중고 벌크선의 가격결정요인 선정에 관한 연구 (A Study on the Selection of Pricing Factors for Used Bulk Carriers)

  • 기존 선박매매시장에서 선박가격은 최근 거래되는 비슷한 유형의 선박가격을 기반으로 산정되었다. 하지만 2008년 금융위기 이후 선박가격 변동이 심해지면서 선박 내재적 가치를 산정할 수 있는 선박가격평가기준이 필요하다. 본 연구에서는 선박의 내재된 요소를 추정하기 위해 헤도닉가격모형을 사용하였다. 이에 본 연구는 헤도닉가격모형을 이용하여 선박가격에 미치는 영향을 각 특성별 가치를 분석하고 추정모형을 도출하였다. 헤도닉가격모형에서 제시된 4가지 모형들 중에 분산확대인자와 단계선택방식으로 최적의 모형을 선정하였다. 이를 위해 실제 거래된 선박과 특성자료를 활용하여 선박가격에 미치는 결정변수들의 영향력 정도를 분석하였다. 최종 선정된 모형은 Log-Line모형으로 회귀분석결과 DWT, Age, Market Value, Short-Term Charter, Long-Term Charter, Enbloc, Special Survey Due, Builder 8개의 변수가 선박가격모형에 영향을 미치는 것으로 나타났다. 제시한 선박가격모형은 선박가격을 평가할 때 객관적이고 균형있는 의사결정을 하는데 도움이 될 것이다.

  • The purpose of this study is to examine the physical factors of work environment and to establish the evaluation factors for office design for wheelchair users. This study is based on the existing research for office environmental factors; and then clarifies the physical factors that are suitable for circumstances of wheelchair users. These factors are composed three physical factors which are space, furniture arrangement, and ambient condition and then each of these factors has detailed several elements. Futhermore, comparing physical factors between a non-wheelchair user and a wheelchair user with work environment is analyzed on the assumption using the system furniture on the market. This study is expected to be used as basic information to provide the way of improving office space plan for wheelchair user in workplace. This resource can serve as a checklist when renovating, re-designing or building a new office space for wheelchair users. The evaluation of office environmental factors for wheelchair users who work in public and/or private companies is needed for the next research.

부동산 다속성 통합 검색 시스템 개발 (The Development of a Real Estate Multi-Attribute Integrated Search System)

  • 본 연구에서는 매수인이 부동산을 검색할 때, 매수인의 다양한 성향을 고려할 수 있는 새로운 검색 시스템을 제안한다. 이를 위해 부동산 가격에 영향을 미치는 요인들을 분석한 뒤, 지역요인 및 개별요인으로 분류하였다. 다요소 의사결정(Multi-attribute Decision Making) 알고리즘을 통해 매수인이 입력한 검색조건을 분석하여 가중치를 부여하고, 부동산 후보지간 엔트로피 척도를 통해 최적의 부동산 후보지를 도출하도록 설계하였다. 본 검색 시스템의 효용성을 평가하기 위해 부산지역의 실제 부동산 정보를 이용하여 실험을 진행하였다. 실험결과, 본 다속성 통합 검색 시스템은 매수 아파트 검색 시 지역분석과 개별분석을 용이하게 해 주었다. 또한 한번 검색으로 여러 지역의 부동산 후보들을 비교분석함으로써 매수인의 탐색비용을 절감시킬 수 있었다.

대학병원의 시장경쟁력 강화를 위한 리포지셔닝에 관한 연구 (A Study on the Repositioning for Strengthening University Hospitals Competitiveness)

  • This study was performed to provide medical service providers with useful information for their market competitiveness and decision making. It is regarding positioning map and repositioning map strategy to enforce market competitiveness through bench marking of a specific hospital which has been relatively underestimated in the market. With AHP and biplot analyses for this study, we could identify priority of properties that medical service consumers consider when they choose a university hospital and market competitiveness of alternative university hospitals. It is expected that the study of repositioning strategy to Strengthening Market Competitiveness will provide efficient problem solving method to allocation restricted resources by repositioning the specific university hospital through benchmarking with evaluation factors of the most market competitiveness university hospital. When Inje University Paik Hospital was benchmarked and repositioned, the share of Paik hospital increased and there was only 3.1% difference from Dongah Dong-A University Hospital, which occupied the first place in market competitiveness. Such the results of this study may suggestion management strategies to provide efficient problem solving methods when companies responding to rapidly changing management environments allocation restricted resources.

