건설사업관리자의 안전역량 평가체계 개발에 대한 연구 (A Study on the Development of Evaluation System on the Construction Project Manager's Safety Capability)

  • Among various methods to build the construction safety, the consecutive improvement by the measuring and evaluating safety management capabilities for the construction participants such as an owner, a contractor, and a supervisor (construction project manager) can be the effective one. Thus, an effective evaluation and grading criteria to provide performance index for the implementation of safety management activities should be necessary. In this regards, the purpose of this study is to verify the adequacy by offering a competency evaluation system for the supervisor's safety capability and by applying the system to some construction sites. The proposed evaluation system was developed on the basis of the principles of safety management & accident prevention, basic elements of safety and health management system, and safety evaluation cases at home and abroad. The trial evaluation showed that the safety management of the construction site is mainly carried out by the contractor and the supervisor's awareness for the safety management is low on the whole. Especially, it is urgent to improve the support system from the supervisor headquarter and to place the dedicated safety management person in the field.

  • The current evaluation time period for the construction management service is the project completion or after project completion. Therefore, the construction manager has the following problems. First, it is difficult to prepare the evaluation due to the new field movement of the existing participating engineer. Next, the CM work is complex as well as extensive. Therefore, the critical success factors of the construction technology services evaluation are required as a systematic performance standard of CM work. In this study, we extracted the critical success factors that can systematically prepare the evaluation from the early stage of the project through in - depth interviews with experts. And, this study was analyze the priority of each factor by using AHP technique. As a result, the most important factors were related to the systemization of the preparation process, the construction manager work capabilities and practical construction management. And the priorities of all factors were analyzed high in the factors suggested by the owner groups. The results of this analysis are expected to provide the standards that construction management service performer carry out structured management of construction management throughout the project.

Multi-family Residential Construction Management Practice in the U.S.

  • The Multi-family Residential is one of the most famous building types for a rental property in the US. Often times it includes multiple residential buildings and some amenity facilities, including a clubhouse or leasing office, swimming pool, dog park, and garages. Since the building type is built for rental purposes, the construction planning is phased and it makes the project complicated. Detailed planning and execution are important for successful construction management. This paper provides some management practices that are applied to one of the multi-family residential construction projects in Phoenix, AZ. The Front End Planning (FEP) process performed by both owner and contractor is the first key to a successful construction project. Specifically, the early review of phased turnover strategy, grading, fire/Americans with Disabilities Act (ADA) compliance, and Mechanical/ Electricity/Plumbing/Technology (MEPT) will provide absolute benefit to the project. Second, using a scheduling method to control short-term schedules and long-term can provide the ability to manage the issues with agility. Third, material delivery and procurement dominate the both project schedule and cost. With this COVID-19 circumstance, it is hard to expect the material, equipment, and labor forces to be delivered on time with the contracted price. Managing floats are more than important to managing construction productivity. Risk management should work to share the risks fairly. Lastly, turnover is directly linked with the profit of the project for both owner and contractor. The communication between the owner and contractor to re-schedule the proper turnover schedule is important for the phased construction project.

커피 전문점 선택요인과 만족도에 관한 비교 연구 (A Comparative Analysis of Customer Choice and Satisfaction Factors among Three Types of Coffee Shops)

