프로젝트 관리가 공동주택 건설의 하자 발생에 미치는 영향: 프로젝트 매니저 경험의 조절효과를 중심으로 (Investigating the Impact of Project Management on Construction Defects in Housing Projects: With a Focus on Project Manager Experience)

  • Recently, defects that occurred during the construction of apartment houses have become a social issue. Defects in apartment houses lead to waste of resources and economic loss, causing psychological and physical damage to customers, and a decrease in reliability and financial loss to construction companies. The purpose of this study was to analyze the impact of defect occurrence according to the difference in project management level in the apartment housing construction stage, and to investigate the extent to which the project manager's experience affects the defect occurrence rate. For the empirical analysis of the study, statistical analysis was conducted using data collected from 130 actual projects. The results of the analysis showed that schedule management, cost management, and quality management had a positive effect on reducing the defect occurrence rate in the execution stage of apartment housing construction, while human resource management productivity had a negative effect. This study theoretically demonstrated the importance of project management, and in practice, showed that schedule management, cost management, and quality management should be faithfully performed in the execution stage to reduce the rate of defects after project completion. It was also suggested that hiring an experienced project manager would help reduce project defects.

  • CII BM&M(Benchmarking & Metrics) in USA and DTI(Department of Trade and Industry) in UK have built up systems that enable performance measuring and made the results of performance measurement comparable between projects to utilize them as benchmarking tools. By comparing the results of performance measurement, it is possible to grasp the success level of project management and to establish the direction of management. However, construction projects are much diversified and even those projects with the same work type have different attributes. Therefore, simply comparing the results of project performance measurement without considering the characteristics of projects is not justifiable and affects the reliability of the benchmarking results. Therefore, to solve this problem, this study presents a methodology that makes it possible to compare the individual construction projects considering various characteristics. The benefits and importance of project characteristics to overall project performance will be quantitatively expressed and they will be reflected on the results of performance management. By maximally converting multiple projects with different characteristics into the same projects through a new methodology to convert different projects into the same level utilizing such utility-bases and comparing the performances of those projects, project performance results can be utilized in project management as a tool for more accurate decision making and as a robust benchmarking tool.

  • As mega-sized and complex building construction projects are increased, the importance of project scheduling and control is emphasized. Project scheduling and control technic is not used widely yet in Korea, but interests in it is progressively increased. By now, most research projects mainly have focused on scheduling issues. Project progress management is also as much important as project scheduling issues. Current state about project progress management in Korea is analysed and way for improvements are suggested in this paper. At first, research projects undergone and practice are analysed and fields experts are survey about current state about project progress management. This study suggests the progress management method for quantitative and qualitative project progress analysis.

  • PMIS (Project Management Information System) has been applied in the R4-PROJECT This construction project has been controlled and managed by PMIS for the whole process of project. Moreover, this PMIS is updated to the Self-regulation System for Quality and Safety Management which is integrated and developed from PMIS in R4-PROJECT. So, The Self-regulation System for Quality and Safety Management has been delivering effective communication and information distribution with various stakeholders related to project and also brought the achievement of efficient construction management. As the system is successfully utilize, the satisfaction of costumer request and the performance of no accident for 550 million hours could be attained.

공공건설사업 사업비 관리의 문제점 및 개선방안 - 총사업비관리제도를 중심으로- (Suggestions on Efficient Cost Management for Public Construction Projects - Focused on Total Project Cost Management System-)

  • 정부 재정지출의 효율성 제고를 위해 도입된 총사업비관리제도는 그간 대형 신규 공공투자사업 추진 시 적정한 절차를 순차적으로 거치도록 의무화하고, 총사업비 증가율을 억제하는 등 일부 성과가 있었다. 도입 18년이 지난 시점에서 공공건설사업의 사업비 관리의 근간이 되는 총사업비관리제도에 대한 적용 실태 및 제반 운영에 대한 사업참여자들의 인식을 조사하고, 설문을 통하여 운영상의 문제점을 도출하여 이에 대한 개선방안을 제시하였다. 기본적으로 공공건설사업의 사업비 관리는 사업 초기 단계에 예산을 정확히 산정하고, 후속 단계에서 이를 지키려는 노력을 시행하며, 확정된 예산에 가장 부합하는 사업의 가치 확보라는 개념에 입각해서 계획하고 관리하여야 한다. 공공건설사업의 총사업비관리의 체계화하고, 담당자의 전문성을 제고하는 한편 발주처의 자율성을 확대하여야한다. 무엇보다도 총사업비관리 대상사업의 적기 준공을 유도하여 사업기간 지연으로 인한 총사업비의 증액을 방지 할 수 있는 여건 조성이 필요하다.

