  • Purpose: Korea's construction industry has faced declining productivity and quality issues due to labor-intensive onsite construction and variables like weather, material price fluctuations, and labor shortages. The modular housing industry, introduced in Korea in 2003, offered benefits like reduced construction time and enhanced productivity through offsite manufacturing. However, its adoption remains limited due to high costs, quality concerns, and low consumer acceptance. Research Design, Data, and Methodology: This study explores the feasibility and impact of implementing smart factory technologies in the modular housing industry to overcome these barriers. Using survey data from 179 construction industry experts, the study employs frequency and regression analysis to identify key factors influencing the adoption of modular housing and the effectiveness of smart factories. Findings suggest that government-led educational programs and strong policy support are essential for successful implementation, enhancing productivity, reducing costs, and improving quality. Conclusions: The study emphasizes the need for standardization of modular housing, deregulation of relevant laws, and increased public awareness to stimulate market growth and innovation. Policy recommendations include financial support for modular manufacturers transitioning to smart factories, ensuring stable supply volumes, and promoting the benefits of modular housing to consumers. Integrating smart factory technologies can lead to significant advancements in the modular housing industry, contributing to the sustainable development and modernization of Korea's construction sector.

The subjects for this study were 374 undergraduates from 4 universities in G city. The collected data were analyzed with SPSS WIN(ver. 12.0) program, and frequency and percentile, mean and standard deviation, t-test, correlation analysis, multiple regression, and path analysis were utilized. The main findings of the study were as follows. The undergraduate's degree of optimism and family-control, and their awareness of caregiving for the elderly were slightly higher than the average. In addition, the undergraduate's optimism and family-control were differed according to their 'existence and/or nonexistence of religion', and their awareness of caregiving for the elderly was significantly different depending on 'existence and/or nonexistence of religion', and 'existence and/or nonexistence of living together with their grandparents'. • Assuming that while the Confucian idea-based awareness of boundary appeared to have a distinct effect on traditional residential spaces the awareness of an individualized nuclear family-oriented boundary deviated from authoritarianism has been recently shown in the modern residential spaces, this study was conducted to clarify what the modern people's awareness of boundary influences individual residential spaces and how the boundary is structured. This study was carried out by examining prior studies on the concepts of boundary and analysing the planes of residential apartments as a typical modern residential space, based on the comparison of traditional and modern residential spaces. It was shown, then, that the awareness of boundary in the modern residential space appeared to be structured in the residential apartment space according to the change in the social position and role of family members, unlike the spatial division of the traditional residential spaces based on the social class and sex.

  • Multi-family housing plays a crucial role as a living and experiencing space, and its environment has a direct impact on the well-being and stability of its residents. Therefore, Crime Prevention Design (CPTED) for multi-family housing is of utmost importance. However, crime-related data in China is not disclosed to the public because of its specificity, making it difficult for researchers to conduct further in-depth studies based on accurate crime data. As a result, the establishment and application of CPTED theory in terms of crime prevention is limited and delayed. This study aims to explore three aspects of CPTED in multi-family housing as perceived by home-buying consumers. It investigated consumer perception of the CPTED, the importance of each element and ways to increase awareness of CPTED in multifamily housing in order to effectively improve multifamily crime prevention design principles and further enhance public safety. This study examined the current state and future trends of CPTED in China by analyzing relevant research reports and literature, aiming to gain insights into the crime prevention awareness of Chinese homeowners. In addition, a survey was conducted on Chinese consumers to unravel the importance of CPTED and increase awareness of its various elements in multifamily-family. This study used a Likert scale and SPSS reliability analysis to determine the cognitive status of multi-family CPTED, the importance of each element, and proposed an improvement plan based on the analysis results. As this study was limited by the difficulty of implementation and the lack of validation of its practical effectiveness, it is recommended that future research needs to validate the effectiveness of crime prevention designs and produce more practical results. Furthermore, it is crucial to utilize this study to inform the implementation of security solutions that are tailored to the unique characteristics of each district. Additionally, it is important to offer guidance on how to enhance community safety by increasing residents' awareness of security through education and information dissemination. The author hopes that the representative multi-family CPTED awareness, the importance of each element, and plans for improvement shall be summarized from this study, and provide foundational data for the future development of CPTED based on the Chinese region.

  • This study investigates and analyzes (1) the status of neighborhood commercial facilities, (2) the location of neighborhood commercial facilities and (3) the users' viewpoint of them for the purpose of establishing the revitalizing factors of neighborhood commercial facilities within permanent rental housing complexes. This study attempts to determine the factors that revitalize neighborhood commercial facilities through quantitative factor analysis based on the analysis of the basic status and purpose of neighborhood commercial facilities using the basic status of permanent rental housing complexes and the quantitative data on neighborhood commercial facilities within these complexes. A survey investigating the residents' perception of neighborhood commercial facilities was conducted to analyze the qualitative aspects neighborhood commercial facilities within permanent rental housing complexes. The factors affecting the revitalization of neighborhood commercial facilities were analyzed by quantifying the actual problems perceived by the users and the elements of their use patterns. From these analysis results, it was found that the factors are not independent from one another, but organically affect one another. It is expected that more meaningful data will be obtained if future studies conduct correlation analysis and weighted value analysis on each factor based on the findings of the present study.
