The Planning of Common and Living Space in the Dormitory Buildings on Campus - Focused on the Dormitory Buildings in Chung-chung Province - (대학기숙사의 공용 및 개인생활공간 계획 - 충청권 소재 대학기숙사 사례를 중심으로 -)

  • This study aims to investigate planning characteristics of common and living space in the dormitory buildings on campus in Chungcheong province. A document research method was used to analyze and classified into floor-plan, zoning and area. Also site visits were conducted at 8 dormitory buildings of 4 universities, and drawings were collected and compared for this research. The results of this study were as follows; 1)Most floor plans of public spaces had corridor types and integrated public space types. The typical floorplan of living space was 2person-1bedroom and apartment type which shared livingroom, bathroom, restroom and shower between bedrooms. The living space type of dormitory buildings was more complex and growth in size. Unit community combined 2-4person per 1bedroom in floor plan can help student with identity and affiliated formation. 2)The types of the spatial composition in public spaces were devided into three zones; study, living and administrative zones such as seminar room, public bathroom and storage, etc. This results shows that various types of public space for the improvement of community of small group has recently become more important than basic sanitary space in public space of dormitory buildings on campus.

  • Building has been deteriorated gradually owing to geographic, physical complex and other factors. School living condition has a key role to improve the learning ability, life attitude and qualifications to adopt to social life. Therefore, it is important for school environment to keep the living condition. Repair time and scope of school facilities are required to maintain the function and performance to plan the long term repair. But there are little information about the school maintenance such as repair time and function. In this paper, it aimed at providing the service life to suggest the repair time and scope in the roof-proofing and floor finishing which used the three estimation method in probabilistic approach. The service life has a key role to decide the repair time and to make the plan for the repair maintenance. Results of this study are as follows ; First, the 1st repair time were taken through three methods in probabilistic and deterministic functions to eliminate the estimation bias. Second, the service life is suggested 36 years of an elementary school, 34 years of a middle school and 41 years of a high school. Third, the service life of a floor finishing is 43 years of an elementary, 39 years of a middle school and 41 years of a high school. The above study could not include the detailed information about the materials and repair works. Therefore it needs a further study to reflect the detailed information and to make a repair strategy.

A Study on the Change of Architecture Density and Residential Environment according to Reconstruction (재건축에 따른 건축밀도 및 주거환경의 변화 연구)

  • This study aims to investigate the change in building density and residential environment after the reconstruction of decrepit public rental housing complexes formed in accordance with the Land Readjustment Project during the 1970s-80s. The results of this study can be summarized as follows: First, in terms of change in residential environment after the reconstruction, floor plans that were limited to two to four types and to small apartments measuring $42.9m^2$(13py)-$56.1m^2$ (17py) became varied, presenting 5-6 types of floor plans and various sizes of apartments. In particular, the reconstructed apartments were mainly built in a size smaller than 85($m^2$) and in the 3LDK floor plan and staircase-style unit architectural structure in order to reflect the lifestyle of residents. Second, in terms of change in building density after the reconstruction, the building coverage ratio did not change a lot, but the floor area ratio showed great change depending on the complex, ranging from a minimum of 2.9 times (Singdong Complex) to a maximum of 5.4 times (Eoyangdong Complex). Such change is attributable to the reconstruction policy that aims to improve the residential environment for original residents, secure economic feasibility and efficiency, and reflect the lifestyle of residents while incorporating dividends assigned to the existing housing project members as well as the maximum floor area ratio allowed by the regulation. Additionally, in terms of change in the number of floors and building density after the reconstruction, the former 5-story apartments were changed to apartments with 16-28 stories. Accordingly, the number of households in each complex has also increased by 20%. Third, according to the characteristics of parking facilities in terms of the size and density of parking spaces, former apartment complexes had only aboveground parking lots, not underground parking area. The newly constructed apartment complexes have underground parking space, and the parking-housing ratio is 1.1-1.3 cars.

