The purpose of this study is to examine measures to improve government's supply oriented housing policy in population declining cities. For this purpose, system dynamics simulation method was used to build urban-housing model and different sets of housing policies were tested to see their impact on local housing problems. Simulation result shows that there is no best set of housing policies that can solve all housing problems in population declining cities. It also indicates that housing policy that solve one type of problems can worsen other type of problems. Housing policy that increases population size has negative effect of housing oversupply. It also increases proportion of old houses in population declining cities. However, housing policy that makes city younger with newer houses tends to increase housing shortage and housing price. So, policy choice needs to be made with clear understanding of trade off between different policies. The result also shows it is difficult to expect a full scale effect of housing policy on local housing problems unless it is executed with regional economic development policy because local housing problems are so closely related with local economic problem in population declining local cities.

This study discussed the change of housing environmental problems from the early 1900s to the present.The reason is to find the solution of serious housing environment problems. The documentary research method was used for this study.Articles of content analysis(N= 1129)were published in 1920(the first edition)to December. 31, 1990 which were The Dong - A daily news article about housing environment. The main content of this study was examined the change, such as the number of whole article by time series and importance of article(column number of article), classification of article subject, and the number of article by subject. On the basis of this data, was made by chronological classification of the change of housing environment problems for 70 years. Since overall results will become supply of right information about housing environment to fur peoples, will provide the oppronment that oneself ran participate the protection of housing environment, and further will take a part solution of housing environment problems.At the future, I am going to design deep analysis of article content by subject.

The recent paradigm shift in the construction industry has led to a growing demand for industrial construction. In particular, interest in modular housing, one of the areas of industrialization architecture, is soaring. Modular housing is a construction method for completing a building by transporting factory-built modules to the site and assembling them. However, modular housing in Korea has various problems such as errors in design books, lack of factory drawings, and lack of on-site construction plans. BIM is a tool for accumulating, producing and managing various information through 3D models and is a solution to solve various problems of modular housing. In this study, problems of modular housing and BIM utilization of modular housing were presented as ways to ensure the quality of modular housing. Therefore, this study analyzed the problems that are occurring in the construction process of modular housing. And, to address the problem of modular housing, BIM utilization measures were proposed for each modular process step. However, the application of BIM in domestic modular project is currently being carried out in pilot research project. Because of this, the BIM utilize method for modular housing is limited based on the BIM use for general projects and the examples for some modular pilot projects.

This study analyzes the physical environments of studio-housing and suggests alternative solutions for the problems of studio-housing. Based on solving the problems of it through previous research review, the research methods are decided on-site survey and the housing floor plan analysis. The results of this study are follows. First, parking lots make passengers uncomfortable. Narrow spaces between buildings cause problems in terms of light, ventilation, and privacy. Moreover, the short of green space makes living conditions less amenable. Second, the narrow corridors of studio-housing buildings bring about bad effects on walking and privacy. The living conditions becomes worse due to the illegal remodeling. Third, even though a multi-family housing provision for low or middle-income families is a good housing policy, new design policies or interventions are needed to make residents' behavior comfortable.

This study aims to investigate the actual conditions of housing consumer problems through analyzing the counseling cases of Consumer Union of Korea at Jeonnam Province. During 5 years between 1998 and 2002, about 500 counseling cases of every year were analyzed for this study. Housing consumer counseling cases were categorized by 5. And five years' transition of housing counseling problems was analyzed by 5 categories. The reason of a call for consumer counsel and the result of counsel were analyzed by time serial. This study suggested some ideas for a resolution of housing consumer problems.

The purpose of this study was to analyze aesthetic characteristics of Korean traditional architecture so that it resolve severance problems in modern housing. The main method adopted this study was literature analysis and case study on traditional architecture. This study did the followings; First, it reviewed literature about aesthetic characteristics of Korean traditional architecture and severance problems in modern housing. Second, it identified the main aesthetic characteristics of Korean traditional architecture to lessen severance problems in modern housing in the context of severance among people, architecture and nature. Third, it applied the analyzed aesthetic characteristics of Korean traditional architecture to modern housing and showed the housing design example.

The purpose of this study is to provide basic data for the solution of occupant problems related to the house purchasing. For the purpose, the content of problems and actual conditions of house purchasing are examined. Also the structural analysis of occupant's evaluation of housing purchasing is executed. For these purposes, a survey was conducted using questionnaires. Data analysis was conducted from 263 house owners in Seoul. Major findings of this study can be summarized as follows ; 1) The frequency and the contend of occupation's problems with house purchasing are studied. The rate of housing problem occurrence is 71.2%, so the majority of respondents experience problems. The most common problems are the difference from supplier's description(53.2%). The rate of housing problems occurrence is qenerally high with the houses of mult-housedhold houses and mult-family houses type. 2) There is a significant difference in housing satisfaction extend according to the existence of an housing problem experience. Therefore, it can be inferred that experience of housing problem has an important effects upon the housing satasfaction extent. 3) Occupants' countermoves to the housing problems are examined. Occupants make active regotiation with house suppliers only on the direct damages such as an economical loss or a living difficulty. However, they usually make no countermove at all on the other indirect troubles. House suppliers make correction only when occupants' countermove actively, but refuse to do when occupant's reactions are not active. 4) As a means of countermove, most occupants depend on direct personal regotiation with house suppliers. The rate of using a specialist or public and private consultant is extremely low. 5) Problems with house purchasing and the countermove process of both occupant and house supplier are displayed in the figure(Fig. 4-4).

This study is to explore the housing problems and environment conditions perceived by residents in traditional houses in Suzhou, China. The empirical data is based on a questionnaire survey, which were from 100 residents in traditional area in Gusu area of Suzhou. In order to understand the traditional houses, on-the-spot investigation and literature review methods are adapted in this study. The main findings are as follows. Firstly, most of residents are middle-aged or older people, and their income is not high. Secondly, there are almost no cases of organizing independent workroom and storage room in their housing. Moreover, the main problems are mildew, theft, rats and cockroaches, etc. Finally, the satisfaction with the internal housing environment was appeared reasonable, but the external environment is unsatisfactory. Therefore, the external environment should be more considered in the Chinese traditional housing policy.

The development of idyllic housings, is in increasing growth in the suburban areas of Seoul, presents some critical problems such as in sufficient common open space and poor living condition, which are mainly caused by disorderly designed. Through comparing planning indices of idyllic housing, this paper aims to diagnose the condition and causes of those problems and to present some basic issues on improvement direction. The causes of problems can be summarized as the blind point in regulation system, the shortness of planning elements of a housing block which includes road systems and public facilities, and the mismatch of housing type with density, on which includes road systems and public facilities, and the mismatch of housing type with density, on which hereafter improvement suggestion should be focused. And this study suggest the simulation models on an ideal idyllic housing to be applied in our forthcoming idyllic housing of Korea, which can indeed become a generalized alternative to the livable idyllic housing.

Purpose of this study is to find the research direction to solve the housing problems for the elderly which based on approaches and issues in related studies. Research method was interpretative analysis of the articles issued from 1976 to 2002. Each approach (rationalistic approach, ecological approach, micro-sociological approach, typological approach, environment-psychological approach, welfare approach) produced helpful information and had relative merits. But the researchers must regard housing for the elderly as a social problem in macroscopic view to solve the housing problems for older people with welfare approach. As a result, to solve the housing problems with welfare approach for the elderly who live in their own place with community care, studies about lifetime home, care and repair, and management of housing for the elderly might be needed. And research about existing services, transfer system of services, financial problems, man power to manage the system might be needed to spread out the services to the middle class elderly.
