건설공사 입 ${\cdot}$ 낙찰제도의 문제점 및 개선방안;대한주택공사의 발주공사를 중심으로 (The Problem Analysis and Improvement Plans to the Bidding System of Construction Works)

  • 본 연구는 공동주택 공사를 전문적으로 발주하는 대한주택공사가 가지고 있는 입 ${\cdot}$ 낙찰제도의 문제점 및 개선방안을 제시하고자 실시하였다. 이를 위하여 전자조달시스템을 이용해 2001년부터 2005년 10월 까지 대한주택공사의 입 ${\cdot}$ 낙찰 현황 자료를 조사하였다. 위와 같은 과정을 통해 조사한 내용을 공종별 발주추이와 낙찰률, 최저가 낙찰제와 등급별 대상공사 실태 별로 각각 분류하여 분석을 실시하였다. 상기와 같은 목적과 방법에 따라 진행된 본 연구의 결과를 요약하면 다음과 같다: 1) 통계자료를 통하여 대한주택공사에서 발주한 공사의 현황을 분석한 결과 낙찰률의 하락과 특정등급에 발주물량이 편중되어 있는 것으로 분석되었다. 2) 입 ${\cdot}$ 낙찰제도의 문제점 및 대한주택공사와 용역을 제공하는 업체를 위한 효과적인 개선방안을 제시하자면 다음과 같다. 첫째, 적격심사제도와 최저가 심사제의 보완이 필요하다. 둘째, 낙찰률과 발주물량을 조정하여야 한다. 셋째, PQ제도의개선 및 공종별 유자격자 명부제로의 전환이 필요하다.

A Investigation on the Actual Condition of PV Maintenance on Residental Buildings

  • Residental photovoltaic power system achieved remarkable results in distribution and activation through 'One Million Green Homes Program' led by the government. However, system maintenance and management after installation are relative unsatisfactory. Thus, problems, such as malfunctioning, decrease in efficiency, breakage, etc, are occurring in succession which means that expensive facilities are not used effectively. This study attempted to propose a more preferred alternative to the photovoltaic power system currently applied and installed to the housing by investigating and analyzing the said system, identifying management practices, and deriving problems. For this study, 48 houses equipped with photovoltaic systems in J City were chosen and they were analyzed after preliminary research and field investigation. The results revealed that most of the surveyed systems in J City are still in fairly good conditions. But the instruction and information regarding the appropriate operational management of those surveyed systems have not been delivered to the owner. Therefore, promotion education and related manual deployment should be done by the contractor. In terms of installation, inadequate system location and some warranty services are required to be improved, which are usually caused by a lack of careful planning and construction. In addition, the follow-up management needs to be provided about five years later after installation considering system deterioration.

  • The purpose of this study is to propose improved apartment management rules so that the inhabitants of apartment houses can manage their apartment in efficient and transparent manners. This study points out several problems of current management system and propose improved apartment management rules by analyzing misconducts of management office, related laws and regulations, standard apartment management rules, these and judicial decisions. Therefore, the inhabitants may refer to this study in establishment or amendment of their apartment management rules.

국내건설현장 품질경영 요인 분석에 관한 연구(공분산구조모델을 이용) (A Study of Domestic Construction Quality Management Factor Analysis - (using Covariance Structure Model))

  • This research has been conducted in order to assess the effects on quality management factor of the construction sites. 30 companies abiding by the 'construction industry law' and 32 companies abiding by the 'housing construction promotion law' have been researched in areas of quality-management environment, quality-management understanding, quality-management education on construction field, quality-system and quality-improvement. This construction quality factors are to realized the anticipated results not only quality level's increasing, but also company's confidence, competitiveness. We were able to obtain participations of 62 questionnaire, and derived statistics by means of SPSS/PC version 10.0. In this study, we find the bottleneck factor for promotion and upgrade quality management factor of the construction sites and suggest a way out of difficulties.

중형 임대아파트 거주자의 거주 후 평가 (Tenants' Post Occupancy Evaluation in the Mid-sized Rental Apartment)

  • This study analyzes relevant data based on the mid-sized rental unit. It focuses on how we can set up appropriate mid-sized rental unit plan as its supply has been accelerated over time. The questionnaires used in this study cover a series of categories including site environment, unit plan, neighborhood, economy, and management. The 342 respondents are from the 3-year old apartments at Cheongju. The key findings are as follows. 1) As the average indices including number of family, life cycle, and income under the survey are different in terms of the rental unit sizes between 20 and 30 pyeongs. 2) In general, residents present comparatively high level of satisfaction in terms of residential environments. Their evaluation on the site environment unit plan, and neighborhood is around the average. In contrast, the economic and management efficiency categories are under the average. This study suggests residential guidelines should be derived from tenant differentiation policies dealing with diverse socio-demographic characteristics and satisfaction level. 3) In terms of improvement priority, residents present, higher preference on the management system and site environment. This study advises to establish an appropriate alternative to guarantee effective tenant participation. Considering the lower satisfaction level in the green space, common facilities, and resting space, this study also urges to secure quality control for desirable planning of the mid-sized rental apartments.

