  • Rebar work accounts for approximately 30% of the total construction costs for rebars and concrete. Recently, the high rising prices of rebars have become one of the principle factors of rising construction costs. Therefore, construction companies are putting much effort into loss reduction of rebars. Consequently, in this study, we wished to present loss reduction methods of rebars before the preparation of the placing drawings. To devise such methods, we collected previous case studies and analyzed methods that were applied for loss reduction. As a result of the analysis, we were able to find the following methods for loss reduction of rebars: method of reducing the number of splices at the mat foundation, method of reducing splice length at the internal columns or walls of the underground parking lot, method of reducing cap-ties of internal beams of basement floors excluding perimeter beams, and method of reducing anchorage length at the internal column or wall of the underground parking lot. Based on those analysis results, we presented our own loss reduction methods of rebars. Applying our methods resulted in considerable loss reduction.

  • Nowadays, globally high-grade companies have done their best for increasing their competitive power through a many kinds of method in incisive competition for making certain of a pacesetting position. Among the rest, Six Sigma have been the best methodology of improving process and have proven to be effective by the result of improving process in many of manufacturing business, however, it has not obtained excellent results in the transaction business. In transaction business, a $30\sim50%$ costs in total costs is generated by slow-speed working and reworking. The slow processes decrease the quality and increase the cost, which decreases customer satisfaction, and finally the income is decreased. All of them are so called wastes in processes. For this, adopting of lean six sigma methodology in process management can eliminate the wastes and reduce the variation. This study focuses on distribution with the domains like capacity, layout, amount of location, assignment of product, operation procedure and operation rule in order to improve these domains, we make a further application of eight analysis ways based on DMAIC method for improving operation of processes of distribution center as the third profit source. The goal of this study is to trace an approach that can easily adopt of Lean Six Sigma in operational management of distribution center by a kind of data, analysis method and template.

  • Purpose: The purpose of this study was to compare the costs and benefits of home nursing care services between public health centers (PHC) and private hospitals. Method: Participants were 105 patients who had received home nursing care services from a private hospital or public health center. From a societal perspective, the researcher identified the costs and benefits of the services using performance data and calculated the net benefit and benefit/cost ratio. Result: The net benefit of the home nursing care service based in the PHC was 165.9 million won and benefit/cost ratio was 2.0, while the net benefit of the home nursing care services by the private hospital was 141.1 million won and benefit/cost ratio was 1.7. Both types of programs were economically validated. Conclusion: Home nursing care services were basically efficient as the results showed a positive net benefit. A cost-benefit analysis indicated that the PHC-based home nursing care services were more efficient than that of the private hospital. With limited human resources and management standards in public health centers, results suggest the need for a more systematic management of the home nursing care service to improve the health of this vulnerable community population.

  • For deciding the profitability and feasibility of the construction project, the schematic estimation has to not only link the design decision-making but also estimate the cost with reliability. The Object-based schematic estimation system was developed for easily linking with design-making and supports to evaluate the design alternatives in the design development stage but didn't consider the cost estimated by object supplementary and parameter work item. This research presents the Integrated Object-Parameter Schematic Estimation Model in the design development stage that can lead to more accurately estimate the cost through analyzing historical data from the high-storied office buildings. For the development of the proposed model for schematic estimation, after analyzing and classifying the work items from the Bills of Quantities(BOQs) and drawings of historical data, this research proposed the methods of estimating cost in accordance with attributes of each work item using regression analysis. In addition, a case study is performed for the effectiveness as comparing the proposed model with the previous estimating model.

  • As has been expected, economic factors are a major consideration in almost every decision in building design process. Assuming that improving a lighting system, existing or proposed, will reduce operating cost, what preliminary economic guidelines can be established to determine whether any proposed investment appears cost effective? In such a case a reasonable technique to compare system costs is by life-cycle costing. Stated simply, a life-cycle cost represents the total cost of a system over its entire life cycle, that is, the sum of first cost and all future costs. This paper aims to exemplify the benefit of daylighting in term of economic consideration. Four different electric lighting system designs are proposed and a lighting control system that is continuously operating according to the level of daylight in the space has been adapted. The accumulated performance of electric and daylighting is figured out to declare the effective depth of daylight in the space. The analysis on the saving amount of lighting energy due to daylight has been undertaken in answer to the question, that is, several projects are being considered, which is the most desirable from the cost-effectiveness viewpoint. The result shows clearly that although denser layout of lighting fixtures might be more effective to interface to the level of daylight ceaselessly changeable, its economic benefit may not meet the expected criterion the reason of increased initial investment and maintenance cost for the fixtures and control hardware.

  • The purpose of this paper is to review the profitability of sixteen university hospitals of oriental medicine during 2007~2009. Data was collected from 16 hospitals that reveal financial statements to the public and the hospitals were classified into 7 groups. Net sales and COGS per 100 beds of the 7 groups were analyzed to measure profitability and as a percentage of net sales, the rates of personnel expenses, maintenance costs, and material costs were evaluated. The results showed that six groups had consecutively recorded net loss in medical services and differences in profitability among 7 groups were substantial. The analysis showed the profitability was significant for medium-sized hospitals. The rates of personnel expenses in net sales were above 50% in 6 groups with net loss and one group with net profit was 45%. This result indicate the rate of personnel expenses in net sales could be the main factor affecting profitability and further studies are recommended to analyze the determinants of profitability in oriental medical hospitals.

  • Thermoeconomics or exergoeconomics can be classified into the three fields of cost estimating, cost optimization, and internal cost analysis. The objective of cost estimating is to estimate each unit cost of product and allocate each cost flow of product such as electricity or hot water. The objective of optimization is to minimize the input costs of capital and energy resource or maximize the output costs of products under the given constraints. The objective of internal cost analysis is to find out the cost formation process and calculate the amount of cost flow at each state, each component, and overall system. In this study, a new thermoeconomic methodology was proposed in the three fields. The proposed methodology is very simple and obvious. That is, the equation is only each one, and there are no auxiliary equations. Any energy including enthalpy and exergy can be applied and evaluated by this equation. As a new field, the cost allocation methodology on cool air or hot air produced from an air-condition system was proposed. Extending this concept, the proposed methodology can be applied to any complex system.
