  • A systemic building maintenance management is necessary to supply an convenience and safety environment by maintain the origin features for a building's life. However, the exist maintenance management system has some problems such as interoperability of information or standardization of data. In those reasons, a critical information for maintenance a building may be lost and changed. In addition, the data could be crashed or lost on a process of re-input or re-produce. This paper purpose the interoperability in exchanging data between design/construction and operation phases. In addition, this model will enhance the efficiency of building maintenance tasks through information quality improvement and data reproduction prevention.

Developing a Decision-Making Model to Determine the Preventive Maintenance Schedule for the Leased Equipment (대여 장비의 예방정비 일정 결정을 위한 의사 결정 모델 개발)

  • As a system complexity increases and technology innovation progresses rapidly, leasing the equipment is considered as an important issue in many engineering areas. In practice, many engineering fields lease the equipment because it is an economical way to lease the equipment rather than to own the equipment. In addition, as the maintenance actions for the equipment are costly and need a specialist, the lessor is responsible for the maintenance actions in most leased contract. Hence, the lessor should establish the optimal maintenance strategy to minimize the maintenance cost. This paper proposes two periodic preventive maintenance policies for the leased equipment. The preventive maintenance action of policy 1 is performed with a periodic interval, in which their intervals are the same until the end of lease period. The other policy is to determine the periodic preventive maintenance interval minimizing total maintenance cost during the lease period. In addition, this paper presents two decision-making models to determine the preventive maintenance strategy for leased equipment based on the lessor's preference between the maintenance cost and the reliability at the end of lease period. The structural properties of the proposed decision-making model are investigated and algorithms to search the optimal maintenance policy that are satisfied by the lessor are provided. A numerical example is provided to illustrate the proposed model. The results show that a maintenance policy minimizing the maintenance cost is selected as a reasonable decision as the lease term becomes shorter. Moreover, the frequent preventive maintenance actions are performed when the minimal repair cost is higher than the preventive maintenance cost, resulting in higher maintenance cost.

  • The quality of a part has directly effect on part reliability. In the basis of MIL-HDBK-217F model, it is the determined rule that part's quality level should follow its nominal one written in its specification. If quality information is unknown, quality level of the part should be determined as 'Lower'. However, the prediction model is said to be short in reflecting parts applying 'state-of-the-art' technology and result in over-estimated failure rate by some reliability-related authorities or research institutes. In this study, the reliability prediction results by the model of MIL-HDBK-217F and Telcordia SR-332 are compared and analyzed to verify whether the statement is reasonable or not.

  • The purpose of power system maintenance is to prevent equipment failure. The maintenance strategy should be designed to balance costs and benefits because frequent maintenance increases cost while infrequent maintenance can also be costly due to electricity outages. This paper proposes maintenance modeling of a power distribution system using reliability centered maintenance (RCM). The proposed method includes comprehensive equipment modeling and impact analysis to evaluate the effect of equipment faults. The problem of finding the optimum maintenance strategy is formulated in terms of dynamic programming. The applied power system is based on the RBTS Bus 2 model, and the results demonstrate the potential for designing a maintenance strategy using the proposed model.

Cost Analysis Model for Periodic Maintenance Policy with Maintenance Cost Factor (보전비용요소를 고려한 정기보전정책의 비용분석모델)

  • This paper is concerned with cost analysis model in periodic maintenance policy. Generally periodic maintenance policy in which item is repaired periodic interval times. And in the article minimal repair is considered. Mimimal repair means that if a unit fails, unit is instantaneously restored to same hazard rate curve as before failure. In the paper periodic maintenance policy with minimal repair is as follows; Operating unit is periodically replaced in periodic maintenance time, if a failure occurs between minimal repair and periodic maintenance time, unit is replaced by a new item until tile periodic maintenance time comes. Also unit undergoes minimal repair at failures in minimal-repair-for-failure interval. Then total expected cost per unit time is calculated according to scale parameter of failure distribution. Maintenance cost factors are included operating, fixed, minimal repair, periodic maintenance and new item replacement cost. Numerical example is shown in which failure time of system has weibull distribution.

