IMPACT OF CONSTRUCTION MATERIAL COST VARIATION ON THE ON THE FEASIBILITY OF BUILDING PROJECTS IN DEVELOPING COUNTRIES: A CASE STUDY IN VIETNAM RISK

  • This paper presents a study on the impact of variation of construction material prices on the feasibility of building projects in Vietnam. The paper makes use of Monte-Carlo simulation for financial risk analysis of net present Value (NPV) and internal rate of return (IRR). To well illustrate the influencing, a case study is presented. The research results show that there is a strong correlation between steel prices, gold prices, and $US exchange rate. Outputs of statistics also reveal that the concurrent variation of prices of cement, steel, sand, brick, formwork and stone has strongly negative impact on NPV and IRR of building projects. The results also indicate that the proportion of steel cost to total construction cost is 17.95% which is the cause of risks for the feasibility of building project in Vietnam. The paper stresses that feasibility study of building project must integrate the impact of construction materials prices in order to mitigate risks in developing countries as Vietnam.

  • This study was conducted to investigate the characteristics of meteorological environment variation before and after construction of Nak-dong river estuary barrage. We used meteorological data(air temperature, precipitation, relative humidity, visibility, wind) at Gimhae airport meteorological station. The construction of river estuary barrage can change climate at the neighboring districts and influence human's health and vegetable. The construction of Nakdong river estuary barrage brought rise of temperature, decrease of relative humidity and increase of poor visibility frequency.

건축공사 공정중심의 변이관리에 관한 연구 (A Study on Variation Control in Building Construction Process)

  • 건설산업은 타산업에 비해 불확실성이 크게 존재하고, 작업간에 상호 의존성이 강한 산업으로, 불확실성에 의해 발생되는 변이는 건설산업의 생산성 감소를 가져온다. 불확실성에 의한 변이의 대처방안으로 변이관리 및 연구의 필요성이 절실히 요구되고 있으나, 아직까지 국내에선 연구가 미흡한 실정이다. 본 연구의 목적은 건설산업에서 변이의 원인 빛 유형을 분석하고 그에 대한 대안으로 변이관리 기구 및 기법을 정립에 있다. 변이관리를 위한 방법으로, 우선 국내 건설현장에서의 변이관리 실태를 조사하였으며, 이를 토대로 변이관리 모델을 제안하였다. 변이관리 모델은 변이관리 기구를 통한 첫 번째 접근과 변이관리 기법을 통한 두 번째 접근 방식으로 제안하였고, 변이발생 시기에 따른 접근으로 변이의 발생 전과 발생 시, 발생 후로 변이관리의 상태를 분류하였다. 또한 변이관리에 적용되는 변이관리 기법으로 쉴딩(shielding)과 디커플링(decoupling) 두 가지를 사용하였다. 변이관리 기구 빛 기법의 적용은 국내 건설산업에서 생산성과 신뢰도(reliability)향상을 증대시키는 중요한 요소이며, 변이관리 모델을 이용한 변이관리는 국내 건설산업의 새로운 방향을 제안한다.

기후요소가 건설안전사고에 미치는 영향에 관한 연구 (A Study on the Influence of Climate Factors on Construction Accidents)

  • The purpose of this study is to provide basic data for establishment of prevention counterplan against construction accidents in preparation for variation of climate conditions. In order to execution of this study, it was analyzed relations of climate factors and cases of construction accident occurred construction sites. In occurrence of construction accidents inducing death upon variation of Climate factors, precipitation and wind velocity were not related directly to construction accidents inducing death. On the other hand, the more temperature and humidity are high, the more construction accidents inducing death occurred. Especially, when temperature and humidity are above $24^{\circ}C,\;70\%$ respectively, field managers must pay attention to safety management of construction sites.

