Elasticity of Demand for Urban Housing in Western China Based on Micro-data - A Case Study of Kunming

  • Purpose - Considering the importance of housing needs to real estate market, domestic studies on real estate prices from the perspective of demand are basically based on macro-data, but relatively few are associated with micro-data of urban real estate demand. We try to find a reliable relation of elasticity of demand and commercial housing market. Research design, data, and methodology - In this paper, we have derived housing demand theoretic method and have utilized micro-data of residential family housing survey of downtown area in Kunming City in October, 2015 to estimate income elasticity and price elasticity of housing demand respectively and make a comparative analysis. Results - The results indicate that income elasticity and price elasticity of families with owner-occupied housing are both larger than those of families with rental housing. Income elasticity of housing demand of urban residential families in Kunming is far below the foreign average and eastern coastal cities level, however, the corresponding price elasticity is far higher. Conclusions - We suggest that housing affordability of urban families in western China are constrained by the level of economic development, and the current housing price level has exceeded the economic affordability and psychological expectation of ordinary residents. Furthermore, noticing the great rigidity of housing demand, the expansion space of housing market for improvement and for commodity is limited.

  • The purpose of this paper was to find the apartment manager's general work, problems and opinion. 35 managers of multi-family housing which located in Kwangmyung city were interviewed during July, 1999. Questionnaire was consisted of questions which manager's opinion about their job boundaries. At the managerial standpoint, there was a perceived gap in expectation level about the manager's role between the manager and residents in multi-family housing complexes. The fact that the lack of interpersonal communication caused this gap was founded. Managerial rules and guidelines should be described in detail and be known by all residents. Specified guideline should be suggested regarding the boundaries of the manager's job, responsibilities and rights, and extra work beyond the management job in order to prevent conflicts or problems between the managing body and the residents. There guidelines also play an important role in solving the conflicts and problems in multi-family housing.

  • The objective of the study is to know demographic characteristics mobility motivation housing aspiration and housing values of expected purchasers of the small/medium size apartments located at 'H-area' in Ulsan to enhance their level of housing satisfaction through better planning. The result shows that moving motivation housing aspiration and housing values differ as what size respective expected purchasers want. As a regional characteristic the reality-oriented view of housing is apparent in that their interests are focused on the setups or facilities after-service and maintenance and that they think conveniency more important than the edifices' appearance or beauty.

대학생이 희망하는 신혼부부주택의 조건 (The desire of undergraduate and postgraduate students newly married housing requirements)

  • With the rise in national GNP, there has been a surge in people requiring adequate housing. The most who are in need of adequate housing are fresh graduates who have entered the job market, and newly-wed couples. Given the current economic condition it is difficult for young people and newly-wed couples to find reasonably affordable accommodations. In response to this, the government is trying to formulate a new policy, with the aim of helping young married couples find decent accommodation in response to the housing shortage. Research was performed last July with the aim of looking at the differences between the newlyweds' expectation of the idealistic housing and conditions. Questionnaires were distributed to undergraduate and postgraduate research students to find out their requirements. The questionnaire investigated the social background and the condition of the inhabited area; housing type internal facilities; the space required for housing; interior finishing, and storage facilities. The survey results were analyzed using SPSS and found that the design of small residential areas, the space requirements of more diversified individualized areas were the most important concerns for undergraduate and postgraduate research students. From the study we hope this will form a foundation for the design of the future housing social stratum. It is hoped that the current results and conclusions of this survey will be of help for the korean community to provide a direction and a positive input in the future design of newly married housing.

  • 공공건설임대주택의 사업비는 국민주택기금, 임대료, 임대보증금, 공사비, 금융비용 등 다양한 수익과 비용이 복합적으로 나타나게 된다. 따라서 공공건설임대주택 사업은 그 특성상 유동성과 재무탄력성에 대한 유용한 정보를 제공해 줄 수 있는 현금흐름예측이 필요하다. 그러나 현금흐름분석은 일부 시행하고 있었으나, 이를 예측 $\cdot$ 관리하고 있는 곳은 전무한 것으로 나타났다. 현금흐름 예측을 위한 일반적인 사항들은 실적자료와 문헌을 통하여 알 수 있으나, 현금흐름 예측의 정확성을 높이기 위한 리스크에 대한 연구는 전무한 실정이었다. 기존의 리스크에 대한 연구는 사업 전체에 대한 연구로 현금흐름과 정확한 상관관계를 알 수 없었다. 따라서 본 연구에서는 수익성 측면에서의 사업성분석 방법으로 현금흐름 예측방법을 제안하고 공공건설임대주택사업의 정확한 현금흐름예측과 관리를 위하여 현금흐름 각 항목에 영향을 미치는 리스크 인자들을 식별 $\cdot$ 분석 하고 그 대응방안을 모색하고자 한다.