  • Based on the previous year's statistics, 37% of buildings in South Korea are aged over 30 years. As the number of the aging buildings increases, so does the need for maintenance. Building maintenance involves a significant number of works; the work of 'maintenance manager' accounting for the largest part. Currently, the maintenance history record is mostly in drawing or handwritten form which makes reviewing the data highly time consuming. Therefore, to improve the convenience of maintenance works and optimize historical data management, the existing maintenance process was analyzed. Problems were derived and a smart device-based automation model was established. In order to establish a smart device-based automation model, ① general flow of facility management process was analyzed and related articles were reviewed, ② current maintenance process was optimized, ③ functional block diagram of BIM Data, COBie Data, IoT, and AR-based automated maintenance management model was created, ④ a smart device-based automated maintenance management model was constructed, ⑤ finally, the above system was verified by testing the aforementioned model in the field site, evaluating the time required for the maintenance process and reviewing maintenance history data against the current one.

A Method for Establishment of Case-based Software Maintenance Maturity Model (사례기반의 소프트웨어 유지보수 성숙도 모델 수립 방안)

  • Software Maintenance needs to continually improve from corrective maintenance to operational management and service improvement. In this study, we propose a software maintenance maturity model and its evaluation criteria based on 4 maintenance projects of K organization. For the proposal, we derive 13 process areas and 64 evaluation criteria based on some references such as SMMM, ITSMM, ITIL. We evaluate the criteria using 5-point scale, and then establish the maturity model of K organization classified by levels of the maturity model based on the evaluation result. And, to verify and improve the maturity model of K organization, we propose improvements for evaluation criteria. In addition, we apply the maturity model to the 4 projects, evaluate the projects, and propose improvements for the projects based on the evaluation result to identify how the model shows software maintenance improvement.

  • Recently, as a method of green-development and reduction of carbon dioxide emission, increased interest has been focused on a railway. Furthermore, an intensive study has been processed on capabilities of maintenance activities, economic efficiency of maintenance on rail structure and a design of railway structure as well as the development of materials. The purpose of this paper is to develop a deteriorated model of PC Beam Bridge due to timely changes and maintenance activities. Typically, there is definite difference between maintained bridges and non-maintained bridges. As a result of proper maintenance activity, a life time of a structure can be enhanced. In this study, we will research and analyze structures with ongoing maintenance. We will also process same procedures on structures without maintenance. Therefore, we can establish the significant role in a conditional change of a structure. Based on a study, we accomplish the development of a condition-deteriorated model. To develop deteriorated model of PC Beam Bridge, We apply Marcov Theory and develop a transition probability to show the life time of bridge. This study will provide a great benefit to decision making for maintenance activities on the railway bridges for future.

Integrating Machine Reliability and Preventive Maintenance Planning in Manufacturing Cell Design

  • This paper presents a model for designing cellular manufacturing systems (CMS) by integrating system cost, machine reliability, and preventive maintenance (PM) planning. In a CMS, a part is processed using alternative process routes, each consisting of a sequence of visits to machines. Thus, a level of 'system reliability' is associated with the machines along the process route assigned to a part type. Assuming machine reliabilities to follow the Weibull distribution, the model assigns the machines to cells, and selects, for each part type, a process route which maximizes the overall system reliability and minimizes the total costs of manufacturing operations, machine underutilization, and inter-cell material handling. The model also incorporates a reliability based PM plan and an algorithm to implement the plan. The algorithm determines effective PM intervals for the CMS machines based on a group maintenance policy and thus minimizes the maintenance costs subject to acceptable machine reliability thresholds. The model is a large mixed integer linear program, and is solved using LINGO. The results point out that integrating PM in the CMS design improves the overall system reliability markedly, and reduces the total costs significantly.

Optimal Preventive Maintenance Policy Based on Aperiodic Model

  • Preventive maintenance(PM) is an action taken on a repairable system while it is still operating, which needs to be carried out in order to keep the system at the desired level of successful operation. The PM improves the reliability of the system by predicting the possible failures and thereby preventing such failures from its occurrence. In this paper, we develop the optimal preventive maintenance policies based on the aperiodic PM model. We investigate an aperiodic preventive maintenance policy and propose several optimal PM policies which minimize the expected cost over an infinite time span. Park, Jung and Yum(2000) determine the optimal period and the optimal number of PMs based on Canfield's(1986) periodic model. Our techniques to derive the optimal preventive maintenance policies based on our aperiodic PM model is similar to those in Park, Jung and Yum(2000), which can be considered as the special case of our results.