The Effect of Cash Flow Variation on Project Performance: An Empirical Study from Kuwait

  • Despite the relationship between cash flow, financial management, and project performance, no study examined the mediating role of financial management on the relationship between cash flow and construction project performance, especially in Kuwait. The goal of this study was to examine the impact of cash flow fluctuations on construction project performance, as well as the role of financial management in mediating this relationship. To accomplish these goals, the researcher employed a descriptive-analytical method to create a questionnaire of 31 items. The study's sample was chosen at random and includes (181) project managers and firm owners from contractors' companies in Kuwait. The study found a statistically positive and significant effect of cash flow variation on project performance from the perspective of Kuwaiti contractors at the significance level (0.05), as well as a mediated role of financial management in the relationship between cash flow variation and project performance. The research came up with a number of recommendations based on the findings, including the need for contractors to have a better understanding of cash flow to arrange project activities correctly and efficiently. Further studies may be included into the effect of cash flow forecasting (planning) and financial management (control) on various construction activities.

Critical financial variation of ratios between healthy and workout construction firms

  • As domestic recession has had an adverse impact on many Korean companies in Korea, financial soundness has become a critical issues. It is essential to identify financial risk factors to prevent workout as well as to improve the financial condition of domestic construction companies. Therefore, this study derived important management indicators and the financial ratios that belong to each indicator through a comparative analysis between healthy companies and workout companies with financial statement. As a consequence, key financial ratios are derived into 3 of 25 ratios; Equity Ratio in stability indicator, Total Asset Turnover Ratio in activity indicator, and Labor Equipment Ratio in productivity indicator. So, Korean construction firms are required close monitoring these critical financial ratios indicating variation between construction companies which have opposing statuses in finance in order to keep sound financial condition and increase productivity.

  • The Construction Standard Production Unit(CSPU) has been used for the standard cost estimate in public and private construction projects. However, It is difficult to reflect the various site attributed variation in productivity using existing CSPU. The reason is that a criteria which site should be selection for enactment and/or revision of CSPU is not established. This study aims to provide essential data to be used for analyzing the labor factors in a way to secure efficiency and reliability of CSPU.

  • The construction of economic, efficient and stable process has been a major challenge as the building are getting high-rise and biger. Low-rise buildings widely have been used Euro-form in the past. Recently, we are mainly using Al-form which can respond to chang in the various structures. we should be used in combination with Al-form and Gang-form to ensure the quality and construction process, according to the change of various elevations. Recently construction project is reguired diversification of elevation. And we apply the open balcony on the general architecture as well as public housing. Accordingly, Al-form & Gang-form has been applied the change of elevation, We further apply design and construction as proposal of issues and alternatives.

통합수문모형을 이용한 제주 한천유역의 지하수 변동 특성 모의 (Simulation of Groundwater Variation Characteristics of Hancheon Watershed in Jeju Island using Integrated Hydrologic Modeling)

  • To investigate groundwater variation characteristics in the Hancheon watershed, Jeju Island, an integrated hydrologic component analysis was carried out. For this purpose, SWAT-MODFLOW which is an integrated surface-groundwater model was applied to the watershed for continuous watershed hydrologic analysis as well as groundwater modeling. First, ephemeral stream characteristics of Hancheon watershed can be clearly simulated which is unlikely to be shown by a general watershed hydrologic model. Second, the temporally varied groundwater recharge can be properly obtained from SWAT and then spatially distributed groundwater recharge can be made by MODFLOW. Finally, the groundwater level variation was simulated with distributed groundwater pumping data. Since accurate recharge as well as abstraction can be reflected into the groundwater modeling, more realistic hydrologic component analysis and groundwater modeling could be possible.

  • Through time-dependent analyses of RC bridges constructed by a movable scaffolding system (MSS) considering the construction sequence and creep deformation of concrete, structural responses related to the member forces are reviewed. On the basis of the compatibility condition and equilibrium equation at every construction stage, basic equations that can describe the moment variation with time in movable scaffolding construction are derived. By using the introduced relations, the design moment and its variation over time can easily be obtained with only the elastic analysis results and without additional time-dependent analyses considering the construction sequences. In addition, the design moments determined by the introduced equations are compared with the results from a rigorous numerical analysis with the objective of establishing the relative efficiencies of the introduced equations.