시설연계형 주택사업방식 활성화를 위한 제도 유연화 방안 (The Legal Flexibilization Method to Vitalizing Housing-Facility Correlated Developments)

  • Recently housing demands are going to be diversified, and many suggestions are driven for the housing consumer's right of choice and expectation for welfare services. These require the policy change from the clear division between houses and facilities toward more market-oriented concept capable of mixed-use development of houses with facilities. The research explores the possibilities to provide various types of mixed-use developments of houses and facilities in the level of architectural design and political implication. Major case studies focus on the elderly welfare housing with serviced residence with the comparison of similar cases in Japan. The policy implications are, first, expanding the production of elderly housing with more elderly care services, second, challenging time-sharing residence composed of serviced residence and small dwelling units, third, activating the production of small scale housing development with small public facilities. The simulation shows the merits and demerits of this concepts and the efficacy of the policy implications.

소비지출 영역별 소비자전망지수와 실제소비 (Consumer Expectation Index and Household Consumption Expenditures)

  • This study investigated the usefulness of Consumer Expectation Index to predict real household spending. Specifically, the forecasting impact of the index on clothing, eating-out, entertainment, education, and health consumption area was examined. The results showed that the CEI was a good indicator for the future household spending of clothing, eating-out, entertainment and total consumption but it was not true for the spending of education and health. Most of CEls were significantly correlated with household spending even when household income and CPI were controlled. The impact of CEls on household spending tended to be lagged by one or two quarters.

2014년도 주거실태조사에 나타난 청년 1인 임차가구의 가족 지원 및 주거비 부담에 따른 주거 실태 및 주거 기대 (Young Single-Person Renter Households' Housing Situation and Expectations in Relation to Family Support and Housing Cost Burden Reflected in the 2014 Korea Housing Survey)

  • This study explored housing situation and expectations of young (age between 20 and 34 years) single-person Jeon-se renters and monthly renters with deposit in relation with their family support and own housing cost burden status. Major findings from the analysis of 1,695,729 households were as follows: (1) Among subjects, 27.4% received family supports to pay their rent deposit, and 39.4% had more 'own housing cost burdens' to have housing costs minus the amount supported by their family be 30% or more of their income. (2) More than 11% were found to be 'more burdened' despite receipt of family supports. (3) Family support status was found to be related to formation of first-time households and tenure changes, while own housing cost burden was found to be related to current housing situation and previous and next housing size changes. (4) Households received family supports showed a greater proportion of first-time households or households experienced tenure upgrades. (5) 'Less burdened' households tended to expect housing size upgrade in their next move more positively. Based on the study findings, it was suggested to extend supply of rental housing and housing subsidy targeting young renters in conjunction with programs to encourage their savings.

노년기 주부의 가사노동 사회화 실태와 기대 (The Expectation and the Performance on the Housework Socialization of Aged Homemakers)

  • The purpose of the present study was to describe the expectation and the performance on the housework socialization of the age homemakers and to ivestigate their relationships to the demographic characteristics and the influences of other related factors. 344 homemakers who were older than 45 years and were living in Chunlabuk-do, 1990 were sampled for this study. The data were collected by questionnaire designed by the researcher and analyzed by using frequency, one-way ANOVA analysis of variance, t-test, and multiple regression analysis. The major findings were as follows ; 1) The aged homemakers' housework socialization score was higher than the average, The score of the expectation was higher than one of the present performance. Scores for the utilization of the household equipments and the utilization of employes's services were higer comparing to those for other variables of the performance and the expectation respectively. 2) There was the significant differences in the each of the present performance varibles related to th housework socialization among the following demographic varables ; Age of homemakers, years of marriage, education, residence area, types of housing, monthly income, and level of housework equipment possession. 3) There was the significant differences in the expectation on the housework socialazation among the following variables ; age of homemakers, years of marriage, education, monthly income, and types of housing. The significant differences were found in the utilization of grouped, the utilization of the commodity, the utilization of the household equipments as subvariables of housework socialization, among age of homemakers, years of marriage, and level of education, The significant differences were found in the utilization of employee's services among age of homemakers, types of family, and level of health. 4) The level of education and monthly income significantly influenced on the present performance of the house work socialization. Years of marriage, significantly influenced on the utilization of grouped, education on the utilization of the commodity.(the utilization of the producted materials) and the utilization of employee's services and monthly income on the utilization of the household equipments (the utilization of the household appliances, and equipments). The years of marriage and education significantly influenced on the expectation on the housework socialization in the order, Age of homemakers and years of marriage significantly influenced on the utilization of grouped, the utilization of the commodity, the utilization of employee's services and age of homemakers and monthly income on the utilization of the household equipments.
