  • The modular construction is as yet early stage of market in Korea. So It is have difficulty of market demand forecast of the modular building. Therefore, this study was done analysis for market trends of the modular building using ARIMA(Auto Regressive Integrated Moving Average) model by time series data.

  • Modular construction technique is an adaptation of factory-based mass production concept in ordinary manufacturing industries to construction industry and it assumes that panels, units, etc. are fabricated in factories and assembled in construction sites. Given its structural limitations, modular construction technique is primarily used in low-story buildings whose maximum height is usually five stories, but researchers are actively studying possible adaptation of modular construction technique to high-rise building designs these days as in the case of infill-type modular construction design. Infill-type modular construction technique, most frequently used in high-rise building construction projects, completes frame construction first in reinforced concrete structures and fills unit modules in such structures. However, infill-type modular construction technique leads to longer construction schedule accompanying increase in construction cost, cost overrun due to additional of temporary work, and possible damage to units in the wake of facility construction. Accordingly, this study is performed as a basic study for the development of bottom-up infill-type modular construction technique intended to construct structural frames and fill in units sequentially in a bid to address such drawbacks of current infill-type modular construction technique.

  • Modular construction is a process in which a building is produced off-site in module boxes using standard materials. Since the introduction of prefabrication in building construction, Modular Coordination (MC) has become an essential design tool in building design and construction. However, in Korea, the design standardization has not been adequately applied to modular construction. This study intends to analyze the current status of modular construction in Korea and explore the applicability of MC design in the construction industry. The analysis of the current status of MC design within Korean four major modular construction companies indicates that an incremental dimension is not properly used in horizontal planning modules, which results in a problem of increasing construction cost by high material loss rate. But, in vertical planning modules, a incremental dimension of 100 mm (1 M) is found to be used although the structural system varies among manufacturers, which demonstrates the potential for an open system to be well applied in modular construction, despite different structural systems.

  • Recently, there is a growing interest in BIM and modular method because of changing in users attitudes about quality of building and construction environment. however, In domestic, study on Modular method still have addressed primarily basic contents. This study check efficiency about this process through comparative analysis of Modular method and RC method used 5D BIM tool for real project and suggest a fitting schedule management method for modular method.

  • The modular construction method is an off-site construction method using built-in structures from the manufacturing facilities. Modular construction is commonly applied to buildings which have relatively smaller and simpler structures than other types of buildings. Although modular building has emerged in the domestic construction industry as an alternative building strategy, previous researches on the environmental characteristics of modular building has not been comprehensively studied. Thus, this study empirically analyzed the insulation performance of thermal bridge and condensation parts of the modular buildings by using IR image analysis, Air-Surface Temperature Ratio method, and temperature difference ratio. The insulation performance analysis was conducted by comparing a modular building and a RC building in Seoul.   • Construction industry pays attention to modular construction recently which based on factory production not on labor intensive site production. Since modular construction has high time shortening effect and easiness of demolition and recycling, it has been applied to the temporary residential building. Domestic modular construction market are not activated yet, however, due to the high initial cost to realize modular construction. This study proposes demand-sensitized movable modular building in order to reduce the financial burden. The study compares between RC method building and Modular building which moves building when the demand falls off from Life-Cycle Cost's viewpoint. As a result of the economical evaluation, RC method achieved profits faster than Modular model, but Modular model's gross earnings during the life-cycle are much bigger than RC method. In other words, the result means that the market-sensitized movement of the modular building would be an economci choice in Life-Cycle Costing aspect.

  • The modular building system is a type of prefabricated construction method, and is an industrialized building system that transports, assembles, and completes a three-dimensional module manufactured in a factory to the site. The economics of a modular building system where 50 to 80% of the entire process takes place in a modular factory is dominated by productivity of the factory manufacturing process. Since the building of the module is finished by the combination of unit parts produced by each material, it is necessary to manage the process in each module unit. However, currently marketed process control programs do not reflect the features of these modular methods. In this paper, we introduce Modular Factory Design software(MFD 2019) that can make modular unit production plan which reflects production base(modular factory) and production target(application and number of modular units). In order to verify software compatibility and reliability, two production plans with different production methods were formulated and simulated.

  • Modular construction is recognized as a construction method with various advantages, such as shortening the construction duration, achieving quality control through factory production, ease of maintenance, and reduced construction costs due to reduced weight of materials. However, despite efforts by the modular industry and government to activate modular construction, it has rarely been established in the domestic market. Currently, there are technical limitations to the modular construction fire resisting technology applied to general buildings. The lack of access to modular construction fire resistance regulation is considered a major factor. In this study, the current status and problems with modular construction fire resistance regulation, a significant hindrance factor, were considered to activate modular construction. This study is intended to present a direction for institutional improvement in modular construction fire resistance and a direction for research and development.

MC Design and Construction for Standardization of Exterior Materials of Modular Building (모듈러건축의 외장재 모듈정합설계 및 시공)

  • With the progress of national policy researches on the modular construction, many studies have been conducted regarding the standardization of interior building materials. However, studies on the standardization of exterior building materials are still insufficient, and there are no dedicated exterior materials for modular construction. In this regard, this study investigated the necessary of standardization through the analysis on 7 kinds of exterior materials used in general buildings and exterior building materials applied to modular apartment houses in order to establish design criteria for the standardization of dedicated modular exterior materials. Based on the analysis results, assembly reference plane in conjunction with inside dimensions was set, and panelizing standardized in five parts was proposed to solve the problem of low exterior material standardization rate. It also proposed elastic gasket and steel bracket details that can compensate for the fabrication errors of unit boxes and construction errors in stacking.

Development of Project Delivery System for Modular Building in Korea

  • Recent research has been ongoing for modular buildings in the country, and interest increases. However, in accordance with legal restrictions in the country with regard to Project Delivery system of Modular Building, the activation of modular buildings industry is obstructed. In Korea, in accordance with national contract law, the construction contract is apply to the project delivery system of modular buildings, and in accordance with Framework Act on the Construction Industry, The project delivery system of modular buildings has to be a separate order. The definition of separate order in contract as defined in the law is that the electric work and Communication work and digestion facility work has to be separate each contract in order to be ensured professionalism. In accordance with law, the project delivery system of modular buildings is that the contract for construction is concluded with the Owner and the Construction Contractor and the contract for goods is concluded with the construction Contractor and modular manufacturer. Due to these project delivery system, the domestic factory production rate when making a modular unit is significantly reduced compared to the rate of factory production abroad and the domestic factory production rate is estimated to 10-20%. Due to the factory production rate is also low, despite what can be done at the factory the workload in construction field increases. According to the workload in field increases, the effect of the schedule reduction can be reduced. It resolved to form a consortium with a modular manufacturer and construction companies or the contract is concluded with Owner, modular manufacturer and construction companies in each. In this paper, we propose a specific project delivery system for modular building to solve the problem of the low factory production rate and the problem of schedule reduction. Through this paper, due to the variety of project delivery system on modular buildings is expected to contribute to the activation of modular buildings.
