  • This research investigates the feasibility of Web technology as a means of delivering facility information for better support facility operation and maintenance. Our research proposes a Web-based feedback system as a pragmatic solution to the limitations of current FM (Facility Management) processes. In practice work orders and records are often misplaced resulting in lower efficiency and customer satisfaction. This may be overcome by a system that states information digitally and provides a Web-based interface. The interface could allow customers to report facility problems, trace their work order in progress, view schedules for maintenance and provide feedback for service online. The benefit for a FM department is that it can receive feedback on performance which would improve the quality of service and build a record of practical experiences.

  • This study was to present basic data in order to improve the management of the apartment house through investigating the work of managers and the association of occupant of a house. The Purpose of this study is to suggest a judgement of management-work and quality of manager in apartment housing board. Data were collected by the interview and survey from 131 managers in apartment houses. Major results were as follows: 1) the works of management were inquired by manager in occupant-management, administration-work, maintenance-work, and life-environmental work. 2) the works of management were compared with types of managers.

  • This paper describes the development of a robotic maintenance system for use in a maintenance operation of the nozzle dam in a water chamber of a steam generator at the Kori nuclear power plant in Korea. The robotic maintenance system was designed to minimize the personnel exposure to a hazardous radioactive environment. This robotic maintenance system is operated by a teleoperated control which was designed to perform the nozzle dam maintenance tasks in a remote manner without endangering the human workers. Specific maintenance tasks involve the transportation, insertion, and removal of nozzle dams in a water chamber inside a steam generator via a narrow man-way entrance port. The developed robotic maintenance system has two major subsystems: a two degrees of freedom guiding device acting as the main guiding arm and a master-slave manipulator with a kinematic dissimilarity. The mechanical design considerations, control system, and capabilities of the robotic maintenance system are presented. Finally, a graphical representation of the nozzle dam maintenance processes in a simulated work environment are also demonstrated.

Investigating the Maintenance Cost of Rest Areas: A Case Study of Nevada

  • Highway Rest Areas are envisioned to provide an accessible space for rest and parking for travelers, especially those driving a long distance. In addition, modern highway Rest Areas provide many amenities to highway users, including wifi service, picnic tables, litter barrels, running water, public telephones, and sometimes even free coffee. Various studies were conducted in the domain of Rest Area facility design and their operating costs in different states; however, limited studies were conducted on the maintenance costs of these facilities. Therefore, this study's main objective is to compute the annual maintenance cost of Rest Areas in the state of Nevada. This study also analyzes the main cost categories of the maintenance works. The raw cost data of Nevada Rest Area maintenance from 1990 to 2012 were collected from the Nevada Department of Transportation (NDOT). Results show that the maintenance cost fluctuated over the study period; the maintenance cost decreased from 1991 to 2004 and then increased until 2012. The primary cost categories of maintenance work are labor, equipment, and material costs. Among these, labor cost was the largest category with 56 percent of the total maintenance cost, followed by equipment cost and material cost. The findings of this study may help NDOT and other transportation agencies plan their budget for future Rest Area maintenance activities.

레일신축 이음부 유지보수 작업에 대한 침목결속의 영향 (The Effect of the Tied Sleeper on the Maintenance Work in the Rail Expansion Joint Zone)

  • The continuous welded rail(CWR) track without the rail expansion joint has many advantages over the conventional track in a variety of fields including the speed-up and the ride comport. However, due to the excessive axial force in the CWR and the track-bridge interactive behavior, inevitably, the rail expansion joint must be installed at the vulnerable zone such as the bridge end zone, etc. In this rail expansion joint zone, the frequency of the maintenance work to repair the track irregularity is on the rise. This is because that the creep of the sleeper is occurred in the moveable zone of the rail expansion joint. In this study, among the several options for reducing the track irregularity on the rail expansion joint zone, the application and efficiency of the tied sleeper is investigated. Field test construction has been conducted, then the progress of the track irregularity and the frequency of the maintenance work are analyzed before and after the filed test construction.

