추계적 공동주택 장기수선충당금 산출 및 분석 방법론 개발 (Developing Stochastic Long-Term Maintenance Cost Estimating Method for Apartment Housing)

  • This paper presents a Stochastic Long-Term Maintenance Costs Estimating Method for the Apartment Housing (SLCE). A simulation approach is used for generating the stochastic long-term maintenance cost, and it is based on the defined variability in repair cycle of the individual maintenance elemental within the process. SLCE provides the probability distribution of the budget required to maintain the apartment housing. A case study is presented to demonstrate and to validate the system.

한국 영구임대주택의 장기수선 상의 문제점 분석 및 개선방안에 관한 연구 (A Study on the Problem Analysis and Improvements of Long-Term Maintenance for the Permanent Rental Housing in Korea)

  • 본 연구는 서울 $\cdot$ 경기 지역 10곳의 영구임대주택단지를 대상으로 과거수선실태 조사 및 수선비용을 분석하고 이를 바탕으로 장기수선상의 문제점 및 개선방안을 제시하고자 한다. 이를 위하여, 실무경력 10년 이상의 전문가 30명과의 인터털를 실시하였고 수선비용은 분기별 실행예산 집행 및 수선충당금 사용실적 현황 자료를 분석하였다. 본 연구의 결과를 요약하면 다음과 같다. 1) 건설원가 대비 준공 후 13년간의 수선비용 비율은 $4.56\%$이며, 건축비 대비로는 $6.70\%$로 나타났다. 2) 형식적인 장기수선계획의 수립으로 혼란을 가중시키고 있기 때문에 장기수선계획의 명확한 규정이 시급하다. 또한 과거 수선 자료가 손실되었기 때문에 수선 자료의 체계적인 관리 규정이 제시 되어야한다.

  • It is necessary to the development of the best maintenance system for applying the long-term maintenance plan using the cost breakdown structure in the educational facilities. This study developed the cost breakdown structure for the best maintenance system using the delphi method. For the convenience of maintenance, the maintenance cost breakdown structures are separated into building exterior wall, building inside wall, electric installation, heating installation and outdoor facilities. And these results atomized in each parts. And this study constructed the cost breakdown structure to maintenance's practicality and effectiveness through the expert analysis.

Criteria for Determining Working Area and Operating Cost for Long-Term Lease of Agricultural Machinery

  • Purpose: This research suggests a method of establishing criteria for working area and operating cost for a long-term lease of agricultural machinery. Methods: Eight crops were selected-three food crops and five open-field vegetables-and agricultural machines used for sowing, transplanting, and cultivation in dry-field farming were analyzed. Results: The break-even acreage for agricultural machinery under a long-term lease was found to differ by agricultural machine, ranging from 1.0 to 5.8 ha. In terms of arable land area, the break-even acreages for harvesting machinery and transplanters were 15.6 to 26.1 ha and 6.1 to 8.6 ha, respectively. The working area lessees should secure was divided into two cases: (1) 2.0 to 11.6 ha when leasing individual agricultural machines (sowing and transplanting) for a long-term period, and (2) more than 10 ha when farmers who cultivate beans, potatoes, garlic, onions, and so on lease sowing and transplanting machines as a set. When agricultural machinery was leased for a long term, the operating cost and working time were reduced by 27.6 to 74.4% and 2.5 to 21.6%, respectively, indicating considerable effect. Conclusions: A long-term lease project needs to be promoted to overcome the limitation of short-term leases of agricultural machinery. The local government should lead this project and facilitate the mechanization of dry-field farming. The department in charge of agricultural machinery lease projects needs to set the working area to cover the rate and maintenance cost for farmers who lease agricultural machinery for the long term.

철도차량 수명유지비용 계산을 위한 유지보수 비용모델 연구 (A Study of the Maintenance cost model for the Life Cycle Cost Calculation of the Railroad Vehicle)

  • Life cycle costing is one of the most effective approaches for the cost analysis of long-term life products, like as railroad vehicle. Life cycle costing includes the cost of concept design, development, manufacture, operating, maintenance and disposal. Especially, life cycle costing in the railroad industry has been focused on the maintenance cost. In this paper, we investigated the standard, guide and maintenance information of railroad vehicle. For this purpose, we suggested the cost model of railroad vehicle maintenance information. We also performed maintenance cost analysis on the some sub-system of railroad vehicle for the case study.

