  • This paper illustrates a comparative analysis on the economic efficiency of remodeling method that is one of major factors in totting more desirable standards and proposes to utilize LCC calculation techniques in generating a required budget for more effective quantity-based analysis that is both objective and effect. Rather than comparing only the initial lost of two different methods, it seems through to compare their entire life cycle cost that includes any repair and reconstruction/ remodeling expenses, thus generate overall quantitative analysis in objective perspective

  • In case of Korea, immovable property like location, land prise or investment value is more highly estimated than quality of life of residents for performance and value of apartment house, because of limited land area or high density of population. But the high level of life has recently caused the increasing demand in better life. As there is no cases to provide the house in bulk due to the housing market condition, it is necessary to evaluate performance and value of structure, disaster prevention safety, habitability, antiquated condition of building and equipment, maintenance condition and so on that has importantly influence on resident's life quality. So, this study aims to understand the actual condition of environmental performance for the present apartment by comparing the designated apartment, which is ready to have completed in Daegu, with the mixed use residential building, which gained the best grade for green building certification system. Also by analyzing and evaluating a right to enjoy sunshine, floor impact noise etc. and indoor air quality.

A Typology of Modern Housing in Malaysia

  • Modernization of cities and housing in Malaysia is a reflection of the history of the establishment of colonial trading ports for worldwide maritime trade and exchange. In cosmopolitan cities, new housing typology appeared from the influence of various ethnic immigrants and with the fusion of traditional Malay housing characteristics. This study is to focus on classifying the housing typologies of Malaysia which were formed through the modernization process of cities. The typologies of modern housing in Malaysia can be classified into two categories. The first category is the 'transformation of traditional housing'. The representative typology of this group is the ubiquitous shophouse. The shophouse was originally brought in by the Chinese immigrants from the south coast of China and transformed into the Malaysian urbanscape. The other typology is a detached-house known as the bungalo, which was the housing style combining the Malay traditional timber house and European palazzo. The second category is the 'modern urban housing typology'. Modern urbanization after the independence from the British in 1957 required the maximum utilization of land. To accommodate new social and economic needs, the new typologies were developed in the form of medium-density terrace houses (row houses) and high-density apartment. In the suburban areas, the British terrace house was adopted and developed into unique Malaysian terrace house and semi-detached house based on the British system of land sub division. In premium area of the city, luxurious housing type in the form of high-end condominium is one of the popular housing for upper middle-class and high-class society.

A Study on Car Ownership Forecasting Model using Category Analysis at High Density Mixed Use District in Subway Area

  • The Seoul Metropolitan Government is striving to minimize the amount of traffic according to the supply of apartment houses along with the solution of housing shortage for the low income people through high density development near the subway area. Therefore, a stronger policy is necessary to control the traffic of the passenger cars in a subway area for the successful high density development focusing on public transportation, and especially, the estimation of the demand of cars with high reliability is necessary to control the demand of parking such as the limited supply of parking lot. Accordingly, this study developed car ownership forecasting model using Look-up Table among category analyses which are easy to be applied and have high reliability. The estimation method using Look-up-Table is possible to be applied to both measurable and immeasurable types, easy to accumulate data, and features the flexible responding depending on the changes of conditions. This study established Look-up-Table model through the survey of geographical location, the scale of housing, the accessible distance to a subway station and to a bus station, the number of bus routes, and the number of car owned with data regarding 242 blocks in Seoul City as subjects.

구릉지 활용을 위한 테라스하우스 적용의 한계와 계획방향 (Analysis the Problems of Application and Design Proposals for Use of Terrace-House on Hilly Sites)

  • The purpose of this study is to find how to use the terrace-house which can protect development thoughtless for the environment of hilly sites and make good hilly residential area. But there are some problems not to be able to apply terrace-house on hilly sites under such korean circumstances. So, to find these problems, it is analyzed different things between terrace-housing and high-rise apartment housing. This analysis finds some reasons why terrace-houses can't be applied in korea. Of these reasons to interrupt application of terrace-house, this study is to solve problem of density and to suggest the design proposals considered by habitability.

대도시 서민 주거지 환경실태와 주민의식 - 대구시 일부 지역을 대상으로 - (Residents' Perception on Living Environment in Metropolitan Area - The Case of Daegu Metropolitan City -)

  • The primary purpose of this study is to suggest policy directions for redevelopment project based on analysis of residents' perception on needs and reasons of redevelopment, and development type in old settlements in Daegu Metropolitan City. The main findings are follows. First, the study area is short of public space such as road and parks, occupied by old single detached houses with small parcel. The living environment of the area consist with many 20 years or older two story houses is very poor. Second, most of residents (58.5%) consider economic factors or cheaper rent more serious than other factors such as convenience, amenity, and education facilities. Third, residents want new housing construction even though explanatory power of trash collection, bad smells, privacy is very high in residents' satisfaction. Fourth, most of residents (88.8%) agree redevelopment and show strong preference to high-density apartment construction through demolish-and-development type of redevelopment approach. They are willing to agree the parcellevel redevelopment if governments provides economic supports and temporary settlements. This finding suggests very important policy implications for current government efforts to improve living environment.

