A Study on the Score of Issues by Certification Grade in the G-SEED for Office Buildings (업무용 건축물의 녹색건축 인증등급별 평가항목 득점에 관한 연구)

  • G-SEED(Green Standard for Energy and Environmental Design) is the certification system to evaluate environmental friendliness of buildings for the purpose of reducing environmental burden generated from the entire process of buildings, which is classified into 4 grades according to the evaluated score. Green building certification rule regulate to get over green 2nd grade for the public office buildings of $3000m^2$ or more. However, detailed measures on the applied level of each issue to obtain targeted certification grade have not been prepared yet. For each issue, the score distribution and the ratio of score in proportion to credit were analyzed by certification grade for office buildings which get the G-SEED certification. And applied level of issues were presented for each certification grade.

Microbiological Contamination in Office Buildings by Work Space Structure (사무공간 구조에 따른 실내공기 중 생물학적 오염분포 특성)

  • Objectives: This study was undertaken in order to evaluate by work space zoning and structure the concentrations of biological contaminants in the indoor air of domestic office buildings. Methods: Air samples were collected in the office spaces of 15 office buildings in Seoul from June 28 to July 28, 2011. Prior to the sampling, each office was classified into 'open-plan office', 'cellular office' and 'mixed office' according to the work space zoning. To evaluate the biological contamination of indoor air, total suspended bacteria (TSB), Gram positive bacteria (GPB), Staphylococcus aureus (S.A), Methicillin-resistant Staphylococcus aureus (MRSA), Gram negative bacteria (GNB) and fungi were investigated. During the sampling, temperature, relative humidity and carbon dioxide ($CO_2$) were measured. Results: The TSB concentrations ($GM{\pm}GSD$) were $452({\pm}1.3)cfu/m^3$ in open-plan offices, $366({\pm}1.3)cfu/m^3$ in cellular offices and $287({\pm}1.5)cfu/m^3$ in mixed offices, and there were significant differences between the three groups (p<0.05). The highest concentrations ($GM{\pm}GSD$) of fungi were found in the indoor air of cellular offices $128({\pm}1.0)cfu/m^3$, which was at least three times higher than the concentrations in mixed offices $43({\pm}1.0)cfu/m^3$ (p<0.05). Conclusions: Microbiological contamination in the indoor air of office buildings by work space structure was the highest with the open-plan office layout which includes no high walls or doors separating the occupants.

A Study on the Energy Consumption Characteristics for Use and Operation Period in Office Buildings (업무용 건물의 용도 및 운전 기간별 에너지 소비 특성 연구)

  • The purpose of this study is to calculate the energy consumption rate based on data regarding energy use in office buildings, and to confirm the general characteristics of energy consumption. The energy consumption rate of the building is calculated by dividing the energy consumption by the floor area. The energy consumption rate of small-sized office buildings was calculated as $101.48{\sim}201.55kWh/m^2{\cdot}year$ and in the case of medium-sized buildings, the range was $92.77{\sim}177.89kWh/m^2{\cdot}year$. In the case of small buildings, it was found that the energy consumption was $73.24kWh/m^2{\cdot}year$ in electronic device, $34.31kWh/m^2{\cdot}year$ in hot water supply, and $18.37kWh/m^2{\cdot}year$ in heating. In the case of medium-sized buildings, electronic devices was $73.08kWh/m^2{\cdot}year$, lighting was $18.35kWh/m^2{\cdot}year$ and heating, $15.37kWh/m^2{\cdot}year$. In all of the study buildings, the peak heating energy use was observed from 8:00 a.m. to 10:00 a.m during the winter, and the peak power management was required. Energy use at and around the midnight hour is confirmed to be 40~60% of weekly working hours, so it is necessary to manage power use at night time as well as during the day. In order to improve the accuracy of future studies, it is necessary to make efforts to secure the data with standardized energy measuring units for the various type of buildings.

  • In Korea, buildings are becoming skyscrapers due to restrictions on land. The performance-oriented design was introduced in 2009 for fire safety of such buildings, but the application of the combustible data through engineering design and experiment is a poor reality. Large buildings are used for complex purposes, especially since the density of the office facilities is high, the study conducted a study on the combustible materials of the office facilities and the thermal speed and fire load of the main combustibles of the office facilities were calculated.

