최근 국내의 건설회사는 건설경기 침체와 국제금융시장의 연이은 악재로 인해 많은 어려움을 호소하고 있어, 보다 더 세계화되고 국제 경쟁력을 갖춘 건설생산체계를 요구하고 있는 실정이다. 과거 우리나라 건설산업의 선진화 도구로 건설사업관리(CM) 제도가 도입되었다. 하지만, 전 방위적인 노력에도 불구하고 용역형 건설사업관리(CM for Fee)에 국한된 모습을 보이고 있다. 이에 따라 발주방식의 다양성이 요구되고 책임형 건설사업관리(CM at Risk) 발주방식의 도입 필요성이 제기되고 있다. 따라서 본 연구에서는 책임형 건설사업관리 발주방식의 수행 가능성이 높은 대형건설회사를 대상으로 경험과 지식수준, 건설사업관리 세부업무의 중요도 및 현재 역량과 미래 요구 역량수준을 각각 건축분야와 토목분야로 나누어 분석하였고, 이에 따른 역량 강화를 위한 항목을 도출하였다.

Mechanization and automation constitute an essential stage in the production and operation of any company, as one of the determinants of increase in labor productivity and decrease in product price, while significantly contributing to shortening of the lead time. Businesses are, therefore, able to quickly put projects into operation, improving economic efficiency, quality, and aesthetics, which speeds up the national economic growth. For the construction industry to be the most effective, modern construction equipment is a necessity. It is one of the five main resources of a construction project. Thus, effective construction equipment management contributes to the success of a project and benefits the relevant construction companies economically. This paper presents the critical risk factors affecting equipment management and proposes suitable solutions. The questionnaire-based survey with experienced experts in the construction sector on the management of the likelihood and consequence of risk factors revealed thirty-two risks for equipment management in construction companies. These factors fell into six groups: (i) site organization-related risks; (ii) management-related risks; (iii) owner-related risks; (iv) supplier-related risks; (v) legal risks, and (vi) site condition-related and external risks. The results showed that management-related factors contributed to the most significant risks and problems for equipment management in construction companies.

지식사회로의 전환과 함께 지식경영의 중요성이 부각되었고 지식의 원천인 인적자원에 대한 관심 또한 증가하였다. 이러한 관심의 결과로 국내 기업들은 '핵심인력확보', '우수인력양성' 등과 같은 인적자원에 대한 투자와 개발을 실시하였고있다. 이러한 인적자원관리 및 투자의 일환으로써 '인재의 적재적소 원칙과 우수인재의 파악 및 핵심인력의 양성' 이라는 목적하에 직원들의 경력관리에 대하여 관심을 갖고 이를 실천하고 있다. 그러나 기업이 만들거나 개발한 경력 관리를 위한 프로그램과 시스템은 개인(직원)이 자사에서 '어떤 직업 훈련을 받았는지, 어느 곳(현장)에서 근무를 하였는지, 어떤 자격증을 갖고 있는지' 등을 관리하는 것에 그치고 있어, 조직원의 능력(know-how, 기술, 업무경험 등)이 수행 프로젝트의 성패를 좌우하고 이러한 능력에 대한 의존성이 타 산업의 프로젝트보다 높은 건설기업의 경우에는 적절하지 않다고 판단된다. 따라서 본 연구에서는 건설기업의 인력관리의 한 요소로 실시되고 경력관리에 대한 문제점의 파악과 건설기업의 경우에 필요한 건설인력을 위한 경력관리에 대하여 논하였다.

Today, the form of competition among companies quickly changes in new paradigm. In the past company activity was performed independently, but now dependently. With global age, that change is essential, the introduction of a system that integrates a series of courses is needed for the success of members. Nevertheless, those change are very slow in construction industry, that causes a lot of loss in project process. Construction industry produce structures with collaboration of other industries. There are difficulties that only one company make it, alone. In this trend, cooperation is essential. but the process of original brings a lot of loss From this perspective, this study will prove dependencies of construction industry. Draw out each factor from industrial cooperation, those analyze correlation with system dynamics. In conclusion, this study performs a basic research about 'Integrated Management System' of construction project.

Today the social concern about Interior Design gradually requires wide comprehension. Also according to demanders' requirement. Universities cope with speed. Interior Design made by experts for the function and purpose in the conception of decoration. Therefore, Universities we responsible to educate for more capable professional designers. But management is the first concern for Interior Design Company students are going to work at. Interior Design has not the important state yet in Korea, it is hard to manage the company with design alone. As architecture must get admittion, design is apart from construction. but they are worked together in Interior Design. It is true that all the work of construction is Capenters' or technical engineers' work except space design. Of course students are interested in just design not in construction. Students majoring in design need wide understanding of construction not a concept design. but detailed design for construction and proper valuation ability to manage company. I propose component and practical use of nude construction department to understand detailed design.

