공동주택 공사의 현금흐름 예측 모델 개발에 관한 연구 (Development of a Cash Flow Forecasting Model for Housing Construction)

  • 공동주택 건설사업에서 건설사들은 다수의 프로젝트를 동시에 수행하고 있으며, 최적의 공정관리와 자원투입으로 프로젝트의 현금흐름을 정확히 예측하는 것은 합리적 자금운용과 경쟁력 향상을 위하여 필수적이다. 기존의 현금흐름 예측 방법은 수입과 지출요소의 차이가 크게 발생하여 정확성이 낮아졌다. 본 연구는 K 건설사의 공동주택 공사관리 실태를 조사하여 현금흐름 예측의 문제점을 파악하였다. 기존의 원가관리 시스템의 개선을 위해 업무프로세스와 공사관리 시스템의 통합이 필요하였다. 현금흐름 예측모델 구축을 위해 수입과 지출요소 및 지출방법 등을 종합 현금흐름 예측창에 표시하였다. 또한, K사의 실시간 손익실행금액과 매출기성을 산정할 수 있는 TO-BE 업무 모델을 구축하여, 수입과 지출의 부정확한 요소를 배제한 현금흐름 예측 모델을 제안하였다.

RCMS에 활용하기 위한 인공지능 기반 챗봇 시스템 (Artificial intelligence-based chatbot system for use in RCMS)

  • 인공지능 기술은 제조 로봇, 인공지능 스피커, 로봇 청소기 등 산업 및 스마트홈 분야에서 다양하게 사용되고 있다. 본 논문에서는 RCMS(Real-time Cash Management System)에서 활용하기 위한 인공지능 기반 1:1 챗봇(chatbot) 시스템을 설계 및 구현하였다. 구현한 RCMS 챗봇은 기존 온라인 게시판의 1만 3천 5백여건의 질의응답을 기반으로 연구비 사용, 시스템 사용법 등 9개 영역에 총 210개의 질의시나리오로 구축하였다. 챗봇은 부족한 상담인원 문제를 해소하고, 근무시간 이후에 연구자의 문의에 대응하여 사용자의 만족도를 제고 할 것으로 예상되며, 연구자의 상담문의가 가장 많았던 사용비목에 대한 추천 서비스는 상담건수를 감소시켜 다른 상담문의에 대한 답변의 질적 수준 향상이 기대된다.

  • As science and technology infiltrates every aspects of modern society in terms of economic and social growth and development, funding for research and development (R&D) is growing rapidly. Republic of Korea is not an exception in this trend and the R&D funding in Korea has been grown about 10% every year, recently. However, as the scope and size of funding grows exponentially, need for monitoring and managing these R&D projects becoming more and more imminent. Though different types of project management systems were developed by a variety of agencies and departments and used in monitoring and managing, these systems were developed as standalone silo type systems. These systems are not connected to each other while the same researchers may involved in different projects across agencies and department. Also, these management systems are not linked to the banking systems in which real transactions of funding occurs, such as cost reimbursement and financial audit of each R&D accounts. Historically, a few fraud and malappropriation cases were found and indicted. However, as the number of these incidents grows along with the growth of R&D funding, a large scale integration/linking of project management systems and banking systems. Realizing the importance of systems integration among agencies as well as with the banking systems, situational requirements analyses were conducted concerning the current state of R&D management system. As a results, a Real-time Case Management System (RCMS) was proposed as a solution to current problems. In this paper, the collected systems requirements were documents with analyses of the situation, the architecture of the integrated systems with more user-friendly technological alternatives. This large scale linkage requires interface standardization as well as modularization of interfaces. Proposed systems architecture is introduced here with technical details of Jex Framework used,, followed by resulting technical and economic performance of the Realtime Cashflow Management System (RCMS).

  • The SCM is that Supply Chain Network is Promptly and Voluntarily Optimized in Unstable Market Change Environment. The Cash flow Efficiency of Hole Supply Chain Network is Improved by Changing the Information and Changing the Foundation of Business Processes. The Role of WMS has been Changing Importantly with the Introduction of SCM. WMS Needed to Change to the Information Center in Order to Change Information in Real Time and the WMS of Information Storing in Order to Support an Idea Decision. This Development was Defined about the Importance of WMS in SCM Environment. The Criterion of Valuation is Normally Measured Time between Taking a Order Receive and Bringing the Items to Customer. The Decreasing Move Time of Order Picker in Warehouse is Directly Influence to the Job Execution. So, this Research is Defined about the Optimized Route of Order Picker and Suggests Algorithm. To do this, Past Algorithm is Studied. It's Easy to Introduce and this Study is Looking for Method about the Noticing of Order Picker. The Algorithm will Improve to be Adapt to Standard Process System.

Disapproval Judgment System of Research Fund Execution Details Based on Artificial Intelligence

  • In this paper, we propose an intelligent research fund management system that applies artificial intelligence technology to an integrated research fund management system. By defining research fund management rules as work rules, a detection model learned using deep learning is designed, through which the disapproval status is presented for each research fund usage history. The disapproval detection system of the RCMS implemented in this study predicts whether the newly registered usage details are recognized or disapproved using an artificial intelligence model designed based on the use of an 8.87 million research fund registered in the RCMS. In addition, the item-detail recommendation system described herein presents the usage details according to the usage history item newly registered by the artificial intelligence model through a correlation between the research cost usage details and the item itself. The accuracy of the recommendation was shown to be 97.21%.