  • Purpose - Theorists and researchers in the area of customer satisfaction generally agree that product satisfaction intervenes between expectancy disconfirmation and various post-purchase cognitive states including attitude and behavioral intention. Studies in a variety of settings have supported the effect of expectation and its disconfirmation on satisfaction, but only a small number of studies address the cognitive consequences of satisfaction decisions and none report data on choice processes such as brand selection. This study examines the influence of satisfaction and its determinants on behavioral intention and product preference in eight coffee shops across the country. Generally it was found in both overall and summed attribute analyses that satisfaction was a function of expectation and disconfirmation, that intention was a function of satisfaction, and that preference was influenced by satisfaction and disconfirmation, the latter having the greater effect. Research design, data, and methodology - The main objective of this study was to assess the dimensions of consumer selection and satisfaction in choosing a coffee shop. In order to achieve this objective, a study of coffee shops across the country was conducted. This study comprised in-depth questionnaires distributed to coffee shop customers. A survey was conducted from September 1, 2011 to September 30, 2011, involving franchise coffee shop, independently owned coffee shop, and roastery coffee shop customers. Results - Hypothesis 1-1, which states that coffee shop choice attributes differ based on the type of coffee shop, is accepted. It has a significance level of 0.05, according to choosing properties of coffee shop by convenience of transportation, varieties of beans, residence of the owner (manager), information, and relationships. Hypothesis 1-2, which states that satisfaction with the choice factor differs depending on the type of coffee shops, is accepted. The P-values for cleanliness and varieties of beans were 0.04 and 0.00, respectively, and have a significance level of 0.05, according to the satisfaction with the chosen coffee shop. Hypothesis 2-1, which states that the importance of the choice attributes in coffee shop selections differs based on the demographic characteristics of the customers, is accepted. According to the t-test result, convenience of parking and residence of the owner (manager) are significant. Hypothesis 2-2, which states that satisfaction with the choice factor will differ depending of the type of coffee shop, is accepted. Conclusions - This study has shown that intention to revisit a certain shop is most likely correlated to satisfaction in all cases. In order to offer subsequent developments for coffee shops, this study also identifies relations between customer satisfaction and selection by finding significant factors. In order to maximize customers' satisfaction, coffee shops should analyze and satisfy customers' needs and wants in terms of coffee service. While the findings do not generalize beyond the mall sampling procedure used here, we have hopefully identified a close approximation of the process of satisfaction decisions used by consumers generally.

  • Despite the rise of importance of Facility Management(FM), relatively little attention was paid to evaluate FM efficiency and drive for greater FM efficiency. The purpose of the present paper is to offer a quantitative analysis of 14 Key Success Factors(KSF) and 22 detailed maintenance practices in order to develop FM evaluation system. In addition, from survey with Owner/Property Manager group and Facility Manager group, the present paper measures both importance of detailed maintenance practices and performance satisfaction. It is expected that by using the result of this survey, this paper helps increase efficiency in FM. Moreover, It is expected that this paper will be used as base line data in developing FM practice evaluation system.

한국 수출제조 중소기업의 외국인지분율 및 경영자보상과 기업성과 간의 관계 (The Relationship between Foreign Ownership, Executive Compensation and Firm Performance in the Korean Export Manufacturing SMEs)

  • 본 연구는 외국인지분율과 경영자 보상 및 미래 기업성과 간의 관련성을 실증분석하고자 한다. 본 연구에서는 2007~2014년까지 한국 코스닥시장에 상장된 수출제조업종의 중소기업들을 중심으로 외국인지분율, 경영자 현금보상 자료와 재무자료를 이용하였다. 주요 연구결과는 다음과 같다. 첫째, 한국 수출제조 중소기업은 ROE, 영업이익률 등의 측면에서 대체로 수익성이 매우 낮은 것으로 분석되었다. 또한 외국인지분율도 평균 3.77%로서 매우 낮은 비중을 차지하고 있었다. 둘째, 경영자보상이 높은 기업의 경우 오히려 영업이익률, ROE 등 미래의 기업 성과가 낮은 것으로 나타났다. 이에 따라 수출제조 중소기업의 지배구조와 소유구조는 소유경영자 체제인 특성으로 인해 경영자 초과보상이 높고 과신감이 높은 경우 기업 실적의 악화로 이어지는 것으로 보인다. 셋째, 미래 1년 및 3년간의 누적초과수익률과의 관계에서도 경영자 보상이 높은 기업이 상대적으로 수익률이 저조하게 나타나서 주식시장에서의 가치평가도 단기적으로 뿐만 아니라 장기적으로 낮은 것으로 해석된다. 넷째, 경영자보상과 경영자 과신감 간에는 양(+)의 관계가 나타나서, 경영자 보상과 기업 성과 간의 음(-)의 관계는 초과보상을 상대적으로 많이 받는 수출제조 중소기업의 소유경영자가 과신감으로 인해 오히려 미래의 기업 성과에는 부정적인 영향을 끼치는 것으로 해석된다. 결론적으로 경영자보상 기준으로 상위 10% 기업그룹에 속한 경영자들이 가장 높은 현금보상율 내지 과신감을 보이는 가운데, 보상-성과 간의 음(-)의 관계가 높은 보상을 받는 과신감을 가진 소유경영자들에 대해 가장 강하게 나타나고 있었다. 이러한 결과들은 향후 과신감을 가지는 한국 수출제조 중소기업의 소유경영자에 대한 감독체계와 함께 보상체계가 새로이 합리적으로 정립될 필요가 있음을 시사한다.

