  • Generally, the life-span of a multi-housing complex is over 50 years, but in reality they are usually demolished after 20 years in spite of its remaining life expectancy. Thus, this research focuses on the estimation of the optimum economic life-span of a multi-housing complex. To estimate the minimum total cost point of start to finish of a multi-housing complex, we'll apply MAPI(Machinery and Allied Product Institute) and LCC(Life Cycle Cost) theory.

A Study on the Estimation of Optimum Remodeling Period for Apartment Buildings using Total Cost (경년별 총비용을 고려한 공동주택의 리모델링 시기 추정에 관한 연구)

  • Although the life-spans of most apartment buildings are over fifty years, they are often demolished and retrofitted only after twenty years, in spite of its remaining life expectancy, resulting in economical waste. The purpose of this paper is to estimate optimum remodeling period of apartment buildings using total cost. In this study it is seen that total sum of running cost of life-span on the buildings is about 4.69 times of initial cost till the fifty years of the life expectancy. The optimum remodeling period of the apartment building is thirty years applying the discount rate of $4.17\%$ and the discount rate should be $6.122\%$ to obtain the forty years of the optimum remodeling period. From the sensitivity analysis based on the change of the discount rates, it is seen that if discount rate decreases the optimum remodeling period can be extended, or vice versa. As a result, a time of the demolished and remodeling can be expected and the basic data can also be established for lengthening life-span of the apartment buildings.

  • Concern about global environment has been increasing in recent years. Efforts to minimize the environmental impact to the globe as well as human beings have increased, especially in the late twentieth century. The study researches one of the solutions for the environmentally friendly building construction, which can contribute to sustaining the world environment. Assessment and proposals are made for high-rise apartments, one of the most popular construction types nowadays in Korea. Careful building design and construction for apartment buildings could reduce the environmental impact significantly without lowering standards of living. Since the volume of high-rise apartment construction is so great, a small improvement in each building will make a great contribution. Assessments are made over the life-span of apartment buildings. A tool has been made through references from western examples. mainly from BHEEAMs made in the United Kingdom. The components of the tool include passive design strategies, building materials. energy consumption during building operation, and management and maintenance. Co-relationship between buildings and ten environment in Korea is searched. Korean high-rise apartments are assessed with the tool and suggestions for sustainable development are made mainly for improvement of embodied energy of building materials and the life of buildings.

  • Unpreparedness of the maintenance regulations is regarded as the main reason for the short life span of the multi-owned commercial residential buildings. This study suggests that the followings should be prepared for the effective maintenance and life prolongation of the multi-owned commercial residential buildings : 1) Standard maintenance regulations for those buildings should be set up, 2) Building maintenance works should be performed by the specialists, like licensed building manager, mechanical and electrical engineers, etc., 3) Long-range repair expenses should be laid by on the monthly base according to the long-range repair plan, 4) Regulations concerning the defect repair should be provided properly.

  • The functions and uses of existing buildings are not properly changing as modern life needs. As a result, the frequent reconstruction(construction after removal) of existing buildings have been done but it became more and more difficult because of strengthening of regulations and systems concerning construction. And also it has several disadvantages like lower plot ratio and site coverage than existed buildings, enormous construction cost, production of waste-construction materials and thoughtless consumption of natural resources, which gives rise to environmental pollution. Therefore renovation is brought to the fore. In Korea, many business buildings were constructed in 1960s-1970s, during the period of high growth. Such buildings needs to be repaired in whole. It is caused by the change of social, economic, and cultural conditions and deterioration of equipments. Therefore renovation meets some necessary conditions; recovery of building functions and extension of building life span. In case study, the present state of renovation in business buildings is 1) Basic safety, for example, fire prevention and crime prevention, is great important. 2) Advanced technology, INS(international news service), IBS(Intelligent Building System), and internationalization, is pursued for adapting to multimedia ages. 3) It tries to promote proficiency, and to save the energy using spatial environment and natural energy(light and sound). Also, improving comfortable level of users and installing equipments for physically handicapped person needs to be considered.

