Research on the Effect of High-Rise Commercial Building Construction on Land Value of Shanghai in the 1920s

  • When the tall office building first appeared in the street of Chicago in the end of Nineteenth Century, this building type has become a commodity in the development of real estate and been defined as a machine that makes the land pay. With the investigation of land price samples of the high-rise commercial buildings and the overall land price development in the central district of International Settlement in Shanghai, this paper tries to examine the site selection and construction of high-rise commercial buildings have important positive effect on the land value development.

  • The Case Study prepared by PCPA and Lift Group will identify a growing development problem in urban areas; high value project sites that are restrictive in size or "tight" are underutilized and underdeveloped. In an effort to remedy this problem, our team will evaluate a design program through the lens of both conventional construction and Core Cantilever Construction. It is also important to differentiate between Core Cantilever construction and the plagued "Lift Slab" construction method as they may be confused, due to the top down construction sequence. This article will demonstrate that constraints inherent to conventional construction techniques prohibit economically viable development of these project sites, while Core Cantilever construction methods increase the projects value by reducing construction timelines and increasing the useable floor area.

토양유실을 고려한 양서파충류의 서식지 관리지역 선정방법 (A Methodology for Selection of Habitat Management Areas for Amphibians and Reptiles Considering Soil Loss)

  • As disaster risk and climate change volatility increase, there are more efforts to adapt to disasters such as forest fires, floods, and landslides. Most of the research, however, is about influence of human activities on disaster and there is few research on disaster adaptation for species. Previous studies focusing on biodiversity in selecting conservation areas have not addressed threats of disaster in the habitats for species. The natural disasters sometimes play role of drivers of ecological successions in the long run, but they might cause serious problems for the conservation of vulnerable species which are endangered. The purpose of this study is to determine whether soil loss (SL) is effective in selecting habitat management areas for amphibians and reptiles. RUSLE model was used to calculate soil loss (SL) and the distribution of each species (SD) was computed with MaxEnt model to find out the biodiversity index. In order to select the habitat management area, we estimated the different results depending if value of soil loss was applied or not by using MARXAN, a conservation priority selection tool. With using MARXAN, conservation goals can be achieved according to the scenario objectives, and the study has been made to meet the minimum habitat area. Finally, the results are expressed in two; 1) the result of soil loss and biodiversity with MATRIX method and 2) the result of regional difference calculated with MARXAN conservation prioritization considering soil loss. The first result indicates that the area with high soil loss and low species diversity have lower conservation values and thus can be managed as natural disturbances. In the area where soil loss is high and species diversity is also high, it becomes where a disaster mitigation action should be taken for the species. According to the conservation priorities of the second result, higher effectiveness of conservation was obtained with fewer area when it considered SL in addition to SD, compared to when considered only biodiversity. When the SL was not taken into consideration, forest area with high distribution of species were important, but when SL considered, the agricultural area or downstream of the river were represented to be a major part of habitats. If more species data or disaster parameters other than soil loss are added as variables later, it could contribute as a reference material for decision-making to achieve various purposes.

  • Light environment and growth of Panax ginseng In habitat and cultivation under natural shade were renewed. Grower's experiences on ginseng stand In relation to light environment were assessed. Change of shading method and grower's concepts on light requirement of ginseng plant in Korea, Manchuria and Japan was counted. Growth of wild ginseng was better under rich light. Optimum crown density index appeared to be 0.7 In natural habitat and 0.4 to 0.7 for the cultivation in forest. Change of light Intensity in forest was greatest in May and reached near to constant value (from 40% to 3% for broad leaf deciduous forest and loom 4% to 2% for pine forest). Insufficient light condition induced long and thin stem, poor flowering and seed bearing, and sequent dormancy. Relation between light and ginseng strand was not clear but light Interception with cool weather was effective. Topography and orientation of bed have been deeply considered for light environment. Panel or bark of won were used for shading in deep forest manly In Manchuria while reed blind and straw thatch were used in Korea. Kinds and number of shades material and seasonal or daily schedule have been simplified probably by labor pressure due to eulargement of plantation. Post height has been greater while width of roof, bed and ditch has changed lisle. Scientific survey in the past omitted important light control methods (complete light hardening etc) which has been practiced in specific areas. The concept and technique of light control in the past in Korea were delicate and intensive including the control of temperature and moisture. For the application of old concept in modem cultivation precise Investigation of the technique including the measurement of light, temperature and moisture is needed.