Post-Occupancy Evaluation of Housing Environments of Jangyou New Town in Gimhae (장유신도시 주거환경에 대한 거주 후 평가)

  • The purpose of the study was to perform the post-occupancy evaluation of housing environments of Jangyou New Town in Gimhae. The data for the analysis was collected through questionnaire survey method from August 10 to 27, 2010, and the sample consisted of 524 respondents living in apartment complexes in Jangyou. The features of housing environment were categorized into unit housing, apartment complex, and neighborhood and total 28 specific items were included in the evaluation. The data were analyzed using descriptive statistics and analysis of variance with Duncan's multiple range tests. The results were as follows: 1) Overall evaluation of housing environment of the residents in Jangyou were relatively high, expecially in floor plan layout of unit housing, self-expression through apartment complex, and natural environment of neighborhood. 2) The demographic and housing variables that had significant influences on the post-occupancy evaluation were age of the respondent, monthly income, apartment size and tenure type of apartment. Respondents who were over sixty years old, with monthly income of less than 2,000,000 won, or living in public rental apartments were more likely to evaluate overall housing environment positively than rest of the respondents.

  • Conventional apartment building projects have favored wall slab structure for the ease of construction and economic viability. However, wall slab structure, consisting of bearing walls, makes remodeling a difficult challenge. In addition, as the amendment to the Building Act in November, 2005 incentivized easy-to-remodel Rahmen structure design for apartment building in terms of floor area ratio and the number of stories, were are seeing more use of PC construct method in apartment building projects gradually. However, PC construction method requires complex connections between beams and columns, making it difficult to install and remove formwork. Furthermore, it is not possible to reuse forms after removal, generating lots of construction wastes, and it is necessary to install new forms again when the size of connection changes in line with modification of column cross-section. Researchers in Korea and elsewhere in the world have focused on structural performance of connection in PC construction method, with little attention to alternative approaches to improving connection forms for PC construction method. Accordingly, this research aims to study an approach to improving connection forms for PC construction method.

A Study on the Space Analysis of Apartment Floor Plans in New·Old Town Using the Space Syntax (공간구문론을 이용한 신·구 신도시 아파트의 평면 구성 비교 분석)

  • Industrialization and Urbanization caused a great influx of rural population into the cities, which caused housing types to change from detached homes to more apartments homes. The official 2014's Statistics (http://kossir.kr) show that half (49.6%) of the Korean population live in apartment buildings and 37.5% live in detached houses. For this reason, the apartments have become the typical housing in Korea. So, the aim of this study is to compare and analyze the internal apartment space of Budang (New-Town) and Wirye (New-Town), since these Budang apartments are the first new-town housing and Wirye apartments are the last new-town housing in Korea. I have used the Convex Analysis of Space Syntax Program in analyzing the inside space of both of these locations' apartments. The results are as follows : First, the inside space of Wirye apartments have more convex space than that of the Budang apartments. Second, the common inside space of the Budang apartments were planned by integration space, on the other hand the inside space of Wirye apartments were planned by segregation space. Third, the master bedroom in both of the locations' apartments were analyzed for their strong integration space which they may have in common. The K (Kitchen) + D (Dining) space in Budang apartments are classified as integration space, on the other hand L (Living) + K + D space is also classified as integration space. The L+K+D space of the Wirye apartments is classified as integration space. Finally, the inside space of the Wirye apartments were planned more for various spaces than that of Budang apartments. The concept of master bedroom in both new-town was not planed for a couple privacy space but the heart of the family.

An Analysis of Change on the Apartment Unit Plans and the Interior Spaces Related to Women (여성관련 공간을 중심으로 본 서울지역 아파트의 공간구조 변화)