초, 중, 고등학생들의 비만에 영향을 미치는 도시 특성 (Urban Characteristics Affecting Obesity of Elementary, Middle and High School Students)

  • 성인을 중심으로 건강도시를 논의한 기존 연구와 달리, 본 연구는 청소년 비만에 영향을 미치는 도시 특성을 규명하고자 했다. 도시특성이 청소년 비만에 영향을 미치는 기제(mechanism)에 대한 엄격한 의학적 이론이 드물기 때문에 본 연구는 선행연구 검토를 통해 청소년 비만에 영향을 미칠 것으로 판단되는 도시특성을 도출하고, 이를 토대로 회귀분석을 했다. 교육부의 학생 신체검사 자료를 이용하여 서울 시내 각 학교별 비만학생 비율을 종속변수로 설정했다. 선행연구를 통해 파악한 도시특성을 각 학교를 중심으로 하는 일정 반경(500m, 1000m, 1500m) 내에서 버퍼분석(buffer analysis)으로 측정한 뒤, 독립변수로 설정했다. 회귀분석한 결과, 성인교육수준이 낮을수록, 단독 연립 다세대 다가구 주택이 많을수록, 노후 주택이 많을수록, 토지이용혼합도가 낮을수록 비만청소년이 많았다. 인구밀도, 대중교통 접근성, 도시공원 등은 유의하지 않았다. 이러한 결과를 토대로 청소년 비만율을 낮추거나 관리하기 위한 도시계획 방안이 앞으로 더욱 논의되어야 할 것으로 보인다.

전기 자동차의 충전 모델링을 이용한 배전계통 과부하 분석 (Overload Analysis of Distribution Systems make use of PEVs Charging Modeling)

  • 본 논문은 PEVs가 배전계통 모선에 연계되었을 때 PEVs 보급 시나리오별로 PEVs 일간 충전 패턴에 따라 배전계통 모선별 PEVs 충전 일부하곡선을 산정하여 배전계통 모선별 과부하 영향 평가를 하기 위한 알고리즘을 제시하였다. 제안한 알고리즘은 첫째 배전계통 모선별 가구 수 산출을 위한 PEVs 대수 산출, 둘째 PEVs 운행 특성을 고려한 PEVs 충전시작시간 확률밀도 함수 산출, 셋째 PEVs 보급시나리오별로 배터리 특성을 반영한 해당 모선별 PEVs 충전 일부하곡선을 산출하였다. 넷째 산출된 해당 모선별 PEVs 충전 일부하곡선과 기존 일부 하곡선을 합산하여 PEVs 보급시나리오별로 해당 모선의 과부하 영향 평가를 시행하였다. 추가로 제안된 알고리즘에 대해 배전계통 모선별 과부하 영향 평가 검증을 위해 한국 동탄 신도시의 배전계통 회선의 해당 모선(아파트, 단독주택 지역)을 대상으로 사례 검토를 실시하였다.

대구시 칠곡지구의 도시발달 (The Process of Urban Development of Chilgok District in Daegu City)

  • 대구시 칠곡지구는 금호강을 경계로 대구의 기성시가지와 분리되어, 독립된 지역성을 지니고 있으며, 과거부터 상당한 규모의 도시발달이 이루어졌던 역사적 도시이다. 본 연구는 칠곡지구의 도시발달 과정을 역사적으로 고찰하고, 현안 개발과제를 분석하고자 한다. 칠곡지구는 영남대로가 통과하는 교통의 요충지로서 임진왜란을 거치면서 중요성이 크게 인식되어 1640년 칠곡지구 및 칠곡군 일대가 칠곡도호부로 되었다. 초기 칠곡도호부의 읍치는 가산산성에 있었으나, 읍내동 지역으로 읍치를 옮기게 된다. 1914년 칠곡군청 소재지를 경부선 철도가 통과하는 왜관으로 옮겨, 칠곡지구는 상대적으로 성장이 지체되었다. 그 후 대구시의 세력권에 흡수되면서 대구 외곽의 배후 농촌지역으로서 점진적인 도시발전을 이루어 나갔으며, 1981년 대구시로 편입되었다. 1980년대 말부터 칠곡지구의 택지개발사업이 시작되었는데, 태전교 북부의 팔거천 유역평야를 중심으로 개발되었다. 구 칠곡읍의 중심지는 공공개발지구에서 제외되었으나, 민간 개발이 이루어져 옛 모습을 찾아볼 수 없다. 칠곡지구는 현재 고층아파트 중심의 공동주택과 단독주택이 혼재된 고밀도의 주거신시가지로 변모하였다. 칠곡지구의 개발에 따라 도로교통 혼잡 문제가 드러났으며, 향후 개발추세로 미루어 보아 교통문제는 지속될 전망이다. 대구시 제4차 순환도로의 조기개설, 지하철 3호선의 개통 등이 요구된다.
