  • Despite the rise of importance of Facility Management(FM), relatively little attention was paid to evaluate FM efficiency and drive for greater FM efficiency. The purpose of the present paper is to offer a quantitative analysis of 14 Key Success Factors(KSF) and 22 detailed maintenance practices in order to develop FM evaluation system. In addition, from survey with Owner/Property Manager group and Facility Manager group, the present paper measures both importance of detailed maintenance practices and performance satisfaction. It is expected that by using the result of this survey, this paper helps increase efficiency in FM. Moreover, It is expected that this paper will be used as base line data in developing FM practice evaluation system.

  • The purpose of this study is to suggest the facllity management data for hospitals. The work scope of facility management(FM) for hospitals was comprehensively and concretely classified. The methods of FM are compared between Korean hospitals and Japan hospitals. A domestic hospital has some problems in FM. Some indexes of FM are abstracted in the Korean hospital through the comparison.

  • Looking at recent safety accidents in buildings, most of them due to lack of FM expertise, and this is due to human resources. In each all industry areas, some companies are competitive, representational, and leading in the market through long-term expertise and research in their respective fields. In the field of FM industry, some companies offer core-competencies in internal and external innovative building management through competition with others. However, old custom and old management form still exist in the FM field. However, an old custom and old management system still exist in the FM field; it forces cost-cutting and caused by carelessness in technical development competitiveness and safety measures. The government control by safety inspection and facility inspection through legislation of building management, but the management is still weak as a side of in the facility management section due to inspect sth as a mere formality and submit a paper report. These facts exist different kind of usage of the building have a three-party encounter between a building owner, user, and FM enterprises. In this research identify survey, especially building owner (manager)'s choice perception priority for optional factors to choose FM enterprises. Based on this, FM enterprises will be forced to seek a new dimension for better building management. In this light, the purpose of the research is to shape changes in the FM market culture safely and providing better service in building management and understanding building owner's insight through this research's information.

  • Importance of FM has rapidly increased because of its growing business. However, due to lack of clarity and identity of FM in professional areas, standardization of FM became to be imperative in such a rapidly changing global business environment. Facility services are defined as the provision of support the primary activities of an organization, delivered by an internal or external provider. Majority of FM activities are services related to 'space and infrastructure' and 'people and organization' (CEN, 2011). The purpose of this study is to investigate definitions and characteristics of FM from both globally and domestic environment, by comparison with international or national standards, to identify quality management in FM and service characteristics of FM, to investigate the differences in service level elaboration in FM, and to suggest standard issues of quality management in FM service quality. This study examines contents of the European Standards in FM, Part 3 'Guidance on quality in Facility Management, especially for the process of QM standardized by CEN (2011) and explores undefined issues such as service level, measurement metrics according to service characteristics of FM. The European FM Standard guides the common process of QM in terms of requirements specification, service level elaboration, measurement metrics development although it does not specifically address various service levels, specific performance metrics and indicators.

  • For the last 40 years, the Korean government has built and supplied diverse public facilities. The Korean government, which has supplied diverse public facilities for the last 40 years, has maintained these public facilities as breakdown maintenance under limited budget. Because of increase of aging of public facilities and insufficient budget, it needs the total public facility maintenance. Especially, as Japan has also experienced similar issues and solved these, they are the introduction of P-FM theory and see successful examples. In this study, by comparison Analysis on the Merits and Demerits for Public Facility management (P-FM) between domestic and abroad, it would find a future direction to public facility management P-FM is to go.

  • Over the years, great attention has been shown to the function of the campus facilities that should be well-equipped, operated and maintained to better support university's two main goals: providing education and supporting research. Properly managing campus facilities is the initial step to be prepared to meet the rapidly changing global educational standard. However, so far, no definitive answer has been given to the question of what service level/scope is appropriate for the effective campus facility management (FM) in Korea. Therefore, at the outset, it is imperative to establish the framework for the standardized campus FM services. The main focus of this research is to provide comprehensive understanding on the campus FM by establishing the framework in the form of FM performance indicator (PI). As the first step, FM standards set by Korean Agency for Technology and Standards (KATS) has been thoroughly reviewed and analyzed to establish the framework for FM standards applicable to campus facility management. Secondly, extensive literature review on the development of performance indicator (PI) for the educational facilities has been conducted to classify PI types and complement FM_KS. Finally, specific guideline and PIs developed by APPA which is globally well-known association in the field of FM for higher education facilities has been added to the combined PI which is the mixed form of FM_KS and PIs from the previous literature. This research provides campus facility managers and FM outsourcing service providers with framework in the form of PI to support future directions of effective campus FM services.

  • University dorm basically provides basic housing functions to students, however, it is very important in a sense that it provides students with various functions such as information exchange, cultural experience and learning environments as well. Additionally, continuous effort to improve users' satisfaction and living environments are needed due to the fact that physical environments of dorm facilities have higher impact on students. However, Many students are not satisfied with the physical environment of university dorms and also there is lack of systematic information whereas various functions are required by students. Therefore, the main objective of this research is to suggest the direction of FM services in order for improving students' satisfaction on the university dorm facilities in Korea. Precedent studies regarding the satisfaction or performance evaluation of dorm facilities have been extensively analyzed to extract the dissatisfaction factors that scored below the middle 50%. Secondly, for satisfaction improvement, Korean Standard for Facility Management(KS_FM) have been matched with those extracted dissatisfaction factors to suggest the direction of FM services by rules and regulations review and best practice studies. This research will be useful for university dorm facility managers in planning strategic FM and providing effective FM services to students.

  • Facility Management (FM) phase in building lifecycle management is the most crucial phase concerning building value and life cycle cost management. Nevertheless, systematic and rational FM process is not yet constructed, leading to failure of facility value and cost management from accurate and proactive FM. This is because there has been minimal approach regarding construction of optimal FM process based on rational FM data analysis. The purpose of this study is to provide optimal FM process with quantitative FM data analysis method using spatial data. This study investigated existing FM data structure and derive the limitation of it from both expert interview and practical FM material analysis. As a solution for this limitation, this study provided optimal FM process with MTBF (Mean Time Between Failure), which is quantitative FM data analysis method. The effect of the provided process was validated with a case study. It is expected that this process allows rational and objective FM data analysis, resulting in accurate and proactive FM. And it is expected that it can be used as a useful basic data for developing an effective system for the FM process.

  • Recently, according to a public order with BIM regulations, various technologies of facility management (FM) have been studied to use BIM data effectively. The technology for BIM-based FM, such as BIM data standard, BIM modeling, BIM server, and BIM-GIS platform, reverse engineering based on 3D image scans is developing constantly. On the other hand, there has been little research on the range of FM based on BIM, the role of actors by management works, the difference, and difference in effects between original FM and BIM-based FM. This study examined the scenario of architectural FM based on BIM and confirmed the effect. For this, after analyzing the research trends, the range of FM applications and the role of actors by management works were defined, and the effectiveness analysis of a BIM-based architectural FM scenario was deduced.

  • This research investigates the feasibility of Web technology as a means of delivering facility information for better support facility operation and maintenance. Our research proposes a Web-based feedback system as a pragmatic solution to the limitations of current FM (Facility Management) processes. In practice work orders and records are often misplaced resulting in lower efficiency and customer satisfaction. This may be overcome by a system that states information digitally and provides a Web-based interface. The interface could allow customers to report facility problems, trace their work order in progress, view schedules for maintenance and provide feedback for service online. The benefit for a FM department is that it can receive feedback on performance which would improve the quality of service and build a record of practical experiences.
