Study on Laser Welding of Automotive Modular Steering Gear Housing by using Multi-Axis Control (다축제어를 이용한 모듈형 조향장치 하우징의 레이저용접에 관한 연구)

  • Recently, automobile parts progress with modularization, which a great many allied products are modularized. Therefore, the purpose of this study is to develope modular housing for modularization of steering gear. Generally, steering gear housing is composed of valve housing and rack housing, it is important to combine two housings. However, housing having the pipe shape is very sensitive to welding distortion, and welding trajectory is very complicated. In order to solve this subject, cooperative control by using robots was constructed. Further, we developed the dedicated system to suit modular housing based on it, and applied laser welding to there. Moreover, welding speed was controlled in the rapid curve section so that the defect in trajectory of housing was reduced to obtain sound weldment. Accordingly, produced housing by this way is presented enough withstanding pressure to $100kg/cm^2$, and roundness and straightness are measured about 10/100 and 0.9/100 respectively.

  • Housing Performance Rating Indication System was started in 2006. The aim of Housing Performance Rating Indication is to provide the guideline of housing performance. Repair Convenience is similar to Remodeling. Remodeling has been paid more attention as an alternative for reconstruction. Especially, now the actual house supply is facing almost 100%, it is time to keep and maintenance management of apartment buildings, and ultimately it will expand the Long life housing. Especially consumers has to have a right to select apartment buildings by comparing performance of house. For construction companies, they need a performance code that standardized by government, so they can provide a Certain performing house. This study examines data which has been obtained from the recent application of Housing Performance Rating Indication System and Repair Convenience category is main concern. Findings from the study will provide vital information in improving current Housing Performance Rating Indication System.

  • It is necessary for us to research and analyze of Open Housing in order to change new housing system, because exiting multi family housing is lack of flexibility and easy remodeling. The purpose of this study is to supply and grasp basic planning and design data for flexibility of Open Housings in Korea. This study is based on the literature survey and actual investigation through visiting 17 open housing sites from 1995 to 2005 in Netherlands, Finland and Japan, which are main Open Housing. We analyzed the planning methods and elements for flexibility of open housing block and unit plan, and described the contents of analyses. We found a lot of planning and design methods-supplying option plan and user participation before occupation, various structural system for openness, common piping shaft location, slab-down and applying access flooring system, movable and demountable partition wall system etc. -applied to the open housings, and findings are applicable to the planning and designing works of apartment housings in Korea.

  • Nowadays as public rental apartment increasing, a new national policy for the public rental apartment maintenance is needed. The co-op housing system can be considered as one of the solutions for that needs, as our socio-economical environment changes. This research is on development of the co-op housing maintenance system. The feasibility of the co-op housing maintenance system has been analysed, and an preliminary UML model for the system has been proposed. Research focus is on how the model can be well established from the analysis of a questionnaire survey.

  • Although it is widely accepted that housing agents and institutions play a crucial role in (re)configuring the internal structure of housing markets, there is no much literature on the power relations among housing agents and institutions in the (re)production of housing space in the non-Western context. In this paper, founded theoretically on institutional approaches to housing, I investigate the structure of housing production and allocation, and the housing market system in South Korea. In addition, this research explores the characteristics of Korean housing policies in conjunction with the roles of and the interrelationships among housing agents in the (re)production of housing space in the Korean context. Based on the analysis of the structure of housing production and allocation in Korea, I argue that institutional approaches are valuable in investigating the housing market system in which political power relations among agents play more significant roles than pure market mechanisms in the (re)production of housing space.

  • The use of light steel framing as a method of house construction has increased significantly throughout Japan, United States and Europe. Industrialized unit method are prevailing in developed countries. Unit modular house industry has supported an intensive technical development, and housing systems are now available, which are highly adaptable in form and use. Unit modular house have their own merits and demerits, but the more crucial aspect is that the constant design standard should be applied in each design procedure. It entails the necessity of industrial housing development on the open system basis. This paper describes the general forms of factory product system of unit modular housing system in Korea, United States, Japan. And this study attempts to propose the unit factory product system of which the rate of pre-fabrication is the biggest, that can cope with the demand of user on the basis of open-system.

Housing Commodification in China: Housing Reform through Market (중국의 주택상품화 : 주택공급 증가를 통한 적극적 주택개혁)

  • China in the era of economic transition has conducted the housing reform policy over the past 20 years. Housing providing systems have changed from the free distributing housing system under the governmental planning to the monetary housing system for individual customers. The 1998 monetary housing distribution policy, which ended the 20-year Chinese housing reform, departed from the direct distribution system that had blocked housing commodification. The purpose of the housing reform was to provide and reproduce housing without the expenses of the Chinese government and work unit (danwei), which is different from Russia. In order to achieve the housing reform, the Chinese government introduced various policies, which enabled residents to purchase housing by themselves. However, it took long for residents, who had taken government's welfare system granted, to accept housing as goods. In addition, the Chinese government's efforts to reproduce housing by market systems failed because housing was closely linked to land and was expensive consumption goods, which differentiates housing from other goods that can be commodified through market prices and diverse ownerships. Accordingly, despite a political burden, the Chinese government waived the real distribution policy for housing. After the waiver, the housing commodification process excelled through the private housing markets.

  • The government has enforced Housing Performance Grade Indication System (Article 21, Paragraph 2 of Housing Act) starting January 2006 for the purpose of giving users in hope of toying an apartment opportunities to select housing based on personal preferences by providing information on housing performance at the time of tenant recruitment announcement as well as securing desirable environment (comfort) by encouraging construction companies to build housing of the indicated performance level. The acoustic performance indication items include three items such as floor impact isolation performance(light weight impact sound, heavy weight impact sound), bathroom noise and insulation performance of boundary walls between households. This paper explains the background, the basis of creation and evaluation method focused on the acoustic environment performance helping for the developer of technique and a staff in charge of construction business who cope with this system.

Estimating the Home-Purchase Cost of Seoul Citizens

  • Seoul citizens are currently suffering from high housing price. Home prices have risen more rapidly than salaries so owning a housing unit (apartment, condominium, or single-family home) in Seoul is becoming more difficult than ever. Therefore, this research examines the behavior of average Seoul citizen in owning housing unit in Seoul, Korea, particularly in terms of the length of time required to afford a house unit. This research estimates that it will take about 18.75 years in maximum after getting a job (12.75 years after purchasing the housing unit) to own housing unit in Seoul that is currently valued at $300,000 where the growth rate of income is 2.97% and consumption price increases at a rate of 2.95% per annum. Finally in this research, the optimal growth rate of housing price is estimated ranged from 3.5 to 4.0% minimizing the loan payoff period.

  • The present study was performed to improve the Environmental Impact Assessment system by comparing and analysing EIA systems for Residential Developments in the light of the business practice. For the improvement of EIA system, future strategies from each of three part ; the organ of approval(Construction&Transportation Dept.) for residential developments, the organ of consultation(Environment Dept.) for EIA and a developer(Korea Nation Housing Corp.), were analysed, and EIA systems and the processes of Residential developments were analysed. Results from the analysis of problems have provided a proposal for improvement of the Environmental Impact Assessment.