진공다이캐스팅 공법을 이용한 자동차용 조향장치 개발에 대한 사례연구 (Case Study for Developing Automobile Part (Steering Wheel) using Vacuum Die-Casting Mold)

  • When manufacturing die casting mold, generally, the casting layout design should be considered based on the relation between injection system, casting condition, gate system, and cooling system. Also, the extent or the location of product defects were differentiated according to the various relations of the above conditions. High-qualified products can be manufactured as those defects are controled by the proper modifications or the changes of die casting mold with the conditions. In this research, the proper manufacturing method was derived intensively for reducing the defect of the internal porosity of steering wheel housing which is very complicated to achieve a good mold design. The method was also derived for minimizing and for guaranteeing the product quality through the analysis of the casting problem and the deduction of alternative plans.

  • 최근 건설 회사들은 기능 인력의 부족현상과 고령화 현상, 그리고 선 시공 후 분양 제도의 도입 가능성 등에 대비하기 위하여 대형 시스템 거푸집의 사용을 선호하고 있다. 이러한 관심과 노력의 결과로 국내 초고층 건축의 경우는 층당 3-4일의 골조공기를 달성하고 있으나, 우리나라 건설사업의 90%이상을 차지하고 있는 공동주택, 그 중 대부분을 차지하고 있는 중층 RC조 아파트의 경우는 6-8일 정도의 층당골조공기를 형성하고 있다. 이는 북미 일반 RC조 주거건축 층당공기 대비 50%수준에 머물러 있는 실정이다. 이에 본 연구에서는 선행 연구를 통하여 도출된 공기단축의 가능성을 가진 요소기술들을 적용한 Mock-up Test를 통하여 현장적용가능성 및 개선방안을 검토하였다. 또한 기존 6day-Cycle의 단위생산성 및 T/C 가용율에 대하여 분석하고, 기존공정대비 공기단축형 공정모델의 단위생산성 및 T/C 가용율을 비교하였다.

  • The aim of this study is to understand the modernization process of interior spaces in the Korean housing, focused not only on the architectural aspects, but also on the sociological, anthropological and feministic aspects of housing. The development of korean housing from the period of traditional agricultural society and Japanese domination through the period of industrial development to the period of modem industrial society have been reviewed not from the Point of westernization but from the point of Korean own needs for modernity. It also tried to find the determinants of the relationship between social behavior patterns and space organization through historical change of housing plans. As a result, it was found the various western impacts to the continuation or change of Korean housing culture in the modernization process. Consequently this study comes to the concrete results as follows; 1) sociological aspect: The early layout of floorplans, that promoted the communication and contact between the user were changed. The layout of spaces in the modern housing tends to be not interdependence each other and be very isolated from the outdoor spaces. Those Phenomena reflect the trends to the Individualization, equivalence and privatization in the life of family. 2) feministic aspects: Differently from the early kitchen, modern ones locates in the internal space in the housing and the dinning area is appeared. And also the standing work at the kitchen war usually spreaded. Such changes are due to the emancipation of the women and downfall of the subordinate relationship between the genders. 3) anthropological aspects: The lifestyle, in which the user was mostly sitting on the floor, was constantly disappeared by using of furnitures that determines the function of each spaces in the housing. Those change demonstrate the change of behavior Patterns, thus, the needs of differentiation of function as well as the feministic needs. In other word, the coexistence of both fields of work and relax is required. 4) tectonic aspects: In the indoor space of modern housing the rooms are closed each other. Thus, concentrated circulation system act to separate these spaces. It is concrete spatial element that mostly shows the synthetic character of modem housing.

공동주택 SYSTEM FORM 공사의 생산성 분석 및 향상방안 제안 (Productivity Analysis and Improvement of the System Form Construction in the Apartment Housing Project)

  • 벽식 구조 공동주택(고층아파트)은 수평, 수직구조체가 동일하게 연속되므로 시스템거푸집 시공이 효율적이다. 그런데 현재 많은 고층 건축물 시공현장에서 사용되고 있는 시스템 거푸집은 전용횟수의 증대와 콘크리트 품질향상의 장점을 가지고 있지만, 공장 제작되어 현장 반입된 후 2차 조립 과정중의 공기지연 및 시공초기의 인력과다투입 등으로 초기 계획공정달성에 많은 애로점을 가지고 있다. 이러한 측면에서, 각각의 노무자들이 실제 생산적인 작업에 소비하는 시간 비율과 공사지연의 정도 및 원인 등을 평가대상으로 생산성 저하의 원인을 찾아내어 개선방안을 찾아보고자 한다. 본 연구는 시스템거푸집 공정을 수행하고 있는 아파트 신축현장을 선택하여, 다양한 생산성 분석방법 중의 하나인 워크샘플링(Work Sampling)를 통하여 생산성을 분석한 후, 크루발런스스터디(Crew Balance Study)를 통하여 생산성 향상방안을 현장조립공정과 내부 폼(form)작업, 외부 폼(form)작업으로 구분하여 제시하였다.
