Emergy evaluation of the optimum number of stories of new apartment buildings (아파트의 적정 건설층수 결정을 위한 에머지(emergy)평가)

  • The cost of the construction and management of new apartment buildings was evaluated using a monetary analysis and an emergy concept to provide a new perspective regarding the housing policy of Korea. The systems of analyses were typical apartment buildings with an area of $76.03m^2$ per household in Korea built on the same size of land area. Three apartment buildings with different stories were evaluated and compared; 5-story, 15-story, and 20-story apartment buildings. The durable years of those apartments were assumed to be 40 years. The total cost of the construction and management of an apartment building was divided into three categories of construction, land purchase, and management. A 20-story apartment showed the highest cost and a 15-story apartment the lowest in the monetary cost analysis. In contrast, the emergy evaluation revealed a different pattern in the cost of construction and management, the cost increasing from a 5-story apartment to a 20-story one. This means that the higher the apartment constructed, the greater the cost in terms of real wealth. This result suggests that new evaluation methodologies like the emergy analysis should be used together with the monetary analysis to provide better insights on the national housing policy.

A Study on Building Energy Demand for Design of Energy System on Green Home Apartment (그린홈 공동주택의 최적 에너지 공급시스템 설계를 위한 부하 예측 연구)

  • More than 23% of total nation's energy is consumed by residential building and 57.2% of Korean people are living in apartment. This study was carried out to two kind of process. First, after selecting one standard apartment, our research team investigate realistic energy consumption. Second, using 3-dimension heat transfer tool(TRISCO RADICON) and building energy simulation tool(Visual DOE) As a result, amount of heating and hot-water energy is composed of above 80 percent in standard apartment. And, after applying high performance technologies to standard apartment, namely, after being green home apartment, total energy consumption is reduced by54.6 percent. Also, because of energy consumption characteristics of green home apartment, for making more high performance green home apartment, especially, we have to figure out effective method to reduce electric and hot water energy.

The Comparison of Apartment Management System between Korea and America (한국과 미국의 공동주택 관리제도 비교)

  • This research is carried out to investigate the Condominium Management System of the states of California and Hawaii, and to examine the similarities and the differences between the Korean Apartment Management System and the American Condominium Management System. The research indicates: first, in Korea the management of apartment units is the Commission of the Representatives of the Occupants, while in America the management of condominiums is the Association of Apartment Owners, an organization of condominium owners in America. Second, it is required that apartment developers should submit such a document as the Public Report in America, which explains various matters concerning legal rights on condominium buildings and the outline of the buildings, to the authorities concerned in Korea. It can help the authorities to accumulate management techniques of the apartment complex, which could efficiently be used in practicing and planning city housing policies. Third, each apartment's management company in Korea is bound to make long term plans for maintenance based on the Housing Law. It is, however, difficult to reserve an adequate amount of money for the reserve fund, because its use is decided according to the maintenance rule which has a criterion different from each and every apartment management. Concludingly, an amendment of the Housing Law in Korea is required, in order to reserve at least 50 percent of the estimated sum of maintenance expense in future like Hawaii State in America.

  • This study is primarily concerned with the apartment house manager's duty of korea and England. The results are as follows ; 1. In England, detailed duty is prescribed to apartment house managers, where as Korea has not specific prescription. Therefore, we suggest 7 items as the management duty of apartment house manager. Namely, that is inhabitant management, external duty management, business management, account management, estate and public institution management, environment management and safety management. 2. In England, apartment house manager is executing their duty before moving into. But in Korea, their management duty is executed after moving into. There are problems which each of them(inhabitant-user-manager) has plural responsibility.

  • The purpose of this study is to make realistic analysis of qualitative value for apartment view. This study is conducted in two ways. First, 6 apartment complexes in Daegu metropolitan city are selected as research subject. And then the following 4 activities are made in order: picture-data establishment, declared-price research, market-price research, and survey. Second, realistic analysis of qualitative value included in apartment price is made based on the above data. And then the value is compared with apartment's declared price which is a current tax index. The result shows that the view value included in apartment price is realistically different depending on many variables such as story/side, plot planning of apartment complex, view element, unlike the declared price mainly focused on story.

  • Managing apartments is critical not only to handling the physical deterioration over time, but also to the quality of community life, social environment and ultimately residents' satisfaction with the housing environment. Therefore, this study aims at understanding residents' awareness of apartment management, and finding the relationship between management activities and residents' satisfaction and participation by comparing an apartment with active management and an apartment without it. This study examines 1) management activities of two subject apartment complexes, and 2) how management activities affect residents' participation and satisfaction. Surveys were conducted of the residents, and SPSS statistics package was utilized to analyze the survey data. This study found that management activities of apartment complex have positive influence on residents' participation and satisfaction with their housing environment. The results of this study can be utilized as basic materials to develop effective guidelines and manual from the perspective of environmental management of apartment houses, in order to improve the participation of the residents in the apartment management.

  • This study aims to present the application of pv system for apartment buildings. Regarding to the domestic housing politics to improve residing environment and effective use of country land, apartment buildings have been constructed since early of 1790's. Now apartment is taking over 50% out of entire housing in Korea. PV System of apartment buildings has been developed periodically and recently gable roof or canopy is popular which pv installation is more favorable. For balcony part with double skin facade sassy window, it has a preferable condition to install on the wall depending on the window direction. In case of superhigh floor apartment buildings where facade is mostly double skin facade of curtain wall system, pv module can replace the traditional curtain wall and will reduce architectural materials and obtain various out look design thereof. So, the purpose of this research is a basic study for clean energy source and present to applicability of pv systems for apartment buildings in preliminary design step.

  • Korean homenetwork industry is now faced with problems like low profitability and unclear commercialilzation. In particular, low awareness of homenetwork usefulness is one of the main reasons why homenetwork industry is not developed. Therefore, this study tried to find what kinds of characteristics of homenetwork affected the value of apartment and how. we conducted a survey of residents of apartment with homenetwork installed in it. Surveyed data was analyzed based on the model of extended Technology Acceptance Model(TAM) including perceived enjoyment and perceived trust as new factors. The research result showed that all factors involved in suggested model had positive effects on the behavioral intention of using homenetwork and the value of apartment. Most importantly, homenetwork user's behavioral intention increased perceived housing value of the apartment. The research result can be used in explaining the advantage of homenetwork to the residence of apartment as well as in designing the homenwtwork install of apartment.

An Effect of Air Quality on the Apartment Prices in Seoul: Using Hedonic Price Method (서울시 아파트 가격에 대한 대기질의 영향 - 헤도닉 가격기법을 이용하여 -)

  • Based on the hedonic pricing method, this paper investigates the effect of air quality on the apartment price in Seoul. The empirical results show that both the structural variables such as years of construction, heating system, and size of apartment complex and accessability variables such as distances to subway station and parks provide statistically significant effects on the price of apartment, Especially, the dendity of sulfurous acid gas ($SO_2$) and ozone ($O_3$) in the air, indicating air quality, negatively affect the price of apartment, This implies that as the condition of air quality to become worse, apartment price decreases, Therefore, when the degree of aversion of apartment residents against the air pollution affects the formation of apartment's market price, the MWPT(Marginal Willingness to Pay) in order to improve the air quality 10% has been estimated as 36,000~39,000Won per month.