  • Tornadoes are one of the world's deadliest natural phenomena. They are characterized by short life span and danger. It has been observed through post-damage surveys that localities with large numbers of buildings suffer major damage during a tornado attack resulting in huge loss of life and property. Thus,it is important to study interfering buildings exposed to tornado-like vortices. The present study focuses on external and internal pressures developed on building models exposed to translating tornado-like vortices in the presence of an interfering building model. The effects of translating speed and swirl ratio of a tornado-like vortex on external and internal pressures for a principal building in the vicinity of an interfering building are investigated. Results indicate that external and internal pressures are enhanced or reduced depending on the location of the interfering building with respect to the principal building.

  • Many activities associated with the construction and habitation of buildings are connected with issues affecting the environment such as global warming, climate change, and consumption of valuable natural resources such as fossil fuels. To minimize negative impacts on the environment, the building industry worldwide has implemented green building practices in many countries. One of the main green strategies is to reduce greenhouse gas emissions caused by residential structures because they are most substantially connected with global warming and climate change. To determine the actual quantity of green house gas emissions caused by the construction and use of a building, it is important to analyze total greenhouse gas emissions over the life cycle of buildings including construction, operation & maintenance(O&M) and demolition stages. Many studies suggest methods to calculate greenhouse gas emissions at the construction stage, but the literature addressing greenhouse gas emissions at the O & M stage is limited. A year-long study was conducted utilizing the deterioration method to calculate greenhouse gas emissions at the O & M stage of building life for condominium types of buildings in South Korea. Through this research, it is possible to analyze greenhouse gas emissions of buildings at the O & M stage, the longest span of the life cycle, and eventually help to calculate total greenhouse gas emissions over the life cycle of the building.

A tool named EIAHA (Environmental Impact Assessment for High-rise Apartment) has been made through references from western examples, mainly in the UK. The components of EIAHA include passive design strategies, building materials, energy consumption during building operation and management/maintenance. Although the issues are on a global scale, solutions are sought on regional scale. Korean high-rise apartments are assessed with the tool and suggestions for sustainable development are made mainly for improvement of embodied energy of building materials and the life of buildings.

A Study on Repairing and Preservation of the Early Western Style Architecture in Korea - Focused on the Case Study on the Church Buildings Which are Registered as National Cultural Properties - (초기 양식건축물의 보수.보존에 관한 연구 -국가 지정 교회건축 문화재의 현황조사를 중심으로-)

  • This study reviewed the preservation status of the Early Western Style Architecture in Korea based on the on-site research of church buildings which are registered as National Cultural Properties. I have investigated 21 church buildings regarding the frequency, content and concept of restoration. The results are summarized as follows First, the churches have been restored extensively in every 17 years on the average. Second, the main restorations are replacement of bricks, painting, waterproofing, repair of roof and timber. And the main changes are extension of plan, removal of Interior posts, and replacement of floor. Third, the main concept of restorations are historical restoration(62%), critical restoration(23%), stylistic restoration(14%). Forth, the category of restoration have been changed, that is extending of incompletion (1st stage), functional improvement and extension of the span of life(2nd stage), improvement of facilities(3rd stage), restoration to the original state and conservation(4th stage). Fifth, the issues of repairing techniques are revival and replacement of weathered bricks, the removal of painting, and structural reinforcement. This study will be able to be used as the fundamental materials to improve the techniques of restoration of Early Western style masonry buildings.

  • In recent years, extension of life span of buildings is becoming an important issue in our society. To improve the life span of buildings, rhamen structure construction and long-spanned structures are advantageous. And in order to achieve this goal, structural elements of buildings must be light and slender. As an alternative method, general porous slabs are used frequently domestically and internationally. But the study on the porous slabs using T-deck plate and assembly of light weight precast construction is insufficient at present. In this study, flexural and fatigue tests were performed on six specimens to verify structural performance and serviceability. The main parameters of the specimens were light weight and T-deck plate construction possibility as well as slab thickness. The test results indicated that the strength of porous slabs using T-deck plate and assembly of light weight were much better than general RC slabs and porous slabs without T-deck plate. And stiffness was much better than that of other tested slabs.