평가지표에 의한 도시 비오톱의 가치평가 -생물종과 서식처 보전을 중심으로- (An Evaluation of Biotope Based on Its Valuation Criteria in Terms of Conservation of Species and Habitat)

  • The purpose of this study is to construct the evaluation criteria based on the relative importance and various combination of each evaluation index and then to evaluate urban biotope in terms of conservation of species and habitat. After the standard of evaluation had been developed through the literature review, the relative importance of the evaluation index through expert survey was found out, and the evaluation model of biotope value has been established. The results of this study are as follows; 1) We have constructed the nineteen evaluation criteria through literature reviews, and have provided relative importance to each evaluation index of the diversity of typical species in biotope, afforestation rate, stratification, Hemeroby grads, and the diversity of landscape patterns based on the results of expert survey. and then we have constructed the evaluation system using the relative importance criteria. 2) To evluate urban biotope using the evaluation system constructed, we selected 14 sites. The final evaluation results of each site is as follows; The III grade areas are Seohan and Hwasung high-rise apartment at Beummul-Dong, Korea Men Power /Agency in Sungs 대 industrial zone, the adjacent area of St. Tongil, and Hyomyung elementary school. The II grade areas are the farm land behind the third Anshim Jugong apartment, and Ehyun park. The I grade areas are swampy land in front of Kangchon and Anshim construction site, water space with semi-natural style in front of Gangchon Woobang apartment, forest zone near page Temple at mt. Palgong, the edge area of Jisan and Gosan, and the tendril yard against Anshim middle school. The only grade IV area is the commercial zone near Taegu Department 3) It is highly useful to evaluate urban biotope using the evaluation criteria constructed for this research, the evaluation criteria we developed may be difficult to guarantee the ability for reproduction and recovery, the appearance-number of the rare and endangered species are difficult to estimate urban biotopes. In the future, it is highly useful to evaluate biotope in terms of conservation of species and habitat through its valuation criteria developed in this research and it is necessary to develop the evaluation criteria applicable to estimation of biotope inventory and reproduction of biotope.

생태계 서비스 가치평가를 위한 멸종위기 포유류의 종분포 연구 - 전국자연환경조사 자료를 중심으로 - (Species Distribution Modeling of Endangered Mammals for Ecosystem Services Valuation - Focused on National Ecosystem Survey Data -)

  • The provided habitat of many services from natural capital is important. But because most ecosystem services tools qualitatively evaluated biodiversity or habitat quality, this study quantitatively analyzed those aspects using the species distribution model (MaxEnt). This study used location point data of the goat(Naemorhedus caudatus), marten(Martes flavigula), leopard cat(Prionailurus bengalensis), flying squirrel(Pteromys volans aluco) and otter(Lutra lutra) from the 3rd National Ecosystem Survey. Input data utilized DEM, landcover classification maps, Forest-types map and digital topographic maps. This study generated the MaxEnt model, randomly setting 70% of the presences as training data, with the remaining 30% used as test data, and ran five cross-validated replicates for each model. The threshold indicating maximum training sensitivity plus specificity was considered as a more robust approach, so this study used it to conduct the distribution into presence(1)-absence(0) predictions and totalled up a value of 5 times for uncertainty reduction. The test data's ROC curve of endangered mammals was as follows: growing down goat(0.896), otter(0.857), flying squirrel(0.738), marten(0.725), and leopard cat(0.629). This study was divided into two groups based on habitat: the first group consisted of the goat, marten, leopard cat and flying squirrel in the forest; and the second group consisted of the otter in the river. More than 60 percent of endangered mammals' distribution probability were 56.9% in the forest and 12.7% in the river. A future study is needed to conduct other species' distribution modeling exclusive of mammals and to develop a collection method of field survey data.

