A Study on the Pre-fabrication of Three-story Column Re-bars for Saving Construction Time of High-rise Buildings (초고층 건물 공기단축을 위한 기둥철근 3개층 선조립공법에 관한 연구)

  • A high-rise building construction in Korea has some problems in engineering, construction and management technologies although the high-rise building construction is recently booming. In addition, the lack of skilled construction labors is increasing, so the development for methods is needed to reduce the labors by prefabrication and mechanization. A re-bar work is one of very important works with regard to cost and schedule management in the high-rise building construction. Nevertheless, the re-bar work has some problems that it is needed many re-bars for joints linking and much time for lifting due to high-rise buildings, and it is difficult to level the skill of labors. So, in this study, the pre-fabrication of three-story height in column re-bars is proposed and the results of an implementation are analyzed and explored by a case study. As the results of case study, the pre-fabrication of three-story heights in column re-bars could reduce the cost in the re-bar work and accelerate the time in the structural frame work. In addition, the pre-fabrication of three-story height in column re-bars could solve the problems such as the waste of many re-bars for joints linking, and the lack of the skilled labors.

  • Long-life housing means a housing which structural members (Support) such as columns and floor are maintained for a long period of time and the housing can be used for approximately 100 years by replacing components (Infill) such as walls and furniture. The government established "Certification standards of long-life housing construction" on December 24, 2014, requiring the long-life housing certification for construction of apartment houses for over 1,000 households. However, it is necessary to prepare an incentive measure which could be granted to construction related personnel and housing owners due to the effectiveness of such system and recognition that the initial construction cost of long-life housing is high. The purpose of this study is as follows. First, the reasons and necessity of long-life housing cost increase for each construction company, housing owner, infill component manufacturer and designer which are long-life housing related personnel are determined. The direction of incentive grant for supplying long-life housing based on the determined items is established. The result of this study is as follows. First, a special treatment which is higher than the alleviation of construction standards according to the previous ordinance is necessary for construction companies to secure the business feasibility. Also, incentives such as the provision of service space and wide balcony are necessary to improve the preference level of parceling out. Second, financial incentives such as financial support for housing purchase, reduction and exemption of tax (acquisition tax and registration tax), and support of maintenance cost are required for house owners. Third, it is essential to increase opportunities to participate in the market for infill component manufacturers by applying additional points for PQ. Fourth, it is needed to provide compensation for additional human resource and time at the time of designing to designers by preparing the long-life housing design cost standards.

Spalling Properties of 60, 80MPa High Strength Concrete with Fiber (복합섬유(PP, NY)를 혼입한 60, 80MPa 3성분계 고강도콘크리트의 내화특성)

  • Fire resistance and material properties of high-strength concrete (W/B 21.5%, 28.5%) with OPC, BS and FA were tested in this study. Main factors of the test consisted of fiber mixing ratio and W/B. Two types of fiber (NY, PP) mixed with the same weight were used for the test. The fiber mixing ratios were 0%, 0.05%, 0.1%, and 0.2% of the concrete weight. After performing the test, Under the W/B level of 21.5% and 28.5%, the spalling was effectively resisted by using the high strength concrete with fiber mixing ratios of 0.05%~0.1%. Compressive strength, flowability and air content are similar those of the fiberless high-strength concrete with the same W/B.

  • While relevant fields of construction industry have rapidly changed, the adaptation (skill) level of individuals to apply or utilize them has slowly followed. By understanding how individuals resist and conform under this change of construction industry and which factors are important for the adaptation, much time, effort, and cost can be saved for organization operation and management, and these saved resources will be able to be effectively invested to others. Accordingly, for construction industry it is necessary to understand and study how the users fit into the rapid technological change. Through this research, therefore, a systematic guideline should be created for the relevant fields of construction industry. For this research, the characteristics of individual personalities and behaviors based on the traditional model was observed and factors that contribute to the resistance and their mutual relations were theoretically identified and categorized, and then a conceptual and figurative model to show the mutual relation between the identified resistive factors was suggested.