In order to accomplish either information system with future estimate or scientic management, application package of integrated detail management is required for Construction Company. The application package of integrated detail management is based on management of estimation, management of account. management of tax bill, management of on the spot, management of equipment and management of labor. This research focuses on the basic survey for this system such as circumstance of information system for construction company, a barrier of progress, development dirction, development article.

현재 국내에서는 매년 약 40만 세대의 공동주택이 신축되고 있다. 건설업체는 높은 품질의 다양화된 주거 공간을 공급하고 있으며, 입주자들도 고품질의 하자 없는 공동 주택을 원하고 있다. 건설업체는 입주자 요구 사항의 만족과 업체의 브랜드화를 위해 시공단계에서 부터 완공 후 하자 보수 단계 까지 품질 향상을 위한 노력을 기울이고 있다. 그러나 건설 공사의 특성상 여러 공종의 복합적인 결합으로 인해 하자는 불가피하게 발생되고 있으며, 하자의 책임 여부에 있어서 건설업체와 입주자와의 갈등은 법적 분쟁으로까지 이어지고 있어 하자에 대한 체계적인 분석과 계획 수립이 요구되고 있다. 따라서 본 연구에서는 최근 보급률이 높은 스마트 기기의 기능을 이용하여 공동주택 하자를 효과적으로 관리할 수 있는 방안을 제시하고자 한다. 즉, 스마트 기기를 도입한 하자 관리 프로세스를 제안하여 하자 접수와 처리 및 완료 단계에서 하자 처리 관련 시간을 단축하고, 각 하자 관련 주체간의 의사소통을 원활하고 신속하게 수행할 수 있도록 하고자 한다. 또한, 각 하자처리 단계마다 하자에 대한 정보를 체계적으로 데이터베이스화하여 하자관련 분쟁 시 근거 자료 확보에 도움이 되도록 하고자 한다.

최근 건설경기 침체로 인하여 주택 미분양 물량이 급증하고 있으며, 자금난을 겪고 있는 건설사가 퇴출되거나 워크아웃되고 있는 실정이다. 이에 따라 건설사는 경영합리화의 일환으로 급여삭감, 정리해고 등의 방안을 강구하고 있다. 하지만 이러한 방안은 조직구성원이 조직에 잔류하려는 노력과 함께 직장불안정성, 급여불만족을 높게 지각하면서 새로운 직무기회를 탐색하게 될 것이다. 이직은 조직에 부정적인 결과를 가져오지만 긍정적인 결과도 가져오는 것으로 알려져 있다. 그러나 신입사원의 경우 조기 퇴사할 시 조직에 대한 긍정적인 측면은 거의 없을 것이다. 이러한 문제점을 극복하기 위해 신입사원 이직의도에 대해서 철저한 관리가 필요할 것이다. 이에 본 연구는 직장불안정성, 급여만족, 조직몰입도, 취업경쟁력, 업무과다, 직무적합성 등 변수들이 건설회사 신입사원 이직의도에 미치는 영향을 파악하고 중소형 건설회사와 대형 건설회사의 차이점을 비교 분석하는 것을 목적으로 하였다.

최근 빠르게 변화하는 환경속에서 지속적인 프로세스의 개선과 모니터링을 통하여 민첩성과 적응력을 확보할 수 있는 프로세스 경영기법으로 BPM(Business Process Management)이 대두되고 있다. 건설기업에서 BPM을 도입하기 위해서는 도입목적에 따른 BPM도입 절차를 수립하고, BPA(Business Process Architecture)를 통하여 정의된 기업의 업무 구조에 따라 평가척도를 정의하여 업무를 평가하고, 이를 통하여 BPM도입 대상 업무를 선정해야 한다. 이러한 BPM도입 대상 업무는 기업의 전략과 밀접한 관계를 가지고, 기업의 가치실현을 지원해야 한다. 따라서 본 연구는 건설기업의 효과적인 BPM도입을 위하여, 건설기업 실무자의 설문조사를 통하여 건설기업별 BPM도입 대상 업무 선정 현황을 살펴보고, 그 유형을 분석하여 기업의 핵심 전략과 BPM도입 대상 선정업무의 상관관계를 살펴봄으로써 건설기업의 BPM도입 대상유형에 따른 기업의 전략이 어떻게 다른지를 살펴보고자 한다. 또한 건설기업이 BPM을 도입할 때 각 기업의 대상 선정의 현황과 전략을 조사함으로서 건설기업의 BPM도입을 위한 대상 업무 선정에 도움을 주고자 한다.

With the social demands for tall building, the level of techniques for construction become high and there are various building materials. Also, the construction system become very complicated with the increase of worker. In spite of above facts, the method of construction management depends on the experimental capacity of a construction manager, and there are many unreasonable elements. These elements prevent well-going in construction process. To solve this problem, it is necessary to make a new system of construction management which is adequate for the condition of company and the contents of construction. In this study, the characteristic of production system and the present condition of construction management were investigated with the help of survey. Thus, the new method of construction management which can clear the previous problems was proposed.