공공임대주택의 유지관리를 위한 수선유지비용 예측 (Forecast of Repair and Maintenance Costs for Public Rental Housing)

  • 국내 공공임대주택에서 유지관리 단계에서의 수선유지비는 효율적 관리의 필요와 함께 그 중요성이 부각되고 있다. 본 연구에서는 수선유지비를 예측하는 방법으로서 기존의 실적자료를 통한 방법을 대신하여 물량기반의 예측방법을 제안하고자 한다. 견적방식 모델을 통하여 공동주택 유지관리단계의 40년간을 대상으로 연차 단위별로 수선유지비용을 예측하고 분포 특성에 대한 정보를 제공한다. 수선유지비예측의 정확성을 제고하기 위해, 최근 변경된 장기수선항목 및 수선주기를 반영하였다. 또한 최근에 건설된 공동주택 마감수준을 수선대상으로 포함하였다. 수량산출은 공공임대주택 5개 사례현장을 선정하여 수행되었으며, 세대수 및 연면적 단위로 환산하여 공공임대주택의 수선유지비를 범용적으로 예측하는데 활용될 수 있도록 분석하였다.

부유식 해상풍력단지의 장/단기 정비계획 시뮬레이션 (Approach to Simulation of Long- and Short-Term Maintenance Planning in Floating Offshore Wind Farms)

  • Operations and maintenance (O&M) in offshore wind farms accounts for a substantial portion of the life cycle cost due to harsh weather conditions and vessel dispatching. In this regard, it is crucial to expedite O&M technologies in South Korea, which is in the early stage of harnessing wind resources from the ocean. This contribution investigates an O&M planning and scheduling model for floating offshore wind farms with a literature review and use case study. We introduce the development of a long- and short-term maintenance planning framework as part of an integrated O&M platform. This contains a single vessel and fleets routing composition along with technicians and a maintenance job list based on numerical algorithms. Additionally, the routing search presents the basis of decision support for economic trade-offs regarding smooth operation corresponding to ever-changing wind farm situations. The maintenance planning simulator will ultimately contribute to support yearly and day-to-day power-related decisions in a cost-effective manner.

공동주택 공종별 수선시기 설정 연구 (A Study on the Repair Time of the Construction Type in the Apartment Housings)

  • Apartment is settled down as a main housing type and massive supply has been conducted since 1990's. The government has focused on the housing supply to improve the housing number and cut its price. On the contrary, the management of the housing has been neglected to get an early deterioration. Since 1995's, various ways have been made to improve and maintain the building function and performance. Among these, the long-term repair plan has played a main role to manage the housing condition and plan the repair schedule for preparing the massive cost of repair such as a roof proof, elevator change. The long-tern repair plan provides the repair time and repair rate according to various construction types. Most of the management agent apply the repair standard into the field area. But the repair time could not reflect the present condition and bring into the wrong maintenance. Therefore, the repair time for the long-term maintenance plan would be revised and reflected from the material and technology development. |n this study, it aimed at improvement for the repair time in various construction types which are provided in the long-term repair plan. For this, the 22 management agents are surveyed directly. This study shows that the repair time of the painting are correspondent to the repair time of the long-term plan irregardless of the painting materials. Most of other areas would correspondently similar to the long-term plan. This study could not include the building location, material and other haracteristics. Therefore, the further study would be needed to reflect the building and materials attributes to get the detailed repair time.

생산성 기반의 소프트웨어 유지보수 대가산정 모델 (A Model for Software Maintenance Cost Estimation based on Productivity)

  • Since the cost of software maintenance occupies about 50~75% in a general successful organization, the software maintenance plays an important role in software life cycle. In particular, if the managed system needs to be operated in a long term or the system is very large and complex, then the maintenance is especially more important. Software maintenance is defined as software modification activities after customer delivery, such as improvement of performance or functionality, error correction, adaptation to environmental changes, etc. In this paper, software cost estimation models are proposed, that is based on productivity of manpower in maintenance projects. In order to do this, the activities of maintenance are classified into function change, non-function change, user support and application operation. The proposed models are constructed and verified based on the real size and cost information of projects in the real world. The approach in this paper is to discriminate the heterogeneous activities in maintenance projects, and then to calculate the respective cost of each discriminated activity. By using the proposed models, the total cost of maintenance project is summed from the costs of four activities. In addition the number of conflicts between owner and order receiver about the amount of cost will be reduced and the reasonable cost estimation system will be established.