  • As portions(28m) of the designed tunnel was crossing the abandoned tunnel, methods for safe construction were demanded. The level of the abandoned tunnel and the designed tunnel was almost same and each tunnel was crossing at an angle of about 40 degrees. Therefore the abandoned tunnel would adversely affect the stability of the designed tunnel. Some sections of the abandoned tunnel passes through the designed tunnel wall were fully filled with tunneling spoil and cement milk grouting to increase tunnelling stability. By checking physical properties of grouting cores drilled at the cross section of the designed tunnel and the abandoned tunnel, the quality of material filled in the abandoned tunnel was confirmed. Also the stability of the designed tunnel was checked by the monitoring during excavation of the tunnel.

  • Recently, in Korea, a few construction companies have been tried to develop a management system, which is able to integrate schedule and cost. In spite of these attempts, however, advanced management techniques can be hardly applied under the BoQ based management system. In order to improve these problems, many studies have been peformed, but yet could not overcome practical limitations. Besides, the application of historical data is below the level since it is so difficult to accumulate and feed-back historical data under the unique character of construction industry. Consequently, lots of time and effort have being wasted to establish control criteria. The newly generated Information is not systematically managed as well. Therefore, this study suggests Integrated Construction Management System complemented the existing practical problems.

  • The importance of project performance management as an alternative for solving problems is rising, which are followed by the hardships of managing construction project in the construction industry. This research classifies and applies the improvements made by the operator's work, in order to apply factors of success on the construction project, as performance management factors. In addition, in order to predict the results reflecting the project characteristic of performance management factor un-improvable by the operator in the initial stage of construction, the effect of project characteristic to the performance was drawn by performance difficulty. Also, in order to improve the predicted performance, researches on setting valid best practices according to the performance territory through a correlation analysis between the best practices improvable through the operator's work, and the performance was made.

  • The required level of detail in scheduling depends on the stages in the construction life-cycle. The objective of this study is to provide a Standardized Schedule Model (SSM) with an aim to facilitate the estimating of construction duration in the planning stage. The SSM modularizes work items; establishes relations between preceding and succeeding activities; and calculates approximate construction duration. The estimated duration of the SSM was compared with the detailed duration from the commercial scheduling tool using actual work activities. The difference showed to be ranged between -3.1% and +15%, which demonstrates that the SSM can be feasibly applied to the approximate estimation of construction duration.

  • Recently, it has been an issue on BPM(Business Process Management, below BPM), which is a sort of business management methods that secures agility and flexibility through sustainable improving and monitoring in a rapid-changing environment. To introduce BPM to construction company we need to set up a procedure for objective, define criteria according to the business structure defined by BPA(Business Process Architecture, below BPA) and analyze works and then select targets. Those BPM target works need to have a close relationship with corporate strategy and to support realizing corporate value. Therefore, this paper will study BPM Target works of construction companies for an effective introduction BPM through questioning from working-level staff. In addition, it will analyze their types and corporate core strategy and BPM target works, then study the main strategy according to BPM target types. And also, this study is expected to help construction companies to choose the business for BPM adoption through analyzing current situation and strategy for business selection when adopting BPM.

Analysis of Dynamic Relationship between Changes in Domestic and Overseas Orders and Insolvency of Construction Companies (국내외 수주동향과 건설업체 부실화 간의 동태성 분석)

  • This study aims to analyze the relationship. The study applies EDF (Expected Default Frequency) as a variable that indicates management status of a construction company. To analyze changes in business structure of construction companies, the study refers to the amounts of domestic and overseas project orders as variables. The data was retrieved from TS2000 established by Korea Listed Companies Association (KLCA), Statistics Korea and International Contractors Association of Korea. The analysis period is between first quarter of 2001 and fourth quarter of 2010. The analysis results showed that as more domestic and overseas orders rolled in for domestic companies, their business conditions improved as the hypothesis suggested. However, the level of improvement varied. Further, when construction companies' business slowed down, the proportion of overseas projects tended to rise, while the ratio of domestic business decreased.