  • It is requested to be evaluated whether environmental change in marine traffic passage by maintenance work affect ship handling, safety, when re-design of traffic passage is planned. In the maintenance work, it is also important to evaluate the change of risk and also benefits. However, in a current evaluation index, it is difficult to evaluate the benefit. The recently developed safety index that is led by employing the Unsafe Ship-handling situations model (US-model) is able to estimate risk level of marine accident in a process of a ship handling. We have already reported the relation of the ratio of 10-3 in harbors (Yokohama, Kobe, and Osaka in Japan) [1]. In this study, we acquired the relation of the ratio between the US value and the marine accident at a narrow waterway; Kurushima Strait in Japan, using a ship handling simulator. And we experimented to estimate a marine accident reduction achieved by the maintenance work of the altered shape of passage.

3D모델링 SW를 활용한 군용 항공기 3D 정비매뉴얼 개발 (Implementation of 3D maintenance manual for Military aircrafts using 3D modeling software)

  • 군용 항공기에 대한 모든 정비작업은 항공기 정비매뉴얼의 내용을 기반으로 수행되고 있다. 많은 정비 작업 가운데 특히 부품의 교환작업은 정비작업 가운데에서도 그 비중이 가장 높다. 부품의 교환작업에서는 부품의 형상 파악과 부품간의 체결관계 및 작업절차에 대한 정확한 이해가 대단히 중요하다. 그러나 군은 물론 민간에서 사용되는 정비매뉴얼은 모두 정비작업절차를 간단한 설명과 개략적인 그림으로 표현하고 있어 정확한 작업절차는 물론 부품의 형상을 이해하는데도 어려움이 있다. 반면에 항공기 부품을 3D 모델로 제작한다면 부품을 자유로운 방향에서 관찰할 수 있을 뿐만 아니라 3D 모델링 SW에서만 가능한 강력한 가시화(visualization) 기능을 통해 내부형상이나 체결관계도 쉽게 확인이 가능하다. 특히 정비작업을 3D 애니메이션으로 제작하면 실제와 동일한 순서로 정비작업을 3D 영상으로 관찰할 수 있어 작업절차를 직관적으로 파악하는데 도움이 될 것이다. 이에 본 연구에서는 3D 모델링 SW인 Solidworks를 활용한 3D 정비매뉴얼 개발방법을 제안하고 이에 따라 B747 항공기의 통합구동발전기 교환작업에 대한 3D 정비매뉴얼을 개발하였다. 또 개발된 3D 정비매뉴얼을 기존매뉴얼과 비교하여 그 장단점을 파악하였다. 정비매뉴얼에서 부품 교환에 대한 내용은 기종에 관계없이 비슷하므로 본 연구에서 제안된 방법은 군용항공기용 정비매뉴얼 개발에도 충분히 적용이 가능할 것으로 기대된다.

LNG-FPSO 선박 장비들의 보전활동 지원시스템 개발에 관한 연구 (A Study on the Development of Maintenance System for Equipment of LNG-FPSO Ship)

  • 본 연구에서는 LNG-FPSO 선박에 탑재되어 있는 장비들의 운영효율을 최대화하기 위한 상태기반유지보수(CBM) 활동을 지원하는 보전시스템을 개발하였다. 개발된 보전시스템에서는 상태기반유지보수를 수행할 주요 장비들을 식별하여 이를 PWBS(Product Work Breakdown Structure)로 정의하였고 식별된 장비들로부터 실시간 수집되는 센서데이터를 이용하여 장비들의 고장분석과 최적 유지 보수 방안을 결정하기 위한 경제성평가 등을 수행하며, 이들을 수행하기 위해 필요한 입출력 데이터를 저장, 관리하는 고장사례 및 유지보수데이터베이스를 구축하였다. 개발시스템의 성능검증을 현재 개발 중인 LNG-FPSO 선박의 Inlet 시스템의 Compressor와 화물창의 Pump Tower 등과 같은 주요 장비들을 대상으로 실시하였고 이를 바탕으로 상태기반유지보수의 가능성을 확인하였다.
