The Perception of Apartments′ Remodeling Process with a Case Study (아파트 리모델링 시행에 대한 거주자 의식과 리모델링 사례 연구)

  • This study has examined how residents view the remodeling process of their old apartment and the actual conditions of apartment remodeling case in Yonggang-dong, Mapo-gu, Seoul, in Korea. The questionnaire survey has been conducted to apartment residents in Seoul who want to have their houses remodeled in order to specifically find out how they view remodeling process. Furthermore, interviews have been conducted with persons who were in charge of remodeling operations, and related data have been analyzed by conducting on-the-spot survey on apartment in Yonggang-dong. The major findings were as follows 1. The residents pointed out the biggest problem is the lack of information in the remodeling process. Therefore, education and PR on remodeling to residents should be kept on in order for them to play a key role in remodeling operation. 2. In Yonggang apartment remodeling process several problems have been found such as the difficulty of obtainning unanimous consent from residents, the lack of the active and positive participation of residents and the absent of the drawing. Therefore, to activate remodeling of the apartment complex, it needs not only to induce the residents to participate positively, but also to make a practical adjustment on current special repairing allowance.

  • The purpose of this study was to explore typical behaviors of spatial usages such as patterns of spatial usages, perception on residential spaces, and furniture arrangement. A questionnaire survey and interview were adopted in this study, and 146 residents living in apartment with 3 bedrooms, stairway access, and 3-bay style in the City of Gwangju. The major findings of this study were that 1) dining-kitchen (DK) was conceived and used as a space not only for dining but also family gathering and guest reception. Dining table without refrigerator was frequently found in furniture arrangement of DK, and refrigerator has been relocated in utility room facing DK. The results imply the need for social interaction that has been growing. Anbang (master bedroom) has been perceived and used as couples' private area, aside from the traditional function of family interaction. A coordination of both bed and wardrobe out of different furniture arrangements was popular in anbang. Living room was used as a multi-purpose room carrying out various activities such as family gathering, guest reception, and housekeeping. Sofa and cabinet were the most common furniture arrangement in living room. The research results are a basis for residential open housing system.

A Study on the Feasibility of the Apartment Remodeling in the Provinces -Focusing on S Apartment in Daejeon City- (지방도시 공동주택의 리모델링 타당성 연구 -대전광역시 S 아파트를 중심으로-)

  • The purpose of this study is to provide the feasibility of apartment remodeling types in DaeJeon City. This study was conducted by survey for the residents' perceptions of the apartment remodeling. In addition, this study estimated the cost according to remodeling types by comparing it with that other apartments in DaeJeon City. By doing so, this study evaluated the feasibility of remodeling. The results of this study are as follows: 1. Not only the level of the residents' perception but also the intention of apartment remodeling was high. 2. The cost of remodeling was similar to that of residents had answered at questionaire. Thus, the remodeling cost proven to be very reasonable. 3. The cost of horizontally expanding remodeling type was cheaper than that of moving within the same apartment complex or into the new apartment. The cost of others (duplex, expansion or reduction of household) are cheaper that of moving. But one of the difficulties in carrying out these types lies in the fact that the remodeling should be performed in the apartment complex or building. Accordingly, this study proposes that horizontally expanding remodeling type is more feasible in DaeJeon City.

An Analysis of the Heterogeneity in Tourists' Route via the Space Syntax (공간구문론을 활용한 관광객 동선의 이질성 분석)

  • Gamcheon village was a poor village in the past, but it recently has boomed as a representative tourists' attraction in the region. Its unique topography and history have played a significant role in the town's growth as a famous tourists' attraction. The factors contributed decisively to the formation of a special spatial structure there. In the process of the town's rapid development as a tourists' destination, however, the tourism overflowed. As such, the interests of the residents and the tourists conflicted, and the segregation between the two has augmented. These gaps seem to have enormously distorted the perception of the spaces as much as they have seriously distracted the existing traffic circulations in the village. The purpose of this study is to identify the differences in spatial perception of both residents and tourists in the Gamcheon village. For the purpose, it assumes the residents' natural movements and the tourists' purposeful movements, and they are analyzed by the space syntax. The major findings are that the circulations of the residents and the tourists in the village are clearly separated and that the two groups perceive the same space completely differently. This confirms the fact that even the same space could be recognized and used in a totally different way depending on the users' purposes.

  • This study conducted an analysis of importance levels and also an AHP analysis based on the results of the monitoring (from Aug 2011 through Feb 2012) carried out in the Sajik 2-dong in the City of Cheong-ju. By quantitatively eliciting the effects that the urban regeneration projects that use art programs have on the changes in the perception of community housings and by analyzing the results of objective verification, this study was able to ascertain that local resident festivals had the greatest impacts on the change in the perception of community housings in the Sajik 2-dong in the City of Cheong-ju. This is deemed to be attributable to the fact that programs such as local resident festivals, in which various age groups participated, - amidst the unmitigated circumstance of Sajik 2-dong in the City of Cheong-ju (conflicts among the residents on account of redevelopment project) - exerted significant influences in the perceptional change of the community and in the resolution of conflicts.