  • The purpose of this study is to find out the changes on the metropolitan condominium apartment unit plans based on the interior spaces related to women such An-bang (master bedroom), bathroom and attached spaces to the master bedroom, living room, diningroom, kitchen, utility room, and balcony. This study used the content analysis method and space syntax. Contents were limited to the floor plans with 3 rooms type and about 105 m2 in the Korean apartment encyclopedia. The unit plans of 2,278, built from October 1975 to January 2008, were analyzed and basically SPSS package 16.0 was employed. The results were as followed. 1) Living room was a core space and an increasing tendency. After 2001, the design trend of living room connected with kitchen and dining room, and dining room changed into one space combining with women's working space such kitchen. It meaned women's working activities became into family public activities as to depending open access. 2) Kitchen had a characteristics that was connected to utility room or back balcony, and the number of extra kitchen increased. Also, the size of DK decreased, but utility size little increased. It was showed the characteristic of this space was still for women. 3) An-bang had a little strong characteristics of married coulpe or women's personal space with bathroom or dress room/powder room. 4) In addition, the values of integration and control of living room and DK were highest. It meant these space were centered in unit plans. Next, the An-bang and dress room/powder room were high. Utility room or balcony's were next, and these were women's working space. Therefore, family's public space was most important, and married couple or women's personal and working space were later in planning.

Evaluation on the Photovoltaic Module Arrangement Planning Considering Shading Conditions in Apartment Buildings (음영조건을 고려한 공동주택 옥상 태양광모듈의 배치계획 평가 연구)

  • During the initial design stage of apartment complex, the photovoltaic(PV) system has been considered as an alternative of renewable energy system and planned to install at the rooftop floor level in general. The electric power generation characteristics can be influenced by the block layout, building orientation and roof top structure because of azimuth angle, tilt angle, and partial shading. This study aims to investigate power generation characteristics of photovoltaic system in apartment buildings by considering the partial shading conditions due to the block layout, building orientation and roof-top structures. For the photovoltaic module arrangement planning in rooftop floor level, shading areas were firstly analyzed due to the adjacent building structure. And the annual and seasonal power generation of PV system were analyzed through the PVsyst simulation results. The results show that shading period at the roof top surface can be increased due to the parapet and water tank. Initial design power capacity can be decreased by considering the daily insolation period and distance between PV modules through the shading simulation. As the number of PV modules decreases, the annual power generation can be decreased. However annual power generation per unit area of PV modules can be increased and performance ratio can be increased above 80%. Also the power generation of PV system can be critically affected by building orientation and the performance ratio can be drastically decreased in east-oriented buildings due to the shading problems caused by adjacent structures at roof top level such as parapet and water tank.

Development of Long-Span Steel-Precast Composite Beam for Green Apartment Building (장스팬이 가능한 친환경 공동주택용 철골 프리캐스트 합성보 개발)

  • Currently, the multi-residential apartments used in Korea are mostly bearing wall apartments which don't satisfy consumers for the lack of architectural plan flexibility. And due to remodelling-incompatible, bearing wall apartments have to be reconstructed. It is, thus, necessary to develop multi-residential apartments utilizing composite beam that can replace the conventional bearing wall-type apartment buildings. Composite beams proposed in this paper ensure modification of space and quality control, while the floor heights are maintained at the same floor height as in bearing wall structures. This study analyzes the experimental behavior of composite beams with proper combination of structural steel, reinforced concrete, and precast concrete. By comparing with the theoretical analysis and experimental results, the accuracy of flexural moment capacity and neutral axis was evaluated. The experiments were performed by two simply-supported specimens using loading and unloading. When the analysis results were compared with the experimental results, the flexural moment capacity of the composite beam was shown with an error of approximately -0.5 to 0.1% at the maximum load limit state.

The Relationship of Spatial Characteristics and Social Functions of Elderly Center in Apartment Complex (아파트 단지 경로당의 공간 특성과 사회적 기능)

  • The purpose of this research is to analyze the relationships between spatial characteristics and social functions of elderly center in apartment complex. The data for the analysis were collected from July 3 to 13, 2012 in Ulsan by interviewing 177 elderly persons from 56 elderly centers in apartment complex, and were analyzed with descriptive statistics, analysis of variance, and multiple regression analysis. The eleven questions for social functions of elderly center were developed by the researchers based on the related literatures and were categorized into four factors including kinship, social interaction, leisure activity, and community belonging. The social functions of elderly center were found to be evaluated moderately appropriate except for the community belonging. The results of the multiple regression analysis of total social functions of elderly center provide strong support for the model. Five variables (one-person household, health condition, location of the center, floor plan of the center, and user organization) are shown to be significantly related to total social functions of the elderly center.