금융기관지배구조가 내부통제품질에 미치는 영향 - 상호저축은행의 최대주주 지분율을 중심으로 - (The Impact of Block shareholder on Quality of Internal Control in Korea's Mutual Savings Banks)

  • 저축은행은 서민의 금융기관으로서 일반은행에 비하여 규모가 작고 상대적으로 리스크 관리도 취약하다. 또한 일반 은행과 같이 예금자보호법에 따라 5천만원 이하의 예금은 보호되기는 하지만 일반서민이나 중소기업이 주된 고객이라는 점에서 일반 기업과 차이가 있다. 따라서 지배주주의 사적이익추구로 인하여 극단적으로 영업정지등의 사태가 발생할 경우 그로 인한 이익의 침해는 소액주주 이외에도 다수의 예금자, 정부, 일반 국민들도 잠재적인 피해를 볼 수 있고 그로 인한 공익비용은 일반기업보다 훨씬 크다 할 수 있다. 지배주주의 지분율과 관련한 가설로 이익침해가설과 이해일치가설로 상반되는 주장이 존재한다. 먼저, 외부 소액주주들에 대한 지배주주의 이익침해가설(expropriation of minority shareholder hypothesis)에서는 지배주주의 지분율이 증가할수록 경영자는 이익을 증가시켜 보고할 유인이 있다. 또한 이해일치가설(convergence of interest hypothesis)은 지배주주 지분율이 증가함에 따라 경영자는 이익을 감소시켜 보고할 유인이 있다. 이에 본 연구는 국내 상호저축은행 대상으로 최대주주 지분율이 기업의 내부통제의 질에 어떠한 영향을 미치는 지에 대한 실증적 연구를 수행하고자 한다. 분석 결과, 최대주주지분율은 내부회계관리제도 취약점 공시에 유의적인 양(+)의 영향을 미치는 것으로 나타났다. 이것은 최대주주지분율이 높을수록 회계투명성이 저하되어 내부통제의 질이 낮아져서 내부회계관리제도 취약점 보고가능성이 높아진다는 것을 의미한다.

공공임대주택의 2단계 공급방식 적용 방안에 관한 연구 - 일본 스켈레톤 임대형 SI주택 사례를 중심으로 - (A Study on the Application of the Two Step Supply System of Public Rental Housing - Focused on the cases of SI housing with skeleton rental in Japan -)

