Apartment housing should require the systematic maintenance to provide the decent living condition during its life. Each household should participate the maintenance activities and pay for the repair. Therefore, the required cost for repair would be needed to plan in the repair schedule because each household could not pay the much repair money at a time. After apartment constructed, a long term repair plan would be prepared in repair time, repair scope and a required cost. A few studies are said that the repair cost depends on the building deterioration, elapsed year and management factors. The above factors are not be certain to affect the repair management while it may be important to prepare the required money and the repair time. In this paper, it aimed at analyzing the correlation between the repair management and the management factors, especially total area, number of household. This would educe the unit cost per number of household and management area in the individual boiler and elevator with full change and full repair. The unit cost per number of household and area for full change are about 199,000 won/household and $1,954won/m^2$ in the individual boiler respectively. The unit cost of the elevator for full change is 94,000 won/household and $5,429won/m^2$ respectively. Second, this study shows that the elapsed year after construction would not be related the repair unit cost.
This study aims to establish operating methods for value-oriented and competitive operation of Dalseong Wetland Ecological Learning Center in Daegu, Korea, which will open in 2018. For this purpose, we surveyed 77 Ecological learning facility managers nationwide using 22 questions on the subjects such as the operating method, volunteer, budget, and profit. The managers of 50 ecological learning facilities (Type A) responded, and we extracted the responses by the managers of 12 ecological learning facilities (Type B) that had the similar size as the Dalseong Wetland Ecological Learning Center and conducted an additional analysis. The results of the survey indicated that it was advisable for Daegu Metropolitan City to operate the Dalseong Wetland Ecological Learning Center and that the staff at least 3-5 managers were necessary while the number of volunteers to regularly work at the center was estimated to be 25-30. Excluding labor costs, the annual operating budget was estimated to be between 150 million won and 200 million won if Daegu Metropolitan City operates the facility directly. This study is meaningful in that it provides reference data to establish realistic and detailed management plan of the Dalseong Wetland Ecological Learning Center based on the opinions of the surveyed managers of ecological learning facilities in Korea.
The environmental conservation-targeted zoning in urban planning process has been functioned as securing a ecological core in urban green spaces management. Hence, the designation of conservation zones in land use planning is considered as a key task to achieve the sustainability of urban planning. The recently introduced pre-environmental review system for the proposed urban plan, by which the conservative measures for urban ecosystem and landscape are suggested in aspect of environmental impact mitigation, has played an active role in enhancing the environmental performance degraded by wide range of development pressure. This study is aimed at drawing out of objective criteria for designation of environmental conservation zones, which can be applied to urban planning establishment and also to environmental assessment process. To achieve this goal, the study adopted the following methods; pre-study review, analysis of existing official opinion statements released by the Ministry of Environment, contents analysis of related laws, and experts' panel discussions on the finally arranged criteria. The results of this research can be summarized as follows: First, the total criteria of 48 are drown out with categorizing into environment-ecological and socio-cultural sectosr. Second, the environment-ecological part is composed of 33 criteria such as vegetation, animal, geomorphology, watershed, environmental land suitability, and etc. Here, the Degree of Ecological Function, Degree of Environmental Land Suitability, and Vegetation Map are mainly utilized. Third, the 15 socio-cultural criteria relating to the history, social ecology and landscape have such components as forest around relics, Seo-won(school), castle, tomb, landmark, skyline, natural landscape, and etc. Forth, these individual criteria can be applied to designation of each conservation zones among total of 11 conservation areas(or districts).

