  • Recently, as the living standards of residents in apartment houses continued to improve, the dispute of post management have also increased. one of the Issue, Concrete Cracks comprised high percentage of dispute. Especially, between criteria the cost of repairing defect and the judgement of defect isn't clear, they are a lot of dispute in this regard. Even though lots of the criteria about Inter-layer crack is existed by judging defects, In a court, they are judging their own criteria about Inter-layer crack. The purpose of this study is to compare and analyze Defect Judement Standard both MOLIT and Court, and to provide the Improvement for Defect Judgement and Repair Method of Inter-layer concrete crack.

Comparative Review on Term of Warranty Liability of Reinforced Concrete Work through Occurred Defect Data Analysis in Apartment Building (공동주택 하자실적자료 분석을 통한 철근콘크리트 공사의 하자담보책임기간 비교연구)

  • As apartment buildings defect lawsuits become socioeconomic problems, an objective basis system for the term of warranty liability of reinforced concrete constructions is urgent. This study was carried out as a basic study for developing a basis system for the term of warranty liability. To do this, defect data actual collected in apartment complexes were collected and analyzed. As the result of checking the cumulative rate of defect occurrence in reinforced concrete construction by year, the point of time of reaching the 90% level was the 5th years, which was similar with the provision of the Apartment Building Management Act. However, the current Supreme Court precedent has decided that the term of warranty liability for the main structural parts in reinforced concrete construction shall be 10 years and the dispute is expected to continue in the future in the defect lawsuit.

Major Issues and Improvement Measures for Disputes between Construction Companies and Residents Related to Defects in Multi-Family Housing Complexes (건설사와 입주민의 공동주택 하자분쟁 쟁점 및 개선 방안)

  • In the area of construction defects, residents have a tendency to focus on visually identifiable defects, while construction companies focus on defects that affect the structural and functional integrity of apartment housing. Accordingly, construction companies and residents have conflicting views on defects in apartment housing. To address this issue, this study aimed to accurately identify the main disputes surrounding defects in multi-family housing complexes or multi-dwelling unit apartment housing caused by such sharply different perspectives and suggest improvement measures. First, standards to determine different defects and remuneration standards between the Ministry of Land, Infrastructure and Transport and the court were analyzed. Then, problems were derived through an analysis of defects in past court cases, and the differences in perspectives between construction companies and residents were identified based on defect data from various construction companies. To tackle these issues, a classification measure for establishing a defect database for multi-family homes was also proposed.

  • The purpose of this study is to contribute to solution of the defect dispute in apartment house in advance. We want to propose the improved devices in defect problems by investigating the money that exacted from the practical business of the inspection company and the money that a judge gave a decision in a civil court in 50 cases of the lawsuit to requesting the guarantee against defects and the improved schemes of the applied rate by analyzing the diagnosis money of each applied years about the term of warranty liability in 40 cases of the lawsuit separately from that. As the result, we have to reflect the defect of non construction and error construction on apartment building defects, which recognizes very important factor when we compute the defect repair warranty money and it needs to be rearranged the applied ratio in guarantee peried of housing law practically.

  • A defect dispute surrounding an apartment building is in constant trouble, a defect consulting is necessary that objective and impartial for solving a defect. The defect dispute about a defect lawsuit is conducted in the order that filling of lawsuit, consulting order, defect inspecting, estimating a repairing cost, writing a consulting report, submitting a consulting report, and decision by court. Of these, a step of defect inspecting is extensively investigated an occurred defect that each defect index and type from each part and place. At this time, it is collected of many data and created many information. For this, it need to organize and manage. The study is a modeling of field investigation work process that second phase of defect inspecting step. A literature study is defined a work until level 2. This study is defined the work until level 3 to 4. In addition, the modeling can do for using a job name, a place to job, a job to do, and a person concerned about defect consulting case. The modeling is expected a contribution of improving a defect consulting process and systematizing a judgment standard.

  • Recently, the size of tiles used for bathroom walls in apartment houses is gradually increasing in size. The problem is that when these large-sized tiles are attached by the sticking method, due to the nature of the method, there is a concern about the stability of the attachment to the part (pupil) where the tile and the adhesive are not attached. The problem is serious as it leads to lawsuits in the outbreak court. In addition, it is urgent to verify the adhesion stability of the sticking method because secondary damage occurs due to a safety accident caused by the falling of the tile. Ministry of Land, Infrastructure and Transport [Investigation of defects in apartment houses, calculation of repair cost and defect determination criteria] ① The tile adhesion strength is 0.39N/mm2 or more and ② It is specified to fill 80% or more of the base area of the tile backside, but this is currently trendy. It is considered that large-sized tiles need to be verified from multiple angles, and as part of that, we intend to verify the adhesion stability according to the area to be attached to large-sized tiles.

