호주 재택 노인을 위한 주택수리 및 개조사례 연구 - 멜버른과 시드니를 중심으로 - (A Case Study on Reusing Maintenance and Alterations by the Elderly Residing Melbourne and Sydney in Australia)

  • As a result of the expansion of the nuclear family in society, there has been an increase in the number of elderly people who want to live independently of their children. Australia is one of the countries which has initiated an extensive welfare program for its senior citizens. These services include maintenance of, and alterations to their own homes to make living conditions safer and more manageable. This case study was aimed at finding ways of adapting the services provided in Australia, to meet the needs of elderly Koreans who are in similar situations. It evaluated houses which had been renovated and altered fur the normal as well as the disabled elderly in both Melbourne and Sydney. results of research were as following : 1) Most elderly usually wished to remain as long as possible in their own home and it made them very stable in psychologically. 2) Housing maintenance and alterations were provided as one of social care services fur elderly with low expense and loan from government. 3) Many elderly were also getting various kinds of social services, fur example, meals on wheels, transportation and cleaning service with housing alterations and these ones let their quality of life more improved. 4) Occupational therapist and Architect were always involved in the process of housing alterations for disabled elderly. 5) The alterations which related to bathroom, toilet and steps were very popular and those were considered essential design guide applications for planning of housing for elderly in the future.

재개발임대아파트의 주거수준 향상을 위한 제도개선방안 연구 (A Study on the improvement of house quality : Case study of Public rental house in Urban Renewal)

  • The important goal of urban renewal is not to reform only Physical environment but to improve people' life quality. people who have been lived in urban renewal area are grouped to owner and tenant. owner of land or house has substituent right but tenant has only house-moving money or rental house by urban renewal. But rental house condition is not good to tenant because tenant has large family, low-income and low grade and it is essential to provide rental house for low-income class and it is worth to analyze tenant house problem The purpose of this study is to analyze the problems of public rental house and to presents solutions. The study was done in following process. First, the literatures on this subject were investigated to seek the problems of public rental house. Second, Survey were done on the staff, who works in the cooperative housing redevelopment and whose jobs are officer, consultant, real estate introducer and designer, to seek problems and solution of public rntal house. survey which is made by three group. one group is made by people who already lived in tenant APT, second group is made by people who are waiting for moving in tenant APT. Third group is made by specialist who has many experience-more than 3years- to urban renewal. Third, the Correlation Analysis was used to analyze the relation between the Area and dwelling satisfaction. Fourth, tenant policy' altenative is presented to solve tenant APT' problem which is analyzed by this study The results are as follows : First, tenant APT' size Which is regulated to 30-$45m^{2}$ is enlarged to more than $45m^{2}$ because tenant family is made up averagely of 4.8 persons. Second, tenant APT' rental cost is reduced to 100 thousand won. Third tenant APT' arrangement is divided from owner because tenant and owner want to live in group by group. Fourth, tenant house type is changed to various house type because tenant is not familiar with APT

국내 계획공동체 마을의 주민참여의 실태 및 특성 (Actual Condition and Characteristics of Residents' Participation of Intentional Communities in Korea)

  • In Korea, a movement for forming intentional communities is gathering people's interests to improve individualistic living environment, and to create a humanistic lifestyle. However, it is difficult to say if its management is successful or not, because intentional community is just in the experimental stage in Korea. The purpose of this study is to identify actual condition of residents' participation in forming process, shared activities in their daily lives, residents' regulation, common facilities and its management in order to offer basic information for revitalization of intentional communities in Korea. 7 intentional communities including eco-friendly villages, religious communities and a cooperative housing community were collected as the study objects. Upon analysis, those communities were divided into two groups according to their purpose of establishment; "HC (Housing-life focused Community includes cooperative housing community and eco-friendly community)" and "IC (Ideology focused Community includes ideology community and religious community)" in order to identify difference in residents' participation between the two groups. In-dept interviews with representatives of 7 intentional communities by a structured questionnaire were used as study method. The findings of this study are as follows; In general, more active residents' participation is identified in ICs than in HCs. There is no common house, which is considered as essential in intentional community, in HCs, while it was facilitated in all ICs. Role of leader seems more important in ICs than in HCs. About the ownership of housing and land, private owned is common in HCs, while community owned is common in ICs. Shared activities and residents' regulations are evidently less in most HCs than in ICs. Furthermore, in order to run a community sustainable, it is crucial to encourage sense of community among residents, and developing common house and activity programs. Common house design, which can promote proactive residents' participation in shared activity should be studied fitted to Korean circumstances. Above all, proactive participation in the shared activities is one of the most important factors in intentional community.