  • In recent years, there has been a demand for a residential supply model that can actively and flexibly cope with various housing demands in the changing paradigm of public rental housing. This study focuses on the two-step supply system that has been studied in Japan. It was used to examine and analyze cases to recommend a supply plan that can be used for domestic public rental housing. In more detail, the literature review of the two-step supply system discloses that four types by supply methods (A-1, A-2, B-2, and C-2) and four types of relationship (construction and management combine entities type, management entity type, construction entity type, a separated entity type) can be categorized. In addition, from the actual case study, it revealed that the way of linking and supplying activities among the entity can have a great influence on "ease of supply (supply)", "diversity of housing demand (diversity)," and "quality of construction (construction)". "Ease of supply (supply)" refers to whether the construction entity is separated, and the owner is a manager. "Diversity" refers to whether the management subject is separated, and if the owner is also the constructor or the manager. "Construction" is whether the management entity is connected and managed by the management entity and can be evaluated in "Good", "Middle", and "Bad" level. As a summary, even if the existing public rental housing in Korea can be separated into a skeleton and infill system, the result suggested that it has a limitation on response to residential demand. In addition, the paper was able to propose an improved plan to make the infill as a secondary operator.

보건의료업의 안전보건활동 및 안전문화의식정도 - 음식·숙박·가스·전기업종과의 비교 - (A Study on Safety-Health Activities and Safety Culture of Healthcare Industries - As Compared with Food·Lodging·Gas·Electrical Industries -)

  • Purpose: This study intended to investigate how health and safety organization, management, activities and safety culture of healthcare industries are different from other industries (food, lodging, gas, and electricity industries). Method: Data were analyzed using '2005 The National Survey for Occupational Safety and Health Tendency'. Results: For health and safety training, both new training and regular training time of healthcare sector was lower than comparison sectors. For health and safety manager assigning form, there were many case in healthcare sector to assign a safety manager as a deputy and a health manager as an additional job, there were some differences from comparison sectors. It was found that establishment of countermeasures by cause investigation and analysis execution for occupational accidents in the healthcare sector was lower than comparison sectors. For health and safety activities and safety culture awareness, they were estimated in healthcare sector to be lower than comparison sectors. Conclusion: Healthcare sector had relatively lower health and safety activities and safety culture awareness compared with comparison sectors. So, it is required business owner's concerns and efforts to assign exclusively responsible health and safety manager and to activate health and safety training and occupational accident prevention.

치과병(의)원의 규모에 따른 중간관리자의 현황 (Dental Office Manager Current Conditions by Scale of Korean Dental Clinic)

  • 본 연구는 국내 치과 병(의)원에 근무하는 중간관리자의 호칭, 업무, 월평균 소득, 지식경로, 업무 시 어려움 등의 현황을 조사하여, 중간관리자로서의 역할과 위치를 확립하는 기초자료로 삼고자 국내 치과병(의)원 중 총 108곳의 중간관리자에게 이메일을 이용한 설문지를 배포하여 중간관리자가 직접 설문에 응하도록 하였으며, 조사기간은 2008년 6월 1일부터 6월 30일까지 조사하였다. 통계분석은 SPSS 12.0 프로그램을 활용하여 카이제곱 검정과 분산분석을 실시하였으며, 무응답은 시스템 결측치로 처리하였다. 이에 다음과 같은 결과를 얻었다. 1. 직종별 구성원의 수는 병원 규모에 따라 치과병원이 구성원 수가 가장 높게 나타났으며, 구성원 중 치과위생사의 수가 치과병원에서 통계적으로 유의하게 높게 나타났다. 2. 중간관리자의 명칭은 대부분 실장으로 불리며 중간관리자로서의 경력은 치과병원은 1년에서 5년미만이 48.0%, 네트워크치과는 5년에서 10년미만이 52.9%, 치과의원은 1년에서 5년미만이 69.4%로 많았으며 통계적으로 유의하였다. 3. 업무 수행 시 지식 습득 경로는 대부분 병원 자체 세미나와 학회 세미나가 높게 나타났고, 업무 시 어려움은 치과병원에서는 원장님의 높은 기대가 네트워크치과와 치과의원은 다양한 지식습득의 어려움이 가장 높게 나타났다. 4. 중간관리자로서의 업무는 환자응대, 환자예약 및 변경, 전화업무, 치료계획 및 비용상담의 순으로 나타났다. 업무 중 병원경영, 우편물관리, 컴퓨터관리와 같은 행정업무는 낮은 비율로 나타났다.
