적정 건물 설계를 위한 Target Costing 개념 제안 (A Suggestion of a Target Costing Concept for Optimal Building Design)

  • 사용되는 새로운 원가 관리 방안으로 시장 상황에 따라 제품의 가격을 고정하고, 고정된 제품가격에서 기업의 이익과 비용을 차감함으로써 산출하는 시장 지향적 원가산출 방법이다. 본 논문은 프로젝트 개발에서부터 원가 관리의 개념을 도입하는 Target Costing의 개념을 고찰함을 목적으로 한다. "낭비의 최소화, 가치의 최대화"는 프로젝트의 기획 단계에서 건물의 적정 설계 가이드라인을 설정함으로써 얻을 수 있다. 이러한 효과적 예산 관리 방법은 한국의 호화청사 건설 문제를 타개 방안이 될 수 있을 것이다.

  • 최근에는 주 5일 근무제도, 공기단축형 입찰제도의 도입, 후분양제도의 도입 등의 제도적 변화로 건설공사의 성공적 수행에 중대한 영향을 미치는 공사기간에 대한 관심이 증대되고 있다. 또한 건설시장의 축소와 최저가 입찰제도하에서 건설수주 경쟁은 더욱 치열해짐에 따라 적정 공사기간의 산정과 예측은 매우 중요하다. 이러한 공사기간에 대한 중요성을 인지하고 공사기간을 비교 분석하거나 예측하고자 하는 연구들이 진행되었다. 국내에서 공사기간의 비교연구는 공동주택과 사무소 건축에 국한되었고 국외에서는 통계적 분석과 시뮬레이션을 통한 공사기간의 예측에 대한 연구가 많이 수행된 반면, 건물에 대한 수요의 변화로 발생된 주상복합건물과 오피스텔건물에 대한 공사기간의 실제 사례비교에 대한 연구는 거의 없다. 이에 본 연구는 국내 건설사들의 주상복합 및 오피스텔 건물의 실적공기와 가상사례를 활용하여 공사기간을 비교 분석한 후 공기 경쟁력 확보를 위한 공사단계 별 대응현황을 분석하는 것을 목적으로 한다.

사무소건물 조명기기와 열원기기의 고효율기기로의 교체에 관한 경제성 검토 (Feasibility Study on Retrofitting Lighting and Heat Source Equipments in Office Buildings)

  • Energy saving has been main concern, thus government supporting policies which are based on Fundamentals of Low-carbon Green Growth Act', 'Green Building Support Act, have been prepared in Korea. The objective of this study is to estimate energy conservation effectiveness and economic advantage assuming that lighting equipments and heat source equipments would be retrofitted. Office building, which has total floor area of $30,000m^2$, was a subject of this study. From the estimations, electric rate will be decreased by 62,886,000 won per year due to lighting equipments retrofit, and gas rate will be decreased 11,141,000 won or 17,332,000 won per year due to heat source equipments retrofit (in case of COP 1.2 or 1.5). Payback period of each case that are calculated by energy saving cost and retrofit cost are estimated 27.9 year, 38.6 year and 29.2 year, thus economic supporting policies is necessary for effective energy saving in buildings. Meanwhile payback period of heat source equipment for new building is estimated 6.1 year and 8.3 year.

공공건축물 실적자료 분석에 따른 중위수를 활용한 총공사비의 적정보정율 추정방법 (Presumption Method for Optimum Correction Rate of Total Construction Cost Using the Median based on Historical Data Analysis in Public Office Buildings)

  • 본 연구는 공공건축물의 실적공사비 분석을 통해 총공사비에 대한 적정보정율을 기초자료로 제시하고자 한다. 이에 대해 조달청에서 발주한 2009~2011년에 준공된 53개 프로젝트를 연구 대상으로 하였다. 공사비 분석은 주요 공정인 건축, 기계, 전기, 통신, 부대시설에 대하여 빈도론적 관점에서 중위수를 활용한 절대오차율을 기반으로 총공사비에 대해 비교 분석하였다. 이를 통해 적합회귀모형을 선정하고 보정율을 책정하였다.

  • Recently, there has been constituted the government regulations and the normative methods to control the safety management activities in construction fields, but almost of these regulations are ineffective, because of some characteristics safety management have. The needs of the times make government regulations and the normative methods change to autonomic management methods. In this context, it is significant certainly to improve the standard of safety management that is used as a tool to protect the workers from the accidents or industrial disasters in the construction field. In this research, it will be showed that the outside regulations and safety management systems of the head office have their limits to reflect the safety managements of field participants. Then, it will be presented the improved model of self-control safety management activities which is essential for success safety management.

A novel recursive stochastic subspace identification algorithm with its application in long-term structural health monitoring of office buildings

  • This study develops a novel recursive algorithm to significantly enhance the computation efficiency of a recently proposed stochastic subspace identification (SSI) methodology based on an alternative stabilization diagram. Exemplified by the measurements taken from the two investigated office buildings, it is first demonstrated that merely one sixth of computation time and one fifth of computer memory are required with the new recursive algorithm. Such a progress would enable the realization of on-line and almost real-time monitoring for these two steel framed structures. This recursive SSI algorithm is further applied to analyze 20 months of monitoring data and comprehensively assess the environmental effects. It is certified that the root-mean-square (RMS) response can be utilized as an excellent index to represent most of the environmental effects and its variation strongly correlates with that of the modal frequency. More detailed examination by comparing the monthly correlation coefficient discloses that larger variations in modal frequency induced by greater RMS responses would typically lead to a higher correlation.