Fishways are constructed to provide longitudinal connectivity of streams or rivers where their flow has been altered by in-stream structures such as dams or weirs. Nature-like fishways have an additional function of providing fish habitats. In the study, we estimated the role of a nature-like fishway (length: 700 m, slope: 1/100) for fish habitat by using two dominant species in the Sangju Weir, Nakdong River, to calculate the optimal ecological flow rate using Physical HABitat SIMulation (PHABSIM). To identify the dominant species that used the fishway, we conducted trap monitoring from August to November 2012 at the fishway exit. The dominant species were Zacco platypus and Opsariichthys uncirostric amurensis with a relative abundance of 62.1% and 35.9%, respectively. Optimal habitat suitability indices (HSIs) for Z. platypus and O. u. amurensis were calculated as 0.6-0.8 m/s (water velocity) and 0.2-0.4 m (water depth), and 0.5-0.7 m/s (water velocity) and 0.1-0.3 m (water depth), respectively. The optimal ecological flow rates (OEFs) for Z. platypus and O. u. amurensis were 1.6 and 1.7 cubic meter per second (CMS), respectively. The results of the study can be used in a management plan to increase the habitat function of nature-like fishways in the Sangju Weir. This methodology can be utilized as an appropriate tool that can determine the habitat function of all nature-like fishways.

This research managed to establish the space information on incidence factors of landslide targeting Bukhansan National Park and aimed at suggesting a basic data for disaster prevention of a landslide for the period to come in Bukhansan National Park through drawing up the map indicating vulnerability to a landslide and ecological risks by the use of overlay analysis and adding-up estimation matrix analysis methods. This research selected slope angle, slope aspect, slope length, drainage, vegetation index(NDVI) and land use as an assessment factor of a landslide and constructed the spatial database at a level of '$30m\times30m$' resolution. The analysis result was that there existed high vulnerability to a landslide almost all over Uidong and Dobong valleys. As for ecological risks, Dobong valley, Yongueocheon valley, Jeongneung valley and Pyeongchang valley were analyzed to be higher, so it is judged that the impact on a landslide risk should be also considered in time of establishing a management plan for these districts for the time to come.
The importance of urban and regional natural park increases because of the needs for preserving the natural resources and providing with natural recreation space in nature. This planning of natural park management should be established based on the research of the various natural resources in the park. But for the lack of effective data synthesizing methods and concepts, only some restricted factors for zoning plan are considered even though GIS computer system for large complex simulation is used. Therefore, in this study three ecological zoning models such as Basic Factor Model (BFM), Visual Landscape Model (VLM) and Comprehensive Ecological Model (CEM) are proposed and applied to Byounsan Peninsula Nature Park(BPNP) for comparison with the current natural park zoning. The BFM has three components -elevation, slope and vegetation. The VLM has applied with six components -elevation, slope, vegetation, road type, and the visual distance. Finally the CEM's modelling factors have included all of BFM, VLM components are added with the land use type, nature and historic resource factors. The zoning concept of BPNP was based on "Minimization" focused on the specific factors. But introduced modelling concept is "Optimization" based on the total ecological environment. So the result of the modelling has larger area for preservation and development zoning compared with the current zoning whose characteristics are ambiguous which allows the environmental destruction. The future study issues will be the determination of the weighting factor, component reconsideration based on the ground truth data and the agriculture residential area zoning.

This study aimed to suggest priority for developing emission factor (EF) and to develop the methodology of quantitative assessment of EF in the forestry sector. Based on the stock-difference method, 17 kinds of EFs (27 EFs based on forest types) were required to calculate the carbon emission in the forestry sector. Priority for developing EFs followed the standards, which is a development plan by the government agency, importance of carbon stock for greenhouse gas, and EFs by the species. Currently, the most urgent development of EFs was carbon fraction in biomass and carbon stock in dead wood. Meanwhile, the quantitative assessment of EF consisted of 7 categories (5 categories of compulsory and 2 categories of quality evaluation) and 12 verification factors. Category in compulsory verification consisted of administrative document, determination methodology of emission factors, emission characteristic, accuracy of measurement and analysis, and data representative. Category in quality evaluation consisted of data management and uncertainty estimates. Based on the importance of factors in the verification process, each factor was scored separately, however, the score needs to be coordinated by the government agency. These results would help build a reliable and accurate greenhouse gas inventory report of Korea.

