  • Building Information Modeling (BIM) and modular construction are regarded as important technologies that address several issues faced by the construction industry. However, the application guidelines for BIM in current modular construction projects are insufficient. This paper presents the preliminary work on the analysis of BIM utilization in a modular construction project; a five-point likert scale questionnaire was conducted to assess the necessity of BIM applications by the Necessity Index(NI) of nine categories(U1~U9) across two construction phases (onsite and offsite). The survey results indicate that applications for BIM based quantity takeoff for offsite phase(U4) as well as BIM modeling for module joint details(U8) were deemed to be the most necessary in each phase. The results of this study can be used as detailed guidelines for the integration of BIM in modular construction projects.

  • New Fabrication Facility (FAB) construction is performed with Building Information Modeling (BIM) based design. The BIM design data keep updated during the FAB construction. To improve fast-track construction management, a Fabrication Facility Augmented Reality (FABAR) was developed. This study introduces a FABAR system development process and shows performance evaluation results of the FABAR prototype system. The FABAR is implemented with three major modules: Augmented Reality (AR) visualization unit (Room-box) to transfer big BIM data to AR data, AR registration and tracking unit to match AR with real scape and to keep AR coordination in real, and AR data management unit to enhance usability. The prototype performance results were as follows: visualization of design BIM data via AR within 24 hours, precise AR registration and tracking registration, and appropriate usability to support FAB construction management at site. The results indicate that the FABAR is applicable for FAB construction management. Especially, the BIM data transformation method using Room-box in this study signifies a new construction management approach using fluctuating BIM design data in the fast track construction condition.

  • Recently, the application of BIM has been continuously expanded according to various government policies, and the application performance is being analyzed in BIM projects such as roads and railways. In line with this trend, the government is making additional efforts to introduce full-scale design BIM. The BIM design in the public sector is directly related to the estimated price. However, looking at the current status of BIM introduction, there is no support system in place for calculating the estimated price. Therefore, this study intends to analyze the priority activity that is easy to develop BIM unit price among the construction standard unit Price of construction work. In this study, in order to derive the BIM-based priority activity, BIM application statements and application guidelines were analyzed. As a result of the analysis, cast-in-place concrete construction (civil engineering) and reinforced concrete construction (architecture) were deduced as suitable construction activities for the preferential application of BIM. Since the results presented in this study are a rough analysis, it is judged that additional detailed analysis is necessary for the future.

  • Most current BIM systems are focused on the visual information of work status in the design and construction stages. In a passive BIM system, 3D CAD tool can visualize the interference elements of design drawings, however, it cannot suggest a solution to solve the interference status. And 4D CAD tool in the construction stage can simulate the appearance of each activity by construction schedule, however, it cannot suggest an optimized schedule plan considering specified schedule condition of the project. Recently, many organizations need BIM solutions that can improve the work status beyond the level of simple visual information from BIM system. Active BIM system can provide the solutions to the project manager. This study suggests active BIM functions for the solutions and attempts to develop a 4D CAD engine to validate the usability of the functions.

  • The effectiveness of Building Information Modeling (BIM) tools and processes has been recognized by the industry and owners are beginning to adopt Triple Bottom Line accounting practices, to enhance economic performance and environmental and social performance. However, the widespread and practical application of Green BIM remains largely unrealized. The authors identify that lack of understanding of the applicability of sustainability metrics to BIM design process is a significant barrier to this adoption. Through literature review this paper outlines the various sustainability metrics available to construction and elaborates on the potential of BIM for sustainable design. The paper maps and correlates applicable concepts of sustainability evaluation systems to BIM and describes the constraints in current BIM tools.

  • BIM(Building Information Modeling) technologies should be applied for the construction life cycle to maximize its efficiency, but the utilization for the construction phase has been significantly lower than that for the planning and design phase. Recently, some of BIM techniques such as 3D design review, 4D schedule management and so on are being introduced for efficient managing to the big national construction projects. In this study, the utilization plans of BIM are presented for the construction phase of civil engineering facilities. The methods of utilization of BIM are discussed for each type of construction, and the techniques applied to the Seoul Subway Lot No. 919 are analyzed for checking the applicability and usability. In particular, a web construction management system based on BIM can help field engineers, headquarters and contractors to use BIM more effectively, and it can be extended to maintenance phase for more efficiencies.

  • Recently, foreign construction companies through the BIM-design have the effect of improving productivity and quality construction. On the other hand, domestic BIM-design is a little depressed because of lack of additional costs and professional personnel problem. The construction industry of recession, as reasons of construction market is downsizing. First must, enabling the design in public institutions, mainly BIM.. Design for BIM the construction sector, as well as an early stage actively introducing and spreading of the performance of him and domestic BIM technology should be able to promote the development. Public institutions in accordance with this study presented measures that can stimulate the BIM design on LH. To that end, the public agency's design were analyzed, and suggested the Improvement and Application of the four aspects for Modular Coordination BIM Design. Also, gradually formulate a "road map for public institutions applied design bim" in order to carry out the plans put forward and presented the expected effect of him. The proposed work was public institutions will be used as a pilot project in Korea Land Housing Corporation.

  • Building Information Modeling (BIM) and modular construction are regarded as important technologies that could contribute to overcoming the crisis faced by the construction industry. However, BIM uptake in current modular construction projects is limited. Moreover, there are no specific guidelines to support decision-making regarding the application of BIM in modular construction projects. Therefore, this study aims to analyze the possibility for BIM uptake in each phase of modular construction projects in Korea. Initially, the literature detailing on BIM uptake cases in modular construction projects was reviewed. The detailed work and activities for each phase of a modular project were analyzed via a questionnaire targeting domestic modular experts, to derive items requiring improvement due to errors or changes occurring in the actual project. Ten realistic BIM uptake items were derived, reflecting the results of literature review and expert interviews. Then, the BIM uptake items in each phase were analyzed in terms of necessity and efficiency via a second questionnaire using five-point Likert scales. Finally, the BIM utilization index (BIM UI) of the BIM uptake items was suggested as a priority measure. As a result, the BIM UI of "3D coordination" (U2), "design authoring and reviews for off-site fabrication" (U3), and "detailed 3D modeling for off-site fabrication" (U4), were assigned the highest priority. The results of this study can be used as guidelines to support decision-making regarding the application of BIM in modular construction projects.