한반도 특산식물 꼬리말발도리 개체군 구조 및 서식지 특성 (Population Structure and Habitat Characteristics of Deutzia paniculata Nakai, as an Endemic Plant Species in Korea)

  • 꼬리말발도리는 한반도 특산식물임에도 불구하고 종의 분포, 개체군 및 자생지 특성, 그리고 이것에 기초한 종 보전 연구를 찾아보기 어렵다. 본 연구는 꼬리말발도리를 대상으로 종 분포 및 생태 특성을 분석하였다. 꼬리말발도리의 분포 특성은 문헌, 표본 및 현장 조사 자료를 참고하였다. 현장 조사는 6개 지역에서 11개의 대방형구 ($15{\times}15m$)와 33개 소방형구 ($5{\times}5m$)의 자생 집단을 대상으로 2014년 5월부터 10월까지 실시하였다. 개체군 특성으로 풍부성(밀도, 피도), demographic 속성 (개화율 및 결실율)이 조사되었으며, 자생지 특성으로 식생 (구조 및 종조성), 임내광량 (광량, 수관열림도) 및 토양 (온 습도, 이화학 속성) 특성을 분석하였다. 꼬리말발도리는 경상도 (강원도 태백 포함)가 분포 중심이었으며, 넓은 해발 분포 범위 (평균 493 m, 및 해발 290~959 m 범위)를 나타내었다. 꼬리말발도리 자생지의 평균 사면경사는 $16^{\circ}$ ($7{\sim}35^{\circ}$ 범위)이었으며, 주로 너덜 계곡 입지 및 그곳과 접한 사면하부에 분포하였다. 꼬리말발도리 개체군의 소방형구 ($5m{\times}5m$) 내에서 평균 12.5개체가 출현하였고, $m^2$당 평균밀도는 0.5를 보였다. 평균 개화율은 15%로 낮은 개화율을 보이며 영양생식에 의한 번식이 빈번히 이루어지는 것으로 판단된다. 꼬리말발도리 자생지의 조사구 수준 식물상은 138분류군이었다. 꼬리말발도리 자생지의 식생은 너덜 입지환경을 잘 반영하는 층층나무 (중요치 25.5%) 및 물푸레나무 (중요치 15.8%)가 우점하는 서식지로 나타났다. 층층나무 유형은 급경사 지역, 그리고 물푸레나무 유형은 주로 높은 해발고도에 분포하는 특성이 관찰되었다. 연구 결과, 꼬리말발도리는 인간 활동보다는 범람과 같은 자연 교란, 기후변화 및 진화 생태학적인 요인에 의해 개체수의 변동이 예상되는 종으로 판단되며, 개체군 및 자생지의 지속성을 위협하는 뚜렷한 증거는 찾아볼 수 없었다.

제주 생물권보전지역 내 한라산국립공원의 경관분석 : 단편화 현상 (Landscape Analysis of the Hallasan National Park in a Jeju Island Biosphere Reserve: Fragmentation Pattern)