Hampyeong Bay has a narrow seawater channel and a complex topographical structure. The sand content of the tidal flat soil is increasing due to asymmetrical sedimentation. Through the investigation of the vegetation distribution and the use of the line-transect method, sand flats were observed to gradually change the vegetation distribution of salt marshes. Comparing the vegetation area between 2016 and 2022, the obligate halophyte Suaeda maritima decreased by 74% and Zoysia sinica increased by 75%. Z. sinica seems to support the robustness of the dune environment by trapping sediments such as sand in the colony, because the underground rhizomes and stems are highly developed. To establish an effective conservation management plan for tidal flats, an integrated study should be conducted to assess the impact of changes in tidal flat soil and the interaction of vegetation communities in Hampyeong Bay.

This study presented a plan for the establishment of conservation areas and the ecological management of those areas in the stream based on the Marxan with Zones Program for a Jungrangcheon Stream in downtown Seoul. The application of the Marxan with Zones Program included the stage of planning unit setting, application of mapping indices, numerical correction for repetitive analysis, creation of scenario-specific optimizations through analysis, analysis of sensitivity by scenario, review, and the selection of optimal plans among the scenarios considered. As a result of the establishment of a conservation area near Jungrangcheon Stream, which has several watershed areas, including an upper-middle-class wildlife protection zone, which was previously designated and managed as a conservation area, and the migratory protection zone downstream of Jungrangcheon Stream were designated as key conservation areas. A number of wild birds were observed in the upper reaches of Jungrangcheon Stream, adjacent to the forests of Suraksan Mountain and Dobongsan Mountain. The downstream area is a habitat for migratory birds that travel along the stream and the adjacent river ecosystem, including the Hangang River confluence and Cheonggyecheon Stream confluence. Therefore, the upper and lower reaches of Jungrangcheon Stream are connected to forest ecosystems such as Dobongsan Mountain, Suraksan Mountain, and Eungbongsan Mountain, as well as urban green area and river ecosystems in the basin area, which influence the establishment of conservation areas. This study verified the establishment and evaluation of existing conservation areas through the Marxan with Zones Program during the verification of the conservation areas and was presented as in-stream management and basin management method to manage the basin areas derived from core conservation areas determined through the program.

While the recent lift of restrictions in greenbelt areas is expected to generate a number of development plans, there are efforts to create various development plans into spatial plans that consider the natural and ecological conditions of development sites. However, these development plans consider Degree of Green Naturality or Degree of Ecology only when designating areas for conservation within development sites. It is true that they don't fully reflect the value of green areas and wetlands as habitats and natural resources. Therefore, this study built an conservation value assessment model that is applicable to sites where development is planned in Korea by reviewing prior case examples md studies and applied the developed model to a case study area. The site where the conservation value assessment model was applied to is an area around Yongsan-ri and Suha-ri, Doam-myon, Pyeongchang-gun, Gangwon province where quality natural resources are located in and wend the site. This is a site for the development of Alpensia Resort where a resort including facilities for the Winter Olympics is planned to be introduced. In order to assess the conservation value of the site for Alpensia Resort, a total of eight items including area, distribution of communities, habitation of species with conservation value, functions of habitats, connectivity of habitats, vegetation layers of forests, age of forests, and ratio of non-native plants were studied through literature review and field surveys. The assessment was made by dividing the site into 95 habitats that are perceived by aerial photographs and each habitat unit was assessed on the eight items in a 3-point scale. Each unit habitat assessed in a 3-point scale was segmented into primary, secondary or tertiary areas based on the conservation value. Habitats assessed as primary were designated as priority (absolute) conservation areas and those assessed as secondary and tertiary were set as secondary conservation areas and tertiary conservation areas, respectively. As a result, each area represented 26.9%, 20% and 3% of total site area. Based on this result, habitat management plans were developed to conserve primary conservation areas, improve secondary conservation areas and restore tertiary conservation areas. In addition, a development plan was developed to create habitats in areas where new habitats are requested in order to build an eco-network in the site and a plan to create eco-corridors was proposed. In developing a land use plan for the site, a development plan that considers conservation areas first should be set up based on the outcome of conservation value assessment. This can be linked to the development of an environment-friendly land use plan as well as easing the establishment of a green area and eco-network. This study will facilitate the implementation of the 'conservation before development' principle, which can prevent reckless development, by assessing conservation value in setting up development plans.
