An analysis of the Influencing Factors and Actual State of Indoor Air Quality in Semi-underground Multi-family Housing Units (다가구주택 반지하세대의 실내공기질 실태 및 영향요인 분석)

  • The purposes of this study were to investigate the actual state of indoor air quality in semi-underground multi-family housing units in early summer, to analyze the influencing factors, and to make suggestions for improvement. A series of field investigations were conducted in four target units between June 22, 2010, and June 28, 2010. The field investigations included measurements of indoor air quality as well as the observation of architectural characteristics and living conditions. In addition to the field investigation, on-site questionnaire surveys were administrated to residents in 90 units. The findings are summarized as follows: (1) The average $CO_2$ levels in each of the four units ranged from 759ppm to 1885ppm. $CO_2$ levels in three units exceeded the evaluation standard (1000ppm), and one unit was lower than the standard. This unit had smaller number of staying person and a large amount of ventilation than others; (2) the average CO levels in each unit were almost 0ppm, but 0.1~1.1 levels of CO were revealed at several times; (3) the average PM-10 levels ranged from $8{\mu}g/m^3$ to $40{\mu}g/m^3$, which distributes within the standard ($150{\mu}g/m^3$). The influencing factors of PM-10 levels were analyzed as inflow from outside, the use of a gas range, and the residents' activities; (4) therefore, it was evaluated to be necessary to improve ventilation for the indoor air quality of semi-underground housing in aspect of $CO_2$ levels.

  • The purpose of this study is to suggest unit design considerations for college student's rental houses. To achieve this purpose, life pattern, residential space usage and housing needs were investigated. Data were collected by in-person interviews. Interview participants were 37 single undergraduate students living near the Shinchon station subway line 2. Subjects were selected by housing types-a Gosiwon, a boarding house or an one-room house-. Qualitative approaching method was used, and quantitative analysis was additionally employed to count keyword found during the interviews. SPSS window version 14.0 was used for the descriptive statistics and the analysis of the items with multi-response analysis. The major findings are as follows; a personal space for each resident with a common kitchen and a bathroom was mostly desired for the unit. Therefore, Two diagrams would be used as examples to explain the new concept of unit planning.

  • A planned access method on constantly-changing-community unit plan changes and develops based on the periodical situation and also plan theory. In this research, it is to present the link between the theory of complex city change and the plan factor of it, and to show how Korean residential complex plan has changed as time passed and how new concept of city plan came up and by applying new methods how can this affect our real world and the past plan. In the phase of analysis, it analyzed the flow of 'community unit plan' and its theory and investigated the factor of compositional space and built a analysis frame. The factors of community unit plan are space structure, size and shape of block, population, distribution of facilities and movement system. It chose the place that can represent the flow of community unit plan trand and that indicates the obvious development leading to Jamsil (1975), Gwa Chun (1980), Mok Dong (1983), Sang Ge (1985), Ilsan (1989), Dong tan (2001) and Eun Jung (2003) total of 7 places. And to compare a similar size of the city, it selected a small community unit. Based on the result of theoretical study and prior research, it can be said that the space composition style has change from a whole complete complex area to a linked-cross over community unit and the access of urban level was on set. Also, a pedestrian walking area was secured and the dense of building structure and pleasant environment wanting need was in balance. For facility plans, the usage of facility and functional change brought change of type, size and disposition. The walking area for pedestrian became a huge matter. Therefore, market, education, public facilities and green system collaborated to co-build a whole community unit and activated the walking environment. Also, public transportation, environment friendly city organization was built.

Priority of Residential Choice and Housing Satisfaction among Studio-type Multi-family Housing Dwellers in the City of Gwangju (원룸형 다가구주택 거주자의 주거선택 중요도와 주거만족도 - 광주광역시를 중심으로 -)

  • The purpose of this study is to gather baseline data on perceived priority of residential choice and housing satisfaction rates among consumers with the aim of using this information for future planning. Self-administered questionnaires were provided to 196 studio-type multi-family housing dwellers in the City of Gwangju from 2009 Apri 5th to 29th. The collected data was used to conduct comparative and descriptive statistical analysis: factor analysis, t-test, one-way ANOVA, correlation analysis. The main findings obtained are as follows: Firstly, in relation to perceived priority of residential choice, dwellers identified seven factors as important. Secondly, in terms of housing satisfaction about a unit room, the respondents identified five factors as important. This study confirmed that there existed passive correlation between priority of residential choice and housing satisfaction among residents in studio-type multi-family housings in Gwangju. It is very necessary to project a studio-type multi-family housing close to transportation for easy access, avoiding commercial districts. Delicate interior and design will attract more female residents as well as fully-equipped parking lots for people who drive to their workplace. According to research on a degree of housing satisfaction, all respondents expressed dissatisfaction with "noise". Therefore, in dealing with construction plans of studio apartment units, from now on, sound proofing facilities are required to reduce the acoustic invasion of privacy, especially, for units with more than two people. In order to satisfy all the demand of residents in studio apartment units, we have to pursue systematic and succeeding research about a studio-type multi-family housing well-fitted for the actual circumstances of local area and suitable for longer stay. To sum up, more research and development will be required for high-class studio-type multiplex housing for sale in dealing with households with financial stability such as two-paycheck couples, so-called DINK, or a professional single person, in the future.

