customized remodeling items before/after the remodeling.

  • It is required that an evaluation method that can present the performance after remodeling to residents objectively as the increase in demand for remodeling. New construction is able to evaluate through housing performance grading indication system. However, there are some parts that are difficult to apply as assessment criteria of new construction in remodeling. The purpose of this study is to establish the assessment criteria direction for each item in remodeling performance evaluation. In conclusion, we set up institutionalized items for remodeling performance evaluation, and propose to assessment criteria direction based on the characteristics of remodeling on extracted items.

STUDY ON THE REASONS FOR OLD AGED APARTMENT REMODELING

  • Alongside the increasingly larger domestic construction projects is the gradual rise in construction waste. Consequently, serious environmental problems emerge. The increase in demand for housing remodeling due mainly to the increase in national income and improvement of quality of life is the main reason for the increase in construction waste. This study was conducted as the basic study for the prevention and reduction of construction waste generated by apartment remodeling; it aimed at identifying the remodeling items and reasons. Toward this end, this study targeted apartments at least 15 years old and conducted a questionnaire survey to determine the remodeled sections and remodeling reasons. As a result of the questionnaire survey, the bathroom, floor finishing, and kitchen furniture recorded the highest ratios in remodeling. Old materials, aesthetic motivation, and pleasant living space composition were cited as the major remodeling reasons. This study is significant as a basic study for generating environmental and economic profits through systematic waste management. Further studies should develop guidelines suitable for construction waste reduction and recycling in line with the construction and demolition phases in case of remodeling.

  • This study analyzes remaining repair rate and applied repair rate with the presentation of profit model for the purpose of pursuing maximization of added value through remodeling of apartment house. Objects of remodeling and item applying the whole replacement of functionality evaluation items include exterior of building (3 items maintaining the current conditions, 8 items requiring the whole replacement), water supply/sanitary/gas/ventilation facilities (6 items maintaining the current conditions, 6 items requiring the whole replacement, electric/fire fighting/elevator facilities (8 items maintaining the current conditions, 20 items requiring the whole replacement) and heating/water heater facilities (2 items requiring the whole replacement).

  • Recently, the architecture remodeling is rising as new alternative for activating the construction market as the interest toward life cycle of buildings has increased. But the reality is that current remodeling business is suffering various types of difficulties in its performance due to the absence of general management technology and factor technology in systematic performance procedure or evaluation, etc toward remodeling effect, evaluation on performance, imperfect system for reflecting user requirements and remodeling life cycle ; planning, $feasibility ^{\circ}\hat{E}designing^{\circ}\hat{E}construction^{\circ}\hat{E}management$ along with lack of overall understanding on remodeling. Accordingly, this research has attempted to search for an effective management method through overall understanding in project performance by presenting work procedure of remodeling project and analysis items for decision making, etc centered on early planning stage out of three stages called planning, designing and construction.

Analysis on the Energy and GHG Emissions Reduction Effect of Old Public Health Centers through Green-remodeling (노후 보건소의 그린리모델링을 통한 에너지 및 탄소배출 저감효과 분석)

  • Green-remodeling is to improve the energy performance of existing buildings that have been aged for more than 15 years since completion. In order to achieve the national greenhouse gas emission reduction plan in the building sector, it is necessary to analyze the carbon reduction effect by considering the internal carbon emissions that may occur during green-remodeling of old buildings. This study analyzed the effects of energy reduction and carbon emission reduction when green-remodeling was applied to old health centers constructed in 1992. When applying green-remodeling, the carbon emission reduction effect considered the embodied carbon emission of the improvement items and the carbon emission at the building operation stage. When applying green-remodeling to existing buildings, energy consumption was reduced by 39.3%, and carbon emissions were reduced by 48.9% after 27 years of green-remodeling. In order to reduce carbon emissions, it was important to apply a renewable system as an item to improve the performance of green-remodeling. In particular, it was confirmed that it is very important to consider the photovoltaic system as a top priority for the carbon emission reduction.

Influences of the Residential Environment on the Apartment Remodeling: Involving the Expansion of Households and Dwelling Area

  • Space extension and the increase of the number of households are helpful to raise business value of the remodeling through the renovation of apartment houses that is required by residents of new cities and large-scaled apartment. However, in the case of accepting this demand, it could have a bad influence on the landscape of a complex in terms of the structure of apartment houses and the safety of construction and urban planning, and a problem occurs in the aspect of fairness for reconstruction. For the study, the current status related to the remodeling system through laws, related articles since 2000 and research data was analyzed. In addition, the individual quantitative analysis was conducted in the four aspects to judge whether households expansion for remodeling is plausible:1) Statistical data to comprehend the changes of population and social structure 2) Survey data of floor space index and the building-to-land ratio of new cities at the intial stage for the review of the effect of architectural planning and urban environment 3) Surveys of experts on structural safety in order to judge whether the demand of expansion is accepted or not. 4) Quantitative analysis of each item to compare fairness with reconstruction. Therefore, this study is intended to understand problems of the remodeling system that is currently operated. Moreover, it will be further reviewed that the expansion of households is feasible through the permission of expansion and it will be discussed that the revitalization of the apartment remodeling has a positive impact on the residential environment.