  • The purpose of this research is to analyze the publicity of the private open space of high-rise office buildings in seoul. The contents of this research consist of two main parts. The first part is to classify the personal behavior's characteristics and to investigate the user's satisfaction of the publicity in the private open space through the case study of samples in seoul. The second part is to analyze the correlations between the personal behavior's characteristics and the user's satisfaction of the publicity in the private open space of high-rise office buildings. In conclusion, this research will contribute to establish the planning methods of the private open space of high-rise office buildings and to promote the quality of urban residential environment in Korea.

  • Most Studies for office market have focused on large-scale office buildings. There is, if any, a little research for small and medium-sized office buildings due to the lack of data. This study uses the self-searched and established 1,056 data in Gangnam-Gu, and estimates the data by not only linear regression model, but also data mining methods. The results provide investors with various information of price determinants, for small and medium-sized office buildings, comparing with large-scale office buildings. The important variables are street frontage condition, zoning of commercial area, distance to subway station, and so on.

  • Building Energy Efficiency Rating system was enforced in 2001 to enhance spreading high-energy performance and saving buildings. It was only for the new apartments, but expanded to new office buildings in 2010, and moreover, government offices require 1st grade of Building Energy Efficiency Rating system. Green Building Act, which is established to reduce the emissivity of carbon dioxide by reducing building energy consumption, will be enforced in 2013, and new apartments and office buildings will be subjected to it. Henceforward, it will extend to other types of buildings and will be phased in. In general, pumps and fans consume approximately half of the air-conditioning energy consumption, and about a quarter of the total building energy consumption when office buildings have total floor area of more than 10000 square meters. This study analyzed the energy demand when applying VAV(Variable Air Volume) and VWV(Variable Water Volume) System to reduce energy returns of the pumps and the fans by ECO2, which is a computer simulation program used for Building Energy Efficiency Rating system.

The Impact of LEED-Energy Star Certified Office Buildings on the Market Values of Neighboring Areas in New York City

  • Green building certifications are being adopted widely, and existing research continues to show an array of benefits to stakeholders of green certified buildings. However, little attention has been paid thus far to the effects these buildings may have on their surrounding neighborhoods economically. This research examined the effect of LEED and/or Energy Star certification on the neighborhoods surrounding certified office buildings from an economic standpoint with spatial and statistical analyses. This research showed the unit market value of LEED and/or Energy Star certified office buildings and the parameters of LEED and/or Energy Star certification had statistically a positive impact on the median unit market value of their neighborhood areas. The findings can provide useful insights into the possibilities for additional economic benefits of their neighborhoods, encouraging a win-win approach that enhances the local real estate market.

  • In a daily life these days, the safety and the comfort are considered very important. As the same as other areas, the good maintenance of fire protection systems and the fire drill plans in buildings can minimize the loss of human life and the property in case of fires. In this paper, a survey has been conducted to investigate the maintenance status of the fire protection systems of apartment buildings, shopping center and office buildings. Both practical procedures for checking the systems and for fire drills and strategic plans to minimize the losses in case of fires are suggested by analyzing how well the occupants in the buildings acknowledge the evacuation drills when the fire occurs.

A Study on Potential of Engineered Wood for 9-story Office Buildings (공학목재의 9층 사무소 건물 적용 가능성 연구)

  • The need for eco-friendly building materials such as engineered wood has increased to reduce carbon emissions. Although the range and height of engineered wood buildings are gradually increasing in North America and Europe, engineered wood is mainly used for low-rise residential buildings in Korea. In order to reduce carbon emissions more, therefore, it needs to expand the use of engineered wood by applying it to various buildings with different uses or more stories. With this background, the aim of this study is to investigate the applicability of engineered wood for 9-story office buildings. Since a 9-story building with engineered wood only is not allowed in KBC, an example building has RC ordinary shear walls as the lateral force resisting system while engineered wood is only used for gravity load resisting moment frames. Another example building is also used for comparison where both lateral and gravity load resisting systems are designed by RC. The applicability of engineered wood is investigated by comparing the seismic performance and the amount of carbon emission of both buildings. The result shows that the seismic performance of both buildings was not significantly different while the amount of carbon emission of the engineered wood building was much less then the RC building. Based on this result, engineered wood is sufficiently applicable to 9-story office buildings even though it still needs to pay attention to the shear design of reinforce concrete walls.