  • 도로는 생태계를 교란시키는 인간 활동의 지표이며 흔히 서식지 단편화, 서식지 축소, 서식지 고립을 유발한다. 제주도의 한라산국립공원(면적=153.4$km^2$)은 지형, 지질, 생물상의 특이성이 높으며 유네스코 생물권보전지역(MAB)의 핵심지역으로도 중복 지정되어 있다. 공원의 이러한 높은 보전가치가 많은 탐방객과 도로건설을 유도하고 있음에도 불구하고 도로로 인한 경관의 변화는 거의 알려진 바가 없다. 본 연구에서는 GIS를 활용하여 한라산국립공원의 도로로 인한 서식지 단편화 양상을 공원 용도지구, 해발고도, 식생에 관련하여 분석하였다. 포장도로와 법정 비법정탐방로에 각각 112m, 60m 버퍼를 적용시킨 결과 한라산국립공원은 총 100개의 단편으로 나뉘었다. 포장도로와 법정탐방로만을 고려했을 때 드러난 10단편의 면적은 $0.002km^2-38.2km^2$(평균면적=14.2 $km^2$)에 이르렀고 자연보존지구와 자연환경 지구 모두에서 각기 약 7%가 가장자리로 판정되었다. 이들 단편의 형태지수 평균은 5.19(100단편 중), 7.22(10단편 중)이었지만 공원의 동서 양단과 정상부근에 있는 단편들의 형태지수가 보다 높았다. 5개의 법정탐방로가 모두 분화구까지 연결되어 있고 고도가 높아짐에 따라, 활엽수림, 침엽수림, 초지로 식생이 전환되기 때문에 높은 고도, 특히 고유식물과 고산식물이 많은 고도 1,400m이상의 초지에서 서식지 면적이 현저하게 감소했다. 이런 결과는 한라산국립 공원도 도로로 인한 서식지 단편화를 겪고 있으며, 단편화로 인한 서식지 악화와 서식지 소실의 위험이 공원의 자연환경 지구보다 한라산 정상의 백록담을 중심으로 하는 자연보존지구에서 더 높을 수 있음을 보여준다. 따라서 한라산국립공원의 현 도로망은 생태계 보전과 보호라는 국립공원의 목표에 부합하지 않는다고 사료된다. 한라산국립공원 전체가 또한 MAB 핵심지역임을 고려한다면, 공원 용도지구의 재설정과 단편화를 완화시키기 위한 공원 내 도로관리에 보전노력이 경주되어야 할 것이다.

Serum and CSF Mineral Profile of Himalayan Yak (Bas grunniens) in their Natural Habitat

  • Mineral profile of serum and cerebrospinal fluid (CSF) of 15 Himalayan Yak (adult female, n=8; adult male n=4 and young male,n=3) was studied in their natural habitat at an altitude of 3300 meters above mean sea level at Sangla in north western Himalayas. The macro and micro minerals estimated in serum and CSF were; Sodium, Potassium, Calcium and Magnesium and Zinc, Copper and Iron respectively. The values recorded among different Yak groups did not significantly differ from each other except serum iron and haemoglobin which were significantly higher (p<0.05 ) in young male Yaks compared to the adult male and female Yaks. An observation of great significance was considerably higher potassium and lower sodium level in Yaks compared to other bovine species of plains. The serum potassium values in some adult female Yaks were recorded as high as 10.4 mEq/l and the values varied between 6.6 to 9.8 mEq/l in young male Yaks. The serum Sodium values and Na:K ratios in Yak serum ranged between 117.5 to 122.6 mEq/l and 13.7 to 15.3 respectively. The possible relationship of high serum Potassium value with hypoxic conditions and hostile mountain environment has been discussed.

The Annual Reproductive Cycle of Silurus microdorsalis, a Korean Endemic Species

  • The annual reproductive cycle of the Korean endemic slender catfish, Silurus microdorsalis, was examined histologically regarding water temperature and day length of habitat, gonadosomatic index (GSI), and development characteristics of female and male gonads. The maximum GSI value was found in May, $1.23{\pm}0.33$ and $11.77{\pm}3.23$ for male and female respectively (habitat water temperature $21.5^{\circ}C/13.59hr$ day length). On the other hand, the minimal level was $0.63{\pm}0.10$ in July ($26.5^{\circ}C/14.17$) for male and $1.36{\pm}0.08$ in October ($20^{\circ}C/11.2hr$) for female. We compared and calculated the stages of testis and ovary development process in order to determine the germ cell development characteristics and the reproductive cycle. According to results, we classified the annual reproductive cycle of the slender catfish into five stages: Growing phase (December-February), Mature phase (March-April), Ripe and spawning phase / Releasing phase in male (May-June), Degenerative phase (July-August), and Resting phase (September-November).