Teacher's Perception of Activity Materials in Housing Area of Middle School Technology & Home Economics Textbook (중학교 기술.가정 주생활영역 활동자료에 대한 교사의 인식)

  • Activity materials in textbook could facilitate students' oriented self-help learning. The purpose of this paper is to find out characteristics of activity materials in the housing area of middle school Technology and Home Economics and teacher's perception of them. The data were collected from 253 middle school teachers who had ever taught the housing unit in any of 6 textbooks. The results showed that the number of activity materials were differed by the characteristics of the materials such as type of materials, feature of non sentence materials, and type of activity, depend on authors as well as textbooks. In general, teachers interests in the materials were higher than those of students even the trends of the interests were the same. Adequacy of activity contents and related knowledge of teachers were higher than adequacy of level. Teachers thought time and extra search beyond class were barrier to full the interests of students. Further research is suggested to find out whether higher interests in the materials are related to the higher activating rate of them.

Social Risk Perception and Social Capital among Female-Headed Households (여성 가구주의 사회위험 인식과 사회적 자본)

  • This study aims to discuss the role and function of social capital in explaining social risk perception among female-headed households. This study analyzed the level of social risk perception and its determinant factors of female-headed households using 2020 Social Survey data from Statistics Korea. The analysis revealed that socio-demographic factors and social capital influenced the perception of social risk. In addition, the social capital related to social safety was associated with the level of social risk perception. Even after controlling for various factors, the social risk perception level among female-headed households was higher than among male-headed ones. Among female-headed households, social capital such as compliance with regulations or ability to cope with risk; demographic factors such as age, residential area, and health status; and economic factors such as income level and housing type were found to affect social risk perception. Based upon the findings this study devises ways to accumulate social capital that can be obtained in cooperative relationships between families and communities.

Preference of Suburban Residents on the Suburban Residential Development Applied the Concept of Cohousing (코하우징 개념을 적용한 도시근교 주거단지에 대한 도시근교 거주자 선호)

  • Nowadays, with the perception on residential environment to improve the quality of life, interests in suburban area as a housing area based on the good natural environment has risen, as this area can solve the various social issues and pollutions caused by the overcrowding in the urban area. In the North Western Europe where people have already experienced the industrialization and urbanity, cohousing which designate the modem neighborhood relationships pursuing the common interest has developed, by emphasizing the community activity based on the mutual cooperation while accepting the lives in suburban area. Thus, this study pays attention to 'cohousing' as an appropriate alternative of new suburban residential development and preference of residents of suburban residential development applied the concept of cohousing. For this study, literature reviews and survey on suburban area residents were carried out and general results were provided. Through the survey on the residents in suburban areas, request on new suburban residential development and preferences to cohousing were analyzed. Residents responded that suburban residential development should be planned reflecting the characteristics of the area and considerations on communities are the necessity. They also responded that residential development developed the low-rise housing with low population density. It shows that there will be broad potential consumers for suburban residential development applied cohousing technique in the future.

Perception on Residential Environment Planning for Seniors among University Students visited Aging Simulation Center (노인을 위한 주거환경계획 의식에 관한 연구 - 노인생애체험센터를 방문한 예비디자이너를 중심으로 -)

  • Due to the rapid increasing in the aged population, it calls for social countermeasures urgently. Especially, there are increasing needs of space environment to support physical and spiritual characteristics of elderly. When designing space environment including house, there are growing consideration for elderly and extending appreciation of aging. The purpose of this study is to investigate the perception on environment planning for the seniors among university students who majoring in Housing & Interior Design and who visited the Aging Simulation Center located in Seoul. The Aging Simulation Center gives a chance of space design to support the elderly based on the experiences of daily living for the designers who design environment for elderly. Questionnaire survey was conducted to obtain data from 93 university students in their 20s majoring in housing and interior design who visited the Aging Simulation Center. The research findings showed that the recognition for design elements of residential environment for the elderly of respondents was changed toward positive way after visiting the Aging Simulation Center. The Aging Simulation Center was an effective educational environment for the preliminary designers to understand aging and the importance of appropriate design for users' needs. That is, aging simulation space can improve recognition of necessity of universally designed environment to support the elderly. Handrails around bathtub and wash basin, stair slope, electric auto-level controlled kitchen counter and kitchen cabinet were especially perceived for the respondents as very essential design elements to support the aged.

A Comparative Study by Age in Evaluating Web-based 3D Model House

  • This study aims to explore age-related differences with the assessment tools in the web-based 3D virtual model house and to propose the 3D model house criteria which everyone can use easily. The participants came from three age groups, ranging from their 20s to their over 40. Presence, Usability and Space perception and cognition in the experiment for navigating and evaluating the web-based 3D model house were measured and compared through one-way ANOVA and two-way ANOVA. The results and conclusions are as follows. (1) The younger the participants were, the more positive they evaluated the experiment on Presence. However, 20s needed higher presence than other two groups. (2) 30s and over 40 groups evaluated that the 3D virtual model house was more efficient than an actual model house on Usability. When the participants were younger, the values of 'expressivity' factor were higher. (3) The younger the participants were, the more positive they perceived the virtual environment (VE) on Space perception and cognition scale. There were no significant differences in the selection of dwelling size and the floor plan type. There were no significant differences of interaction effects between age and online gaming experience on Presence and Usability. The results of the current study demonstrate that there are differences among age groups and older groups have difficulty navigating and assessing in a VE. Although older groups take longer to adapt in the VE, they regard the 3D model house as an effective tool for purchase of house.