농가 주거환경 평가 (Residents' Evaluation for Rural Housing Environment)

  • The purpose of this study was to identify factors related to residential satisfaction, and to examine the rural housing and village environment which enable to derive what should be considered in the future rural housing improvement. Data were collected by questionnaire survey in 11 rural villages - suburban rural area, plain rural area, intermediate rural area, mountainous rural area. The major findings are as follows: 1) The rural residents rather dissatisfied with'management/maintenance','economic value','facade'in housing level, The overall housing satisfaction level was just medium(neither satisfied nordissatisfied). 2) They also dissatisfied with'playground for children','education condition','medical facilities', 'market'in village level. The overa'll village satisfaction level was just above average(slightly satisfied). 3) Vrom the result of ANOVA test, there are no significant differences in residents evaluation for tiousing and village attributes among 4 rural areas. 4) Factor analysis identified six rural housing environmental factors:'inside utilities','housing size' 'aesthetic aspects','safety','privacy','outside utilities'. 5) For the rural village environments six important factors were derived :'public services','commercial convenience facilities','social interaction','environmental pollution','amenity','agricultural service facilities'.

A Development of Staff Mobility in the System of Strategic Human Resource Management

  • Purpose - This work aims to study the existing management process and methods of statistical evaluation of personnel mobility management, and propose improvement measures. This is particularly relevant in today's market economy because proper organization of personnel movement affects the availability and effective utilization of human resources in enterprises. Hence, it influences the volume, timely execution of work, equipment efficiency, and consequently the volume of production, its cost, profit, and other economic indicators. Research design, data, and methodology - We investigate the indicators that measure staff mobility, and their dependent consequences. Further, it analyses the factors influencing high staff turnover, which is a main indicator of staff mobility. Results - Measures for staff mobility development and prevention of turnover are proposed. Micom Systems is a sample case that has developed special programs to reduce staff turnover. Conclusions - Staff mobility leads to additional costs, significant loss of working time, and increase in defects. However, the advantages of staff mobility outweigh these negative factors. The role of staff mobility in a market economy cannot be overestimated.

최소자승몬테카를로 시뮬레이션을 이용한 풍력발전설비 투자계획 (Economic Assessment of a Wind Farm Project Using Least Square Monte-Carlo (LSMC) Simulation)

  • The economic value of a wind farm project is influenced by various risk factors such as wind power output and electricity market price. In particular, there is uncertainty in the economic evaluation of a wind farm project due to uncertain wind power outputs, which are fluctuated by weather factors such as wind speed, and volatile electricity market prices. This paper presents a systematic method to assess the economic value and payback period of a wind farm project using Least Square Monte-Carlo (LSMC) simulation. Numerical example is presented to validate the effectiveness of the proposed economic assessment method for a wind farm project.

Factors affecting consumers' preferences for US beef

  • The purpose of this study was to analyze factors affecting US beef consumption intention in the future, to identify the causes of US beef import growth and to derive implications and strategies for domestic beef producers. Since the KORUS FTA was signed in 2012, US beef imports in 2017 totaled 379,064 tons, an annual increase of 3.5 percent. US beef imports have been steadily increasing due to cuts in FTA tariffs and changes in consumer preferences. The data used in this study utilized a sample of 3,290 grocery purchasers from the Korea Rural Economic Institute's 2016 Food Consumption Behavior Survey. The analytical method used the Ordered Logit Model to analyze what factors influence a consumer's subjective evaluation. As a result, the major factors affecting US beef consumption intention in the future are price, taste and safety. In particular, it has to do with the recent surge in U.S. imports of good-tasting chilled meat. Because chilled meat does not differentiate the market from Hanwoo beef produced in Korea, it is necessary to have differentiated taste and low price through cost reduction. By age and family group, people aged 30 - 40 years and single-person households are the main consumption group. As a result of this study, it is necessary to establish marketing strategies for producers such as rational pricing, safety, taste promotion, and small-scale sales to extend the demand for Hanwoo beef in the younger generation to enhance the competitiveness of the domestic beef market.

Market Expansion Strategies for Small or Medium-sized Construction Companies by Developing Quantitative Risk Assessment Model

  • Korean construction industry has developed with national economy growth for a couple of decades. However, because of slump of real estate, the domestic construction industry was intimidated. In this situation, many construction company has no choice but to go abroad to find construction projects. However, almost small or medium-sized construction companies are very hard to operate their business because they have small funding ability and weak labor power. Therefore, this study aims to propose an assessment tool through analyzing risk factors of overseas construction projects for small or medium-sized companies by examining preceding research and interviewing industry experts. Weights of the risk factors are determined through the surveys of the industry practitioners. All of the data is configured into the assessment tool and this converts the quantitative information which leads to the optimal of strategies choice. This paper provides a quantitative measurement of possible performance and detailed assessment of each itemized risk factors. This assessment tool is qualified for industry experts so that it can safely be applied to the future projects. Ultimately, many small or medium sized construction companies will benefit from the tool proposed in this study to examine the potential of the overseas market expansion.