한국가스공사 분당사옥 발파해체 시공사례 (Case Study on the Explosive Demolition of the KOGAS Office Building in Bundang District)

  • 본 사례연구는 성남시 분당구에 위치한 한국가스공사(KOGAS) 분당사옥 건물의 발파해체 프로젝트에 관한 것이다. 대상건물은 긴 경간을 갖는 보 구조물이라는 특징 때문에 프로젝트 초기에는 잭 서포트를 이용한 기계식 해체공법이 고려되었다. 하지만 과도한 보강비용과 안전상의 불확실성, 그리고 공사기간의 장기화 우려 때문에 발파해체공법을 대안공법으로 적용하였다. 폭약의 기폭순서는 붕괴과정 중에 주변의 건물 및 시설물 방호를 목적으로 정교하게 설계하였으며, 대상건물은 왼쪽 전방을 향해 붕괴되도록 유도하였다. 1층, 2층 및 5층에 위치한 발파기둥들에 설치된 폭약을 순차적으로 기폭시키는 데에는 총 550개 이상의 전자뇌관(Unitronic 600)이 사용되었다. 분진발생을 저감하기 위해 각각의 발파대상 기둥과 바닥에는 작은 물주머니와 큰 물주머니를 각각 설치하였다. 이와 같이 본 프로젝트에서는 대상건물의 발파해체 시에 발생될 것으로 예상되는 소음, 분진 및 충격진동을 경감시키기 위해 총체적인 노력을 경주하였다.

BIM-BASED TIME SERIES COST MODEL FOR BUILDING PROJECTS: FOCUSING ON MATERIAL PRICES

  • As large-scale building projects have recently increased for the residential, commercial and office facilities, construction costs for these projects have become a matter of great concern, due to their significant construction cost implications, as well as unpredictable market conditions and fluctuations in the rate of inflation during the projects' long-term construction periods. In particular, recent volatile fluctuations of construction material prices fueled such problems as cost forecasting. This research develops a time series model using the Box-Jenkins approach and material price time series data in Korea in order to forecast trends in the unit prices of required materials. Building information modeling (BIM) approaches are also used to analyze injection times of construction resources and to conduct quantity take-off so that total material prices can be forecast. To determine an optimal time series model for forecasting price trends, comparative analysis of predictability of tentative autoregressive integrated moving average (ARIMA) models is conducted. The proposed BIM-based time series forecasting model can help to deal with sudden changes in economic conditions by estimating material prices that correspond to resource injection times.

Glazing 특성에 따른 고층 오피스 건물의 에너지성능 분석 (The Analysis on Energy Performance according to Characteristics of Glazing in High-rise Office Buildings)

  • In case of newly constructed buildings, the construction type is almost Curtain-wall system or large window in building skin. However, these kind of buildings have problems with regulations on building energy efficiency. And national regulations on building energy efficiency limit only the V-factor of window(except infiltration), it is hard to predict energy consumption of Curtain-wall buildings which gain large solar energy in summer. In this study, the influence of LSG(Light to Solar Gain) on energy performance was theoretically analyzed with simulation. LSG is the value of VLT divide SHGC and represents the optical performance of the glass or glazing. The Window & Therm program developed in LBNL was used to analyze window systems and EnergyPlus was used to building energy. Cases of glazing are three types; single coated Low-e clear glazing, tripple coated Low-e clear glazing, tripple coated Low-e tinted glazing. The results of this study are follows; 1) The building energy consumption of Alt-l, 2, 3 were about 300, 253, $259kWh/m^2{\cdot}yr$ respectively. Therefore, improvement of LSG could save the energy up to 16%. 2) The saved energy could be converted 1 billion won as annual benefit of total energy costs 3) SHGC and LSG more influence on cooling energy than heating energy in office buildings.

EPIQR+를 이용한 구청사 건물에 대한 경제적, 에너지관점에서의 건물 재평가 (A Study on Process for District Office Building Maintenance with EPIQR+ (on Focusing Energy and Economics Evaluation))

  • This study suggested practical application of decision aid tool on re-evaluation of current buildings with a focus on a energy and economics evaluation methodology. In Europe, over forty percent of all construction activities are for retrofit. For efficient construction, various tools for re-evaluating existing buildings have been developed and are in use. Legislations of relevant laws and studies are actively initiated. In particular, EPIQR (Energy Performance Indoor environment Quality Retrofit), which was developed through the EU's Third and Fourth Framework Programs laid a foundation on a new concept-based decision aid tool for re-evaluation of existing buildings. As for actual applications, based on this, EPIQR+ was developed to be in line with a building maintenance guideline (SIA 469) and is actively applied to public buildings. This tool quantifies the degree of damages of existing buildings and suggests alternatives to users in energy (SIA 380/1) and economical perspectives. This study examined these preceding tools and suggested some trenchant approaching for more comprehensive and efficient use of re-evaluation tools in building maintenance.