  • The number of defect disputes occurring in apartment houses is increasing year by year, and among them, disputes caused by defects in tiles account for 28.2% of the total, which is an important defect in tiles. A representative tile defect in the defect dispute is the lack of tile backfill. Another dispute occurred that the standards for each organization are different as the 100% standard of the Ministry of Land, Infrastructure and Transport's building construction standard and 80% standard of the Architectural Institute of Korea's Building Technology Guidelines. In this study, it was analyzed the relationship between the amount of tile backfill and the amount of tile defects based on 100 defect litigation court appraisal documents. It was observed that the amount of defect in tile works tended to decrease as the amount of tile backfill increased. By presenting an appropriate amount of mortar to fill behind tiles in a defect dispute, the effect of reducing the defect dispute can be expected.

  • The purpose of this study is to present the direction of the plan to transform the residential complex into a space that can provide an open residential environment that can lead to social communication and exchange without being closed to the urban residential environment, especially in the apartment complex environment, which is becoming more dense. As a result of the Openness analysis of the 'Codan Shinonome Canal Court', the overall accessibility was good in terms of space utilization, and the openness was low in terms of the spatial composition, which is a physical environment due to the dense block type. When looking at the overall openness of the Codan Sinonome complex in terms of analysis by block, the corrected openness index (C.O.I) for all six blocks was 0.245, the corrected accessibility index (C.A.I) was 1.447 and the openness composite index (O.C.I) was assessed at 1.692. This was due to the formation of high-density block-type urban dwellings and the introduction of S-shaped streets and the layout of low-rise urban support facilities and commercial facilities. The Codan Sinonome Canal Court, which is considered an "open city residence," quantitatively confirmed that it embodies macro-space structure and human-scale space environment even in high-precision environments.

  • Defect dispute has been increasing to claim by condominium, in increasing to demand and concern in value, quality, and management of apartment building since 2000s. In this study, for checking property of cost in crack issue with precedure of lawsuit on defect, it is analyzing details about repairing cost of concrete crack defect that formed 77 percent of repairing cost. Futhermore, it is studying of composition of repairing cost and difference of repairing cost by repairing method. This is checking details that cost growth has a difference whether court accept a acceptable range of crack width, and repairing method and reinforcement work has to choose between a surface treatment method, a filling method and a injecting method. Meanwhile, it is considerable that disparity of repairing cost whether is a method of painting work.

A Study on the Improvement of Children′s Playground in Apartment Complex (아파트단지내 어린이 놀이 환경 개선에 관한 연구)

  • It is necessary that children's actual activities in the playgrounds should be analyzed for the study on the children's playgrounds. The purpose of this study is to establish the design principles for the improvement of the children\`s playgrounds in apartment complex by means of the various methods ; behavior mapping, questionaires and photo simulations. For the purpose of data collection, children are divided into three groups-infants(0 to 4 years), young children(pre ; 5 to 8 years, post ; 9 to 11 years), teenagers(7.2 to 14 years). The study results are as follows; 1) Analysis of behavior mapping : (a) Approximately 70 percent of the children observed stayed in the playground less than 20 minutes. (b) Playing time for each play apparatus was less than 5 minutes. (c) As a result of the observation, the duration time in the attic was 1 hour or more (d) The swing was the most frequently used apparatus as children's first and last choice. (e) Most of the users were young children(46.5%). 2) Analysis of questionaires : (a) Children considered that the existing playgrounds were lack of shadows and the play apparatuses are not interesting. (b) They felt danger and crowding at the multi-used wooden apparatus. 3) Suggestions for the playground design : It is necessary that the playgrounds are divided into the infants, the young children's and the teenagers'playground. (a) The infants'playground needs about 50 square meters and needs to be located in the apartment court. (b) The young children's playground needs about 330 to 660 square meters and needs to be located adjacent to the pedestrian road. (c) The teenagers'playground needs about 660 to 1000 square meters, which is needed for various ball games.