  • The purpose of this study was to analyze the Characteristics of Flexible housing Unit Plan Choice. It is believed that Flexible Housing relates to Family life cycle and the number of family. But this study revealed another factor, Space Syntax. It is reviewed that the Space Syntax effectively reveals the relative spatial depth of the spatial elements composing flexible housing unit plan. Thus, the Space Syntax is adopted as an analytic method of this study to objectify the concrete spatial changes. Through this study, the spatial organization of each case before changing is compared wi th that after changing, to find out the spatial changes over variation, Based on this theory, this study provide basic data to be used for architectural planning for flexible design. To design common facilities that support residents' leisure activities is one of the contemporary issues in Korea. People became interested in the leisure facilities in near-home environments. This trend encouraged this research study. The objectives of this study are to analyze the current status and characteristics of leisure facilities in apartment communities, to examine the correlations among leisure facilities, and to suggest design considerations for korean multi-family housing communities.

  • The major goal of this study is drawing design plan factors considering residents' life cycle and life style when remodeling design is needed. By drawing such design factors, the study will propose an alternative remodeling design plan. Such design method was defined as Multi-Dimensional module design method. And constructing data-system based on Multi-Dimensional module was secondary goal in this study. The details are as follows: Based on analysis of Residents' demand for remodeling and features of emotion-design applied to remodeling, the system which is suitable for application in remodeling design method was conducted. Based on the type of construction materials, the level value was set up according to emotion-factor application. Also, by conducting coding operation according to the distinction of construction materials, this study seeks the unit drawing method of information for constructing emotion-information system.

Field Survey on Construction and Utilization of Home Network - Focusing on Pangyo New Town - (홈네트워크 구축현황 및 이용실태 조사연구 - 판교신도시를 중심으로 -)

  • he objective of this study was to investigate home network systems presently applied in multi-housing complexes and resident's usage to improve the utilization of these systems and services as well as maintenance methods. Subjects were 27 housing complexes equipped with home network systems in west Pangyo area. The investigation methods of communal network systems were observed and photographed. Unit systems were investigated through photography, interviews, and observation focusing on the utilization of Wall-Pads by visiting one unit of each housing complex. The results are as follows: (1) Most housing complexes that we investigated were built with high-grade IT infrastructure. Also, remote meter reading, electronic security, vehicle access, and building access systems were established. Wall-Pads with similar functions were installed in 23 housing complexes, excluding private rental housing complexes. (2) Even though people were well aware of the need for common systems within their housing complexes, only 10~20% of Wall-Pad menus were used. (3) Low utilization rates of home network stem from Wall-Pad menus which were user-unfriendly, and a lack of user training for the complex's common system and unit system. Therefore, to promote active use of home network systems, the systems must be diversified in accordance with user characteristics. In addition, the Wall-Pad menus should be reorganized to be user-friendly.

A Study on the Planning Approaches for Newly Constructed Purchased Rental Housing Utilizing Volumetric Modular Construction (모듈러 공법을 활용한 신축매입임대주택 계획방안 연구)

  • This research explores the potential of purchased rental housing as a versatile solution for residential development. By focusing on smaller-scale construction compared to large residential complexes, purchased rental housing projects offer benefits such as shorter project durations and enhanced flexibility to accommodate residents' needs. This public-private collaboration extends to community planning, enabling tailored models beyond traditional rental housing frameworks. Currently, purchased rental housing, which is predominantly comprised of multi-unit house, multi-household house, and rowhouses, is in high demand and in short supply in metropolitan areas. Utilizing volumetric modular housing, considerations for module size and transportability are paramount, while advancements in construction methods, particularly prefabrication, offer efficiency and quality benefits. This study proposed three construction techniques to plan modular housing models and enhance construction and demolition efficiency: planning without columns in the middle of the unit, core production using volumetric modular construction methods, and industrialization of construction components alongside dry construction methods. Utilizing these methods, a new construction model for purchase lease housing was presented to address the need for new housing in the context of ageing housing renovation and demand fluctuations. The model comprises 16 units, with sizes ranging from 36 m2 to 54 m2, and can be applied on sites larger than 600 m2 with access to roads wider than 6 m. This promotes cluster-style development, which in turn increases construction efficiency in nearby plots.

A Study on the Elderly-Friendly Analysis of an Apartment by the Barrier Free Guidelines for the Elderly Housing (고령자 주택 설계지침에 의한 아파트의 고령친화도 연구)

  • Today, as proved in many foreign developed countries, the concept of 'Aging in Place' is the most desirable goal of welfare policy for an aging society. While multi-family housing is the most representative form of residence in Korea, it has not actively reflected convenient space lay-out for the elderly and barrier-free designs. As a foundation for the planning of elderly-friendly multi-family housing, this study suggested the comparative analysis of the five domestic design guidelines for elderly housing so as to apply the elderly-friendly flexibility for apartment units. In result, the most importantly treated items and factors of the silver house guidelines were analyzed, and based on which ten unit houses of domestic apartment housing were evaluated in order to find out the most barrier-like spaces and factors for the present domestic apartment housing to reflect flexibility as elderly housing. Finally, the way to resolve the problem was suggested as a conclusion.

  • This study examines the general reuse plan for deteriorated multi-family housing (apartrtments) in the urban fringe of Taegu City. The apartments which were built in the 1970's have to be improved. It is necessary to carry out the actual investigation for alternatives of reconstruction or reuse. From the above point of view, the study lays its purpose to find pertinent directions for the reasonable reuse plan, and gets on as follows; 1) Analize the residential state for users' needs of detoriorated aprtments through an investigation. 2) Synthesize the experts' opinions about matters related to reuse planning through a questionnaire. 3) Suggest the general solutions in three areas; unit dwelling, housing site, equipment and facilities, Finally, in the future housing development projects, concepts of reuse planning should be reflected beforehand.