집합주거단지 거주자의 인지도에 따른 이미지 분석 (The Analysis of Image by Cognitive Map of residents in apartment housing)

  • Each of us has personal and unique "Mental Images" of environment that are the results of a two-way process between an observer and his environment. By understanding of people's image on their physical settings through cognitive maps, congruent with their design environment. In this context, this study is to fine out the characteristics of the resident's image in apartment housing that are modern housing. This paper is theoretically based on Appleyard's cognitive maps types, Lynch's the components of image, Harrison and Howard's image enhancing factors and Applyard's image enhancing factors of buildings. For the purpose of this study, two-instruments were used. One was sketch mapping, that told of visual aspects of cognitive map. Another was verbal questionnaire, which was composed of nonvisual aspects of image components and image enhancing factors. For the methods of research analysis, Percentage, Frequency, and Chi-square test were used. The results of this study are as follows. Firstly, as for the types of cognitive maps, the rate of sequential maps and spatial maps are nearly same. Secondly, as for the components of images, landmarks and districts are significant elements in apartment housing, and edges, nodes and paths are rare element. Thirdly, with regard to image enhancing factors, landscaping is shown to be most effective at landmarks and districts. And finally, in examing the differences of images between various social groups, significant variables are years of living and housing size. Age and income are the next. In this study of image, we can learn about manner in which individuals come to see, understand, and cope with the environment at a personal level. So, user-oriented approach is useful in environmental design, and particularly, it is useful in the apartment housing of the future life space.

재난 지원을 위한 DfMA 모듈러주택 모델 제안 (Proposing a DfMA Modular Housing Model for Disaster Relief Support)

  • 본 연구는 자연 재해 및 사회 재난 발생으로 주거권의 보장을 위한 임시주거 시설의 수요가 증가하는 추세에 대비하여 이재민에게 신속하게 양질의 주택을 공급코자 수행되었다. 대량 생산 및 운반에 효율적인 계획 모델을 만들기에 적합한 DfMA 설계 방식, 즉 제조 및 조립 기반 모듈러주택 모델을 제시하였으며, 특징은 다음 세 가지이다. 첫째, 모듈러주택을 서비스 모듈과 기능 모듈로 구분하여 고정성과 변동성을 발전시켜 다양성을 만들도록 계획했다. 둘째, 제품과 같이 이동하여 편리한 위치에 놓고 사용할 수 있도록 계획하여 대지 여건 및 수요에 맞춰 융통성 있는 배치계획을 하는 시스템을 제안 했다. 이러한 계획은 동일한 주택을 대량 생산하여 국내외의 다양한 위치와 사업에 활용할 수 있다. 셋째, 생산효율성을 높일 수 있도록 생산의 자동화를 염두해 두고 건식 공법으로 공정을 단순화하고 최소화하는 방식으로 계획했다. 이러한 DfMA설계방식 적용으로 제작 및 시공기간 단축, 공사비 절감, 주택 품질 제고를 도모하여 건설 생산성을 향상시킬 수 있다.

대구도심지 전통도시주택의 형성과 변화과정에 관한 연구 (A study on the formation and change prosess of Deagu traditional housing)

  • The goal of this research is to analyze interrelationship for layout of dwelling house and variation of its side plane by introducing concept of space in order to address as to how Korean traditional houses had been formed and varied in the middle of advancing modern city. In addition, this paper also has its meaning in a way that it identified how Korean traditional houses have been changed, and thus make residents more comfortable to live there by reviving their past characteristics, and make users have traditional food culture. Targeted area for this paper is limited to south-eastern area of Daegu such as Namsanjung, Myeongchijung, Sijangjung, Shinjung and Dalsungjng which was group dwelling houses of people of Chosun Dynasty during Japanese colonial rule' era ($1910{\sim}1945$). Among those places, the paper has chosen a place where Korea traditional houses were well preserved, variation of road and fields was less 1930s, and residential type is easy to effectively compared. As the result of this research, time when traditional cities were changed into new type of city residential area is believed to be around 1930s, and traditional residential area, through its transitional process, is believed to be changed to modern residential area. It also indicates that change of organizational road and fields directly had influence on change of houses.

Quality Management (QM) Standard Issues in FM - Based on Guidance on quality in European FM Standard

  • Importance of FM has rapidly increased because of its growing business. However, due to lack of clarity and identity of FM in professional areas, standardization of FM became to be imperative in such a rapidly changing global business environment. Facility services are defined as the provision of support the primary activities of an organization, delivered by an internal or external provider. Majority of FM activities are services related to 'space and infrastructure' and 'people and organization' (CEN, 2011). The purpose of this study is to investigate definitions and characteristics of FM from both globally and domestic environment, by comparison with international or national standards, to identify quality management in FM and service characteristics of FM, to investigate the differences in service level elaboration in FM, and to suggest standard issues of quality management in FM service quality. This study examines contents of the European Standards in FM, Part 3 'Guidance on quality in Facility Management, especially for the process of QM standardized by CEN (2011) and explores undefined issues such as service level, measurement metrics according to service characteristics of FM. The European FM Standard guides the common process of QM in terms of requirements specification, service level elaboration, measurement metrics development although it does not specifically address various service levels, specific performance metrics and indicators.