  • 공공임대주택리츠는 임대기간이 만료되면 임차인이 우선 분양전환 할 수 있는 권리를 가지고 있다. 10년 공공임대주택의 분양전환 시점은 임대의무기간 후 공고되지만 공공주택 특별법의 개정으로 임대의무기간의 1/2만 지나면 임대인과 임차인의 합의하에 분양전환 할 수 있게 되었다. 이를 통해 자가 마련을 위한 수요는 많지만 임대사업자는 수익확보가 되지 않는다는 이유로 조기 분양전환에 소극적인 태도를 보이고 있으며, 분양전환가 산정에 있어 임대인과 임차인의 합의점 도출에 어려움이 있다. 또한 공공임대주택이 '리츠' 방식으로 공급되면서 조기분양전환 수익성에 관련된 이해관계자가 증가하여 임대주택의 공공성을 저해하고 공기업과 정부의 불신이 발생할 우려도 있다. 따라서 공공임대주택리츠의 수익성을 확보하고 공익적 목적을 동시에 실현할 수 있는 조기분양전환 적정시점 분석이 필요하다. 본 연구에서는 임차인이 행사할 수 있는 분양전환권을 옵션의 특성으로 본다. 분석 대상인 '공공임대주택리츠'의 특성이 거시경제변수의 영향을 받을 것으로 고려되는 바 거시경제 상황의 변화에 따른 시나리오별 실물옵션 가치를 분석했다. DCF(Discountes Cash Flow) 모형에 의해 조기분양전환 적정시점 확보가 가능하다. 따라서 변수의 변동성을 예측하여 조기분양전환 시점을 고려해야 할 것으로 생각한다.

생산투자수익률 계산방법에 대한 연구 (A Study on the Calculation of Productive Rate of Return)

  • The IRR(internal rate of return) is often used by investors for the evaluation of engineering projects. Unfortunately, it has serial flaws: (1) multiple real-valued IRRs may arise; (2) complex-valued IRRs may arise; (3) the IRR is, in special cases, incompatible with the net present value (NPV) in accept/reject decisions. The efforts of management scientists and economists in providing a reliable project rate of return have generated over the decades an immense amount of contributions aiming to solve these shortcomings. Especially, multiple internal rate of returns (IRRs) have a fatal flaw when we decide to accep it or not. To solve it, some researchers came up with external rate of returns (ERRs) such as ARR (Average Rate of Return) or MIRR (MIRR, Modified Internal Rate of Return). ARR or MIRR. will also always yield the same decision for a engineering project consistent with the NPV criterion. The ERRs are to modify the procedure for computing the rate of return by making explicit and consistent assumptions about the interest rate at which intermediate receipts from projects may be invested. This reinvestment could be either in other projects or in the outside market. However, when we use traditional ERRs, a volume of capital investment is still unclear. Alternatively, the productive rate of return (PRR) can settle these problems. Generally, a rate of return is a profit on an investment over a period of time, expressed as a proportion of the original investment. The time period is typically the life of a project. The PRR is based on the full life of the engineering project. but has been annualised to project one year. And the PRR uses the effective investment instead of the original investment. This method requires that the cash flow of an engineering project must be separated into 'investment' and 'loss' to calculate the PRR value. In this paper, we proposed a tabulated form for easy calculation of the PRR by modifing the profit and loss statement, and the cash flow statement.

연구비에 대한 인식이 연구비 사용 의도에 미치는 영향에 관한 연구 : RCMS 사용자를 중심으로 (The Effects of National Research Fund Recognition on the Research Fund Payment Intend in R&D Project)

  • As the importance of R&D has recently become more important, the budget for national R&D projects has continued to grow. Along with, there is a growing awareness to use and manage R&D funds transparently. This study examines the relationship among attitude toward the behavior (ATT), subjective norm (SN), perceived behavioral control (PBC) and behavioral Intention (BI) deriving from TPB (Theory of planned Behavior). To empirically prove the hypothesis, the statistical analysis were conducted based on the response from the 2,021 RCMS users, using SPSS 21.0 and AMOS 21.0. The research model variable consists of ATT, SN, PBC, BI, person type, RCMS characteristics. The results of study can be summarized as follows. First, ATT, SN, PBC have the positive effect on BI. Second, According to the type of person (Director, R&D supporter), there is no difference in ATT on BI but there is a difference in SN (or PBC) on BI. Third, The type of person have moderating effects in the relationship between ATT and BI. Finally, All RCMS characteristics have moderating effects in the relationship between ATT and BI. Some RCMS characteristics have moderating effects in the relationship between PBC and BI.

  • As we have said major contents in the background of inducing Mutual Credits, Agricultural Cooperatives' Mutual Credits are absolutely necessary to the development of rural community. In real aspects, since it has been introduced, Mutual Credits have contributed greatly to the rural prosperity, as we have studied in the actual state of Mutual Credits. But with the advent of WTO system, both the international situation of open-trade policy and the domestic one of free banking and deregulation were rapidly going on at the same time, there by Mutual Credits' business has been threated by them. So Mutual Credits had to seek some programs for development in order to solve the hard situation. Several points on development programs of Mutual Credits are as follows: (1) Realization of scale of economy by the way of M&A among small primary cooperatives (2) Development of new financial products for raising funds safely (3) Management-rationalization by automatic systems like cash dispenser and telebanking (4) Variation of business area (5) Enforcing economy-business part besides Mutual Credits' one among cooperative businesses (6) Government's successive support.
