The case study was a park that altered the landscape of a ruined hill in Busan. Two field investigations were performed to determine the condition of before and after the making of the park. A survey was also conducted, the frequency and means were calculated, and multiple regression analysis was performed. The results show, first, the physical regeneration increased the vitality of the place and assisted in the improvement of the community, particularly in satisfaction and attachment to residence, and in the settlement consciousness. Second, the identity of the resident was improved by the regeneration, and they approved of the transformation of an abandoned space into a usable place. • The purpose of this study is to suggest diagnosis indicators and checklist for urban regeneration projects by Korea Land & Housing Corporation(LH). There are already deprivation indices in the Urban Regeneration Act but not any additional guidelines in the practical aspect. In order to use the diagnosis indicators, the central government should supply more specific checklist to the actors in the regeneration field. The key actor of many stakeholders is LH as an operator and implementer in the regeneration projects. So far, LH has developed housing and cities and there haven't been any obvious changes to realize public benefit in the deteriorated area. From now on, It has to plan, implement, and manage a lot of regeneration projects entirely. Therefore, It is necessary to develope and apply the diagnosis indicators and checklist based on projects. This paper came up with the 6 factors related with LH business field : housing, urban infrastructure, public service, private service, environment, and smart city. For these, 32 diagnosis indicators and 72 checklists were selected that can include both physical and qualitative indicators. These can be used not only for the selection of regeneration projects but also for the process monitoring such as planning and implementation.

But, Many decision-makers are struggling to determine whether to conduct a remodeling because of profitability. In this context, this research was conducted as the following steps to achieve this research goal, i) remodeled MFH cases and comparative cases were collected, ii) the price information based on three time frames (i.e., before remodeling, after remodeling, and present) was collected, and iii) the relative price variation of the remodeled cases was analyzed and finally it is revealed that there are four patterns of price variation.

  • Different from new or reconstruction of an apartment housing, the structural safety in the remodelling construction can be obtained through the repair and strengthening process based on the safety diagnosis and evaluation of structural performance. In this study, structural performance of existing members such as, reinforced concrete slabs, beams and columns are investigated through experimental tests. The structural members were obtained from the existing apartment housing which will be demolished. Test results showed that most specimens have a sufficient structural capacity except for some special case, for example, specimens with severe cracks or concrete loss due to improper casting. This same severe deteriorated or defective structure members originated from bad concrete casting or careless construction process should be repaired and strengthened before an remodelling construction.

  • A goal of this research is to propose the remodeling possibility from deteriorated stock apartment housing, to three generation family living in a dwelling unit for low incomes. An apartment housing which was built from 1970s, is accumulated over $55\%$ of the stock housing in Korea, many of them are confront with a rebuilding in a short usage of twenty years below. They are small one, and many of the residence complain narrow and small space compare to economic growth and their needs. This article deals the reform of two to one dwelling units, that it can be use for three generation family living as a new residence, because its spatial character is more controled privacy condition as a four bay spatial organization in the dwelling. The reform simulated in a 10, 13, 14, 15, and 16 pyung, the remodeling size became from 20 to 30 pyung, and its reform can be apply to extend life cycle of a stock confront with redevelopment. The possibility of the reform houses have more intensive privacy in a house compare with same area of new apartment. It tells us that we can recycle the deteriorate apartment house into three generation family living use, and it will be clue to change slum clearance into reform and recycle of deteriorate apartment house.

  • Building components have been deteriorated by various factors such as location, a building type, a surrounding environment and so on. In addition, each component has a peculiar characteristics, compared with other components in properties of matter an used part. Building components would be required to maintain its function and performance to provide the resident with a decent living condition. It is important to decide the repair time, scope and a required cost in repair plan, considering the each component's characteristics. In this parer, it aimed at providing the economic repair pattern to analyze the relation of the time-elapse and the cumulative repair cost in the apartment housing using 3rd quadratic function. Results of the study are as follows: First, the shape of the function for the economic repair is classified into two type. One is the continuous increase type of the cumulative cost which properly means the iterative repair type after built. The other is that the function has the maximum state at a point which means one-repair after its repair would be delayed to a scheduled time. Second, the iterative repair pattern would include window, roof proof, lighting and water supply pipe. The other repair pattern would include the paintings, heating pipe and sign board.

  • The increase in housing energy costs due to deteriorated rural house is directly related to the quality of life of rural residents, which is fundamental challenge for the government. In this study, we analyzed the current energy performance and the effect of housing energy efficiency improvement after remodeling of the four rural houses over 20 years old considering the rural housing type. As the result, the heating energy requirements of the unit surface is very high, and the effect was predicted to vary by housing after improved thermal insulation. This means that the cost of housing energy will be utilized as a target selection criterion or post-effect for the rural house remodeling project. In addition, the energy performance was analyze for the compact houses, which are in demand, mainly for young rural immigrants. As the result, the energy performance is very efficient.