주택의 환경 성능에 대한 소비자의 실질적 가치에 대한 연구 (The Research on Consumers' Actual Value for Environmental Performance of houses)

  • First aim of this study is to investigate consumer's actual value for environment related performance of house by using three different method, Ranking, Analytical Hierarchy Process (AHP) and Conjoint Analysis method. Second aim is to estimate consumers' monetary value about environment related factor through Marginal Willing to Pay(MWTP), and third aim is to find out the difference of values between the groups classified according to respondents' characteristics. A questionnaire survey was carried out in Seoul in order to clarify the preference and monetary value of four selected attributes. They are environmental performance, residents' health, home automation and increase of floor area. As a result, people showed high values in the order of health, environmental consideration, increase of floor area and home automation. Moreover, it was found out that MWTP for environmental performance and health are higher than market price. In addition, the group of high age and group of female showed high values for the reduction of $CO_2$ emission

  • The purpose of this study is to introduce ubiquitous home services for the aged. In comparison with general ubiquitous homes, ubiquitous homes for the aged have two major characteristics. First, the service contents should be expanded and strengthened. Second, the services should be customized to each individuals. The primary objective of a ubiquitous home for the aged is health care. The three affordances for this objective are 1)prevention of sickness and reducing the speed of aging process, 2)technical assistance for disability, 3)recovering and enhancing the physical and cognitive function. For this purpose this paper analyses the characteristics of the aged and current ubiquitous technology and ubiquitous home service, thus providing an outline for ubiquitous services necessary for aged people.

중학교 기술.가정 교과의 주생활 영역 교과내용에 대한 교사와 학생의 필요성 및 요구도 -울산광역시를 중심으로- (A Study on Necessity and Demands of Teachers and Students for Housing Contents in Technology.Home Economics Curriculum of the Middle School)

  • 본 연구는 중학교 기술 가정 주생활 영역 교과 내용에서 교사와 학생의 필요성 인식 및 요구사항을 비교하여 앞으로 주생활 영역의 새로운 탐색을 위한 대안을 제시하고 효과적인 교육 방향을 모색하는데 목적을 둔다. 이를 달성하기 위해 조사대상을 울산 지역의 중학교 가정 담당 교사와 고등학교 1학년 남 여 학생으로 선정하였으며 자료 수집을 위해 메일 및 우편, 방문 조사를 실시하였다. 분석 방법은 빈도, 백분율, 평균, 표준편차, t-test를 사용하였으며 그 결과는 다음과 같다. 첫째, 현행 주생활 영역에 대한 교육 필요성 인식정도를 알아본 결과, 생활공간의 활용 영역에서 교사는 가구 이용과 배치, 물건의 정리와 수납이 높게 나타났고 학생은 가구 이용과 배치, 가구 종류와 선택이 가장 높게 나타났다. 실내환경과 설비 영역에서 교사는 통풍과 환기, 온도와 습도가 높게 나타났고 학생은 통풍과 환기, 온도와 습도가 높게 나타났다. 주택의 유지와 보수 영역에서 교사는 주택의 유지 관리 필요성이 가장 높게 나타났고 학생은 주택설비와 보수에 관한 내용이 가장 높게 나타났다. 둘째, 앞으로 채택되길 바라는 주생활 영역의 교육내용을 알아본 결과, 주거 관련 일반 영역에서 교사는 노인과 장애인을 위한 주택, 미래에 나타날 주택에 관한 정보, 학생은 친환경적 주거환경, 노인과 장애인을 위한 주택이 채택되길 희망하였다. 실내디자인 영역에서 교사는 컴퓨터를 활용한 실내 공간 표현, 주택 재료의 종류와 특성, 학생은 사용하던 가구를 재활용하는 방법, 주택 재료의 종류와 특성이 채택되길 희망하였다. 주택 마련 방법 및 직업 영역에서 교사는 주택 관련 직업에 관한 종류, 학생은 주택 구입을 위한 자금 마련 방법과 주택의 절차 및 고려사항이 채택되길 희망하였다. 셋째, 주생활 영역에 대한 교사와 학생간의 필요성의 인식정도와 요구도를 비교하기 위해 t-test를 실시하였으며, 분석한 결과 서로 차이가 있었다. 전반적으로는 교사가 학생보다 필요성의 인식정도와 요구도가 높았으나 주택 설비 유지, 친환경적 주거환경에 관한 내용은 학생이 교사보다 높게 나타났다.