  • 최근 국내 건설업계는 건설경기 침체, 해외건설 수주부진, 치 열한 경쟁 등 어려운 상황에 직면한 실정인데 이에 본 연구에서는 효과적인 리스크관리 방법을 제시하고자 한다. 효과적인 리스크관리와 성공적인 사업관리를 수행하기 위하여 국내 상위 건설회사를 모집단으로 한 설문조사를 실시하여 건설관리에 의한 리스크인자와 리스크관리에 의한 리스크인자를 검정하여 리스크인자를 분석하고 미리 예측하여 원인을 분석하여 대응$\cdot$제어하면 리스크인자를 경감하게 되어 공사비, 공기, 품질을 향상시켜 양질의 건설공사를 수행 할 수 있게 하는 방안을 제시하는데 그 목적이 있다.

  • Knowledge management (KM) is one of the useful management tools in today's project management (PM) practice, such as construction projects. Nobody can deny the importance of "useful knowledge" always helps organizations and project managers shaping a decision. Due to the trend of globalization, it is now very common that an organization may comprise employees from different countries of distinct national-cultures working together. It is also not uncommon that different projects, within an organization, may have their own organizational-cultures which influence its knowledge repository, transfer process and knowledge strategy. Therefore, it is extremely difficult to align all these cultures and consolidate them to benefit the KM process and PM practice. Organizations and project managers understand that different national-cultural and organizational-cultural factors will create impact on the philosophy of KM process which will subsequently affect PM practice. Those factors may affect interpersonal relations and exchange of knowledge between projects and amongst staff. Systematic KM process can utilize the goodness of different employees from distinct cultures which can eventually drive the organization and projects to success. The purpose of this paper, based upon a case study of a Hong Kong construction company, is to discuss how those cultural factors are linked to KM and what organization and project managers can do to improve the KM process and PM practice.

MEASURING AND COMPARING PROFIT PATTERNS OF TRADITIONAL CONSTRUCTION COMPANIES EXTENDING TO HIGH-TECH CONSTRUCTION

  • The need of constructing high-tech facilities is one of the important issues concerning the competitiveness by the high-tech companies. It, simultaneously, offers a magnificent opportunity for construction participants. Nevertheless, the high-tech construction is experience-based, resulting in little related construction knowledge that has been statistically analyzed and documented. This study measures and confers with the profit patterns causing the disparity between the traditional and high-tech construction. The database was the result of collecting detailed information of 65 construction projects from eight construction companies, including detailed records of over 20 main construction operations in each project. All of these were performed during the recent 10 years and encompassed in the project types of the high-tech construction, residential building, and commercial building. Rendering suggestions regarding profit management and expecting to economize cost of learning from inexperience while extending to the high-tech construction were both presented.

  • 최근 건설 환경의 급변화로 인해 건설 프로젝트의 실패 가능성이 높아지고 있다. 이러한 이유로 건설 산업에서는 합리적인 프로젝트 관리전략을 수립하기 위하여 프로젝트의 성과에 영향을 미치는 성공요인에 대한 다각적인 연구가 제시되고 있다. 하지만 프로젝트 성과에 영향을 미치는 요인들의 개선 여부에 따른 혼재로 합리적인 성과관리가 힘든 상황이며, 특히 개선 불가능한 요인인 프로젝트 특성은 성과에 영향을 미치는 독립변수로 성과 도출의 난이도를 결정하게 됨에도 불구하고 이에 대한 연구는 미비한 실정이다. 따라서 본 연구에서는 성과지표와 특성지표체계를 이용하여 성과와 특성간의 영향관계를 밝혀내고 그 결과를 퍼지이론으로 정량화하여 성과 난이도 지수를 산정하며 특성간의 중요도를 고려하여 최종적으로 성과 난이도를 예측하는 연구과정을 수행하였다. 또한 성과 난이도 예측에 있어서 시간과 노력을 절감하여 효율적인 프로젝트 관리 전략을 수립하기 위해서 시공자가 서로 다른 프로젝트의 특성을 입력함에 따라 프로젝트의 각 성과영역에 어떠한 난이도를 갖는지 미리 예측하고 정량적으로 평가할 수 있는 프로젝트 성과 난이도 예측 시스템을 개발하였다.
